First, the gate system changed and makes it an inconvenience to get in. You have to call a phone number from your personal cell phone to open the gate and God forbid someone does not know how to use the gate system, there will be a line of cars waiting to get in because the gate will not open if multiple people are calling the same number. You will go straight to voicemail and the gate wont open. What if you lose your phone? what if your phone dies and cant physically call the phone number to open the gate? I guess you're not getting in. Stupidity at its finest. Front office said that's the way its going to be, okay. They should have just changed the gate code. Next, maintenance is trash. I had a leak in my ceiling for 3 months before it actually got fixed. Then came the mold cause my wall was always wet. The Leak was fixed and now I have a hole in my ceiling for the last 4-5 weeks, and its still here. When I asked Jeanette (front office) when it will be fixed she asked if I put in a work order. For what? you guys are the ones who put the hole in my ceiling. Help me make it make sense. Then after another week I get no call back regarding my issue. They are infamous for saying they are going to call you back, they don't. Now I have to be ignorant and go to the front office. Jeanette says a different company has to come out and patch up the hole because maintenance don't do that. No communication at all. Talked to the front office multiple of times. Yolanda and Jeanette. Its like talking to a brick wall. They say they don't currently have any management. I Miss Andy the old manager cause he actually got ---- done and didn't give excuses on why something couldn't be done. I have a bathtub and paint is peeling up every time I take a shower. of course, front office says they can't fix it until I pretty much move out. But there is a new "assistant manager" but he said he couldn't help me.. So why are you there? Who are you assisting if there is no manager. Next, parking. You can come home late in the night if you want to but you wont have a parking spot. Its like I have a curfew. I have to come home before its super later or ill be driving around looking for a parking spot waiting for someone else to leave. Next, invasion of privacy. THEY DO NOT TELL YOU WHEN THEY ARE GOING TO ENTER YOUR HOME. No notice, no phone call. You get 2 knocks on the door in under 10 seconds then you hear them trying to open the door. What if I was in the shower? what if i was naked and was trying to put on clothes? What if I thought you were an intruder and I did something to them. But It happened again today. Some lady from a different company came to take pictures of the hole in my ceiling and my damaged walls. She said she was sent from the front office. okay, so you just enter my home? you don't call first letting me know? or at least give me notice the day before? I'm usually at work but today I was off. Goes to show that they do what they want here and they are very unprofessional.”

Maintenance workers do not communicate nor update with tenants for work orders submitted, they do unfinished and poor work. My Apartmemt Kitchen ceiling is leaking excessive water, and I submitted 4 times work order but no one has showed up to fix it. I cannot use my Kitchen. My rent is $930 average, where as the rents they have on their Site is $685 for the same Apartment. This is the worst place I have ever lived in, in my life. I will never recommend then to anyone. I will talk to City of Houston about their Poor management of this property. They have roaches, the community has always problems, the wood inside the building is bent and very old. This whole property has many problems. The manager is a careless and inconsiderate individual. He is not willing to help anyone. Please do not move here.”

