We signed a 15 month lease and moved out in 14 months because it was so terrible that we would rather pay an extra months rent living elsewhere before our lease was up. The hot water constantly goes out. Sometimes leaving the cold, sometimes leaving no water at all. Showers are miserable because the water temperature changes every 30 seconds from freezing to burning. I returned home from the hospital after having a baby and had no hot water for an entire weekend. I had stitches that couldn't be cleaned and had to boil baby bottles to clean them. After harassing the office and maintenance and sending many emails, I was told they were working on it only to have it fixed 3 days later. They would not consider taking anything off rent for the inconvenience and unfortunately it happened again not long after. The parking lot is terrible because of dump trucks. The ac will not get cooler than 76 during the day even though the filter was changed. I had to put a cool rag on my babies head to keep her from over heating. All in all, I wish I had known these things before moving here because it was a horrible experience. The tenants are nice and the laundry room was redone, but that and the location are the only good things about this place.”

A promise that has yet to be delivered upon. Concerns that have been reported anywhere from. 4-16 months ago. I measure a company's value based on what it does when it knowingly and inexcusably fails to meet its customers promised and contractual expectations. Things happen. People and companies fail. It's how a company responds that determines their culture and value. This company has tried to make it right however none of their offerings actually included the ability to fix the condition and functions of the apartment. This company has failed in my eyes and in my situation. So beware, when I move out and you move in, you will probably be inheriting the same exact problems. The location is nice and on just one other positive note, Lisa and the Maintenance staff have always been very nice and I believe they are working with the resources they are given by an awful property owner.”

She tried to use me to get one of her maintenance employees in trouble or written up for an issue that was minute and spoke against her colleagues to me as if I were her friend or associate. I WISH THE PROPERTY OWNERS WOULD DO A COMMUNITY REVIEW ON THIS JESSICA HERRINGTON so they can know how she handles her residents and their situations! She pits people on the property against each other with the residents and the employees (Mind you she has only been here under 4 months. HIGHLY unprofessional (Pauline nor Samantha NEVER did anything like this before) and weak leadership is beyond profound! I wish she would just leave and find another job! The new owners are TERRIBLE, RUDE, AND TREAT US LIKE SUB-HUMANS. I've had enough. We get threatening notes on our doors, and now cars weekly, if not daily. They even manage to put threatening excerpts into their "Aero on Upper Bay Newsletter" Many of the renters here have been living here for many years. We were given assigned parking spots when we all moved in. WITHIN A MONTH of these people taking over the apartment complex, they sent us all a nasty note saying we no longer have assigned parking spaces, and that it's first come first serve. That's right, they just took them away. There is not enough parking here, and the condition of the parking lots is terrible. The sewage backs up, there are potholes, etc. The bulk of the existing, respectful tenants have worked out the sudden mishandling by management among ourselves. We've tried to respect each other, and keep our existing parking spaces. We leave notes on cars of new renters when they decide to park in our spaces. We even leave the numbers of the spaces that are renter-less on the notes. The note submitted on here is from October 15, 2014. We've received many, but this is just an example of how the new owners (Banyan Management Group) and horrible, incompetent office management treat us. We get threatening notes about our pets using the restroom in the complex. There are a few stands for pet waste bags, but they have been empty since the new owners took over in May of 2014. We regularly get threatened with notes similar to the parking lot note. They consistently threaten to evict us, to not allow pets in the complex, and to charge us $50 without notice or explanation/proof of our dogs going to the bathroom in the complex. Meanwhile, there are cats shitting all over this complex, and spraying our patios. On top of this, they have raised rent by more than $100, and taken away the gates on the bottom floor. There are constantly workers everywhere. We haven't been able to open our blinds in months because there are random workers everywhere. The owners claim to have taken away our gates because we are the reason they were broken in the first place - not the fact that they were installed in 1964. We have lots any sense of privacy here. It used to be the best thing about this place. The water situation here is horrendous. Right now, it is brown and smells like a pool. Even the water filter doesn't remove the chlorine. They have also stopped offering the pest control offered MONTHLY by the previous owner. There are roaches, ants, and spiders EVERYWHERE. It's only a matter of time before bed bugs or something take over. We used to have an exterminator come every single month to inspect and exterminate. The owners have painted the complex with a fresh coat of blue, landscaped the FRONT OFFICE, and cleaned the pool, but don't be fooled by their smoke and mirrors. I would avoid this place like Ebola. The apartments are not worth the price, and certainly not worth the disrespect, and total disregard for the renters. Many of the renters who have lived here for years have moved out since the new owners took over.”

