I recommend Bay House Apartments if you're looking for a quiet, friendly, affordable place to live.”
— 2041 SAN SEBASTIAN CT · HOUSTON“i renewed my lease for the first time and the offer was unbeatable. i have been here a year i love this place so much. i can promise that there is no other place in the clear lake/friendswood/seabrook area quite like this. even the smaller floorplans are bigger than what you would expect for your money. all bills are paid, maintenance is quick, and the office staff is lovely. i am on a very meager salary and my unit makes me feel like a princess - high ceilings and doors, wide open concept and the funkiest L-shaped fireplace, all for a price within my means. i mention this only as a disclaimer for folks who are looking for perfect, modern apartments - these are vintage. and i say that in the most natural sense. they aren't pinterest "vintage", they are actually old. more built-in storage, shelves, cabinets, closets, than you could ever expect from a newer space-is-everything modern concept. more charm and local friendliness than you could ever get from a gated community. if none of that turns you off, i also add that there are more views and greenery than you thought possible in this area. more wildlife and events within walking distance and right in the heart of a safe area, with a hospital and fire department within screaming distance (take the joke). this is a wonderful community for people who are content with what they have and make the best of it. and those who choose to move here reap the never-ending rewards for it. p.s. i have had only two roaches and one wasp in my home here, and all were because i left the back patio door open.”
— 2041 SAN SEBASTIAN CT · HOUSTON“Cute apartment floor plans, for the most part, but the rent is still too high for a place that doesn't have w/d hookups, in my opinion. Laundry facilities are awful and usually only one or two machines are operational at a time, plus you have to worry about the trash from Balboa, now Saphire apartments, coming to do their laundry there, as well as, steal yours. There was a break in and rape on the property that I learned of from watching the news. The leasing office didn't even bother to notify the residents about this incident until it was brought to their attention that it had made the local news; then almost a week later we came home to a flyer on our door notifying about it. Someone died in their apartment in April 2017 and wasn't found until 3 days later although there were flies inside climbing on the windows. A lot of drugs are at this complex and a lot of shady looking people have started moving in. You can smell weed at all hours when you walk past certain apartments. People fight and argue outside often. Fleas are everywhere outside and even if you don't have animals, your apartment becomes infested. Parking is a joke and your vehicle will most certainly be dinged and/or hit/backed into. NBPD is out there often for various reasons. I've seen rats running along the second story of apartments. There's only 2 dumpsters for 700+ apartments and the maintenance men have to climb inside the dumpsters to smash the trash down so they can fit all the bags of trash that people leave next to the dumpsters because if it's not in the dumpster, the trash truck won't pick it when you make a maintenance call on same day as they've climbed all in the dumpster, they bring their smelly selves into your apartment. Faucets constantly drip and water pressure is a joke and your showers will scald you then turn ice cold, then scald you again. The appliances are cheap and old. The fire places are more like fire hazards and I can guarantee they aren't up to code so make sure that your smoke alarms always have batteries in them. Electrical sockets will spit fire at you. It's super easy to blow a fuse and if you blow one at night, expect to be without lights until the next day as the circuit breakers are outside under lock and key and only maintenance can access them and blowing a fuse doesn't merit an emegency maintenance call even if your fridge is affected. Gnats are everywhere no matter how clean you keep the kitchen. Pigeons nest in the covered parking area and will poo all over everything, vehicles included. The a\c and heater is on a chiller system and it takes 24 hours for them to switch from ac to heat to ac so if it's cold at night, but going to be hot the next day, you'll need to use a floor heater because they won't switch the heat on. The same applies to when ac is needed, but the temps will fall later in the may have central heat at night, but your apartment will have no ac during the day when temps outside are in 80s. They paint the bath tubs, and they don't do it correctly, so if you're a bath person, expect to eventually peel all the paint off due to it bubbling up, and exposing the nasty old bath tub finish underneath. If you leave for a few days to go on vacation, when you return and use the sink or bath, the water is dirty for the first 30-60 seconds before it starts to run clear again. The pros of living there is there's a nice park all the way down Upper Bay Blvd. Johnson Space Center is right across the street. The area in general is nice and close to a lot of restaurants, a couple of night spots, and tons of shopping, and the water is within walking distance -- you can't swim, but they do have fireworks shows on certain holidays. If these accommodations are all that you can afford, go for it, but expect all that was mentioned.”
“The apartments came under new management in October of 2015 and a whole new team came on. They have worked hard, from what I can tell, to fix up all of the previous owners mistakes and problems and have remodeled the apartments to make them look more presentable. When I moved in last year they had just finished remodeling the apartment and it had nice carpet and fake wood floors to make it look really nice. Whenever I had an issue and needed maintenance, they would be there within the hour to fix it. I found mold and whenever i reported it they came and treated it very quickly and it never came back. They are actively fighting the bug problem with pest control coming to spray regularly and I rarely see a bug in my apartment, let alone been bitten by a flea since living here. The office workers are always so nice and even tho I have gone in there maybe 10 times in the past year, whenever I walk in they welcome me like family and remember me by name without me even having to tell them which I really liked. My rent is only $805 a month with utilities included (water and electric) and if I didn't have a cat is would be $20 cheaper per month. I have no issues with these apartments and will definitely recommend it to all of my friends.”

