It is quite shameful that you prioritize a multi-million-dollar business over the well-being of your residents. This behavior reflects a level of corruption similar to that of ----- ------, whom you claim to support. I have read each and every review, and it is evident that you do not care about the people you are supposed to serve. I had hoped that you were genuinely for the people, but it seems that your support lies elsewhere, including with ------------. As someone who has been proactive in addressing issues at Ashford Court Apartments, including maintenance problems, health hazards like mold, poor laundry facilities, and security issues such as package theft, I find your lack of concern deeply troubling. Your residents deserve better, and it is disheartening to see that their voices are not being heard. Your actions, or lack thereof, have real consequences for the people who live in your properties. Ignoring these issues not only affects the quality of life for your residents but also reflects poorly on your integrity and commitment to those you serve. Recently the new owners have done some work fixing pot holes in the parking lot, leveling off sidewalks and installing “cameras “, and the staff seems nice enough. They have done things to improve the appeal of the property for new people to move in but the most important thing. Making sure the people they move in are decent and will do the things to keep people here. Example: They moved in a person that is constantly smoking (in a no smoking complex), and drug dealers that are openly running “business” right under the “cameras” they installed. If they are not going to enforce the non smoking rules in the complex or use the footage from the cameras to stop criminal activity then why advertise it on the website or have cameras up. The least they can do in install or separate the ventilation system so those of us that don’t smoke crack, meth, weed cigarettes or what ever it is wake us up out of sleep, having those smells embed it’s stench into the carpet and other fibers and furniture. And when reported to the office nothing is done to enforce the no smoking or the activity. To sum it all up, if you want to live in a drug infested neighborhood, now’s the best time to move in because the quality of people they are moving in has gone down causing the quality and safety of the complex to worsten. Like the old saying you can put lipstick on a pig but it’s still a pig. I would have rather kept the potholes and the decent people then have them fixed with the drugs and drug users moving in. If you can afford to move somewhere else go there.”

I was told I could move in on a certain date, and they pushed it back, because my townhome wasn't ready as promised. I got into the apartment in January and the heater wasn't working the first night. There are cracks in the walls and the maintenance will make a mess in your home and leave you to clean it. I had rat problems when I first moved in and it was never taken care of, until I had a friend come kill the rodent. The staff (Laura & Liz) in the office seems nice when you first walk in, but they are rude and will hang up in residents face and then play victim when you have something to say back. I was making partial payments during this pandemic and they put an eviction notice on my door when I kept saying I would be receiving assistance. They even received prior assistance from Baker Ripley and they still wanted MORE MONEY AND WENT THROUGH WITH EVICTION. During a time of a pandemic, you'd think some people would have remorse for their tenants, but THEY DON'T CARE. All they care about is getting you in the door. I came up with the money to avoid eviction and shortly after Baker Ripley paid them $1900 in overpayment. The same payment they should've waited on before going through with an eviction. This place is grimy, they don't care about their residents, they will talk to you any kind of way and hangs up on you and won't answer the phone if you call back. They won't give you the number to corporate and say they are corporate lol. This apartment complex value is going down each year. Parking is horrible. Some places has roaches, I had to deep clean my own apartment and after that the roaches were gone. I would avoid this place and find somewhere with people who actually cares about their tenants especially during a time that neither one of us ever faced before. They have no gratitude at all. My lease ends Jan 31 2021, and they put a vacate notice on my door with an overpayment they received in rent. Stay away from here unless you like liars or people who don't show no concern during a crisis.”

Laundry is filthy and broken most times (use the washateria down the street). They choose to reply if you complement them but not if you have a complaint. you will not save money despite being one of the cheapest places around due to the extra amount of time you would need to deal with the inconveniences of living there. They have a pool that they're proud of but cant get the basics right. consider yourself warned: if you choose to stay, be ready to provide proper notices by Texas law (i.e. writtent, not through the portal) so you can break your lease for uninhabitability which you will shortly discover. Extremely hot in the master bed room cold all over the apartment except there. 504 2 bed room flat had "Roches" they said it's because people live above you. 2813 1 bedroom lofts foundation problems I was asked to move next door 2901 and I will post the pictures. I'm so Frustrated can't get them to fix nothing. I should be able to move without a broken leases.”

A couple months later someone tried to break in again. Both times we were not at home. Recently, they have allowed crackheads to move into the complex. Some nights you can smell weed in the air while driving into the parking lot. The people who lives above my unit smokes weed everyday and it really stinks up my unit. The manager tried to talk to the guy and he stopped for a few days but then he starts going at it again. The smell would wake me up every night and there's always loud music. Another thing I hate is, everytime it rains, the sidewalks get really flooded and muddy. It's really dangerous as someone can easily slip and fall, especially when you're pregnant. It's just a really bad place to live. I wouldn't recommend Ashford Court to anyone. But, manager and staffs are amazing, nonetheless.”