When moved in here: *Every morning the cleaning lady would walk around the apartment complex just picking up flyaway trash and dog ----. *There was an actual maintenance man. *They treated for mosquitoes. *It was very quiet place to live. The people who lived here fell somewhere between senior citizens, and families with children. *The laundry rooms were clean and maintained. *The grounds were maintained In the past few months this complex has been filled with anyone who will rent an apartment. I keep seeing more and more pit bulls and drug dealer type residents. There are illegal families of 5 crammed into 1 bedroom apartments. There are a large number of illegals now, including what I m assuming are all of the maintenance staff. The new cleaning lady walks around the apartment with a giant bottle of fabuloso and a stolen shopping cart. Most of them barely speak English if they do at all. The police are out here often now at night responding to some drug-related something. *There is dog ---- everywhere. There is literally dog ---- on the pavement right outside the office door. There is dog ---- on the pavement everywhere. *There is trash everywhere. People dump their trash in our dumpsters who do not live in this complex. The maintenance -------- fill the dumpsters with stuff from apartment cleaning, and construction, and then the residents have no room to put their trash. We have to leave it on the ground outside of the dumpster. Animals then rummage through that trash on the ground at night, causing it to fly everywhere. The flies are so bad out there. To top it off, they have a serious dumpster diving problem. I see at least 3 or 4 different trucks pull up in the middle of the night. The people go through the dumpster. Be careful about putting documents with personal information in there. *There is broken glass on the ground. *There is graffiti everywhere. We had an influx of ------ people move in a few months back and now there is graffiti all over the place. *The hot water is out for at least a day every other week. Most of the time it takes several days for them to fix the boiler. There's nothing coming home from a long day of work to take an ice cold shower. *A few months ago they turned off the gas completely and we could not even cook food for a few days, or do laundry. *There are some serious potholes forming in the parking lot now. I doubt they will do anything to fix them. *There is constantly sewage coming out of the drains lately. It glows and smells awful. I watched maintenance clean up an apartment for rental for over week with sewage coming out everywhere around that apartment and they did nothing about it the entire week. *The mosquitoes are horrendous. You can t even open your door without mosquitoes flying in. I know, it s Houston, we have mosquitoes, but this is really bad. The least they could do is spend a little money to treat the complex every once in a while. *The landscaping since I ve been here has slowly fallen to disrepair. Many of the old and large trees have many large dead limbs on them, which is very dangerous. Eventually it will kill the beautiful trees, or god forbid, a limb will fall on someone. It will probably be an innocent child playing outside. *There are many areas where there is no grass where there should be grass. The result is every time it rains this mud sludge forms and washes onto the sidewalks, which of course no one cleans up. *The pools are absolutely disgusting. The Laundry Room: It's an old complex and there are no hookups in the apartments. There are only 8 washers, and 8 dryers for this entire apartment complex. *People on the ------ side of the complex (yes, there is a ------ side now) are very rude. You basically have to sit with your laundry. On two occasions people removed my laundry from the dryers before the cycle was finished to put theirs in. *The better laundry room always has broken machines, which no one ever fixes. Many calls have been made to fix them. One dryer has been broken for at least 3 weeks now. Residents will put signs on it to warn others that it is not working so that they don't lose $1.25 on it, and someone keeps removing it without fixing it. FYI, the bottom left dryer is broken. It will run but there is not heat. *The top right dryer is working but is very loud and does not stop when you open the door. *The far left washing machine in that laundry room is not filling all the way and the clothes are not being rinsed. *Maintenance use to keep the laundry rooms clean when I first moved in here, but they don't at all now. It's usually very dirty now. THIS USED TO BE A NICE PLACE TO LIVE FOR THE PRICE.”
“The hot water is out at least once a month, sometimes 2 or 3 times/month for at least a day. It was out for 5 days a couple of months ago. Both of my children are sick and I can't even give them a bath. They had a really good maintenance guy here for a few months, who knows where he went. Now it's just a bunch of illegals doing the "work." The repairs are shotty at best. There are no washer/dryer hookups in the apartments, and the washer/dryers in the two very small laundry rooms are a little sketchy at best. I can tell how much they don't clean the clothing by looking at my white wash cloths. The only laundromat close to here is worse. They do not know what they are doing when it comes to the two pools as well. Both always look absolutely disgusting. I used to have private home with a pool and I will not put my children in theirs because I know it is not probably cared for. The elementary school is not close. My son goes to Falcon Pass, some others go to Robinson. It's really inconvenient. Waiting for the bus in the morning is horrible. There are ants everywhere. If you stand on the sidewalk for too long you WILL get bitten. You can't sit anywhere because of the ants. Imagine sitting with your young child early in the morning for the bus with nowhere to sit, and ants everywhere. The mosquitoes are absolutely horrible also. They never treat the property. You can't walk outside for a minute without getting eaten alive. West Nile anyone? Lastly, the location is a food desert. Look it up on Wikipedia. I did not realize this before moving in but there are no grocery stores close by. You have to go all the way down El Camino at Bay Area, or or even farther towards El Dorado. Neighbors are fine. It's relatively quiet here. There are lots of children. The floor plans are pretty big which is nice. You can't beat the rent, but the minor inconveniences from the age of the apartments are amplified into major inconveniences because of horrible management and horrible property owners. Did I mention there have been 4 apartment managers since I've lived here? I've only been here around 6 months. It would not be a bad place to live if the property management and owners gave a ----. It wasn't this horrible when I moved in but within the last 6 months it gone majorly down hill. It's a result of complete incompetence. Shame on the owners and the management. I feel bad for the homeowners in Nassau Bay. I most likely will not be renewing my lease here. I would rather pay a little more in rent to feel like I'm living in the United States and not in a third-world country.”
“I've lived here for almost a year now. The first 6 months were fine but then they changed personnel. Our air conditioning has broken several times and it took several days for them to fix each time. We have 2 small children and tempts got into the 90s. They only offered me a show apartment to stay in for two days then took the key back. The manager also made me feel that I could only sleep in the show apartment. The hot water has been shut off twice and the boiler broke once. And that took them several days to get fixed each time. I had to go to my gym to take a shower and boil water on the stove so my children could have warm baths. And basically everytime my husband talked to management they basically act like they don't care. There is new manaent yet again but so far we don't have high hopes of it turning around. There has been a broken window that we've asked to be fix since we moved in. It's still broken. Plus they paint the kitchen counters so it absorbs any color that gets placed on it. I had a purple hot pot holder that I placed on the counter with a hot dish on it, when I picked it up there was a purple stain that I can't get up now. Parking is fine except that if you don't get a covered spot your car is going to get covered in bird poop. There's a telephone line that goes directly over the uncovered parking spaces and birds love to sit there. The people who live here are all nice and quiet. Its also a great area so I am very sad that things have turned out this way.”

