Management and I had a few debates on the issue but in the end Jimmy (now Area Manager) made sure before he got promoted that my issues were fixed. The staff has really been pleasant. I have noticed that when I put in a work order, the turn around time has been less than 24 hours (depending on the severity). I'm so satisfied that I have renewed my lease until 2021.. Amir (asst manager) has been a big help also. I'm pleased with his follow up. When he says he will return a phone call.. He does :-) Thanks Cove Management Keep Up The Good Work :-)”

I came to the office and they told me the unit A1 is still available and tell me to do the application online. The Online Application said they have 3 the same units available. After I paid for the application then one of them called me to say that the unit still available and it takes 24 hours to process my application. And yes after 24 hours they called me said that my unit is not available till next 3 weeks even though they just said yesterday and the website still there. They said to me that I have to move to a different unit which is more expensive or waste my $50 nonrefundable application fee. Be careful with this place guys because I don't know how many people have the same situation as me and how much feel that they have been collected.”

First, the fact that every week the water has to be shut off like 2-3 days and as of 1/8/2018 there hasn't been hot water in the apartment. It's very chilly and taking a cold shower when it's 30 outside..Brrrrr..So thanks Management for not helping with the water issue. I have been a resident for 4 years it's finally time to say goodbye. I would have given the place another chance, but I can't stand the Noise of drums banging from my neighbor and the ratchet floor and appliances. I haven't really dealt with the management since they don't respond to calls or emails about these issues. Apparently now it's under new ownership and Management (Ashford Cove), maybe something will change. If they start with the HOT WATER ISSUE! But honestly, you get what you pay for, if you really value your hard earned money....I don't have to tell you what to do. Security, hmmmm, do I say the numerous times I have seen cars hanging on bricks, or the gates not working most of the time? Peace of mind of what you are looking for your loved ones. We got a fumigator and they came back even stronger. Right now there is a lizard in my kitchen light eating all of the dead roaches. I am giving this place such a low rating because of that and the fact that sometimes when we call in maintenance issues, they have been completely ignored, taken a very long time, or broken right away again I am pretty sure that if you are planning on moving here, you will be treated very well and all of your issues will be resolved but as a long time resident, we have had too many bad experiences with both the old and new management and are thinking of moving out. The rent has increased beyond the actual quality and while the dog park is nice, I'm sure that rebuilding the old apartments would have been better for making money. The community is pretty friendly and they have fun events for the kids but like I said it is the quality of the apartments and the treatment of the long time residents which is the sad part. There are a lot of things to do and the schools in the area have nice teachers. In this review, I have made it abundantly clear that I do think these apartments have many good qualities, but unfortunately as a resident, I think the few bad ones are too strong for me to continue paying the high rent.”

First off we were promised new appliances and when we moved in the stove was probably in that apartment for 10 years. I asked for a replacement for about 5 months and never got one the entire year there. The apartments are not sealed properly so you have to keep the AC at 65 to stay semi cool which runs up the electric bill. Plus if you're on the bottom floor when it rains your apartment floods. In the year that I lived there a robbery and a mugging took place. They also have a bug problem and they do nothing about noise complaints. Oh and you cant set your trash bag outside your apartment over night or they will fine you. I am a 5'2 100lb woman and I am far too scared to walk to the dumpster at night (due to the mugging and me constantly getting harassed and the complex doing nothing to make it safer) so instead of wanted to make the complex safer so I could go to the dumpster at night they threatened to fine me even though I was taking it to the dumpster in the morning. Absolutely horrible place. Save yourself the trouble and find a better place in a safer part of town.”

