“Horrible place to live. This apartment complex is roach infested, moldy, and old. Our electricity would go out at least once a week. Rose (the manager) is horrible at her job. She couldn't care less about the residents. She's never to be found. We got our car towed, it cost us about $400. There were holes in our ceiling and the manager didn't send anyone to fix it until weeks after we told her. Don't move here. It's not worth it. I'm so happy we finally moved.”

The only good thing about this place is how close everything is so you don't need to take your car unless it was necessary. Rose is such an ***hole and so disrespectful. For years she kept stealing money, finding ways to make you pay for unnecessary ---- and just straight up be rude. She even went so far as to threaten to throw us out because my family is full of trouble makers when none of us are rarely ever home. My husband and I are always working, my two youngest sons were always with a family friend my middle daughter had extracurricular activities after school and my oldest daughter had a job after school and didn't come home with my kids until around 7 when my husband and I came home. We were all too tired to go anywhere so I don't understand how we made trouble. Rose fined us multiple times claiming that my husband was partying and drinking on his porch saying he caused a disturbance. My husband paid it each time even though I told him not to because I know for a fact he wasn't being loud or anything. In the contract, nothing says that my husband can't drink ESPECIALLY if he's in his own apartment. I would understand if he was out there in the courtyard but he was in his own apartment. I do NOT recommend this place for anyone and my family and I are so glad we moved away to our own house.”

We had just found a dog and we asked rose if we could keep it, she said we could but we have to pay a deposit we told her we already paid a deposit of $200.00 dollars and omg she just went off yelling like a friggin banchee no you didnt you did not pay a deposit blah blah blah well i said the hell with it i will pay again so i brought her in a M.O for a $100.00 for a partial payment of said deposit. Well when she went to put the payment in the computer she saw i did pay a deposit for when i had my other dog So she took the $100,00 and said that makes us even but it doesnt cause just because the pet deposit went up over the years doesnt mean you get to attack me for more money Maintanence sucks that is to say there was none if rose had issues with you, for instance my shower wall was coming down and full of black mold. It has been over a year and when the downstairs neighbors ceiling fell in now they want to come fix it Security is never around they are most always in some residents apartment most of the night And just before i left they were enforcing some crazy moronic just plain dumb and might i add possibly illegal like no adult allowed outside after 10 PM visiting with a neighbor i could not sit outside on my balcony with my wife i could sit outside alone that was ok if i wanted to walk the dog either my wife or i had to do it we couldnt do it together if it was after 10 PM Rose the manager really lost her mind in my opinion she turned very arrogant and rude and where the hell does she get off thinking she has the power to declare martial law. You see thats that arrogance coming out in her but its funny because it only seemed to be with anyone that wasnt -------- We have had alot of break ins robberies muggings and even a gang murder or two you dont have to take my word for it call the courthouse and pull a report on the propertythen you can see for yourself Rose would actually send notices out about a crime that happened but only in spanish and only on -------- residents doors So i guess we can also add that she is a bit of a racist as well All these horrible things is what got me to finally leave Back to my dog i forgot to tell you all after i paid her an additional deposit and she excepted it than turned around and said she wants me to move out because i have a dog. I guess we have to make allowances for her she is getting older and not as attractive and she seems to take it out on people this woman is really really vane Oh yeah in the past 10 years there we could not even get our carpets cleaned. Also depending on where your apartment is depends on if you get just get rain water come in under your door or sewage Also the parking is pathetic the noise level is high they have kids running up and down all day and night music coming from cars and your neighbors is out of control beer bottles everywhere Parking lot floods really really bad when it rains hard It is just a really bad place to live the old lady that calls her self rose needs to retire and give it up to some young blood Oh also she tells other residents your buisness i know this cause she has told us alot about other residents buisness Laundry rooms rarely work hot water was a luxury cause it was so rare The apartment always had brown outs and half the kitchen wouldnt work This in my opinion is just a really bad place to live i would not recommend this place to anyone oh and the ones that gave good reviews i believe are friendly with the old grumpy lady Oh yeah also the water is turned off all the time without any warning I can go on and on about this hell hole of a property and a management team because of how long i stayed there Ms Roses big problem is that she reminds me of a depressed baker cause there is noone there to eat her muffin. that would fix her right up.”
“Do not move here management is horrible & RUDE. They look for any little excuse to take extra money from you. Rose the manager is the most arrogant person that you will have to deal with. There's never any guest parking available even if you're resident you have to park super far from your apartment because there's never any parking available. Roaches are a huge problem, and I have also been infested with rats twice! You have to constantly call this people, and remind them that you need maintenance if not they don't fix anything. Hot water is another problem if your neighbors take a shower around the same time that you do 9 out of 10 times you won't have any hot water left, and you will be stuck taking a cold shower. My car has been broken into 3 times so that tells you enough that this is not a safe property. I was terrified a few weeks ago a drunk man was on my door trying to open my door obviously with the wrong key he was super wasted, and was trying to open the wrong apartment. It took me a while to convince him that he was at the wrong door until he finally left. Laundry facility on site never works it's always a problem with the washing machines or the dryers. Horrible place don't move here! Look somewhere else!”

