“Overall I really like living here but there are a few items that I wished I knew before signing a lease. 1st, that you can NOT get an extra fob when you have adults guests/kids staying with you. It's ridiculous that when my adult children and friends come from all around the world to stay with me, they can not come & go unless I am with them. HORRIBLE! 2nd, the garage gates and the elevators continuously go down. And that you won't pay for 24 hour elevator service in a mid-rise is shocking.”

Frequent elevator and front gates breaking down, uncleanliness from tenants in common areas from pets or trash, and lots of tenants not obeying rules of marijuana usage in apartments, causing it to seep into other apartments from the vents. And now there is mass traffic outside the complex due to the i10 construction, causing lots of driving issues and potential accident outside. Despite all of these frequent issues and no improvement to my day to day living, the complex still increases the rent tremendously, even if you've been a tenant there for numerous years.”

Recently my key wasn't working and I had to call and wait over 2 hours for someone to come let me in from the complex. I was assured someone lived on the property to call if an issue happened, yet no one would answer so a maintenance guy had to come let me in. Having an extra key with would allow me to have it with a family member in case something happened. The gate and elevator constantly are being fixed. People are allowed to keep trash and have dogs poop on their patios.”

Between the ridiculously unnecessary implementation of the parking rules, and Fetch, and the upcoming internet, every single ounce of money is being squeezed out of residents while floors go uncleaned, walls go unpainted, elevators go unmaintained and routinely break, and vehicles are frequently broken into or stolen and outside doors are never repaired. You have to go all the way downstairs to the front of the building and let them in 1 by 1. I love the unit, it is spacious and suits my current needs but the shared area are not my cup of tea. The elevators are constantly broken and theft of vehicles/tires and rims is concerning. The decision to discontinue allowing UPS and FedEx to the building and forced to use Fetch for everything is a nuisance. Pet feces in the hallways and a horrible smell on the 4th floor. Hallways are left dirty for weeks, I see the cleaning lady but she only cleans the floor immediately outside of the elevator.”

The transition was a little rocky, but as time has passed, improvements have been made. A few reasons I remain a long-time resident are the quietness, the staff, the cleanliness, and the location.”

Recently I had to go 2 days without water because the complex took too long to repair a broken pipe correctly. Cars have been broken into and my mail was stolen on more than one occasion occasions. Packages have been stolen from residence's doorways. The fire alarms have gone off due to maintenance issues, more than once. There is trash and food constantly on the sidewalks and near the dumpsters. Homeless people have been sleeping on the property and residents have walked their dogs without leashes. These problems have all taken place this past year. I would not recommend this apartment complex to anyone. Especially due to the expensive cost to live here and having to deal with all of these problems.”

Was charged $308 for towing bc the VPP app ccs not accommodate temporary cars and I forgot to update the guest permit at precisely the 24-hour mark (cannot update before and if yoh delay after 24 hours have elapsed you get towed) and leasing staff were indifferent and rude Was charged $300 to date for storage despite being told in my last renewal was comped as negotiated but same not reflected in conserve bills to date. Had to spend $130 on hotel to shower bc water line repair didn't work and there was zero update around when it would be turned on and had a counterparty meeting with clients who traveled from overseas to see me. This was 11 hours after water was supposed to be restored.”

I also feel the cleanliness around the pool area and garbage cans could improve including the sewage odor on the lower floors. Otherwise the location is great and as mentioned above the apartment is wonderful.”
— 825 USENER ST · HOUSTON“The location of this property is great. We love using the White Oak Bayou Trail. It is easy to get to and from Downtown Houston, and it is on two Houston Metro bus lines. It was one of the few places we could find a one bedroom with two sinks in the bathroom and a walk in shower. A real bonus is the backup generator which was a huge benefit during and after two storms. Unfortunately, security is a little lax and slow to respond when our neighbor has loud parties. Also, the building is old and tired and the features and fixtures are cheap. was constructed with cheap fixtures”

Efforts have been made to upgrade areas of the facility such as replacing carpet in all hallways with lower maintenance fabricated hardwood. As for accessibility, it is temporarily hampered by the reconstruction of I-10 as this facility borders White Oak bayou. The biggest surprise was learning that the building has an emergency power generator. It has been a true blessing. I suggested to management that this be made known in the information given to potential residents.”

There is also frequent urination and defecation in the stairwell (likely by humans). There are also residents who throw trash off their balcony.”

I don't like fetch because not all businesses will ship to the fetch address. It's frustrating when you're paying a monthly fee for a service that you can't always use. There are a bunch of perfectly good package lockers downstairs that are not being used where I would rather have my stuff dropped off at than at my front door.”
