Not only did she try to turn us away when we told her, but she has had nothing but an attitude with us since we presented the problem. Corporate never answers their phone. We had to pay for hotel and relocation all on our own, and they offered nothing to help us even though we couldn't live in our apartment. We were good tenants and always paid our rent on time. In the end we had to deal with a huge rat, no help from the leasing manager, or corporate. Don't spend your hard earned money here unless youre okay with rodent and pest infestations.”

We had new manager last July/august who was AMAZING and got the property really cleaned up and out. Now in april, because other mgr did so well cleaning out the -------- and trash off the grounds, we were 'under capacity ' so we have a New mgr who within a couple of weeks is keeping -------- selling drugs out of their apartments and moving in friends, and our dumpster area, once controlled and cleaned up, now has broken glass surrounding it for a week. If one company is going to be so shoddy, (and I'm paying 1250.00 a month,) I can find a house for that. It's upgraded and look nice , the bugs are minimal but I treat and have bug maintenance, I don't need the noise, or the fear for my children's safety, being a part of a dirty complex who just doesn't care about who's on it as long as the rent is paid. I expect to be taken care of, and I have many friends of many cultures, but these -------- seem to think they run things and I guess new management seems to agree. Plus we have housewives that are nosy and do nothing but sit outside and gossip, I don't have patience for it. I work too much to worry over and over again about my wife and children's safety and sanity. I don't know if I will renew. Depends what happens in a month or 2. No burglary, that I know of. Grounds were ok until recently, no pool access (pool was fixed last winter) shoddy neighbors who drink, pee on their porch and grounds, or sit by dumpsters and stalk, and a new mgr who just doesn't seem to give a ---- about anything but numbers. Up until April 1, it was getting better and I was happy Old mgr even replaced all the bad laundry facility with a new facility, it's really nice now. I'm really pissed, this mgr took good care of her tenants.”

The maintenance staff is very helpful and responds quickly to needs which is great. The Staff is also very professional and polite. I currently reside in the community, and I can honestly say since Cheryl has been the manager the community is a lot safer than before, all repair issues are repaired in a timely manner, the overall look of the property is well kept. I would recommend anyone looking for a peaceful place to live to come to Terrace Villas.”

Last week we saw a guy out in the front of the apartments peeing! And of course its not like we could go report him to the front office, the new management team decided they were going to be closed all weekend and the only way to get a hold of them would be during the week. Any normal adult works 9-5 with a commute to and from estimating around 30-45 minutes. When this new management team came around nobody even knew there was no letter sent out until about a week ago and they have been around for atleast a month. When I asked why there was no letter sent out the response i received was "Oh some tenants got a letter and some didnt" My thought was (ok and that helps the residents who didn't get one how?) Just as well the water was cut off and nobody received hot water for 4 days! We were stuck taking cold showers!!! I do understand that this is a second chance apartments but residents still pay money to live there! How is this fair to them?!?! In the past two weeks it has rained pretty hard and on two occasions (that we are aware of) water has come in to the apartment from under the wall. When I told the associate at the front desk she said "Well there's really nothing we can do about it." So are we supposed to live in a mold infested apartment?! As of right now I am paying over $800 to live in an apartment where more than half the residents sit around drinking day in and day out, water comes in my apartment every time it rains and the wood is now coming up, my room smells of mold and if i want to get a decent parking i have to get home before anybody gets off of work which is nearly impossible seeing as most of the people living here do not work! The washing area has dirty equipment and most of them do not work. I've wasted plenty of money in there only to find out my clothes didn't get washed or didn't dry at all. I would not recommend these apartments to ANYONE!”

