“I moved here on June 30, 2021 in one of their 1bed townhouse and since then I have been registering complaints about my bedroom ac vents not flowing air and every single time I receive an email that my service request is completed but in actual nothing has been done yet. I talked to their Maintenance manager as well but no action has been taken yet. I registered another complain about my shower rod 5 days ago and still, no action taken. I have never experienced such a service and pray that no single human being has to bear this ever. Never recommending this to anyone.”

“I give this apartment "NO STARS" this is apartment was the WORST APARTMENT EVER FROM BEING ROACH INVESTED TO HAVING MOLD IN THE AIR VENTS AND WALLS. Also they know about it and don't ever do anything about it until YOU CALL THE CITY OF HOUSTON. I was living their for 7-8 months of my pregnancy and this was so horrible and stressful and not to mention it was mold in my apartment which is harm to me and my baby. Also the apartments gave out my information to my stalkers and they stalked me my whole pregnancy, jumped on me and damaged my vehicle while I was pregnant and the apartments did nothing about it and tried to hide the incident. The cameras don't work and also this is no place to raise your kids people steal the maintenance harass you and knock on your doors flirting so scary for any woman living alone. I would be scared for my little children the maintenance men are CHILD PREDATORS. These apartments made my depression and anxiety worsen to the point I had to be hospitalized during my pregnancy from all the threats I was receiving from my stalkers thanks to them because they gave my information out which is against the law!!!!!! I hope they get shut down because they have a huge law suit coming their way”

“This was the worst place I've ever lived! First month ceiling started leaking and 3yrs later same water stain on ceiling. Maintenance never fix anything. I've only lived here so long because I got a good deal (get what you pay for) and I was saving to buy a house. So happy to have accomplished that and got out of this place! Was robbed at gun point, car broken into, tires stolen, nails sticking out kitchen floor, became infected with roaches. Cameras around apparently but never catches anything. Steer away from this nightmare”

“Hi. if you are looking for a new apartment. I can advise you to go somewhere else and not come here. This place does not work. supposedly on Friday they sprayed the roaches in my apartment. Today, Sunday, I was having breakfast and a roach crawled up my leg. later another one went up to the table. I call this a smart cockroach. It seems he was so hungry he had to go up to the table in search of food. I ask one more time. what liquid they use for insects. Well, I say with this that I saw today. candy. It's a disgusting condo.”

“I wish I could give this place a NEGATIVE 10 stars. This place was HORRIBLE. Please don't come here. I would not wish these conditions on my worst enemy. Just a few of my problems . My air conditioning went out 3 times during the summer. The guest bathroom leaked on 4 different occasions causing a mold spot to form and they did nothing about it. During Harvey water formed in the walls causing more mold and I watched the demolition people just paint over so it's still a mold issue in the apartment. The carpet through your the apartment doesn't meet the wall. Altogether the apartment is a piece of ---- and so are the managers. They aren't knowledgeable at all. Don't come here please it's the absolute worst apartment I have ever lived in.”

“I HAVE BEEN HERE SINCE 10/14 AND I AM A CURRENT RESIDENT!I HAVE PUT MY 60 DAY NOTICE IN AND CAN NOT WAIT TO LEAVE! EVER SINCE I MOVED IN THERE WERE ROACHES AND I TRIED BOMBING AND THERE PEST CONTROL. NO LUCK. THEY STOPPED FOR A WHILE BUT HAVE COME BACK IN THE LAST YEAR. THE GATES ARE ALWAYS OPEN AND SOMEONE HAS BEEN BREAKING INTO CARS STEALING CHANGE. THEY'RE NEIGHBORS THAT ARE LOUD AND HANG OUT. THEY THROW TRASH OUT SIDE THEIR BALCONY AND THE OFFICE HAS DONE NOTHING ABOUT IT! PARKING IS HORRIBLE AND CARS WOULD GET TOWED OFTEN EVEN IF YOU LIVE IN THE APARTMENT WITH A STICKER. THE FINAL BREAKING POINT HAS BEEN RECENTLY. I AM 21 DAYS AWAY FROM LEAVING THIS ROACH INFESTED PLACE AND I GET BACK AND SOMEONE BROKE INTO MY APARTMENT. THEY PUSHED THE WINDOW IN(that shows how cheap the windows are) THEY TOOK JUST ABOUT EVERYTHING THAT COULD BE SOLD. THE APARTMENTS WERE NO HELP. THEY SO CALLED HAVE CAMERAS BUT WON'T WATCH THEM AND THE SECURITY GUARD IS ALL OF A SUDDEN NO WHERE TO BE FOUND. THIS HAS BEEN THE WORSE BY FAR AND I CAN'T WAIT TO LEAVE. !!!!!*****DO NOT MOVE HERE!!!!!******YOU WILL REGRET IT FOREVERRRRRRRRR!!”

