Their "maintenance man" Mike, does not fix a thing. When calling the front office staff to complain about the fact that Mike didn't fix what he was supposed to, you get threatened with eviction. Very glad I do not live there any more as there was a fire in the building behind where I used to live. Apparently they didn't have hot water for 4 days because the front office staff refused to turn the gas back on. Don't be fooled by the good review down below, it was written by the front office staff. They will also bully you for a pet deposit. According to news, one of the tenants in the building that burned had 8 cats and 2 dogs. I'm sure she didn't pay over $2000 in pet deposits. Guess I wasn't pale enough to get by without paying my deposit. Last note, I was never able to use my half bath as I never had water pressure and it always clogged up....on air.”

I was shown apartments that were nothing like the one I was given, it was infested with roaches the day I moved in and NOTHING we did would ever get rid of them. Pesticides did nothing against them--they infested all of our food by the second day of moving in. Apparently the people who lived there before us never took care of the place, because we found dead bugs in the fridge and only two of all of our electrical outlets worked in the entire apartment. The staff has people towed if the car looks relatively new or expensive and you have to drive out to Katy just to get it (and of course, that'll be anywhere between $150 to $300 or higher). But wait, it gets better!! They purposefully block a good quarter of the parking spaces with equipment so you CAN'T park in the first place! But that's okay, right? Because it just gives them a bigger cut of the towing fees. :) (Not to mention that they don't have a cap for how many cars you can have per unit, since the lovely family next to us had five cars and never used four of them.) If your A/C blows out, you can only have it fixed if it's over 85F. Did I mention that that's only if it's that temperature outside? The oven in our unit made it well over ninety when it was in the seventies. Opening the windows does nothing because they WILL not open. Painted shut. Same thing with the A/C unit's door if you ever need it worked on. The staff decided to change our lease without us even knowing just three months in and even ignored our letters about moving out two months before our lease was supposed to end, re-writing us up for almost double the cost of our previous rent and expecting us to pay it after we had already moved out. The place looks so lovely on the outside and the staff seemed friendly enough to pull me in, but please don't be fooled. Save yourself the trouble--and I do mean a LOT of trouble.”

Just feels like home when I get there in the evening safety has never been an issue have always felt safe and secure. Thanks for the sense of security. Thankful to have been able to provide for him the stable foundation that I found here at the Champions will be glad to share experiene with other family members and friends, co-workers etc. Looking forward to the updates and changes that are up and coming into the very near future as far exterior cosmectics changing color schemes every thing the newsletter informed us of.”

The ladies in the office are nice. As far as living goes, I find it to be noisy here. There are neighbors who are constantly loud either with music or with standing outside at all times of the night and talking, and they always seem to wait until after 9:00 most of the time. And it's scary here too. I've gotten odd knocks on my door late at night,(like at 11:00) such as someone claiming that I ordered a pizza when I hadn't. And I've even had someone try to get into my apartment while I was at home. I have had people tell me some scary things that they themselves have also witnessed. As far as the apartment itself is concerned, before I ever moved my things in, there were roaches, and they seem to be hard to get rid of. There is a constant strong smell of someone smoking something (don't know what it is) that stinks up half of the apartment complex. And it seems that I always get a different story told to me than other neighbors. I also feel like when you bring up a problem, you're shewed away, in a sense, instead of actually trying to fix the problem. I don't always feel as if I am getting the truth. Edit: The old management (up above) was bad. The new management sucks even worse. The new manager came in and changed everything. You can no longer ask to have something printed. They no longer accept packages. There is no telling what else they may change. I will be moving when my lease is up. If I could them a 0, I would. Lots of trashy/slutty women seem to have moved in lately. Also management doesn't do squat when it comes to tenant safety. Update: maintenance has gotten terrible. Apparently emergencies are not emergent.”

