Deena the current manager is not responsive at all and is absolutely Horrible at her Job. I have called the office 3 times today 18Feb20 and several times last week left voicemails on the office phone including details on my current issue, I am still waiting on someone to call. I have taken time to come up to the office and no one is there door locked and shut down as if this is an abandoned property. maintenance calls go unanswered and cleared in the system without the work being done. There is Mold ,rotting dry wall, leaks in the bathrooms and damages that will not be fixed unless you do it on your own. i have been told on several occasion that it would be faster if i took care of the issue myself TF. isn't that what maintenance is for. Crooks they are!!! maybe someone from Langham will reach out now, I'm waiting. they love to say we manage multiple properties or whatever. I say to that that what does that have to do with taking care of the property and its people that pay money to live there. If your understaffed and the people you hire suck and cant handle the demand. take it up with your staff don't ignore the people paying you. like all of my voicemails say please reach out to me 6200 Rumford rd apt C is where i use to stay there.”
— 6230 RUMFORD LN · HOUSTON“The property is a little older but is being cleaned up a bit, it is very quite except for on the weekends till about 1-2 a.m. from people in other buildings having there gatherings. It's not even that the individuals are loud its the stereo's from their car's and the loud bass with them coming and going. Management is at the offuce occasionally to help, they do like to accuse you of things as well without investigating themselves. Maintenance is as with any other property thats being cleaned up, VERY SLOW but proficient when they are at your apartment. Parking is not to bad, but I have noticed that there is alot of towing going on for whatever reason, Ive personally seen three cars be towed in the middle of the night for whatever reason. As for the apartments them selves, mine has been updates with new appliances and carpet and they do have ceiling fans in the rooms which is nice, the review before mine from a few years ago stated that the guest bed was always really cold and the master was always really hot "" THATS TRUE "" Im having the same issue. All and all I am happy here I just dont like the allocation of water, sewage, trash and pest. It adds an additional $55-$65 a month onto your rent which is a total of around $750 for a one bed or $1100 for a two bed. Hope what I said was useful to someone and it can give a little better insight to how the community is because it isnt so bad it is tucked away in the back of a neighborhood the neighborhood of Langham Creek Colony, the side opposite of krogers backing to langham creek.”

Langham Creek Apartments lie, say and do anything to get your money. ---------------- made false promises of discounts to me and my apartment locator in order to get my deposit money, promising to refund it if there were any problems. Guess what... There were problems and she went back on her promise to give back my money order. After this incident, her supervisor, ----------- called me with the worse attitude, she had not reviewed my file and called my apartment locator and myself a liar before hanging up in my face. Along with Langham Creek Apartments management staff asking me for almost fifteen hundred dollars just to move in, they also never have management in the office, except only by appointment. Needless to say, I am completely dissatisfied with management, under impressed by the property and displeased by Langham Creek Apartments lack of customer service abilities and nonchalance towards residents and future residents”

The negatives -Spiders and bugs(they do regularly spray but they still got in my house quite a bit) -When I moved in, the toilet and windowsills were filthy, wish they had hired someone to clean. -The guy above me wakes me up every morning at 4:45am when he gets ready for work. I can hear him walking around all the time. -My apartment reeked of smoke and a year later, the smell is still strong. My clothes smell like cigs when I don't even smoke. -It was really hard to get the apartment in the first place. Took a lot of phone calls and stress. The positives -rent is cheap so you get what you paid for -management is nice and understanding -maintenance responds quickly and friendly -Really quiet neighborhood -No safety issues or fears -Bedroom and closet is really big -Washer and Dryer in unit -I just enjoyed being here. The positives outweigh the negatives. The cost and space is great.”
— 6230 RUMFORD LN · HOUSTON“I lived near the pool by the empty land and the curve of the street. It was ALWAYS quiet & I NEVER heard noise. My neighbor above me was a model or something, but she had family. Her daughters were a lil' too grown for their age, but to each his own. Maintenance did what they were supposed to. Because these apartments are super old the appliances were too. They worked though. The insulation was bad and the doors felt cheap. I would NOT have moved had it not been for the fact that I lost my job when I had a head on collision and was evicted. Not their fault and out of my control. I kept in constant communication with the office staff so they made sure I would pay them when I could. I did NOT want to move, but I had to. NOTHING really the matter with this place. I hope they expand and make more apartments. As for them not answering the phone. It was only 1 person in the office. She was it, so she had to leave the office a lot to handle problems on the property. YES, I do agree she could have called people back when she returned, but she didn't. I had to go into the office if I needed anything and I was o.k. with that. I was pregnant & needed the exercise. However, a problem I had was that the washer was in my guest bathroom and the dryer was in my daughters room. Didn't like that and the fact that her window did not latch was also an issue, but they never fixed it and I didn't see the need to complain. My bedroom was always hot & the guest bedroom was always too cold. I WOULD reccommend this place for a small family starting off needing something cheap. They are secluded which I loved, no one knew where this apartment complex was. It only has two floors. They only offer one and two bedroom apartments. WISH I could go back, but my family is too large to go back. Area is REALLY REALLY quiet and hidden. GOOD PLACE!”