My car has been towed twice because packing suituation is just terrible & management refuses to do anything about it. My apartment is following apart 5 months after rennovations and 90% of the listed move in problems are not only unresolved, but worse. I DO NOT HAVE HOT WATER! I have a room that contains toxic mold and was told "not to go in the room, and someone will look at it immedately..." (4 months ago!) My car gets scratched in dinged on a normal occasion because people just don't care here. My neighbors are so noisy that I have to have a 125 Decibel fan to drown them out. The kids running around commonly destroy your property and annoying you to death Half my appliances are broken with the false promise of being repaired I had to spend over 100 dollars in cockroach traps just to not see 5 of them in a room when I turned on the light switch and finally the potholes & speed bumps around the grounds have cost me an entire suspension and a wheel balencing on all my cars. Total cost of living here is way more than you can afford in thereapy for years and years.... STAY AWAY, I implore you, TO STAY AWAY!”

We have security day and night. My neighbors are nice and the rent is very reasonable. There are often events for children and family movies. The property is kept very clean and polished. My only suggestion for improvment would be increasing maintenance staff because sometimes it takes days to get something fixed. Would be nice if there was a playground for children since there are a lot of small children on property. Other than that, Mrs.Rose and her staff are wonderful. You would only have a bad experience if you're a bad renter.”

No complaints what so ever with her. The complex is very quite, love it. No loud parties, no teens roaming around at night. Some units are all bills paid and very affordable. Now moving to texas I heard they're roach problems. Here I have never had roachs. Its how well you keep your place clean. My biggest complaint is parking. Yes they're minimal visitor parking, yet on the other hand for saftey purposes you dont have people there whom dont belong. In my year there I have seen HPD once, and that waw due to a guy drunk in public who smashed up the security car. Overall I would recommend Sharpstown garden.”

If you happen to get home later than the 9-5ers then be prepared for quite a walk. A typical night here includes cars, trucks etc. with booming and blasting stereos driving through. It's not unusual for this to happen on a daily basis late into the night. Management refuses to address this issue after bringing it to their attention several times. Wake up on a weekend morning and be prepared to see beer cans and bottles in the parking lot and grass. Even though it is written in the lease that you can not drink in public it's obvious that not many people listen. Also, be prepared for there to be NO water in your apartment. There always seems to be issues with the water lines needing to be repaired. Don't count on any form of written warning from management regarding the times the water is to be turned off. This has also happened on more than a few occasions. For example, right now it is 6:45pm and the water has been off all day. My lease is now up and I am out of here. Don't make a mistake and move here like I did. You have been warned...”

But what they don't want to do, is follow the rules. I live have been living at Sharpstown, in the great 2 bedrm, 2 bath with a patio, and yes, while the property is a bit out date, I found that to be one of it's charms. I always drive up and my kids think they live in a castle. I'm a hero in their eyes for finding them a home, like Harry Potters. I also love that my children can play outside with the other kids becasue of the strict speed limit. WhenI call with a main. request in normally gets done that very day. OK, so yes, I would like to have a party outside that can go past 10 at night. but I also like that there's really no noise at night, so I'd rather give up those party's then having noisy neighbors. So like I said it makes me mad that people want one thing but aren't willing to work at it. Thank you Sharpstown for such a great place to live.”

Like not being allowed to drink outside anywhere and having drive very slow in the parking lots cause of the kids. I'm a single latina in this huge city and I remember that when I came down here from The Woodlands, I wanted some place, where I not only felt safe but also at home, and that's what Sharpstown was for me. I never felt scared to go outside and for a single person this is very important. I was reading the other rewiews and can only conclude that these people must of had no RESPEST for the porperty. I know the manager(ROSE) was always nice and understanding with me when I have had any problems. Which I can honestly say, (by the way I lived in this apartemt for close to 3 years)was one time, which involved some children hitting a ball next to my window, and when I reported it to the office, they did not TREAT me as a nobody, but took care of the problem. Which I'm sure you'll agree that when you live in apartments, this is not a very big problem. I was soooo sad to move away from my little piece of heaven but there comes a time when we must all do so. I also must say that the manager, was always fair and listened with an open mind. And thats not the only thing she tries to take advantage of her posicion but i guess because shes the manager and the owner never gets to hear non of this she is still in this posicion and nobody wants to say anything because they are scared of being trown out of their apartments.”