Always pretty happy with management, but since the new owners have taken over I can't stay here anymore. Parking is ridiculous after 9pm & I have asked & made suggestions for improvement to no avail. In fact it seems they do every thing they can to make it even more inconvenient. Tonight I come home & there already is no parking in the front after 9pm, but they have several parking spaces filled with dirt.... so now I have to play scavenger hunt to find a parking space in the complex I pay rent in!!!!!! Ridiculous! I've lived through months of constant upgrades to the complex! I work nights, so I sleep during the day & I get no respect from the office staff with regards to my schedule. They are constantly trying to barge in to my unit when I am sleeping, sometimes without so much as a knock. I have repeatedly mentioned to the office staff that I work nights, but they change so often I guess they can't keep up.... Can I at least get some advance notice that you want in my unit please? One of the perks of the property was the door to door trash service, which just stopped with no notice from office staff. Then they put nasty notes on your door about putting your trash in the trash bins. Well if I would've known you stopped providing that service maybe I would!”
— 10925 BRIAR FOREST DR · HOUSTON“The short version: it looks promising at first, but in the end, unprofessional management makes for a terrible experience. I suggest moving elsewhere. Longer version below. I thought this apartment was going to end up being a great find, however, it unfortunately has NOT been. I cannot recommend living here, and would advise anyone I know to find somewhere else and save yourself the trouble. The best thing about this property is that it is fairly quiet and calm, no loud people hanging out outside, quiet at night, etc. The walls/floors are thin, and I can hear my neighbor's blaring TV, but I think my neighbor is more of the exception than the rule. That is about all I can say for the positives here. The negatives, in no particular order: -The recent "upgrades" have been done at such a low quality by contractors that it is more trouble than it was worth. Neither the stove or dishwasher was installed properly, and three of the new fixtures have already needed replaced in my unit within months (kitchen sink, bathroom sink, shower head). "New" apartments are left extremely messy and dirty by contractors, dust all over, nails and screws left in the carpet. -Maintenance fails to correct issues correctly the first time, and often even the second, third, or fourth time. You will waste hours of your life dealing with maintenance requests. -Management has terrible communication skills. They are not proactive in communicating at all, and make no effort to resolve issues or communicate in a professional manner. It seems that as long as you are locked into the lease and giving them money, there is no effort made to impress or serve you or provide you a good experience. -The property has repeat issues with pipes bursting, water being shut off, water pressure being worse than third world countries I have visited. -The parking is pretty bad. If you get home past about 9 pm, odds are you will not be able to park anywhere near your building unless you live in the very back. -The parking lot is poorly maintained and all the roads are cracked and bumpy. -Garbage is constantly left all over the property by tenants and contractors alike. -Insects- there are ants everywhere on the property. Spiders are always in unit. I know that there are worse apartments out there, however, there are surely many many better ones as well. I would highly recommend looking elsewhere. It will be worth the extra money you may pay in rent. At this property, you only get the level of service that you would pay for at one of the much cheaper, lower quality properties nearby. This complex is aiming to be a "nicer" option compared to those nearby, but is failing to live up to it. Instead, they are just a more expensive and similarly low quality experience. Better management could help to turn this place around, but unfortunately it sounds like management has already changed multiple times and never improves. I am counting down the months until my lease ends and I can move out.”
“I moved to this complex on summer 2014 and I was more than happy. Since management changed it turns AWFUL place to live. I don't recommend it at all. 8 months upgrading process still is ongoing. When we ask for upgrading our apartment or move us to upgraded one they ask for extra money. Swimming pool was closed for whole summer. Terrible management in simple word.”

