“HVAC and Noise issues, Broken Mailboxes, Some Improvements The crime situation has improved since around January 2025 as the gang members and homeless people were kicked out of vacant units. Still, you must be prepared to defend yourself and your home at all times. At least until recently, if you called 911, the police would not answer the call or say they were too busy to come. But supposedly, the city has hired more police officers, so the 911 situation may improve. The mailboxes remain broken. They have been broken since 2023 according to the local post office. The management companies have talked about repairing the mailboxes, but the owner is said to be unwilling to pay for the modest cost, estimated $20,000 which would be covered by annual rent payments from just 2 apartment units. Recently, the local post office threatened to suspend delivery until the mailboxes were repaired. But after a few days, the post office resumed delivering to the leasing office, where mail has been going since the new management company (Gemstone Management) took over in mid-August of 2025. One personal issue for me has been the odor problem. When I first lived in 108, there were constant odors (cigarettes, marijuana, etc.) and I thought the ventilation system was connected and I could not avoid the odor problem. But recently, when I reported odor problems again in my new apartment 905 (marijuana, cigarettes, paint smell), the maintenance person told me that my HVAC system was self-contained within the unit and I should not get air from other apartment units. Nonetheless, the odor problem has not been fixed months after I reported it. I told the apartment manager that I just needed my unit free of ventilation problems, that she did not need to address any structural problem producing ventilation issues in other units in the building. So I have been considerate of their concern about cost. Tired of the odor and bad air quality in the unit, I have bought 2 air purifiers and now run them non-stop. The one by the bathroom where the odor comes through, turns orange and red often, especially when there is marijuana odor, indicating poor air quality. More concerning is when the air purifier turns red and stays red for a long time when there is no odor, indicating harmful odorless air coming into my unit. Another problem is strange and loud noise in the units where I have lived. In 108, I suffered from months of loud noise coming from the boiler room. Despite the obvious source which I suspected from the beginning, the management office pretended not to know the reason, and I ended up with a modest hearing loss that I must wear hearing aids for the rest of my life. Then I was moved to 905 after I had filed a lawsuit finally to address the issue. But shockingly, I have a similar noise issue in my new apartment. The main difference now is that I sleep in the living room away from the bedrooms where the noise comes from, and my hearing loss in a way helps me endure the noise problem better (I still use earplugs at night when the noise is the loudest.) On the positive side, the new management company is doing a better job than the previous management company. Still, I hear tenants complain about roaches, rats, and repair issues depending on the unit or area. One thing about available units at any point in time: the vacant units are vacant for a reason and tenants move in and out of the same units all the time. So buyer, beware.”

We have gone through some ups and downs with management but never this bad. When the new management took over for the first couple of months everyone was so attentive but it has gone downhill since then. Our ceiling has leaked various times and it took months to fix. My bedroom furniture was in the living room since it took them months to finish the inside of the ceiling. Management is not responsive. It is almost as if you have to "nag" at them in order to finally get their attention. Recently, I asked if our carpet could be cleaned and was told only during lease renewals...well we did renew and they never brought it up and was told it passed so have to wait until next time or they can place an order but will charge us. I was okay with this and it has been 2 weeks since I heard back. Now for Easter we were all sent a text our cars would be towed if not registered. Of course, the registration portal does not work since we were told they have not finished entering our information but that the towing is still in effect. So basically I cannot park inside even if I pay rent and will be towed because management is incompetent to complete their work in the first place. DO NOT RENT HERE IF YOU WANT TO KEEP YOU SANITY AND ENSURE YOUR MONEY IS WELL SPENT!”

It took 3 months to get my air fixed when Jessica was manager. She lied and constantly and would not return my phone calls. I have had my car broke into, and the office had my car towed from a parking spot I parked in for over 2 years. The new managers are just as bad. They lie, they won't answer the office phone. And they won't return phone calls. Forget getting anything fixed here. It's been over 3 months now that I was suppose to get a washer and dryer. The ones they have on property do not work. There is one washer that accepts money but does not wash properly. So your clothes still come out dirty. The roaches are bad here to. There are no lights in the parking area now. So it is pitch black back there and unsafe. These people never fix anything here. They make lots of promises and act like they care. Don't be fooled.”

They do not answer the phone and you can't leave a message because it's always full. It took me two months (!) after countless requests to receive a copy of my lease. Their excuse was that the printer was broken. That is not an acceptable excuse for a two month delay when there are numerous stores that offer copy/scanning services - and I had offered to borrow the lease, copy it, and return it within the hour too. When I finally did receive it, it was scanned so poorly it is not legible, but I gave up at that point. The only maintenance problem I've had (key change) has also been handled equally poorly. After paying the fee, I was told the key would be delivered that day, so I waited at home. Nothing arrived, no communication. The next day, I followed up. I had to leave work early to pick up the key. No apologies for the miscommunication or inconvenience. Later when I went to use the key, it doesn't work. So they either gave me access to some stranger's mailbox or changed the wrong lock. I would also like to find out contact information for the property owner or management company because, while I don't have many other complaints about this complex, I'm tired of every simple request turning into a Kafkaesque nightmare.”

