“I have only been a resident since April 2025 and if I could move I would. My unit is fine but it's the unfriendly staff every time I go into the leasing office that unnerves me., There are two ladies who just look at me without acknowledging me at all. I just believe in good customer service because that is what I do for a living. People drive terrible in the complex and I expect to get into an accident soon. It's bad enough I have to deal with glares from people who make me feel like I'm living in segregated times. I just go into my unit and keep to myself. I was very surprised I got approved there but now I'm not so sure that was a good thing.”

I never write reviews but had to go out of my way to warn others of this apartment complex. I'll just tell our story in chronological order. My roommate and I were looking for an apartment upon starting medical school and should have known from the beginning that this complex was not a good choice. My first tour was a very positive experience, right before LiveBH took over. Our second tour was punctuated with the leasing manager not being welcoming at all and literally telling us to hurry up during the tour, as she just wanted to get back to her office. Before we signed the lease, we had to email the leasing office with numbered lists of typos for them to fix - mostly prices that they had gotten wrong. On our move-in day, the rent wasn't even inputted into the portal for us to pay, and we had to wait for over an hour in the leasing office for them to fix that. We found out later that we were supposed to get an orientation, but no one offered that to us; we only were handed a folder with useless ads. I had to ask the leasing office to give me the inventory and condition form! One of the gate cards didn't work, and I had to go back to get them to fix it. Finally, we made it to the unit. Within 30 seconds of stepping through the doorway, we saw dozens of cockroaches, big and small, in every single room, from the kitchen to the closets. There were too many to even try to kill them - just open your eyes and you would see multiple at the same time, all scurrying around. Additionally, there were about 20 other problems that clearly showed that the leasing office didn't do any sort of walk-through or fixing before we showed up. 2 windows had broken latches, meaning anyone from the outside could just jump in. My bedroom had 2 out of 3 light bulbs burnt out, and the smoke alarm wasn't working. Bathtubs were dirty, had clogged drains, and were missing temperature control knobs and shower diverters. Doors and peepholes were taped over or otherwise blocked. The fridge was wobbly like it could tip over. Other insects were also around. The leasing office downplayed all of this when I spoke to them. I would've been more forgiving if the leasing office tried to address these issues immediately or at least apologized, but they didn't. I filled out a pest control form and was told that the pest control company comes only once a week, so I had to figure out somewhere else to stay until they came by. The next week after the pest control scheduled date, I came back to find a business card saying they hadn't done anything because "no key." Upon speaking to the leasing office, the staff claimed that they didn't have their copy of our apartment key at the moment, which made zero sense since they're an apartment complex! I had to leave my own key with them for the pest control company, and you can bet I documented this all in writing so they wouldn't accuse me of losing the key (I wouldn't be surprised). The key was miraculously found only after the pest control company came. A week after that, the maintenance staff came by and fixed almost all the issues unrelated to pests within a few hours - they were truly amazing and very kind, and that was the first time anyone even apologized to us about the situation (and it wasn't even their fault). Alexis, the leasing manager, insisted we couldn't be refunded for not being able to live there even though it was their fault. It was a headache to even set up this conversation because she literally told us she couldn't meet over Zoom and that we could only speak with her in person in her office (despite us still living hours away since we couldn't move in yet). When I showed up in person, the front office staff told me she was busy and wouldn't let me talk to her. We finally got her to agree to talk over the phone. We had no idea how parking/towing worked and were not told anything until we initiated the conversation by emailing them our car info trying to make sure it wouldn't be towed. We finally moved in 2 weeks after our scheduled move-in date. It quickly became clear that living in that unit wasn't sustainable, since we were killing 30+ cockroaches daily and couldn't unpack any of our food or kitchenware since the issue was so bad in the kitchen. After a few days, we requested a transfer to another unit, only for the leasing manager to tell us there were none available, despite us seeing some listed on the website. The leasing manager walked through our cockroach-infested apartment and did not believe that the cockroach issue was significant despite us showing them proof multiple times (photos and we literally had to collect dozens of dead cockroaches in a bag). We finally arranged for transfer into an upgraded unit (newer appliances, etc.) by going above the leasing manager to the community manager. They charged us more on rent than previously agreed upon because it was upgraded, despite the cockroach infestation being our reason for moving (not us wanting an upgraded unit). They also accidentally doubled every price on the lease agreement, among other typos, leading us to have to scour through the 64-page document a second time and email them a list of mistakes to fix. This entire process of dealing with the cockroach-infested apartment and finally transferring took 1 whole month, all while we were getting ready to start med school. Other issues after we moved in: We had a beeping electrical alarm outside our apartment that went on for 2 weeks. The beeps were loud and every few seconds, making it difficult to study or sleep. We submitted a total of 6 maintenance requests and spoke to the leasing office multiple times, but they kept silencing the alarm and resolving the requests without actually fixing the root cause of the issue. The front gate is almost always open/unreliable, causing security issues, including car theft. Everyone has to pay a mandatory monthly fee of $30 for valet trash, but we had to call and ask for our trash to be picked up multiple times despite leaving it out at the correct dates/times. They made us pay for covered parking spots but told my roommate when someone parked in her spot that they couldn't do anything because "towing is on pause." My roommate had a clogged toilet for 3 days; she put in a maintenance request but ended up having to fix it herself. They sometimes randomly shut off the water without warning (had to go to a friend's apartment to shower after dissecting a dead body in anatomy lab). They use Fetch delivery service for packages, which can be unreliable. Some other tenants we know reported neighbors who partied loudly every week, but nothing was done to stop them. Now they're making everyone pay extra for the entire complex to use the same internet plan, and you can't opt out even if you don't use nearly as much as they're getting for everyone. Finally, when we moved out a year later at the end of our lease, they didn't know how to end the lease! The leasing office tried to impose fees on us for "violating the 60 days' notice" even though we extended the lease by a month and told them we were moving out according to the new 60-day mark. We could not get out of there sooner, and I hope everyone thinks twice before moving into this horrendous apartment complex.”