The entry gates are almost always broken it seems and takes at least 3 weeks to get fixed. It is pretty obvious what the gate code it because the color on the buttons is practically faded while the unused buttons look brand new. A coworker told me that it was the same code when he lived here through high school almost a decade ago. Some of the gates on the fence by the sidewalk are rigged to not even close. Cause that seems safe right? The washer and dryer connections are in the closet of the second bedroom which is incredibly stupid and inconvenient. How can I wash my clothes when my roommate is sleeping? One thing that I have never been able to get over is the fact that there is absolutely no form of overhead lighting in the living room. While it is easy to go and get lamps, it is still an annoying thought. The tenants who lived in the place before us were evicted. They could have spent a little more time making sure everything was fixed. The light fixture in the dining room was hanging almost a foot and a half to low. It looked like it was about to fall out of the ceiling. How is that not obvious that it is broken? The bathtub drain in the hall bathroom was clogged with an enormous hairball. That is not something you want to find first thing in the morning that first morning in your place. My roommate was nauseated because the long brown hair he pulled out of the drain was not his. He does not even have brown hair. Even the drain in the sink in the master bathroom was clogged. It seems to me that all they did was layout new carpet and repaint the walls. The place was crawling with roaches. They were in cabinets, on the walls, even in the freezer. I finally had it when I found one swimming in my coffee pot. They did a pest control about a month after we moved in but they were still everywhere. It was disgusting. We bought roach motels and that seemed to get it under control. There are a million cable outlets and wall outlets and barely even half of them work. We sent a work order in and it took a month for them to contact us. That only happened because the maintenance guy happened to catch me on the sidewalk asking if I still needed it fixed - which obviously was no since I fixed it myself. We had sent a second work order to fix the constantly running toilet because we couldn't fix it. That was answered in about two and a half to three weeks and the problem was not fixed. It is still running almost 10 months later. There was not even a notice that the maintenance guy would come by. I came home from work one day and freaked out when I found that the front door was open. Not unlocked but OPEN! Anyone could have walked into my apartment and stolen anything. He announced his presence when he heard me walk in. After he was fixed one of the outlets in the kitchen, he left the refrigerator unplugged. Everything would have spoiled had I not caught it 10 minutes after he left. Of course there are going to be kids running around, playing and making noise. We expected that to happen. What we did not expect was that they would be screaming bloody murder for no reason all day long or that the main "hangout" was on the stairs of our building. Nothing like being woken up to the sound a child screaming her little head off at 7 am during the summer. The same little girl screams and cries on a daily basis as loud as she can. We can still hear her even after she goes into her family's apartment which is on the first level of our building. The walls are so thin one night we knew our neighbors were watching The Avengers. The rambunctious kids run around with absolutely no supervision acting like monkeys and cussing. We could hear them cussing over the television on the second floor. We could not even watch movies at times because they were so loud. They treat the whole complex as their playground. I came home from work one night and was worried that someone might be in the outside storage. The light over the stairs was burned out so I had no way of seeing if someone was there. Fortunately there wasn't. It was not until about two weeks later I realized it was the kids who opened the storage door. They were playing in it. We chose this place because it was cheaper and we desperately needed a place to live. Now we know why it was so affordable. While the ladies in the office seem nice and helpful, we are anxiously awaiting our lease to end. We will tell anyone and everyone to stay away from this place.”
“My daughter was living there and can't wait to get out. Roaches and bed bugs are a constant nightmare and management staff doesn't want to listen and does not help with anything. But the worst is that today someone broke into the apartment attempting to rape my daughter. Lots of druggies live in the complex. I also lived in the area for 3 years and hated it. One break into our backyard they took spare tires. Area is getting crapier. I don't recommend this place at all!”

We only lived at this property for a few months. We were disgusted, terrified, and greatly disapointed. On our move in day, we walked into our apartment to find hundreds of dead roaches EVERYWHERE. It was disgusting. They were all along the floorboards, on the counters, in the cabinets, along the baseboards in the bedrooms, and both the bathrooms. So gross. We went to the apartments and told them that they needed to come back in and clean the apartment AND get someone out to spray the apartment as well. Which, props to them, they did. On top of that, later that day, when we met our first neighbor. They told us to run! The first thing out of their mouths were about the roaches. They mentioned that the whole building had been evacuated for 24 hours so they could bomb it twice within the 6 months that they had been living there. A few days later we met our other neighbor and what they had to say was similar about the roaches. Also upon moving in, we were welcomed with the smell of cat urine all through out the apartment. They informed us that they had put in new carpet and a fresh coat of paint, but did nothing else about the issue. No amount of air freshners, candles, or lysol could get rid of the smell. My little sister came over to visit and had an allergic reaction. We couldn't let our own cat into the apartment for fear that he would smell it and start spraying over it. We had not even lived there for 10 days yet and walked out to our car at 9pm at night to find all 4 tires stolen off of our car and it dropped on the concrete. There wasn't anything special about our tires, they were stock. We went to the office about it to see what our options were and they told us that we must have upset someone. Who tells someone that, and why would that be a legitimate reason to do that? They also told us that we were stuck in our lease and they would not do anything about letting us out of it. If we wanted out we would have to file our 60 day and pay all these fees, which in the end we ended up doing anyways. Someone also attempted to break into my husbands truck unsuccessfully. There are kids running wild without any supervision. They are constantly fighting, cussing as loud as they can, and littering all over the place. You can always smell weed in the air, and there are always kids behind the dumpsters smoking, little kids, which is very sad. The dumpster was set on fire about a month ago as well. The gate is constantly getting broken. People hit it all the time. One time they bent it in a 90 degree angle. We lived on the 2nd floor and I felt so bad for the people underneath us, I'm sure we sounded like elephants. We were always subconsience about the amount of sound we were making, but it didnt matter, you could hear every step I'm sure. We could hear the people downstairs diagonally from us. The walls and floors are paper thin.”
“I've been to several apartments and this has been the only place that I've felt like home. In the 3 years I've stayed,I have not had unplesant experiences, just the occasional leasing office mixed up that couldn't be resolved by talking to them and they were very curteous and understanding. Maintance people are very polite and helpful by promptly fixing the needed repairs. Its so quiet at times that the occasional new loud nieghbor is welcomed, lol. p.s. they have some eye candy working at the office like formerly leasing agent Sandra, and now Evelyn, that makes going to thier office a more pleasant experience ;)”