Pit Bulls, roaches, lighting not replaced for 6 months. Management is not educated on how to run apartments and maintenance for the grounds is not aware how to do things correctly. Good ratings are done by past employees. Jessica is rude, doesn't take care of problems and is not pro-active of conditions of property. If you question if repairs are being done they say it is next on list, they do not do it ever. Very Bias on who they rent to, do not follow laws protecting renters. — 2900 Briarhurst Dr · Houston“I have lived in these apartments for over 6 years and have had my share of problems (just as you would anywhere). What I am reading in these reviews is appalling. What many residents forget is that it isn't managements fault a lot of the time and they have people which they must answer to. In response to the bad post about Jessica, you will get the courtesy which you give. She is fantastic. Lord knows I have had my share of leaks and all my issues were taken care of in a timely and professional matter (this is an older complex not a 2016 build so what exactly are you expecting). As far as the "bugs" they are called roaches and we live in Texas. They regularly spray the complex (at least the part I'm in) and try their best, but if you are having a problem that seems excessive they will come spray again (not just regular sprays). The complex has A LOT of greenery so it goes with the territory. As far as the posts about maintainance, the crew is great. You just have to be logical in your requests, it is a VERY small staff and they have A LOT of units to watch over... Overall you get what you pay for, it is one of the lower priced I've seen in the area and you are blocks from the Galleria. I love this complex and would recommend it to anyone. As far as the front office in the 6 years I've been there (aside from the girl who was there when I started) NOT one of them was as timely and professional as Jessica is now. Not to mention they NEVER stuck around for more than 6 months, so maybe there is more than meets the eye... Jessica if you read this you do a fantastic job! Would probably move if you weren't around because truly I've been through bull$hit with other managers ...”

In addition to persistent roof leaks and damage to my personal property, we had roach problems and loud, inconsiderate neighbors during the last few years of my living here. They illegally collected a water and trash fee, despite a lease that stated those costs would be included in the rent, and no one is ever in the office for you to talk about any issues you may have. I finally moved out recently and had to threaten legal action to recover my deposit, it took over two months and they still refused to refund part of my deposit, saying they have no record of me paying it, despite my providing a copy of the deposited check from over 7 years ago! So glad, I was finally in a position to move into a much nicer place rather than make a lateral move. Stay far away from this place, don't be seduced by the location or price! Run!”

I notified them of this via email. Later I mentioned it again and they lied saying they were unaware- so I forwarded my previous email again. When I moved in I had an apt with W/D connections but they said I had to rent a washer and dryer from them for $50 a month rather than using my own! So I had to sell my own personal washer and dryer to rent from them! How ridiculous! They gates are old and frequently broken. It closed on my car as I drove through and knocked off my mirror. They did not reimburse me for this. I wasn't following anyone else in, I was entering as usual with my remote. While I lived there I had rats in the walls for over 8 months that would keep me up all night. They cut a hole in my ceiling above my bed and never properly fixed it. The ceiling above my bed caved in after a rain ruining my mattress. Then the clean up crew got paint all over my bedding when they came to fix it a week later and without notice. A couple months later the ceiling was caving in above the living room area. The painters got paint all over my patio furniture when it had been a month since a notice that they may be painting. I delt with roaches constantly!! I kept Raid in multiple spots in the apartment so it was near by when I saw one. They frequently popped up in the shower drain while I was in there! I had wasps in my bedroom and they tried to tell me they probably walked in the front door with me. I had to go outside and take a picture of a wasps nest/bee hive on the outside wall of my bedroom to get them to actually believe me. I steamed my own carpets before I left and painted my own walls with their paint before I moved out and they lied that and only gave me half of my deposit back!! I have never not received all of my deposit back at any other apartment! I am a neat freak. At one point I had neighbors who were dealing drugs out if their apartment! I did not feel safe! Another neighbor had to take them to court because of damages to his car! DO NOT LIVE THERE!!”

Even if you are not lucky enough to have your car towed multiple times in a year, you can always go to work with your shoes and pants wet due flooding caused very often rainy weather in Houston. Also, I would like to thank the very long-lived residents there (AKA Cockroaches) to keep me company from getting lonely. However, I don't blame the management for lying about the security history of the community and the management is not responsible for my sister's bad luck to be rubbed at a gunpoint right at the always open gates to everyone. My car was broken into twice, then hit (no note left) all while parked on the street. After being told my husband and I would get the entire deposit back, and always hearing that they're working on it, we decided to take the owners to court 5 months after we should've received it. Don't move here, it's not worth the hassle..or the insanely high rent for an apartment that has no updates.”

Some of the corridors are infested with cockroaches and fleas. If you have a pet, be prepared for Vet visits. Some tenants throw pet urine off of their porches to the corridors causing awful urine odors, and making it a hazard to human and pet health. If you are squirmy about insects or have allergy problems, do not move here. Trafalgar is a haven for insets and pollen. Recommendation to owner...hire competent customer focus employees and stop hiking prices for water, trash, and parking permits; and most importantly, have some concern for the health safety of your tenants.”

She was snobby and didn't want to help any tenants with any issues. That was a big decision in me moving. They were promising for the past year to fix the pot holes in the parking lots and never did. Just recently a new manager has been in the office and in the small time frame she's been here I have seen improvements! When anyone walked pass my door I could here the entire conversation! My apartment flooded because of the air conditioner and they put a big dryer in my den but had no intentions of replacing the carpet (next thing is mold). They gave me a good price on a one bedroom/den plus washer/dryer but soon things started to go downhill. No more assigned parking and the manager told me that I was never promised assigned parking just covered parking! Although I was assigned a parking space when I moved in! There were people who used the pool who did not live there because anyone could get in. And yes the gate surrounding the complex was hardly ever working! The manager was unhappy and sometimes would not smile or even speak to me as a resident! I was there one year, had no pets, and they kept my entire $400 deposit! I'll let you decide whether you want to move there.”