I always go in the office for packages or to make copies and they never give me a bad face or sound annoyed, if anything they always ask if they can help me with anything else. When I have a problem in the apartment I always call them and maintenance always shows up either the same day or the next day. In the year I have lived in these apartments I have not had a problem with them, the neighbors are very friendly and the apartments are well kept.”

Both on their personal website and on the lease that I received after going to the property stated, there are certain concessions they give to students. It would be me living alone without any kids, pets, or visitors because I am from out of state. I been in their office 3 times and each time it smells horrible. The first 2 times the office smelled like sewage and I was scared if the office smelled like this and they can't fix it then what do the apartments smell like? The third visit the office reeked of gross food smell. With people dressed in professional attire at desks, you wouldn't expect offensive odors! The should be embarrassed sitting in stench. I am a ful-ltime student and I work full-time. Due to my good grades I've earned around 5,000 a semester through scholarships after my tuition has been paid.-The apartment complex had zero interest in this fact. I was not allowed to go into detail about the amount because I was always cut off. Being that the semester starts August 22nd I have several overtime hours on my check stub( it's summer) that I taken to their office of a job I recently started. My shortcoming: Recently starting a job so one paystub was of the last 3 days of the pay period but being told I could bring a third paystub that would show an entire 2 pay period as required(which I was assured by the agent would be okay) The second shortcoming was that my income is not 3x the rent after taxes and not including overtime. It falls around 300 dollars less when overtime and tips are not calculated into the total. My monthly income(not including tips and overtime) plus the money I get in scholarships annually leaves me with around 2,333 dollars a month after tax throughout the year. The apartment did not care about my other job, my education, being a means to support myself and to them, my income is only around 1500 a month, which is 350 short of where I need to be. HOWEVER After my visit to the complex, I still received a move in date of September 7th and an apartment number starting with a 2. Long story short, they collected my application fee and deposit knowing I wasn't going to be admitted. After waiting 11 business days for a response from "G"and giving the complex a total of $195, receiving my apartment number, and the move in date I was told that I didn't make enough money. I was also told that I wasn't going to be giving back my deposit. After reminding "G" of our initial conversation, he seemed to remember more and realized he had no right to keep the deposit. It's not like I'm a felon or a rapist who lied on the application, I was honest with them about my salary from the beginning. We all could have save some time I was denied initially. When getting my deposit check there was disrespect and belittling in the office. I overheard a woman saying that I shouldn't even get my check back to a room full of other muttering women. An obnoxiously large woman came piling out of the office, whom I have never dealt, and started patronizing me stating that I can't return the cashiers check without the original receipt. Once I stated I had it she then asked me if I banked with the bank I got the check and when I replied, yes, she seemed shocked and she walked off. She was obviously trying to get a rise out of the hope that I couldn't get my money back. You have to be rich to live here. I chose these apartments for the price and assumed making over 2, 000 a month for an apartment that cost 609 a month was affordable but not according to them. They don't count money from school as income so students please don't waste your time. I don't want to believe it's an age, race, or even jealousy issue. Maybe they see a lot of strange people daily, but I do felt treated like they think I'm ignorant and unwanted. I was frowned at and ignored when entering the building multiple times. The next day, Today I called 3 other apartment complexes nearby and actually told the amount of the lump sum I will have in my account on the 19th,and about working full-time and all 3 said I can easily live there. So I don't understand what went wrong. I am not upset because this location is 10 minutes from my school but a place I already called and will visit tomorrow is only 5 minutes away. I am a single black female. I appear much younger and more soft spoken than I really am. I have great vernacular and everyone in my immediate family are college graduates (I am the black sheep still in school). I am not threatening, loud, or aggressive but yet I received the treatment of someone who walked into the building cussing everyone out, smoking, and wearing flip flops.”
“Ok let me start by saying I will have negative and positive things to say about Ashford Court. Overall my stay was ok I was spending about $645 a month so I honestly wasn't too picky. I lived in the 1 bedroom 1.5 bath loft like apartment and I lived next to the model home so I only had one neighbor noise was not a problem at all. The office staff were ok the manager from what I can remember was pretty nice. I don't really remember anyone else. I picked an apartment by the office and pool because that's honestly what you should do if you choose to live somewhere that doesn't have the best reputation. Never really had any issues with parking a trash can was pretty close to me. You will definitely get use to seeing cops driving through the community and don't plan on ordering pizza they told me they could not deliver to me because I was in an area with a lot of crime. Didn't have an issue with pest. A security guard did tell my mom that I shouldn't live there. That was weird. My parent's did not like that I chose that as a place to live, but honestly it's the best in the area for the price range it is in, and I was able to fufill my lease with no issues. I did see one night they had a fun looking party at the office but I couldn't make it -_- overall a decent place just make sure you live by office and trash; also make sure you invest in ADT security. You're welcome. Also I was referred there by a locator service. She recommended it for my price range I was looking for at the time. It was better than the other options in that area run far away from that Vanderbuilt crap across the street.”

