Apt Mgmt invented conjured up early leave fees and utilities to keep my last months rent and deposit paid in advance. And had the gaul to charge me rent past my lease expiration date. Then before the lease expired charge me late if not paid in 3 days. You are consistently battling roaches and are being charged for pest control services that never happen. This summer my electric bill exceeded 200$ a month but the apt never cooled below 80 degrees F. A maintenance order was submitted but all that was done was filter replacement, which should be done on a routine basis and the work order closed in spite of my protest to maint.”
— 5510 S RICE AVE · HOUSTON“I just wanted to come here and share my experience at Remington Park. Initially leased in June 2021. It seemed nice and fairly priced to be near Galleria mall. I noticed some dead bugs when I got into my unit. No big deal it seemed since I was on the first floor. Time progressed and months later I started to see them live. Typically at night. I didn’t realize they were roaches because I’d never seen any that looked that way before. I thought they were beetles. But after realizing this was a roach issue, it put me on high alert since roaches are particularly disgusting and dangerous. Fast forward. Pest control was coming every so often. In between I was doing my own pest control. The issue seemed contained. January 2022 is when it felt out of control. I was seeing them in my kitchen basically whenever I’d step out at night. I reported the issue and they assured me that pest control would be more routine. Come July 2022 (the peak of summer) the issue was at its worst I’d ever seen. It was normal to see 4-5 every time I’d leave me room at night. What made it worse was I had roaches IN MY REFRIGERATOR. I reported it immediately. This was 7/4/2022 7/7/2022 I report again that they’re still in my fridge and nothing had been done. I’m throwing away food and gutting my fridge. 8/3/2022 I report again that roaches are in my refrigerator. Mx comes and confirms my seals appear fine. He says the office will decide what comes next. I of course prefer a new fridge. 8/11/2022 I report again that nothing has been done about roaches in my fridge despite numerous reports. The mx man confirmed that he saw roaches when he came. Still nothing from the front office. Sometime between this ticket and the last, they had me remove everything from my cabinets and countertops to let their pest control do a deep treatment. I had to be away for 3-4 hours. I waited two weeks since they said expect to see more roaches directly after since they’re trying to escape the chemicals. Today is 9/12 and the issue is not any better. I am even seeing roaches crawl up from my shower drain while I shower. Yes, you read that correctly. I have a video of a roach simply appearing at my feet in the shower. 9/12/2022 I asked the property manager about my options to terminate my lease. She said I have to pay 75% of the remaining contract which would be over $4k. I refused, citing pest issues. She said I could be moved to a new unit on the property. I refused, citing pest issues. She said they could move me to another one of their properties, I would rather not, because I don’t feel valued as a resident with this company. I requested her supervisor’s contact info. I’m awaiting their call back. The property manager said I have no grounds for legal termination since I do not technically have an “infestation.” She says the gaps between my reports were too large to suggest a real issue. She says the roaches in my fridge were not alive (well how do you think they got there?). She insists that she has personally walked my unit and didn’t see any roaches. Well of course not, they come out at night. Her assistant manager has personally seen roaches in my ice maker and fridge. The issue they took over a month to fix. They eventually gave me a fridge from another unit. If anyone would like proof, I have pictures and videos of all of these things. If you don’t mind roaches it’s really not a bad place. Otherwise, the staff is friendly and usually responsive. But this pest issue has been wildly mishandled. For that reason, I cannot in good faith recommend this complex to anyone.”