Community: Like other reviewers mentioned, the management here let just about anyone live here. Previous managers always ran background/criminal/employment checks to qualify people to live here. Current management does nothing but fill vacant apartments with anyone they can find. The majority who live here are ------ and trashy people. They NEVER leave their apartments, no job no school. Also, limits are not enforced. You'll find one bedroom apartments with 4 or 5 people living in them! 2. Noise: This is the results of the above. When you put 4 or 5 people in a one bedroom apartment who NEVER leave or have jobs, the results will be constant noise. They constantly fight, yell, slam doors, kids crying 24/7. How many people, specially kids, can you fit into a one bedroom apartment? A lot, obviously. Also, be ready to listen to spanish circus drum music throughout the day. The bass music will ring through your apartment walls non stop until you have a migraine. Leasing office did not do anything about it. Police was no help either. 3. Leasing office: is always closed. They either left early, haven't come in yet, or on lunch (which apparently lasts for hours). Trying to get anything to be fixed or wanting to talk to someone there is a challenge to say the least. Overall, this place is a perfect example of a once great apartment community that's no longer great. Congrats to current management for running this place down to the ground.”

The move-in "to be fixed" list was extensive, and included mildew, sink leaks, dripping, hardly any shower pressure, and many other things. Three visits to fix it and it still leaks. We were given parking tags only to be yelled at and told by another resident that we were in thier space. The parking makes no sense and they ended up assigning us a good 300 yards away, only for that one to be taken as well. Our neighbors stay up talking, yelling, fighting until 4 in the morning. We have had to call the Police twice because the apt does nothing about it. The parking lot is dark with no security and my car was badly keyed (probably by neighbor) the day after we called the police. Dont move here. its not worth saving a bit of $. They pass the buck on doing anything because the main lady as shes called is barely here and we always have to wait for her. *we have had 2 stabbings accross the street as well, we cant let our kids even play outside.”