She is always rolling her eyes at the tenants. When you call to report a maintenance problem, she would be rude on the phone, lack of professionalism. My apartment has been broken into twice.one of my boy go robbed walking to his car, So beware. Don't chose this place because of the price, the floor is not well maintained pot holes everywhere, the place floods like hell. The last time it flooded I have to park on the street.”

The staff is friendly and helpful, the maintenance is prompt and nice, and they recently repaired a bunch of pot holes. The other renters that I've run into are friendly 70% of the time. Yes there is the occasional car break-in. However, the onsite security does a good job of deterring those attempts. I'd definitely recommend this place over the others in the area.”

I lived there for 8 super long months and I will have to say that I was in constant fear for my life. I have never in my life lived with this fear. I am originally from Miami, where I moved back too now with my family. This place, ashford court, gave me the worse impression possible of Houston. I have never had to sleep every single night with my gun outside the holster and a bullet in the chamber at all times ready for anything to break right into my door at night. On Xmas day, I arrive home to my house broken into and everything gone. My wife who was right about to pop (9 months pregnet) having to go through all that. I was going to wait for my contract to finish and I was so in fear of my life already, not only due to this incident, that I had to leave several months before. In no way did they help me giving me the excuse that I wasn't the only one that hot robbed and everyone else had to pay to break lease as well. Yet, I ask the security and I was definitely the only one that got robbed. Well "security", they are never there. Xmas day people walk out my house with a 65" tv, playstations, labtops, etc and no one sees anything. Yet, I blame myself for being a nice neighbor and letting a neighbor in my house for the Thanksgiving holiday. However, there was really no sympothy for my wife, my unborn child at the time, and myself. I was forced to pay my whole break of lease and my father who lived several apartments away lost his deposit after he didn't break lease, because of a whole bunch of things they made up. First, in the kitchen there was always a major leak, the walls breaking behind the refrigerator. It will take weeks for them to come fix it. Me, I still owe them like a thousand something. I even left the place about 2 weeks before what I was suppose to leave and nothing. They always have people in line for an apartment, but they couldn't help. These are people who probably don't read or believe in reviews. I have never written a review. I think only when people are pissed they write reviews. I've had business of my own and know what that's like. But I feel so much fear and hate towards this place that I will like to tell everyone, trust me, DO NOT DO IT!!! They didn't want to help me with the cost after the hell I went through, so I personally will like to tell you don't believe anything about this place and spend the money for a better area/ apartments. Don't let the okay looking pool fool you, this is a dangerous place, especially for a family. The cops even told me after they robbed me to leave ASAP. TRUST ME DON'T DO IT!!!! Look elsewhere, I have never written a review in my life, only the good ones I use to write for my company as many company's do, but I definitely have to write this one! Liz and the staff are great! But they work with the area they have and their budget, no security 24hrs on staff etc, bad place to live in! Nice staff, but dangerous place!!!!!!!! The assistant manager the day I went in to say what happen to me on Xmas day, she didn't even ask me how me and my family where, I don't know her name but I wouldn't call someone out like that anyways. “I love Ashford point apartments overall I been here over a month,maintenance is outstanding they get the job done the same day. No cockroaches, the neighborhood is pretty quiet. The neighbors minds their own business,the only downside is those darn potholes,unfortunately I live in front of the biggest one so the cars passing by make loud noise. But overall I like it so far.the staff is awesome”

I have lived to this apartment and I never had an issues since 2010, I moved with my cousin since 2010 and I really like their staffs and their mangers. If you have any problem that you need to fix or replace, they will make sure that problem was done. The general manger,Belinda,Liz,unique,Wendy, and the other new staffs are very nice. All the employees are very nice. They treat their residents like their own people. They do not discriminate when it comes to service. The love I had with this apt made me, i could not move in to another apt. I wishing to have this apt again.”

I just left a home where I pay no bills to this apartment cos I wanted my privacy and in two months this happens. The security personnel comes in by ----- and leaves by ------- and of what use is that to the occupants and when I brought up the issue I was told the security is here to take care of the property and not the occupants. The cops came here and after my report I couldnt believe what he told me bout this place, I have drug dealers and messy people leaving around me in same apt.