“I whole-heartedly recommend Remington Park as your new home if you long to live on a property that is nasty, disgusting, filthy and is so unsanitary, if it were a restaurant, it would have been shut down long ago. Yet, they are allowed to rent apartments. And if you’ve always wanted a manager and front office staff who barely do the bare minimum then Remington Park is the place. I know of what I speak because I lived there for 10 years. You might be asking yourself, “Why did he live there for 10 years?” Pull up a chair and take your shoes off. Here’s my story: It was the best of times, it was the worst of times. I had outgrown my apartment, so it was time to find a new place. I don’t enjoy moving, but I was excited about moving into Remington Park. It wasn’t a deluxe apartment in the sky, but it would do. R.P. was well maintained and the staff was excellent. The public areas of the buildings, the breezeways and stairs, were power washed every spring. R.P. was immaculate. This was a couple of years before Valet Trash service was offered. At the time, residents would take their trash down to the curb every morning and a maintenance guy hauled it to the compactor at the back of the property. This was a great system. Although the guy whose truck was used to haul the trash might not have appreciated it as much. After a couple of years, a new manager arrived along with new staff. The complex began to deteriorate. Over the years, throughout many changes, one thing remained constant. R.P.'s downward spiral continued unabated. A few years ago, American Realty Investors bought the dilapidating property from Greystone, but that didn’t turn the tide. One factor contributed heavily to the appalling and disappointing state the property finds itself in today. R.P. began using Valet Trash service. From the start, Valet Trash service was destined to fail because of R.P.’s lack of enforcement. Valet Trash is a good company although I’ve never used them. The service was added to the lease agreement some years ago. Each tenant pays $7 a month for a trash receptacle that can hold one bag of trash. The receptacle can be placed outside the apartment Sunday through Thursday nights. Valet Trash empties the receptacle during the night. The empty receptacle is to be brought back inside the apartment by the tenant the next morning. Failure to comply with the trash policy is supposed to result in warnings followed by fines. I chose to take my trash to the compactor. Where I’m from, a trash can is either inside or outside, but never both. In theory it sounds like a great service. But outside of apartment doors, in the public breezeway one or more of the following can always be found: bags leaking trash juice, paper bags filled with trash and rotting food, loose trash or empty boxes. This is what you can look forward to everyday while walking to your apartment. This is what your guests will experience while walking to your door. The writing was on the wall. It is hard to see it today because of the years of accumulated grime and cobwebs, but it’s there. This was the beginning of the end for a great apartment complex. I couldn’t just sit and watch as my home slowly became unrecognizable. I decided to be a part of the solution. When R.P. started using Valet Trash, I let the manager know that quite a few tenants weren’t following the new trash policy resulting in bags of trash peppered throughout the property. She was less than responsive. I thought to myself, “Perhaps she doesn’t walk the property so she hasn’t seen the trash.” So, I walked the property for her. On quite a few occasions, I walked three flights of stairs, in 24 or so buildings, taking pictures of the violations. From what I can recall, a few warnings were issued and that was it. Other than wanting to be courteous and sanitary there was really no incentive for following the trash policy. The tenants who were following the trash policy could see their neighbors who weren’t following the policy. Some found it easier to simply ignore the trash policy because there didn’t seem to be any repercussions. This is still true today. After a couple of years, a new manager arrived along with new front office staff. Not one to easily give up, I began writing down the apartment numbers of violators and submitted them to the front office. I was conflicted about this because my grandmother used to tell me, “The only good rat is a dead rat!” And I was no rat, but the sanitary conditions of my home trumped all else. With me doing the leg work, all the staff needed to do was verify and issue warnings or fines. In other words, they just had to do their jobs. I couldn’t believe it. Even with the complete turnover of staff, no one seemed to care about the condition of the property. Oh, wait. There is one thing every manager has done. Year in and year out, trash is the number one complaint by the tenants. Whenever there is an uptick in trash complaints, management would send out reminders about the trash policy to the entire community. Even today, this is the most effort management can muster. We all know that people don’t read. They don’t read policy reminders. They don’t read warnings. But force them to pay a fine and they’ll be readin’ real quick. A couple of years before the pandemic I, once again, found myself submitting a list of trash violators to the office. Instead of giving them a list of apartments, I was asked to take pictures of the trash violations and email the pics to the office. I was happy because finally someone was showing interest and taking initiative even though they were too lazy to walk around and take pictures themselves. As a result, the office sent out warnings. The trash situation actually got better, but only briefly. After a while the violators would violate again and once again, nothing was done. Once the pandemic began, I took a break. There’s no better time than during a lockdown to have a community follow all stated rules and policies which were put in place to maintain order and ensure conditions are clean and safe. Unfortunately, this was so not the case at R.P. Tenants were used to doing whatever they wanted with their trash, so it got out of hand pretty fast. Trash was everywhere, all times of the day and for entire weekends. A year or so into the pandemic, I decided to resume submitting pics of the most egregious violators to the front office. I’m not sure if the current staff even knew what to do with the pics. I received a hearty “Thank You!” in response to each message I sent. That was it. Nothing changed. The violators continued to violate. I believe the trash policy states that violators will receive 3 warnings followed by fines. If R.P. followed their own policy, the accrued fines for some tenants would be close to their monthly rent. R.P. chose not to upset the violating tenants by issuing fines with the hope that they would remain paying tenants. However, occupancy could have improved if the property condition was maintained as per the trash policy. Not only had I sent pics of trash violations to the front office, a couple of years ago, I took pictures of the dirt and filthy trash juice stains that had accumulated in the breezeways over years and sent them to the office. Just in case the staff didn’t notice the stains as they walked around showing apartments. As you see in the attached pics, nothing was done. It has literally been over 7 years since all of the breezeways and common areas were cleaned. The attached pics were all taken in Feb 2022. I visited R.P. in June 2022 and nothing had changed. In March 2022, I threw in the towel. In 10 years I watched R.P. go to h*ll. No one on the property could be persuaded to do their jobs. I stopped short of offering money because presumably they are currently being paid and they still aren’t doing their jobs. Money is not a motivator. I’m not sure if R.P. is still considered a luxury apartment community. I’ve seen project housing that was cleaner and more hygienic. Let me be clear, R.P. is not all bad. The maintenance staff has always been good. The grounds are really nice (thanks to contractors) and give the appearance of an apartment complex that is clean, well maintained and free from piles of garbage. But you and I know this couldn’t be further from the truth. So, why did it take me 10 years to move you ask? It’s simple really. I suffer from a self-diagnosed mild case of OCD. Moving was the last thing I wanted to do. And I was naive enough to think R.P. might return to its former glory. It never did.”
