“I would not recommend living here. The property has ongoing safety and management issues that are not being handled professionally. Apartments affected by fires and break-ins are still being rented out, which raises serious concerns about tenant safety. The leasing office manager is consistently rude and unhelpful, and there appears to be an aggressive towing culture—residents feel like management looks for any reason to tow vehicles rather than work with tenants. Although security is present at times, residents are still harassed. I’ve personally experienced security telling me I could not sit in my own car, which felt unnecessary and intimidating. Overall, there is a lack of accountability, poor communication, and little regard for residents’ comfort and safety. Prospective tenants should proceed with caution.”

Son incompetentes, no recomiendo vivir aquí, solo el mantenimiento es bueno. Pero en cuanto a las personas que están en la oficina son intransigentes, y si vives en piso de abajo, ten por seguro que no podrás descansar por todo el ruido de arriba, se escucha todo, y cuando digo todo es todo!”

Ayer salí con los niños a jugar y a las 6pm entramos y dejé 3 monopatines y 2 bicicletas afuera al lado de la puerta y ahora me asomo y me doy cuenta que me volvieron a robar y ahora los 3 monopatines increíble!! Ningún teléfono de oficina contestan tampoco!!!! Viviendo aquí casi 2 anos y ahora con más motivos para irme ! 1 robó al carro nadie pagó por los daños mi otro carro me lo chocaron en ek parqueo y nadie hizo nada !! Harta estoy!”

— 11710 BRIAR FOREST DR · Houston“I live their and I always deal with loud music all night I work two jobs and be really tired then wen we move around it's always a complaint about loud noise no one is at my house from 7:45-3:45 each day so how could there be so much noise as they claim it is. Then the land lord wrote an eviction on the 19 after she accepted my rent for the month then wants me too pay 480 dollars to move in a two bedroom then turn around on the 1st which is a week from now and pay her 1024. It is a terrible thing to do that and the Roach are super bad didn't see any when I moved in but after pest control came and sprayed roaches came from every where. I never knew you can take someone's rent then wait til the middle of the month and write an eviction and expect more money out of that person when you could of not accepted the rent for the 1bdrm but put it towards a two bedroom I just can't with this place . Don't get me wrong other then those problems it's an OK place just need to stop with all this money they are seeking off of people”

The parking is terrible and they have the nerve to charge $25/month for cramped parking. Pest control is a joke, and only comes when you request it every Tuesday of the month I believe. I had to pay out of pocket for a pest control company to come spray because the roaches were getting out of control. The washing machines are always out of order, and roaches are crawling in there as well. Maintenance can never fix anything right the first time, and one of them speaks Spanish only. I've been dealing with 10 people living in the one bedroom unit above me for the past 5 months now and I've filed several complaints but nothing has been done. I've called HAA 3-4 times, the city once, and corporate once. Do yourself a favor and move elsewhere. Not enough diversity with the staff to have your views seen fairly and I'll leave it at that.”

It took them three days to fix a leaking roof in the bathroom after which they left without fixing the sheet rock ( which has not been done to date...2 months later) My apartments has bed bugs that I reported more than three months ago. I can not sleep in my bedroom and therefore forced to sleep on my recliner in the living room or my car. The recliner too is beginning to get infested. I am planning to call the city and if it is not resolved I will seek legal redress.”

They chained and welded close pretty much all of the access gates so entering and leaving is a hassle, now. If you live in the front or side of the complex, you have to walk through the entire community to get to the dumpsters located in the rear of the property because of the chained gates. My father is a double amputee and when I moved in convenience was a must. They don't care about their tenants because I asked if they could consider opening back up one of the gates nearest my unit and they shot me down. He, now, has to painfully scoot around on his walker to get to the car whenever he has to go to dialysis. Which brings me to the parking. Parking is almost second to none but is getting a little better as people move out. People are moving out on a daily basis because of this horrendous property and I will NOT be renewing my lease. I would, really, reconsider moving here of you were. Just know that you have been warned. Oh, and roaches, roaches, and roaches.”

Some old trees branches are falling off.. thy just trimmed it didn't cut the tree down tree is dead it needs to come down duh. couple washers are always stopping mid cycle still hasn't been fixed as far as i know...stopped washin here instead take clothes to laundromat. The staff........... eh they are ummm how do you say? they think they are better than us renters.... as if, they need to wipe their fake smiles off and be real. there's always robbery going on here at least twice a month either vehicles or apt. sometimes you'll see a cop patrolling but only sometimes at nights. we are NOT renewing lease due to reasons above.”

