The apartment was no where near move in ready the day I signed my lease despite them having an extra week to get it done; and it is still not up to standard. If that weren't enough the manager is impossible to get a hold of. She has refused to answer the many calls and emails I have sent her. She has also refused to give me the information for her superiors. If you are considering this place as your next home PLEASE reconsider. I would not wish these conditions on any one. I had to give this place a one star rating only because having a zero star rating was not possible.”

I like what they have done to the exterior of the buildings, shows that they care about the community. Maintenance is pretty good a little slow sometimes but the lady in the office explained they were short staffed a few days. The community is quiet and close to everything. I think for the money its a great deal and a nice complex. I have already recommended a family member to live here and received my referral.”

Completely un-professional, a complete liar, rude, very limted communication skills for working with the public in an office environment, something is wrong when they completey interupt you in the middle of your sentence, then screams at you when you try and obtain some type of further clarification on an issue your having with the complex. This is probably due the PPM not thinking of a lie quick enough to cover their tracks. There are lights out through out the complex, very unsafe for the women and small children that live there. Floods like crazy when it rains, in the summer the pool is in terriable shape and don't rent a unit next to the dumpster, it smells so bad there it is practically toxic because they only have the garbage collected once a week instead of twice a week. If you want to live in a clean, peaceful and quiet place DO NOT move here. They are very nice when they are trying to rent out the units and earn a leasing commission but once you are living there you will be treated very, very, very, badly.”

It was great living here when the previous manager was here, than PPM left and the new management came in and then they hired that thing that lied and got the old manager fired. The THING is back! The repulsive thing that is very rude and unpleasent to be around! The thing that talks at you and not to you! The thing that cuts you off when your speaking and tells you that the conversation is over and they are done talking to you when you prove them wrong no matter how nice you are to them! Since the THING came back nothing gets repaired. Since the THING came back you have to call and call and call just to have something repaired. I am pretty sure the THING is doing it to me on purpose because that is how vengful the THING is. As soon as my lease is up I am moving as far away from this place as possilbe. Too bad! Lamonte Park is actually a nice place to live... On the bright side, the new owners won't have a problem if they want to do up grades because EVERYONE is moving out right and left.”

They are braking our leases left and right and now want to charge $60 for water when we were paying about $40 only a month ago. We had valet door-to-door trash service but now they cancelling that. They are taking away any amenities we had left. and they now never respond to maintenance request. This was and still can be one of the nicest properties in the area, but all that is now in jeopardy. — 3737 WATONGA BLVD · HOUSTON“Rented from June 2012 to June 2013. A 2 bedroom, 1.5 bathroom, 2-story unit cost us $900/month utilities. Grounds are taken care of every Monday. The maintenance man is fast, friendly and effective. Neighbors are quiet and courteous (notwithstanding the odd resident that refuses to get a muffler for his truck or the occasional drunk teenagers yelling in the parking lot). The major drawbacks include: LOUD train horn at all hours of the day and night due to the nearby intersection, distressing and unchecked roach problem (small roaches; no extermination in the year I have lived here), questionable towing procedures (no warnings, multiple cars towed in the middle of the night, staff-towing co. relationship that smacks of conflict of interest), incompetent manager whose job seems limited to finding excuses and taking smoking breaks, a number of residents do not pick up after their dogs so you have to watch where you are walking when in the grass, and frequently broken gates allowing unchecked entry into the complex. Only once over the course of the year was the pool too filthy to use; it is otherwise well maintained. Lastly, having 290/610/10 nearby is theoretically convenient, but most of the time I avoid it because of the traffic (which hasn't gotten any better with the 290 construction).”

Gustavo and his crew are immaculate and (when they are given the work orders)come over right away! He really tries to work with the little he is given and can usually get the job fixed, as much as it irks the management. You will get ALOT of non resident traffic in the pool (usually late at night), but the courtesy officer takes care of that ONLY if you call and complain of course. The ACTUAL residents are all working responsible individuals, but their guests leave much to be desired. Parking is a nightmare b/c 75% of the vehicles are not residents, towing is not enforced, and the parking stickers that do exist are too light to be seen thru a back window (if you have ANY tint). It was not the worst experience but far from the best. We moved in while our house was being built, in order to stay in the area. Rent is average for the area, but we found out our last month that we were one of the units getting charged $50 more simply bc we didn't know any better and didn't argue with them (thinking they'd be fair)...”

I have lived in 3 apartment buildings in my life prior to this one and have never been taken care of this well. The manager Carolyn always takes care of any issue I have immediately and is always exessively cheery and friendly. The maintenance staff (thanks Gustavo!) is extremely responsive and friendly. I have read the other complaints and I have to disagree, I have always felt safe in and around my home. Even during and after hurricane Ike, when the neighborhood was a very scary place, I felt safe inside of these gates. The gates are always working, which is hard to find in this area, the grounds are immaculate, and it seems like every year they find something on the property to update, from the porches to the outside paint to the gates around the perimeter. There is plenty of parking and I can always get a spot right in front of my door. I know that many of the renters here stay for many years and it does not surprise me at all. Please take any and all reviews with a grain of salt. Some people are just impossible to please.”

We went on a referral from someone we knew that used to live there. I admit, when pulling in off of the freeway, I was a little scared and hesitant about the choice we made without having seen the property beforehand. Carolyn was extremely pleasant and helpful the entire time. Not knowing the area at all, I can honestly say it wasn't that bad. There did seem to be some riff raff across the street, but we never experienced half of the things most of you are describing. We did have an instance where after some really heavy storms about a week straight, there was a leak in our roof. It got fixed immediately. When our thermostat went out, it got fixed immediately. When the fridge went out (due to age), it got fixed IMMEDIATELY. The management company might not be that great, but the manager is, and does the best she can with what she has; based on the age of the property. We have not had problems with this property and would gladly move back if needed an apartment.”

Several people held up a gunpoint, one man shot dead in the parking lot, cars stolen right off the property and several other broken in to as well. The manager doesn't care about tennants except for her friends that live there. All other residents are treated like something she scraped off her shoe. The property has only one ammentity which is the pool. Last year it was always so dirty and alge stained that decent people would not get into it. When it was cleaned it was filthed up soon there after by residents who had their kids and all their huge extended family's kids in it. The foundation of several of the buildings is cracked. They just tape it over and paint over it. Safety there is a joke...going out after dark is not recommended as you most likely will be accosted by the thugs that hang out there...also the neighborhood is bad. The gas station across the street is a crack hang out. Live in this apartment at your own risk”

The people they are renting to now do not have respect for other peoples property and think rules and regulations do not apply to them. In May of this year my car was stolen right from out in front of my apartment. A woman was robbed at gunpoint no more than 30 feet from her home and one man was shot to death on the sidewalk inside the property last year. In short it has become one of the worst areas of Houston to live in (imho). If you are looking for a decent place to live look else where because the hoodlums are taking over LaMonte Park Townhomes. It will be a ------ as the surrounding apartments in record time.”