I've been living here for the past 3 years and I was so happy with my apartment, the complex and ESPECIALLY the staff that I could not see myself moving... Today, I cannot wait until the day my contract is over. We got new management in January and I had hopes that they would be just as great as our previous management. They announced they would do a lot of renovations so I thought that was great. 6 months later, they are hardly done with these renovations and if anything, it has been a complete headache. They installed new toilets which look cheap and they didn't even bother to install the seat properly so it moves around when we sit down. The "new" washers and dryers are broken more often than I'd like. They changed the wood panels on the walls so they had to take down our apartment number and the best thing they could come up with is to write it on our door with sharpie... REALLY? Whoever installed the new peep-hole in our door (why not get a new door? it looks pretty old already) did not install it correctly so when one of the construction people was installing new wood panels in the wall next to our door, he must have done something to make it lose and it fell. We were told it would get fixed that same day; after all, it's an easy fix... it took them OVER A MONTH to come and do a job that didn't take any more than 10 minutes. We had a HOLE in our door where our peep-hole should've been, please tell me in what world that is considered to be safe? After the Memorial Day flood I found that water seeped in from the sheet rock below and our entrance closet was soaking wet and growing mold. My husband and I told management about this issue THREE TIMES before they decided to do something about it, and of course they gave us the terrible excuse that they are "understaffed" as if somehow I have to be understanding for their faults? Their staffing issues should no be of my concern; they have a priority to satisfy the needs of their tenants and that includes fixing any issues in their units in a timely manner. It took them a whole week and a numerous of calls from my husband and I, for someone to come and spray some chemical in the carpet, rip the carpet from the floor and put a blower machine to dry it up... I got an email saying that the service request had been completed; hmmm, I find that interesting because as of today (two weeks later), that blower machine is still in that closet, the carpet still ripped and the sheet rock has not been fixed. I have given them opportunities time after time to redeem themselves and they have proven each time to be incompetent and indifferent to the concerns of the people that live here. This treatment that we are getting from management is completely unacceptable and will not be tolerated. I will keep calling them and bugging them about the issues I have in my apartment until they fix them, it is NOT right for them to shrug it off and call it a day. PS; I recommended this complex to a friend before I realized all of the issues I would be having with the new management and he signed a contract with them which they could not bother to comply with because "his unit was not ready" that's what he was told TWICE before he finally told them to give him his deposit back because he wouldn't be moving there. Again... shows how much they care about any potential or current tenant.”
“I have been living here for more than 2 years and it is used to be much nicer place before new owner bought this property. This is not only my opinion, I asked many residents have been living here for a long time, so do not buy positive feedbacks, they are all posted by the office.The management team is not friendly, sometimes even rude, addressing problems very poor. Any issue you have, you need to remind them several times, this is very annoying. New team started that they call "renovation". The crew they hired for work is a bunch of armless incompetent people. Everything they did is so inaccurate, they just chasing deadline and do not care about quality. They changed door knobs, after that doors stopped closing. After changing wood panels in our balcony, they left some nails jut out the wall. The good things about these apartments are landscape and location. But none of these is new management's achievement.”

The neighbors were friendly, but kept to themselves. Where I lived, we all knew each other and we were quiet but very happy. No problems with maintenance, office staff, laundry, anything. I especially love the location of this complex. When I moved back, a month later the new property management came in. Since then, it's been miserable. My billing has gotten screwed up, they're making renovations but all it means is they're tearing the whole complex up - example; When they replaced the machines in the laundry facility, they left the old machines on the sidewalk infront of my unit for A WEEK. I had a flat due to a screw in my tire (never had that in 3 years living there before - I'm sure it's because of the construction but I can't *prove* it). They come in to your apartment, make a mess when installing a new light or window (thanks, I SO wanted to re-vaccum after a long day at work). They cut down several lovely trees and left the debris all over the landscaping and walkways. The notices on the doors are annoying instead of helpful - and when you really need answers, like, WHEN IS THE HOT WATER COMING BACK ON IT'S BEEN A WEEK, you have to call and then you get an 'I dunno.' If I had known that this new management was going to come in, and I was going to have to deal with all the disgusting messes that come with their renovations, I would have RUN AWAY. They may be done by the time my lease is up, but by then - thanks for a disgusting, annoying, upsetting year-long rental experience.”

Today is 3/16 and we still do not have any hot water. most days it has been in the 50s degrees outside and you have to take a ice cold shower. I feel especially sorry for people with little kids or babies. I began heating water on the stove in a pot to bath with. This is ridiculous. Man I minus well be in a 3rd world country. Yes, the complex is an older complex and yes there are some issues, however every issue I have had has been taken care of in a timely manner. For me the maintenance response has usually been the same day if I called it in in the morning or at least the next day. I haven't had anything take days or weeks to get done. The exepriences I have had with management have always been professional, both the old and the new. Some of the comments I have read about managment attitude is absoutely false. But they only replaced the old washer and dryers with refurbished ones, which are old, smaller, more cost to the residents, and broken occasionally. The new dryers are smaller, not hot at all and eat money when they broken very often. The new washer are the same. They changed the toiler, which is new but cheap quality. The seat on the toilet is not comfortable and the ceramic is cheap. They always sent out notice about everything like they care alot but they try to make their scene look well but do not care about your personal problems. They change the appliances with all cheap quality. I feel so tired about this new management because they don't solve the main problems of the apartment, but try to make useless renovation to make money and very annoying. I am so tired of this place since they came. We did plan to stay here longer even though the apartments are small with old carpet. But now we change our mind. We're going to move when the contract ends.”