I think it is due to the renters the office accepts. It appeard to me that they allow anyone with a money order in. I have questioned my safety often, which is one of the main reasons I am leaving this location. I do not like the fact that the apartment is so OPEN to the public to just walk all over the apartments whenever they want to. The office staff is helpful but how much can you do for someone that gets there stuff stolen on a regular. They told me they had someone patrol the place in the day time and at night but they dont. They only have someone here at night when the sun goes down, and you rarely ever see the officer at night so I ask is he really even around at all. Alot of people moved out as soon as I got there, so that should tell you alot this place is crap. Maintanance request always get fix pretty fast, but thats the only good thing about this place. DO NOT RENT HERE.”

The property continuously changes the office staff. This creates a problem as each time you talk with them about any issues, they claim "it is the first time they have heard of it" and they " will do something as soon as they can". Which is not all that good in itself. The property is infested with roaches. They began painting the property over a year ago and have no plans to finish the half painted areas. The laundry rooms are filthy. The pool is not maintained. The parking lot is horrible. This property was or still is a section 8 property. They rent to anyone that is of no means, but are rude to those that are quiet and pay on time without issue. Delivery food places will not deliver to this complex because it is unsafe. But most of all, the current apartment manager is extremely rude. It is amazing when you inform her of problems and that you are a little more than frustrated, that instead of the response being " I am sorry to hear that, what can we do?", the response is "fine, if you are not happy then go". This is an unsafe property that has unsavory tennants living there. The property is not maintained and unsafe. My count down to moving has begun....”

Because I was relocating from another state I had never seen this complex, so I was swayed by the rental agent, who the day after I moved in was gone. The parking lot is in terrible disarray, it has pot-holes all throughout, the parking spaces themselves are narrower than usual...allowing more cars to be parked, but creating some aggravating difficulties when you're trying to get out of your own vehicle after parking next to someone else s. I have a one bedroom, one bath apartment and although it looks nice it is roach infested. Spoke to my neighbor; he says the same about his. I've reported it to management and all they do is sent a pest controller out to put down the glue drops, or spray. There are so many tenants with dogs for pets and some dogs are allowed to run free, but it seems like all are allowed to use the landscape for the dumping of their fecal matter and no one cleans it up, not their owners, not even the apartment maintenance personnel. It seems as though management personnel changes regularly and any time you enter the office those on duty address you as though you are a stranger for the first time. Just this week my vehicle was burglarized on the property and when I reported it to management they were not concerned. If I had to do it all over again, based on management and the overall attitude I would not rent here at the Waters/Palms of Kirkwood.”

The man who owns the building is stiffing people for there money with all these fees they try to make you pay that aren't even part of normal late fees. They get you to do these HOA and when you give them the money order for the 96.00 it suppose to go towards you rent, but they dont do that, they pocket it, and many people they are doing this to dont know and many dont speak english well to understand their rights. The roaches are horrible, they spray and more come out, I even tried myself. No parking, I have to always park outside the gate and walk to my apartment, my car was broken into. The exercise room equipment is just for show, it doesnt work, and it's 24 hours like they mention in the ad, it closes when the office close. Although they are affordable after you finish paying all these misc fee and water, which by the way I live alone and I am at work and school all day and my water bill on average is 40.00 way too much to say I dont have a washer, then they try to make you pay late fees on water bill, you end up sometimes paying well over 600.00. I highly recommend you keep looking because this isnt the place to rent from, and I realize that it's corporate and the man who owns the apartment more so than the staff.”

Well the complex was sold last summer and the tenants were not notified about new ownership/management. @ first I was very hesitant about signing another lease because I was really becoming dissatifed with the management and needs that were not being met. But after talking with the new manager @ the time whose name was Sandy she reassured me that some major improvenments were gonna take place and even offered me an excellent price if I resigned my lease. Well low and behold I did and if anything the experience has been horrible. IT's now under new mananagement again. Once again not only have the tenants not met the new manager whenever you ask to speak with her she's never there. The new manager or shall i say assistant manager Eliza and her sidekick Melba don't have a clue. Eliza lives on the property and makes more noise than the actual tenants. The renovations actually look a mess and there's always a pile of trash in and outside the dumpsters. Mold is all over the bathroom floor and management has been notified on several occassions. My lease is up soon and I can't WAIT!!!!!!”