“I'm a current resident of the Aberdeen Apts now called the Ashford Aberdeen. I have been living here for the last 5 months and I am very happy and content with the new staff and the changes compared to the old company. The changes are good for the residents because residents that had moved out had ways of coming back and destroying the property. The manager we have now has made improvements and you do see her and the inside staff outside walking to see what needs to be done in our apartments. Our maintenance guys respond to work orders in a timely manner. I have referred several friends and family to come live here. Old reviews old staff. And yes I had a few insects and extermination came and insect free. I highly recommend. Friendly faces and always in good spirits like family. We have had resident events that the Aberdeen never had until our new staff arrived.”

“This place is horrible . I am a current resident . Don't waste your time , they don't fulfill work orders. Just a week a ago they had three cars sitting in the parking lot that looked as if they had been a product of a drink driving incident . They make changes without ever properly notifying you. They recently changed the gate access codes and decided that they were giving out new permits and started towing cars away without proper notice. They don't exterminate I have hire outside extermination services. They have leakage issues . Mine was that related to air conditioning . They have a lot of hidden charges and they don't tell you about . And the list could go on. I would never recommend this place to anyone , I am currently terminating the lease early to get out of this rathole every negative rating you read is true, I discredit them and reason that these were just mean tenanats , but they were right ,”

“This apartment complex is by far the WORST apartment complex in Houston and definitely the worst complex I have every stayed in. 1) There are roaches EVERYWHERE. I am not spaying I would see 1-2 a day, I would kill between 30-75 a day! From day 1 there were roaches all over downstairs and upstairs. I am a very clean person, but there was nothing that I could do to prevent them. They were in my kitchen, in my shower, and I woke up to find some IN MY BED and ON ME on more than one occasion. They would end up in my food if I left a bowl on a table for more than a minute. I lived in constant fear that there were roaches in whatever I was eating and I slept poorly the entire time I lived here. I had pest control come out at least a dozen times and nothing changed. They better not try to charge me for not cleaning properly because the complex should be shut down for making people live in these unsanitary conditions. Roaches carry all kinds of diseases. The health department really needs to get involved. I have moved to a much better complex now but guess what! The roaches decided to follow me in my boxes. Now I have to do a detailed pest control at my new place too! 2) The office staff is completely useless. They have no clue what is going on, and they never answer the damn phone. The complex was bought out by Ashford recently and the new staff is even more clueless. It is January and we just got a bill for water usage in November. PLUS they stopped taking packages. I once had a package that they saw sitting outside their office and they ignored it so it got stolen! And they admitted to me that they saw it. They also turn the water off all the time and give residents very little notice if at all. They water pressure in my shower was often dismal and occasionally water would come out brown. 3) The apartments are literally falling apart. Don't trust the nice sample apartment that they show you. My air conditioner broke 4-5 times until I finally made them replace it. Damages are just painted over so when I took a shower my feet were covered in white paint and constantly had to wash off paint chips. My dishwasher backed up into my sink on multiple occasions and it took weeks for them to come fix. They also don't regularly check their equipment which leads to fires and an incident of carbon monoxide poisoning where 18 people were hospitalized and one person DIED. Maintenance also takes forever. Expect to wait at least 2-3 weeks for every request even if it is an emergency like a broken AC in August. 4) Parking. Parking is pretty much nonexistent here. Everyone pays for a reserved spot but then parks in the regular spots so there were never any free spaces near my apartment if I came home after 7 PM. There are also only 6-7 guest parking spots that residents always park in. They tow very quickly as well so even if you have a visitor for a few minutes their car will be gone when they come out. 5) Residents. The residents who live here are ------ as hell. People can be heard fighting and drunkenly screaming at all hours of the night. I got cat called on multiple occasions while walking to get my mail. The low prices have brought in people who make the complex very unsafe. There are constant break-ins. The facilities are barely usable because residents trash everything. There is constantly trash in the parking lot from people littering and no one picks up after their dogs. Don't trust any positive reviews you have seen on this place. They are likely from the office staff trying to boost their poor ratings. TAKE MY ADVICE AND AVIOD THIS PLACE LIKE THE PLAGUE.”

“I have lived here a couple of years and the new management isn't any better than the old people that were in there. You have to call them about 30 times in order for them to do anything and you barely have hot water! Roaches are everywhere and I keeps my things clean! I really wouldn't recommend this place to my worst enemy and there are cars that be parked and broke down in visitors spots that never get fixed and they just leave it there like its nothing but they quick to tow your car. Oh and parking is terrible.”

“I live in the Aberdeen currently for over a year now. As of today they are under new management. I had a issue with my unit and I must say they handled it very well. The staff was very attentive and persistent with finding a solution. At the end I was overly satisfied with the outcome. The new management team here is awesome! With the nice apartment presentation, smiling faces and service like this I am sure to resign my lease in the future. Thank you guys”

“I live in this complex for almost 8 years. But in the past months the management is becoming nonresponsive when I call for any repairs. I am tired to call . I called More than 6 times to come fixing my leaking sink but nobody showed up It looked like it is a new management But I cannot imagine nobody showed up after I and my wife called....”