I knew many people whose cars got broken into, cars got stolen once, knew someone whose whole apartment got gutted because locks got cut open while they were at work. It's a pretty sketchy area also and never really felt safe walking around. Back gates don't work unless you have a Houston tag, and it gets really busy around NRG events. Overall 2/5, I am now paying less rent to live in a way nicer area. Would definitely consider your options when choosing an apartment.”

When I originally moved into my 2-bedroom apartment, both tubs had a large rectangle where the lining of the tub was off, leaving a rough area. I thought this was done to prevent residents from slipping. Come to find out when I move out a year later that this damage is now my fault and I will be charged $700 for something I did not do. Management has refused to drop this charge. My advice, take a photo of every single thing you can think of when you move in or prepare to drop hundreds of dollars when you move out!”

There is no proper response from management and security is utmost worst. The whole property doesn't have single CC TV camera to monitor. Neighbors in Apartment are also not trustworthy. I am trying to cancel my lease because of this incident but they talking about contract, paying lease break fees and all other expenses instead of compensating me for my losses. Management is disrespectful towards their residents. I kindly request not to choose this community to live a safe life. Please think twice before you choose this community and don't believe 5 star rating provided.”

But after living here and putting up with their bull crap, I have to share my experience here. This place is a scam! Do not expect to get your $500 deposit back when moving out. They have ridiculous fees that they charge. Paid for pest fee; tiny cock roaches and ants everywhere (TBH) never really saw anyone from pest control lol). A/C had some problems this past summer. There was water leaking from the ceiling onto the floor and tub in the restroom. Guy thought he fixed the problem. Started leaking again. Put in Maintenace request. Thought it was fixed. Leaked again for a while put in another maintenance request. By this time there was already a yellow stain forming in the bathtub. After my third request they finally decided to replace the A/C. which took about 2 weeks to fix. I had to clean the yellow stain that formed in the bathtub. Which resulted in what they call a "blue dye stain" which in reality was be trying to scrub the yellow away. After explaining this to them they still proceeded to take out $330 from my deposit to resurface the bathtub. But get this! They were planning on remodeling my unit anyway and I got an email from them to asking to do a walk through. So??? Definitely Sus and they WILL scam you out of your deposit. They did it to my sister when she lived here aprox. 5 years ago. AVOID LIVING HERE! Security is also a dump! Gate was always broken and security guards are useless. Luxer package room is always full, so you are required to pay for a service that is supposed to keep your packages safe and locked but instead, are just sitting on the floor for anyone to grab. I'd rather it be delivered to my door tbh then having to pay for the service. I'd recommend living somewhere else to be honest.”

— 8181 FANNIN ST · HOUSTON“So far my studio apartment has been great, if a bit over-priced. I am renewing for another 12 months. I recently had an issue with getting cold water in the shower, and one person came and tore out the ceramic tile and replaced the entire shower faucet system including the shower head and tub faucet assembly pretty much the next day, while I was at work. They weren't able to finish all at once, but made sure I could use the shower that night, and finished the job immediately the next day. I was impressed, and that's why I'm writing this review. I have had no problems with pests at all, which I understand is a big problem in this area. I keep my apartment relatively clean, and I suspect my neighbors do also, which probably helps with that. Proximity to the train station is a huge bonus for me. No valet trash but I don't mind that. However there is just one trash deposit for the whole community, and it's gotten a bit out of hand once or twice in the last 10 months, especially when people are moving out. My neighbors are great, mostly medical professionals. I pay almost 1,000 in rent for a studio, which in my opinion is a bit overpriced, but I'm willing to pay for the location, since I work in the med center. I have previously lived at Brompton Court nearby, and would recommend this location over that one. I also have a friend that lives in Scotland Yard, and I get the impression the IMT community/neighbors care a bit more about the grounds in general, as I saw scattered beer cans and such when I go to visit him. So I recommend this place.”