“I’ve lived here for two years. Always paid on time, never late. Even during COVID 2020, I didn’t use any resources or their late payment options. My AC unit broke beginning of May. I called to put a work order in. The property manager was beyond rude. I told her the first time I put an order in online. It wasn’t answered. So now I call them in. I had no problem doing that until she answered. She called me a liar. Yes she actually said that. She finally told my work order. I told her that my apt was getting hot and the AC was running but hasn’t been maintenance in two years. She told they only do maintenance like changing the filter at the beginning of the month. I told her that was unacceptable because it’s hot in my apt now. She sent someone out to fulfill my other request and change my filter. It was still hot in my apt. I figured it was due to the 100 degree weather and my big windows letting the sun in. Beginning of June, My cold water stopped working in my shower and it was extremely hot in my apt. I submitted the work order for my ac not working and no cold water in my shower. They came to fix both. The tech worked on the ac for a while outside. It started blowing cold air. The tech told me the shower had no cold water due to the handle being stripped. He fixed that. I got a $700 light bill for the month of May. For usage. The ac was over working due to it not working properly. I called the office to see what could be done. Both the property manager and the leasing rep taunted me and laughed. They said they wouldn’t be helping paying anything. And said I should’ve continued to complain if the ac was broken. I explained that I’m not an AC tech I had no idea it was broken. My kid and I have been staying in a hot apt in Texas heat. It wasn’t fun or pleasurable. If I would’ve known it was broken of course I would’ve reached out again. They refused a rent concession. I previously renewed for July 2022. But canceled my renewal after this incident. The property manager gave me her supervisor’s number at American realty. I left at least 5 different Messages’ on different days and got no call back. I’m positive they will fill my apt once I leave. But they will no longer get my money. It was so unprofessional! When I was leaving the leasing office the property manager yelled “we’ll see who will be paying that light bill, because it won’t be us.” My profession is counseling (graduate degree) I am very aware of de-escalating solutions. The property manager was unruly and completely rude. She doesn’t need to be working in public with ppl she’s suppose to provide service to.”
“Thus far my stay at Remington Park Apartments has been nothing short of unsatisfactory. Everything from getting my lease completed down to service requests being completed has lacked proper communication and/or completion in a timely manner. I consistently have to physically go into the office to follow up on various things due to lack of response from their team. The promised “security” to keep the property safe is often found asleep in his car or somewhere parked hanging out for the night. Given that I’ve had my mailbox broken into and mail stolen, 1 vehicle that was broken into, and another that had parts literally sawed right off of it (both in the apartment parking lot overnight), the effectiveness of their security measures are quite evident. (Btw, I’m 1 of many residents that have delt with this) After going through paying and filing insurance claims for both incidences I addressed this with Sylvia the property manager - To which she belligerently yelled “WHAT DO YOU WANT ME TO DO ABOUT IT!”. In response to that Sylvia, continue doing nothing. Additional security or cameras in the parking lot just wouldn’t make sense and should continue to not be a concern of yours. In the meantime I’ve made necessary adjustments to pay extra to hide my cars in garages and will warn anyone who considers living here. I have also been charged for not having renters insurance even after I received their confirmation it’s been received. According to Sylvia, it will not be removed because their name is not shown in the format they would like. However, in the lease agreement it is clearly stated you will get charged for NOT having insurance coverage - I was unaware apartments didn’t have to follow the signed lease agreement. Instead of acknowledging the mistake and kindly correcting it (as they would like me to do on my renters policy), she spitefully responded “it’s not being removed”. These are a few things I’ve tried contacting her about via email, however, after over 2 1/2 weeks of no response, I of course had to physically go into the office for follow up. Speaking with her was agonizing and unproductive. There was constant eye rolling, huffing and puffing, accompanied with the welcoming folded arms. I’ve never seen business conducted so unprofessionally. I look forward to hearing from someone else that could assist me as my concerns are still outstanding and I am stuck living here for 6 more months.”