Vivo aqui desde hace 3 anos y pretendo hacer una critica constructiva a la administracion.... No es suficiente dejar una Carta en la puerta de cada apartamento, diciendo que han robado en la propiedad y que deben cuidar sus pertenencias. Pueden y ESTAN OBLIGADOS también a arreglar las puertas de acceso de Richmond, las cuales hace mas de 1 mes que estan rotas y hacen vulnerable a la propiedad. Utilizar camaras de seguridad y QUE FUNCIONEN 24/7. Si el objetivo, como dicen en la respuesta de la administration, es hacerlo mejor, TRABAJEN BIEN. La renta ES CARA, los inquilinos merecemos vivir en un lugar que VALGA lo que pagamos....que es bastante. Por favor, que la nueva administracion TRABAJE COMO DEBE Y SEA MAS PROFESIONAL. Recuerden que, ustedes no son nada, sin un cliente satisfecho. NO SE JUSTIFIQUEN MAS Y TRABAJEN EN FUNCION DE QUE THE ABERDEEN VUELVA A SER, LO QUE FUE. En cuanto a su comentario sobre el crimen , como es sabido , el crimen puede ocurrir en cualquier lugar . Hacemos tomar medidas para disuadir a él. Una de las medidas más eficaces que utilizamos es mantener a nuestra comunidad actualizada sobre incidentes relevantes de modo que sean capaces de tomar las precauciones adecuadas con respecto a su propia seguridad personal . Nos disculpamos por su experiencia y nuestro objetivo es hacerlo mejor .”

“Management is awful, rude, and unresponsive. My unit flooded 3 times in less than 8 months because of a dish washer they wouldn't fix. The unit was infested with roaches and they REFUSED to do anything about it for almost a week! The upstairs tenants are horribly lound at all hours and the unit is over occupied (two adults and two very loud children) in a one bedroom and the management wont do anything about it. They always just say they are too busy and will get to it when they can. Seriously, fire everyone.”

“Was happy in the first year, I am not happy in my second year. I will be moving. My rent increased to an amount that I don't find worth it. I was broken into and the staff didn't treat me well after that incident.”

“Very great living space with a great staff. The rent is very affordable and the buildings are clean and well maintained. If you have any problems you can call the staff at the front office and they will get back to you as soon as they possibly can to resolve the issue. This is a very big step up compared to my last apartment.”

“Bug issues are continuous.. Office staff are amazing...The noise and disturbance has become much worse in the last 6 months(loud car music, verbal screams regularly outside, etc..).the entrance and exit gates on Richmond never work..I now feel unsafe..the automatic lights by our doors Dont come on until almost 10pm. That makes me feel unsafe...”

“My experience has been trivial. My apartment was very nice as it is a new unit so I was pleased. I quickly found out that there were major issues with parking and guest parking. The maintenance of some entry ways to the complex. Pest issues. And under new management, the professionalism of the staff.”

“Good and quiet neighborhood! Very nice neighbors and workers! Need more parking space. Everything is good here just have problems with the a/c and the flooring in the apartment! Not a lots of crime around here so that's good!”

“Aberdeen apartments is one of the worst apartment complexes I have ever lived in. Aberdeen recently changed management and since then, everything has gone downhill. They removed the tanning facilities, and couch from the clubhouse. When we first moved in it was a very welcoming environment where residents would go up to the clubhouse and use the computers and watch t.v on the large couch, now when I go in the clubhouse to pay rent it is like I am bothering them or being a nuisance. The apartments are small for what you are paying for, and the utilities are extremely high. My roommate and I keep our a.c set at 73 in the summer, and our electric bill is around $250/ month. The same in the winter, it is ridiculous. I believe this mostly has to do with the cheap, drafty windows in the unit. Bottom line, don't live here. They will suck every penny out of you and treat you like a non-human sub species while doing it.”

“Staff and mainrenance are wonderful, Property is very well kept. They are always having resident activities which I enjoy. One of the best communities I have loved in since I moved from my house. I woulc definitely refer friends and family.”

“There are roaches everywhere even after using three different extermination methods. There was an attempted break in within three weeks of moving in, and now I don't feel safe being at my apartment alone. I've had to park on the street everyday, except for 5 times since moving in a month ago. My dishwasher is broken, which I alerted the office to, but haven't yet to hear back from them for a week now. The apartment looks nice on the outside, but it is not a good community to move into. It's unclean and unsafe.”

“THE ROACHES AND MAINTENIENCE IS WHAT WOULD KEEP ME AWAY FROM THIS APARTMENT. IF YOU DONT MIND THOSE TWO ISSUES, THEN ITS A NICE PLACE. WE KNOW THE NEIGHBORHOOD DOG AND THE SCHOOL IS RIGHT ACROSS THE STREET. BETTER GET A PARKING EARLY BECAUSE AT NIGHT IT MIGHT BE A LITTLE DIFFICULT. VISITOR PARKING IS ALWAYS FULL AND THEY DO TOW, SO BE CAREFUL. NO MATTER HOW CLEAN MY HOUSE IS, THERE ARE ROACHES. THEY HAVE SPRAYED, AND I HAVE NEEEVER HAD A ROACH PROBLEM.”