There are great apartments in Houston with no roach problems!!! Thank God I was turned around! No more 1 bedrooms thank you, and if that's a lie thanks anyway, I hate roaches!!! The outside will fool you soooo bad, looks like everything was remolded, a tenant who been there let me in, they must advertise the nicest unit they have! I have to add that on the phone they said 150 deposit ran right over it changed to 250. They answer each comment as if they made this stuff up, I mean I could agree that there are some angry tenants who'd say all sorts of stuff to make copper lodge look bad, but not one, two, three tenants spoke on the roaches, there were many......READ ROACH REVIEWS CAREFULLY!!!!!!!!!! I have lived here since 2015 and I am moving. I can't wait. I'm seriously considering moving early because of how ------ it has gotten. When Knightvest was managing, the property was lovely, no complaints under ------------- management. Now that T.I. Communities and ----(manager) have taken over, it's a --------- I will start with the things that slightly bother me and work my way up. Kids play in the parking lot until 10 at night on weeknights, small kids. They are so loud until you can hear them inside. They also play at night in your window. There was an arguement two weeks ago about them in a parking lot messing up a car. There is cramped parking. Rent is now always inflated due to a charge that you didn't agree to. If you go to the office, you can find the mistake they made. Hair weave is flying across the grass. I'm not making this up. Some neighbors yell and argue from Sunday night until Sunday morning. That is right, EVERYDAY! You can always here them screaming and playing music very loudly. It starts at 7 in the morning sometimes. They dance in the parking lot to loud, vulgar music. Someone went through my car. Someone took the security sign from my door. People park in the park you paid for or just block it. They manager is so rude. ---- will sit in the office and completely ignore you as he shops on Amazon and try to look busy. I literally saw the computer's reflection through the glass. He sat there for 30 minutes pretending to be busy and asked me to wait. I was the only one in the office. He is condescending when he speaks to you, until you show him you aren't an idiot, then he tries to fix what he said. Completely different from the management that was here before him. I never complained or had an issue until around October. The roaches came with the new management. I guess they stopped spraying. That talk about the budget a lot, as if the resident is supposed to be concerned about budgets. We pay full rent, and you tell me fixing things isn't in the budget. Apartments flood, uncontrollably. Sinks are always stopped up. Water pressure is low. The parking lot is always dirty now. They are offering 250 off of the first three months because people are moving. They also said if you have an issue, they can't move you. I've noticed that security has vanished, guess that wasn't in the budget either. They have cameras, but when I asked them to roll them back to see you went in my car, they said the cameras didn't work. These are new cameras. Someone stole my dogs bowl and my trashcan. I'm moving, I'm paying more and I have no regrets. This property has really turned into something not good. They say they don't increase your rent when it's time to renew, but they do add a lot of other charges. If increasing my rent keeps it quiet and safe, increase that sucker. I looked up all the properties this company owns and made sure not to look at any of them. I recommended this property when the old manager was here, now I feel bad because the new management is here and those people have to wait until the lease is up.”
“These apartments are trash ! i stayed here for 2 years and i loved them at first until they turned ------. parking was horrible and even if you had paid parking people would park under your car port, when you put in work orders for tub re servicing due to peeling they never fix the issue ! only to run up charges when you move out to collect ! this is the worst experience i've ever had ! when it was time for me to move out they lost my letter stating that i was not renewing my lease ! thank the lord i took a picture of the letter i wrote ! even with that they refused to honor it ! but thank god i found the copy of the written letter with the office employees signature on it ! so they had to honor it ! this establishment is unprofessional i will never recommend anyone to move in these apartments not to mention they send emails trying to bribe you to go online and submit a good review ! . CHEAPER DOESN'T ALWAYS MEAN BETTER ! INVEST IN A NEW APARTMENT!”

The water is yellow, the windows are not sealed properly so there are gnats everywhere. They have extreme parking issues on my side of the complex. Everything is old aside from the appliances. The "extreme makeover" included just painting over everything. Paint over the holes in the wall, paint over the nails, paint over the tub, there are even bugs that have paint on them. There is one maintenance guy who doesn't speak English, so good luck with things getting fixed in a timely manner. Honestly if these apartments were cheaper it would be fine, but paying almost 1000 bucks a month you would expect better. When you do go to the office with a issue you have to continue to remind them for days! The apts around the corner are newer and cheaper. I will not be renewing.”

I was scheduled for a 6 month term, and recently just renewed my lease a whole other year. The staff is great, and the maintenance is on top of everything. I had my sink fixed within the hour, and the pools are nice right now.”

Appliances are extremely nice. Dishwasher could be a little nicer. I don't have any problems with the ac other than it not being digital. Wall outlets are a little worn out but will be fixed soon. None of these are complaints either. It can be fixed and little to no charge. The staff is extremely friendly. Maintenance has a done a very good job at keeping up with the service orders. Overall you won't be disappointed in staying here. For anyone that has had a bad review either doesn't keep track of there paperwork and make reciepts, or they live in Houston haha”

I have been a long term resident at Copper Lodge formerly known as The Oaks at Cypress Station for 4 years. Management companies came and went promising they would renovate the but to no avail! My mind was already made up to move out when I heard that a new management company was taking over. I did not want to live through the false promises of another company and them raising the rents while I lived in a rundown apartment. When KNIGHTVEST Management took over, the new office staff looked professional and their customer service was truly like no other. That same day all of my concerns / problems were addressed. I was still skeptical about the change and promises. But in February 2015, I stated noticing changes... To make a loooooong story short below is a list of all the improvements and AMAZING changes Knightvest Management and team accomplished: 1. ALL the building foundations were corrected. This property was so neglected that literally the buildings were sinking into the ground. I am sure that wasn't a cheap fix. 2. TOILETS! All residents got new toilets and fancy ones at that (energy efficient). Let me be honest, I would look forward to using the rest room in my new toilet. 3. NEW Boilers were installed... even though the installation was a bit frustrating due to water outages here and there, I was just thankful we were getting new ones. 4. New fancy front doors were installed in EVERY apartment! Finally! Everyone's door was the same and all the same color. This property used to have different colored doors and it just looked ------ and cheap. 5. NEW ROOF!! All the buidlings got new roofs! I was super happy when this happened because of all the previous issues I had with leaks everytime it rained. So thankful this was was done! 6. Windows: Bye bye single pane windows.. Hello new double pane nwindows!! I just love my windows! 6. NEW siding!! THE ENTIRE property got new siding. That really made this property look like a million bucks! I strongly recommend living here! Management truly take good care of their tenants. I love my girls at the office Iveth, Jennifer and Angie.”

