“This place has a new management company and a new manager. The change has been SOOO good for this property. The pool is now open ! (been closed for 2 years) The front is beautiful with flowers. At night the lighting has been fixed and isn't pitch dark anymore. I can't even complain about anything, the people in the office are the absolute best. I was going to move out but plan to stay now. OH and the prices are great... Good luck finding something better in this area... NO Way! THIS IS HOME!”

— 12655 KUYKENDAHL RD · Houston“I love ---- ------- and ------ --- since they have been gone ---- is the only one here with love my ---- I go to here before I go to them trust me wen I tell u good person now overall This place has went down hill we wasn’t being frauded and over charged all this stuff they have now was not going on the beginning of this years so now here we go we the tea I spoke with ------- ----- about the fees from July my bank also went over my payments with him he was stuck lookin at the lager balance I stated my point exactly u lookin how I was lookin trying trying to see where this fee come from rite do mind you it wasn’t on they’re last month or the month before that or before that so if u had a fee 34.81 then why wasn’t that fee covered apond me paying off the remainder balance he avoiding given me a straight answer by saying he didn’t know … so if my rent 1077 n it’s fee from the last month 34.81that mean if I paid 1,185 that fee should have been taken care of along with whatever the balance that was due for that month wen I over paid which he admitted to so he told me well u got fees so by time I make payments other fees has already started to accumulate wen everybody know wen u doing ACH payment thru ur bank it’s gone allow you to over draft if your in good standing with your bank so therefore u let a balance go that long for 4 months and all the payments I’ve made ach via bank account so y didn’t it covers none of that from July anf I made a couple of payments in July I’m still didn’t cover the past due balance and here we r. November all he can do is laugh and say I don’t know and then he knew that I knew what I was talking about and askin about I got under his skin n he told me well u gotta pay them fees okay he began tellin me the overpayments I had been making had credit in my account so there for again why wasn’t the fee takin from account when I made the payment twice in July and august so if the credit was Eatin up all the fees well what bout the payments from July that rolled over as I say that should have been ate up to along with the payment that was made for that month of July and august he couldn’t give an honest answer so he had to Make up things to cover up the truth y’all say any pass due balance will roll over to the next month rite so if that’s the case n I been over paying y’all why is there still past due balance if past due balance still owed it will roll over to your next month so again why do I still have a balance not to mention y’all are n Debt which is something y’all had going on long before y’all became problem property management at the Augusta it is against the law to over charge tenants for anything that’s not suppose to be there that not in our lease in Augusta north tenants didn’t agree to pay y’all debt that was accumulated before y’all came to this property ------- and -------- so then I asked ------- if this balance was past due why wasn’t it taken Along with the balances that was paid I $600 and then paid 550 then come august I paid sept paid oct paid November with e fee from four months ago rite supposedly a fee and if I didn’t pay anything why didn’t I get an eviction for October or a notice cause it was lies bottom line they are fraudulent with towards the tenants plus we are being over charged and paying 4 different trash fees along with they’re hidden fees that was not communicated to the tenants also they coming up with all Kinds of stuff for us to pay cause disrupt property management is in debt and it’s illegal to over charge tenants for things that they shouldn’t be getting charged for so when I tell you they have the right and wrong tenant please note I know my right as a tenant and I know my rights overall anytime you have a past due balance and it roll over to the next month if you and when you over pay the amount that’s owed and you tell me u don’t know why it wasn’t taken out with the total balance he stated that go towards fees for the next month that’s don’t make sense how if it’s on here now n I paid why it didn’t do that then he couldnt give me a try answer u showed me u was doing fraudulent things which is why you avoided being fully direct with me how if all the fees for that next month is round up to the bill amount for that month of rent everything should come out in total including whatever past due balance so here is where I go over your head yea I’m adding my info cause me being whom I am I come with facts and nothing less y’all are a fraudulent company stealing from the Augusta north tenants y’all still have not come fix my both room with black mold on the bathroom ceiling I been here 4 years n I told him that I know hwo this online system work if u have a past due balance it will all be included together past due and current rent so how y’all let 4 min tos go by and the payment never was takin from my account when it wasn’t there last month or the last few months ago and seein I’m showing y’all my proof it don’t stop here”

Their communication is very bad. it’s by far the worst apartment ever mostly for the service and workers. Imagine getting your rug cleaned on the move in day. Maintenance doesn't do their job and closes out tickets before ever coming up your apartment. Management is rude, they lie, they don't care about you or your family, and they try to cover up their mistakes so get everything in writing twice! Management will blame everything on you and if you don't catch their mistakes in a "reasonable" (next day) timeframe it's not their issue anymore. Gates are always broken and you hear shootings once or twice a week. The apartment next to me had roaches so bad my neighbors ended up moving out. Thankfully it didn't spread. The roof leaked in my apartment and it took them a month to fix it. Maintenance doesn't knock and walked in on me while I was changing...”

I was able to take advantage of the move in special they offered and They made the entire process QUICK & pleasant within 20 mins I was approved and ready to move in. Not being familiar Houston prior to moving here there was a few neighborhoods I wanted to avoid well I ended up in one of them (greenspoint) HOWEVER these apartments don't fit in that "Hood" category at all actually it feels more like Spring,Texas which is a few minutes up the road. I love my unit and I got the garden tub I longed for & huge closet. The grounds are kept clean & green and it's very quiet at all times of the day/night! The balconies are a nice size and the layout is just what I needed in a 2bdrm 2bth the rooms are far apart. The kids and I have our own space! The pool area is beautiful with grills, Theres a playground and a pool. The location is great very short distance from stores and food places, and the interstate is easy accessible as it sits 1 block away but without the noise of traffic. I recommend The Augusta North it feels like home!”

I completely understand, but we have had leaks in both the kitchen and bathroom and it took some time to fix it. Also, they have only come in 1 time to change the air filters and the air vents are black from all the stuff that comes out of there. Can you imagine having to breath that on a daily basis, at times I don't know if it's my allergies or me having some issues because of that. For the most part the apartments have been alright, but way too expensive if you ask me for what you're getting.”

I've had two major leaks in two months where they had to cut open a wall. The laundry door has been off for 4 months. And was hanging off on day one. Every cabinet door handle is crooked! Every one! Like a 3rd grader installed them! It's ridiculous. I invite you to send someone from corporate to come see for yourself. You would be embarrassed for your company. I am a facilities maintenance professional of 20 years and there is really no excuse for some of this sloppy work.”

The community manager - Alicia, at that time, was sooo accommodating. She was extremely helpful and competent. Since she left, things have definitely changed. Ofcourse, Covid-19 and the current pandemic has played a huge factor in the lack of accommodating factors, here at The Augusta. When things go wrong and need to be maintained, I feel that it takes an unusual amount of time to have repairs made; but I know the team is attempting to try their best. It is also EXTREMELY hard to get intouch with the corporate office or higher management, when you can't meet common ground with the community manager, which is VERY disappointing and reflects very poorly on Portico Properties. With all being said, I do feel safe at The Augusta and comfortable; but this will be last year at my residence. My best advice to the community management team: Aim to be more accommodating, say "yes" when you have the ability make things better, aim to please the resident, and be more RESPECTFUL of the residents.”

I have three things out in my apartment now the office said they were short on maintenance crew and they were only handling emergency right now! 3.I have called several times on my neighbor because she leaves trash in front of her door for weeks.”
