You pay bills but will get towed if you don't park outside the complex. And Brenda in the office is very rude, haso a very bad attitude. Bad management for a high price. Not worth it.”

Then on top of that every resident only get one parking permit for guest every three month. So this is a good place to leave and feel like you are in jail, leaving with your parents, or don't have family/ friends. Really- even if you have family they have can only visit by planning in advance because they need a permit which you only get every three months. I haven't been here for a year- yet It's crazy and money down the drain there's dog ---- all over the place- don't walk in grass and watch the sidewalks.”

The past two years it has been a headache, mainly with finding parking! Though they have recently established assigned parking, the office staff has their "favorite' tenates, in which they have more than one covered parking. Now I suppose because a tenate watches the leasing agents child that empowers her to multiple parking passes as where other tenates only have two parking passes. We also have an enforced towing company so if you don't have the appropriate sticker on your car it will be towed! We have about 12 parking spots in different parts of the complex that is for our visitors. But if there is no parking for a resident when they get home (happens more than less) then they have no choice but to park there leaving spots for any visitors limited. It's just become a nuisance. Other than that, the property is well kept and the complex is mainly all updated.”

— 11250 BRIAR FOREST DR · HOUSTON“i been at briar court for years and i have never been so unhappy with staff. i reported that my heater wasnt working the guys came out, that night it was fine but the next day it was broke again. so i reported it again, it took them 4 days to come out. when i called the leasing office one of the ladies had a attitude with me and said the guys are gonna come out when they get a chance. not only the problem with but the parking is getting real bad. every time i come home someone is in my parking spot. idont call the tow company because i know times are hard for people but i call the office the girl told me to get home early.WTF!!!!!! IM VERY UNHAPPY AND WILL BE MOVING AS SOON AS MY LEASE IS UP”

Only problem we had in the year we lived there were the -------- that lived 20 in one apartment and took up all the parking with their work trucks and private vehicles. I went to a police equipment store and bought a pair of handcuffs and would dangle them from my mirror then park along the curb. No one ever messed with my car. The ladies in the office were very nice, I never did meet the owner, and it was a hassle to take the trash to the dumpster...so my wife and I would put it on the hood of the car and drive it down there when we were on our way to work. We'd still be living there if they hadn't tried to raise our rent and had a one bedroom with W/D connections.”

I do not submit to the owner so do not speak for me I am capable of speaking for myself. The owner has been very good to me and I thank God for his kindness. I would recommend this apartment complex - no it is not perfect because people like you are here if you don't like it here move. Go purcahse your own complex and run it like you see fit.”

The office staff is awful, they never remember maintenance requests, and are not willing to work with you on your rent payment even though we have all just encountered a HURRICANE. I was quoted $115 late charge to pay my rent (just a remaining $200) a week late. I was told that since the complex has an individual owner he is unable to have FREAKING COMPASSION for what we have all gone through because our payments are how he is able to keep up the property... LMFAO!! I have had a hole in my ceiling for 2 weeks, my toilet was broken for weeks, and the list goes on!!! The walls are thin, you can hear water going down pipes like a waterfall, and can smell what your neighbors are cooking. I don't particularly enjoy the smell of my neighbors food. My floors are disgusting, my dishwasher barely works which has been "fixed" many times. The foundation has obviously shifted so I have to shove my door open and slam it shut. I was reprimanded for an incident when some guests of mine broke some ground rules though the office staff or neighbors don't have a problem letting other children or residents break the same rules. I will be moving out as soon as my lease is up... too bad I still have 9 more months. I DEFINANTLY do not recommend Briar Court.”

NICOLE WAS ALWAYS ON TOP OF THE GUYS TO GET THINGS DONE AND SHAWN WAS VERY SWEET, SHE DIDNT MAKE UP AN EXCUSE SHE TELL IT LIKE IT IS. THE PROPERTY WAS VERY NICE N QUITE, THE GRASS WAS GREEN AND THE POOL WAS OPEN CLEAN. SINCE THEY LEFT THE PROPERTY HAS GONE DOWN AND THE UNITS ARE BECOMING VACANT EVERYDAY. BUT ALL AND ALL ITS NOT SO BAD EVEN THO THEY RENT IS KINDA HIGH AND THE GATES ARE BROKEN. THE GRASS IS NOT GREEN AND THE OFFICE STAFF ISNT AS FRIENDLY BUT.....”

