I can't leave any food out, meaning like my fruits (apples bananas and such) cus they get infested! i turn the lights on and i see like 30 reaches run for their lives! not to mention that next door guys smoke too much weed, i mean i don't care its them but the smell! and i don't ever want to get in trouble with the law cus of them. but other than that i do love my floor plan. but parking suck, ou hafta be home by 7 to get something close to your place.”

The parking might be a bit hectic but if you pay for your space people respect it, atleast I've never had a problem. I love how the office staff is good to my kids and go out of their way to help of I need it. Maintenance crew is also pretty good I've never had to wait a long rime, usually same day service. I give it 4 1/2 stars.”

The apartment falls apart so fast and when you report it to the office they wont spend the money to fix the problem. The property manager is heartless. she mess with good tents and turns a blind I to known drug dealers and other residents she personally knows . There is never any parking is you want to pay an extra 80 dollars you can reserve one. If not you have to be home by 7 pm to be able to park any where close to your apartment. If not you spend an hour looking and waiting on a space or having to park at the corner store down the street and walk home. If your looking for a new apartment I urge you to keep looking you don't want to live here.”

Biggest problem is the parking you now have to pay for reserved parking which is ridiculous, you can't enjoy a night out because when you get back to rhese apartments you will find NO Parking there's people who pay for more than one parking and don't even use them which leave alor of people without a place to park their car you have to wait hours to go into your home because you have to wait for someone to move from a spot to park your car. I do not recommend these apartments at all.”

Much to our dismay and displeasure we found that the office is closed till MONDAY at 9 am. Today is Saturday. The people most likely to be able to afford rent have jobs (I took this Saturday off to apartment hunt) and the ones who work as much as my wife and myself do are more likely to cause less problems on site and therefore less headaches for management. For future consideration you may want to extend hours of operation to accommodate for people. Just food for thought our average household income is over $60k annually. I dropped off my application with the money order and got an email about 2 hours later stating my approved status. They do factor how much your utilities (water, gas, trash) will be based on how many people will be residing in your apartment. Even with two of us, rent will still be under $700. Looking forward to moving in here shortly. I did come the day after Halloween to check out the apartments on the weekends. I was expecting kids hyped up on candy running around every where, but I was pleasantly surprised. Very quiet, and only a few kids being supervised by their parents playing outside. I had also come by at night to see what it's like when people are home from work, again very quiet. I even had a resident tell me that she's lived there for 3 years and has loved it. There was one old lady near the office who was a bit in our business, but I think she's just the self appointed neighborhood watch. All in all, these seem like great apartments and I can't wait to move in!”

My experiences are strictly with Building 1, 2, and 3 where each of those building are facing each other on the inside of the complex. You'll know the spot because it's the only place in the apartments where rock gravel replaces grass and considered appropriate. Since management changed to Banyan Equity Management around the summer of last year I've seen some improvements as far as security and landscaping is concerned. It became a gated community which is awesome. Although I appreciate the cosmetic effort the quality of residence has decline TREMENDOUSLY! Loud, noise, and inconsiderate. I've spoken to management about the noise but to no avail. Even today there were four little boys throwing rock gravel at each other near the windows. There's a security team but they're absolutely useless. There is MUCH MUCH MUCH more you shouldn't expect from this place; a reliable laundry is another thing. NEVER works for more than a week. I'm not saying I wouldn't recommend this apartment complex. I'm saying avoid Building 1, 2, and 3 where each of those building are facing each other on the inside of the complex. Contractual annoyance!”

The only thing i been noticing is that they have been changing managment very often, but i guess who ever they are bringing works out pretty good and does a better job than the previous. I live close to the office and i just love it! I would recomend you to live here. Plus is you referral a resident they give you $300.00 check this is true. Just got one last month.”

It has a nice pool and park area with playground equipment for my children. There is a bus stop on the Hammerly Blvd. side of Hickory which makes it very convenient. If you like to get your car/ car stereo stolen then move to hickory ridge ..because that will happened to you too .. if you like to live with roaches as your roommates then move to hickory ridge .because you will have them more you can handle if you want a manager they don t give a damn then you move to hickory ridge because she gives a DAMN what happened around here ..if you want your car towed then move to hickory ridge because when you come home late you will not get a parking space inside the lot so you have to park outside on the street and they come and tow your car away and this is not really cheap I can tell you this ..if you want to live next door to a family of 6 in a 1 bedroom apartment then move to hickory ridge ..because you will find this right here in this wonder full place .. if you want to live in a place with no security / safety then you move to hickory ridge .because you will have this right here too .. well I could go on and on but I think I don t have enough space to write all this down Yes the rent is cheap as hell but that s what you get a ---- hole...they charge you $ 22 on water and I thought that is a little bit to high but now I know why they charge you so much because you have 6 people living in a 1 bedroom apartment and I bet they use this $ 22 quick up and the roach problem is really bad here .you can do what you want but this little mofo s are coming and coming wonder why because you have so many kids living in a little space like this and this is a cause of roaches right here .. I love the apartment layout but I really don t like the neighbors and the manager ..i was talking to a HPD officer and he told me : GET THE HELL OUT OF THERE THIS IS NOT A SAFE PLACE TO LIVE FOR YOU ..and I bet he knows what he is talking about because he is called here more then one time .so I will move out of this ---- hole as soon as my lease is up ..i can t wait to get the HELL out of here”