It's Monday now and nobody is to be found in the leasing office. The landscaping is far out of date and every time there is a decent rain storm you better have water proof boots because the walkways all flood. Many of the residents have no respect for the common living environment. Beer cans and other trash are tossed at random into the shrubs and around the parking lot. The other day an unknown neighbor was nice enough to leave an empty 12 pack of beer bottles behind my vehicle. Dumpster regularly overflows and the surrounding area will be a mess. The laundry rooms and machines are disgusting. Half the machines don't even work and the amount you'd pay is at least equal to going to a reputable "laundro-mat". I will not use the facilities in their current condition. Improvements have been promised since I've lived here. My apartment itself is fine. The flooring, appliances, etc are all in great condition. Lately all the exterior lighting has been out as well. Given the poor condition of the walkways and landscaping this creates and increased risk to any that need to traverse the grounds at night. ***Update: Hot water and exterior lighting was restored later in the evening after I posted this. Something to do with transfer of services getting missed during the recent transfer of ownership (second transfer of ownership in the past year, it's like a hot potato) The laundry facilities, walkways, landscaping, etc, all still in poor condition. Parking: You can either pay for a reserved spot ($20-$35/month) or take an un-assigned spot. When they started this I elected not to pay for a reserved spot. That turned out to be a mistake. I came home late from work a couple times only to find there was no unassigned parking available anywhere on the property. So I relented and have been paying for a reserved spot. Sometimes others will choose to park in my assigned spot. Called the towing company a couple times.... 2+ hours before they could get out there which would keep me up waiting till around 2:00am. Since all the un-assigned spots are full that time of night...... no good options really. Before they started this assigned spot business parking was never an issue.”

The consultants are very sweet people until questions are being asked, I lived here for a year with no problem nor issues outside of filters not being replaced, water turned off every other week and being blamed for "pantyhose" being flushed down a toilet (mind you I have no children) and threatened that I may have to pay for the plumber they had to call out. I asked them to be sure they had proof, I never got a call back when I called they said not to worry about it , it was an easy fix. hmmm? Now comes my move out I paid a 700 dollar deposit upon move in. Naturally I did my best to be sure my apartment was damn near the way I found it, What I'm seeing is they would rather not give the deposit back at all they've threatened to charge me for trash that isn't mine , for a full cleaning when I scrubbed every inch of that apartment and a water bill thats billed 2 months behind ? (which doesn't make sense because I have paid water every month for 12 months) so am I paying for someone else's water ?confused. The communication between the consultants is lacking they are never on one accord, one will tell you one thing and the other something completely different. The women are sweet people I'm sure they always were to me up until about 3 days ago. The apartments are not worth the amount you pay , the residents stay outside in the parking lot everyday , throw their beers all on the grass, play their music full blast on week days (my bed has shaken a many of times ) for 880$ Go lease a luxury apartment , with no hidden fees and mature residents. Harbortree will drive you crazy.”

So when I come home at night now it is quiet and well lit. I have requested work be done in my apartment in the last 4 months. It was done in the same day or the next day. Mainteance always leave a note tell me what was done. The staff seem to really care about the property and the tenants. I have no compliant about this property it is a relly low rent and it is an older property but they care.”

The staff lies and is rude. They never fix anything. Manintenance people always run off because they dont get paid. The parking lot has speed bumps that are awful, there are pot holes in the parking lot too! They dont have great lighting - lights tend to go off in the parking lot areas and dont get fixed. The noise is horrible...Loud latino music plays all the time. There is no upkeep or landscaping - or if there is its pointless - they cut down trees in the summer -- so it makes elec bills go high. Staff is very unprofessional. Must have just been hired off the street. The laundry area is terrible...old washers/dryers...seems unsafe to do your laundry there. I would not move here unless you are here illegally. There sure are lots of people crammed into these apartments.”

Room lights would go out again and again. Plugs sparked. Office staff? Maitenance? where? Parking lot always full of glass. Should be condemed if they are not going to fix to city code.”

I had made several stops to speak to Adriana about the apartment that they claim they had available for us. I put down a deposit and application fee for them to process or application and hold a unit that was not available. This was almost two weeks before they knew we were moving in and all they could do was come up with some bogus lie about why they didn't have a unit available. Then they told us that we could come and pick up the deposit but we still had to pay for the application since they already processed it. We were furious when they said that. It would only be fair to refund all of the monies since they were the ones that screwed up and admitted to doing so. People put down deposits to hold a unit and people pay application fees so that they can verify information so that you can move into a unit that is available to move into. They didn't have one and know they didn't but they took our money and processed an application for nothing. So we are out of $35 for what there mistake. It would have been fair to just admit they made a mistake and give us a full refund. Not say oh I am sorry we don't have what you want but you cant have the application fee back because we already processed it. I had problems with them returning my phone calls. I also called their management company (Productive Property Management) and they never returned my calls either. These people are running a scam with there application fees and I would never recommend that anyone live in that complex. If you cant even be professional and upfront before signing a lease or get the management company to return your phone calls, just imagine how you will get treated as a tenant.