I told them that my credit was bad upfront before I gave them a $50 app fee and a $200 admin fee. I called and she said that everything looks good, my move in date was 09/01/2015.. When I returned to the apartments they lost all of my information and I had to do another application. The first one was approved but when they lost everything and I had to redo it. I didn't pass the second time around. They supposed to not process the $200 money order but they did and here it's been a week later and still no refund. I want to know why one minute I was approved and the next I am not but you process both money orders. They had new people. I waisted a week and three days waiting on a decission . On the day I suppose to move in is when they completely process my app to tell me I am sorry but we can't help you or give your money back. I am still waiting.”

Otherwise save your money and do not, DO NOT MOVE HERE. Reason being is since I've moved here they've done nothing to fix my water issue it fluctuates badly, one minute it's cold the next very hot, to where your standing in the corner waiting for it to cool down, then back to cold and vice versa. This isn't a singular apartment issue either but a complex wide issue, even the washers fluctuate in water temp so really doesn't matter what setting you use to wash. The construction is annoying but by next month supposedly they are to be done. So far construction has managed to cut cable wires knocking out residents Internet and cable and somehow managed to mess up the electricity! Guess who stayed hungry cause they couldn't cook and had to poop in the dark thanks to those guys? Not just me I assure you They also like to leave the front gate open for the construction, my vehicle was broken into in broad daylight thanks to this wonderful idea.. Thanks management! Great call guys must be really hard just to open up the gate when construction needs to be let in. Really looking out for your residents. Parking! With all the construction if you plan to live here come with the hopes of being home right after work otherwise you'll find yourself talking to the security guard about where you can park without getting towed which usually ends in a shrug and an "I don't know" unless you want to dish out an extra 20 a month for an assigned parking spot. In the front office you'll see a new face every other month or so, not too sure why but they can't keep a steady staff and they manage to lose your payment and post it to another's account. I kept my records and was able to dispute this after being accused of being late on payment and I've always been on time, my copy of payment had THEIR signature on it and I still was asked if I was sure "nothing was written on the paper just now" after I specifically said it was a copy THEY gave me. I was not the only one this has happened to as I've spoken with some of our other neighbors. I wouldn't move here unless it was to transition yourself into a better home, no more than 6 months, or a last choice to live and pressured to move here and have home defense.”

Luckily, a new management company took over around the first of the year. They have been fabulous and have started a multi million dollar renovation. Things such as new toilets, lighting, hardware, floors, appliances, a front door that actually closes easily, as well as an overhaul of the grounds show they are really putting their money where their mouth is. They are quick to respond to requests and I was happy to sign another lease at a place that I can now be proud of. The staff has been super friendly and accommodating. I find myself going in to pay rent and ask for accommodations rather than trying to avoid them.”

I was told the app fee was $50 the admin fee $100 and deposit $87.50. It was to be paid in two separate money orders one of $150 the other for $87.50. Due to no rental history I was told my required deposit would be $700. I asked if the $87.50 paid toward deposit when I applied would be used toward the $700 and was told no. Immediately a red flag went up... Why would it not be used toward what he was rendered for? So after figuring out the sum to move in a one bedroom apartment was going to exceed $1200 I decided not to move in, never completed anything more than an application. The leasing agent Fernando now refuses to refund my $87.50 says the deposit was an application deposit. I have never heard of such a thing. How can u pay an application fee and application deposit? I have notified the BBB and I'm going to pursue a small claim next... Smh Rip offs”
— 1000 Cypress Station Dr · Houston“I just moved in last week, I have a two-two and I have a series of problems...1) they had me moving in with a cracked window in the master bedroom, 2) the second bathroom shower doesn't work, 3) the same bathroom toilet doesn't flush (need to pour a bucket of water to make the water go down), 4) the same bathroom a piece of the ceiling is hanging down, 5) two nights ago I wok up to a mountain (yes, a mountain) of ants in the master bathroom and now 6) in the master bathroom-there's leak from the ceiling (if the bathrooms are setup the same), it's toilet water. I have called since 9am today. The office staff is nice and polite but the HELL WITH THAT!!! Being professional and getting things done in a timey manner to secure full occupancy in their apartments should be first on their list. Oaks of Cypress has failed my expectations of being a good place to live. They should have checked each and every apartment before allowing people to move in. Poor management!!!”

And the managers denied it and spring county sheriff did not investigate at all. Living here is a risk and the office people seem nice until you get ----ed over. Land 2 nights later when I was staying at my grandparents place my door was kicked in and robbed everything. Management blamed me for everything when all I did was work and pay my bills.”