Please refer to the attached photos on Google for the disgusting condition I walked into. DO YOUR DUE DILIGENCE UPON MOVING HERE. DO NOT SIGN A CONTRACT UNTIL YOU SEE THE APARTMENT BEFORE YOU MOVE IN!! Below are my suggestions to consider if you decide to move in: Upon moving into this place, I was told by a now ex-employee I need to wait 2 weeks before I move in b/c carpet need be replaced and the apartment need be CLEANED. Barefoot on the floor and it made my feet black, there was hair all over the carpet, bathroom was full of dust, grime and dirt... when I requested for receipts of replaced carpet, they promptly sent someone the next day to replace the carpet. Pictures with wonderful black mold throughout the vents and filters! If you move here, I suggest installing water filter for your sinks and shower, a lot of times I have seen brown water coming out of the shower... Maintenance will legit come in, fidget with whatever the problem is and say “ok fixed”. Gym: imagine a pandemic- still getting charged facility fees, not being able to use any facilities, place isn’t cleaned, masks aren’t enforced, and peeping Tom’s who DONT LIVE on the property watching you work out. Imagine as a resident having to chase away these peeping Tom’s. If you need your car, then no worries count on Remington Park Apartments to flood your car! When I first moved I received weekly emails from management regarding theft, burglary of cars. If you enjoy living in a peaceful, quiet environment, then Remington Park apartments is not for you; you will hear your neighbors who rent a garage to operate their wood or iron working business sawing, hammering or in the middle of the night in the Sam’s Club parking lot people are drag racing and sideshows (donuts/loud obnoxious cars). Don’t believe me? Check the Sam’s Club parking lot for all the skid marks. If you enjoy walking around your property, then be prepared to step in your neighbors dog poop. If you enjoy cooking and buying groceries, then be prepared for your fridge to to spoil your food due to a messed up panel and rusty molded ice and the burners to not properly fit the stove tops. Roll thru the back and you’ll see mounds overfill garbage. Constant water shut offs due to “plumbing problems” every month.”

The band aid fix was not to TREAT THE MOLD RATHER, PLACE NEW wood over existing MOLD??! What a manager! Way to GO! On the way out the door after Id had enough of this Section 8 housing she decided to charge extra crap on my bill and turned it over to Collections, Don't WALK RUN AWAY FROM THIS PLACE! Staff is very rude and inconsiderate . They were unable to solve issues regarding noise and floor. As apartment floor noise protection and guarding is very poor. I have 2 year old it was always a issue that there had been feces and wasted in grass around walking area. Property management is not clear in thier notifications . Careless, and do not keep up with informing residents about what is going on with the complex in a timely manner as well as do not keep up with the apartment complex itself. The breezeways are filthy and they have no intention of cleaning them. They try and fine residents for their trash being left out but maintenance leaves rolled up carpet and trash in the breezeways for weeks. The best thing about this complex is the surrounding area but it's a hell hole trying to get in and out from South Rice. The flooding is terrible and will continue to be.Expect to move your car or it will be ruined it only takes a few hours for there to be standing water just imagine a full day of heavy rain. And there is still mud all over the parking lot from the last time water got extremely high .My neighbors new car was towed due to whoever works at the front giving them someone else's car port. And don't expect help from maintenance it will take a week for urgent request to be aknowledged. This is only a few points to touch on. Truth is you get what you pay for which prices are very reasonable for the area but, even when a apartment complex and their management main focus is to be accommodating to their customers don't expect that.”

I really don't know what kind of temperature changes will result that much water drops on the little platform next to the windows. I have to unplug every thing from the outlets under those windows, in order to avoid from dripping. Be aware, your package will be returned if you don't collect it within 5 days. No one will inform you at all, no email, no note on the door, no call, and of course no delivery to the door. All my stuffs bought on Thanksgiving day got returned when I came back from holiday break........ I hope they will do the same when I am not paying the rent.”

I lived there for over 2 years and was constantly disgusted by the lack of competence the management has. my apartment was entered unannounced and unauthorized a total of 4 separate times. one time when someone in the office gave someone the "wrong key". every time it rains more than a few hours the entire parking lot is flooded. there were 2 separate times that everyone's cars were completely flooded--in the 2 years I lived there. there were also numerous burglaries, apartment fires, and shootings that occourred while I was a tenant. I never felt safe and I do not recommend this apartment complex to anyone who has children or class.”

My only issue with the Remington is the apartment staff. The office staff lack true customer service skills. They don't communicate well, and they don't acknowledge people waiting in the lobby if they're helping someone in the office. The office is always packed and most of those people only want to pick up a package or get a question answered. It takes 1 minute to retrieve a package or answer a question, and they can never tear themselves away from the potential move in to greet someone or help multiple people at once.”