There are kids that play in the pool and people walking their dogs. I love the atmoshere of the gated community and the friendly staff. the few Maintance problems i have had the guys came that next day to fix them. thats a great turn around time compared to two weeks. No there isnt enough parking but yeah the living arrangments are great. its close to everything that you need in life...rigth between two malls and close to several grocery stores and resturants. you cant beat it with a stick and only pay what we pay...thats awesome!”

Then there is the office help. How are you going to run a business if you can not communicate with the residents. Point blank. Hire employees that have U.S. Citizenship and speak English. This place is going downhill faster than a fat guy falling down Mt. Everest. It took 3.5 weeks for the maintenance crew to fix a leak that originated on the roof and leaked through the ceiling down the ceiling fan soaked the carpet in my DAUGHTER'S room. She is 3 yrs old. Only when I complained about the safety of my child did they front office get off their lazy, well you know. Then. they claim to add upgrades to the apts when in reality they install items that should come standard in apts. Like working appliances and flooring that is not warped or cracked. But if you as a renter want standard amenitites well be prepared to pay top dollar. Do not forget about the pool and laundry facility. The pool was closed over the July 4th holiday and when asked why the pool was closed the management simply stated that it will be open on Monday July 7th. WOW, just in time for parents to go back to work and not be able to take their kids to the pool. What an excellent way to run an apartment complex. The laundry facility only has eight washers and eight dryers. On any given day atleast one of each will be broken and more than likely it is the one that has been broken for more than two weeks. This place is run by adults with business mentality of a three year old. If that old man was not chasing so many skirts he would not have to stay away from his own complex for fear of a lawsuit. In the past month, 14 apartments have been vacated by long term residents that just can not tolerate the living conditions any longer. The inside of these so-called apartments is atrocious. The cabinets are merely holes in the wall with hinged plywood over the front. The floor are never cleaned when residents move out. Both ceilings and floors are warped from years of neglect. This place should be torned down and started a new. Until that day, I highly advise someone looking to rent here to go to nearest grocery store and ask for some cardboard boxes and build their own equivalent of Briar Court Apts. Good day.”

I would definitely recommend renting somewhere else, because the turnover in the complex is so fast, that you don't know who is management and who isn't. The place is run by illegals and illegal working in the office. I will be getting my girl and family out soon! I wouldnot recommend staying here and it seems they try hiding under the Christian umbrella. Lord help! They should practice what they preach. I have also witnessed prostitution on this property, so I am assuming to be in with the owner, you have to submit to himm, which most of the illegals and Hurricane Katrina people(Loiusiana)do. I don't see how this guy is still a Landlord in Houston. I hope my boys RAT him out. More like a slum lord.”

Any vehicle in your paid assigned parking spot will be towed if plates not registered with office. He constantly yells at his little brown helpers, loves to hire and fire short Guatemalans. An equal opportunity offender, his residents receive the same offensive treatment, especially single women. Management office is a revolving door of incompetent cute girls, the cutties are just that, cutties, Nero rules here. Maintenance is a joke; requests should be made via certified mail. Never ending unfinished renovations; cheap rusty Mexican made faux French style wrought iron clutter everywhere. 12 foot entrance gates with 5 foot gaps on sides. Access code gets your vehicle in and riff-raffs walk around gates. Barbeque grills located in puppy poop run. Mulch and landscape vegetation taken out and replaced by weed infested lava rocks. No sense of design coordination, this place now looks like a product of the Boss Hogg and Fred Sanford School of Landscape and Architecture, a waste of money financed by steadily increasing rent. When I moved in over ten years ago, these apartments were the best; professional landscape, nice, simple, quiet and occupied by professionals. Now the worst place I ever lived at, riff-raff infested. I joined the "moving out at end of lease club." Complex has a steadily growing number of vacant units, no waiting here. This place, like the whole neighborhood is headed in the same direction as the Gulfton ------ apartments, free English lessons may be offered to fill empty units. Bienvenidos, Se Habla Espanol”

Beware of where you park, even if it is your spot, if the office doesnt have that vehicle's information they will tow you. It cost me $300 bucks!!!