Many of the residents here have window units they have purchased themselves, with no reimbursements, to keep their apts cool. (Including myself). When a complaint is made about the ac, the office staff simply says "we'll put in a work order" but it takes weeks if not months to get maintenance to do anything about it. We live in a townhome and were told by maintenance "heat rises so you'll just have to deal with it". There are two laundry facilities on the property. Half of the washers/dryers available are always out of order and stay that way for weeks. We have seen many neighbors come and go becsuse of these issues. We are actually thinking of breaking our lease to get out of this nightmare. There are much nicer properties in this area that you'll find for the same price you'd pay here. I cant stress this enough... DON'T MOVE HERE!!”

The Apts. are OLD, they allow crazy old residents to feed the pigeons under the covered parking. Whats the point of covered parking! Management is the worst. If not for the Nassau police that entire area would be 20 times worst for the crime and low-lives who have also infested that once beautiful and respected area. Management has no Idea what they are doing. The complex is infested with roaches. You have to request bug spraying every week on top of what you can do to get rid of the roaches. Don't pay rent by check because Management holds the check so to collect on late fees and cause your check to bounce. Our checks where held for 3 weeks at times, so money orders were the best way to pay rent. At the time of move out and keys were returned in hand to management. Two months later I receive a letter from a collection agency for Elec. bill which I was expecting, but not seen until the letter. The unexpected was the damages, and clean up fees that Management is claiming because they were not prepared to do a walk through at the time we turned in the keys. They told us we were all settled except for the partial elc. bill. The management at Bayhouse are incompetent Bimbos, liars and thieves, along with the maintenance guys on the property. They will steal what you have on your deck or front porch if it is something they want even on the second level where we lived. If you are not in good with the BIMBOS then they will SCREW you in any way they can. I obviously DON'T recommend BAYHOUSE APARTMENTS!”

(also our carpet is too small for floor plan about an inch gap all the way around... speaking of bugs we have GIANT roaches from the trees surrounding the place, I have lived here 2 months and have kept a roach journal 7 so far, all about the same size which is size BIG.they seem to frequent more when it's raining so fyi if it's hot and you have to open the windows abd it happens to rain you are screwed.. this is not an exaggeration I keep my place very clean and have even sprayed a barrier this was after they had come "exterminated for roaches" is the note my neighbors and I got in the door. Lol the next week it seemed to attract them more. the size and the price aren't bad if you like sleeping and living in the heat with some flying roaches go for it. hand to the bible I wish I would have looked around more I regret deeply moving in here I'm moving out and breaking my lease I cannot live like this the office shouldn't decide when it's hot and cold enough to turn on the heater/ac. I love how big our apartment is for the price, it's a great location right next to Clear Lake, and everyone who visits tells us how much they love the open foorplan. I think sometimes the people who move in are the problem but they quickly leave thankfully. I've lived here for years and they've gotten new management recently that I love, the maintenance guys are always pleasant and I can always get a good parking spot which was a huge problem at my last apartment. Overall we've really enjoyed living here and we plan to live here for several more years.”

Despite constant phone calls, the sheetrock has not been replaced. It has been spray painted over several times without any paperwork or notice to me of them entering my apt. Ac is barely functional. Roaches EVERYWHERE. i've been displaced 3 times due to my upstairs neighbors pipes bursting and flooding my apt w/o compensation. When i politlely asked to be transferred to a properly functioning unit after the 3rd time, i was told to wait for my lease to be up or pay 150$. my neighbor was served eviction papers bc he was delinquent paying .01$ on his rent. He took a pic of the notice and put it on some review site. There is pretty much zero parking if you're having more than 1 guest. Not even in the street.”

We have dealt with the manager more than once and at times she is very rude and yells at her tenants, which is unprofessional. There are issues with bugs, we had issues the day we moved in, I'm not sure if they weren't exterminated before we moved in or if the neighbors were nasty. We never did get a covered parking spot because every time they say choose this or this one or this one, they are always taken and we get "nasty grams" or threats on our windshield. So I wouldn't say the parking is great because the guest area fills up and you have to search for parking. Also, we have an issue with cigarette smoke getting in our apartment from who knows where which is causing horrible allergy issues for my family. Honestly, if you can get one of these apartments on special and don't have health issues then this isn't a bad deal. I wouldn't recommend to people with young kids due to our experiences. They do tend to blame tenants for some of the problems that are caused by super old stuff, such as plumbing. We live in a townhouse, our downstairs toilet bubbles and at times will try to overflow, and the water pressure upstairs isn't the best at times. They have tried to blame us for the downstairs tenants apartment flooding due to an overflowing toilet, not sure how it's our problem, we only live near them and weren't even home when it happened.... Luckily my husband fielded that call, he has a cooler head than I do with her (mgr). The walls are very thin and we could hear our neighbors talking, before they left, and we do have one neighbor who likes to play his music super loud quite often. The upside is the community is relatively quiet and they are pet friendly to a degree. There is a green area With a walking trail and small playground very close which is nice as well. Last but not least, this is a place to share your experience at this complex, quit acting like children if someone gives it a less than favorable review, you don't know anything about their experience and it's awesome you love it at this complex. So grow up and understand people have a right to express their opinions.”