I was quoted with the amount that was due upon moving into the apartments by Sofie which was about $300.00. When I went ot sign my lease it was about $450.00. I complained and was told that she made a mistake by the manager Tamika and that the actual amount was $450.00. I was so mad but had to pay it because I waited until the last minute and did not have time to look for another apartment. I have been here since June 2009 and my fiance's car has been towed, my car has been towed. We have had 4 leaks in the apartment in which the floor, carpet and padding, bed and clothes were damaged from it. It took about 7 calls before they came to repair the leak. They cut the carpet padding out and sucked up the water from the carpet and have not replaced it. It is infested with roaches and we continue to ask for pest control to come out but they have yet to come. Everything in the apartments are OLD as dirt. My renters insurance actually went up $20.00 when I moved here. I have about 7 more months before my lease is up and I am really considering breaking my lease to get out of this dump.”

Problem with one of the maintenace men....he's very rude and disrespectful! If you live there, you know who he is....Other issues are as follows: There is a huge hole in the ground where a water main broke and an enormous amount of water was gushing out of the earth and flooded the parking lot for almost a week....mind you this was happening, while Texas was/is going through a severe drought....and there was water rationing going on.. The hole in the ground is still there and I believe it could be a bad accident waiting to happen. Also, the pools should be maintained on a more consistent basis.... Other than that....this complex is old but seems to be a nice place to live......it's aged, but the community is tight knit and the gates are always working, which is a plus!!! It's not bad for the price!”

Now I would like to totally and completely recant, or reverse, my previous statement. The reason for my change in opinion is that Champion Forest Apartments now has a wonderful and helpful brand new Apartments Manager, "Tamika," and a great brand new Maintenance Manager, "Mike," and another new maintenance guy, "Johnny." They're all great and will fix whatever is needed. They treat the tennants much better than the previous people at the property. I would recommend this complex to others trying to find an honest, reasonably priced, quiet, family friendly, and safe place to live on FM 1960 in the Willowbrook Mall/Veterans Memorial area. Trust me, I know, there's alot of junk and crazy people just up the road, but not here. You would like these apartments because they're civil and peaceful compared to what else is around.”

I once requested to get my dishwasher fixed and that took thirty " o'yeah we have not fixed that yets" and then a day to day reminder(two weeks straight) until they finally replaced the broken one with one that had been siiting outside by the dumpster for three weeks. If it was not for the surrounding area (and me moving back into Texas)I would take a penalty and break my lease. This place is ---- kids runing around hitting my windows through the day, and the beautiful BURNT OUT Apartments in the Center of the Complex MAKES you really want to jump for joy(it has been a eye sore for the last four months, I wonder if they are planning to fix them this year. I am sorry this place is a peace of ----!!!) I have so many cracks in my apartment(that was painted over and have suddenly reopened yous think that just did anything to get me in ,... I guess they did because they don't do anything now) I have to get the exterminator to come at least once every to months to spray, and they tell methey keep coming back because of the cracks could lead to another apartment, I pay too much for this dont get suckered. STAY AWAY”
— 12801 CHAMPION FOREST DR · Houston“I rented an apt. for a 3 month lease when I moved to Houston. Because it was a short lease they raised my rent by $100 a month. That was OK because I was in a bind as my original living arangements had fallen through. The aptarment was musty smelling. The kitchen appliances looked like they were from the 70's. Everything had several coats of paint and the bathroom plumbing leaked inside the cabinets. I put in a maintenece request to repair the leak but it was never fixed. There is not adequate parkinhg as the friends of tennants take all the parking spaces. The real problem, however, was after I moved out, I inquired about the $150 damage deposit that was to be refunded and was told that I would revieve the full amount back but it would take 60 - 90 days. After the 90 days elapsed I inquired to the management and was told that the refund check was mailed to my former apartment address. Why would they send the check to my aparment when I gave my notice I included my new mailing address? I was told that they would put a stop check and issue a new check to be mailed to my new address. That was in March, it is now the middle of May and I am STILL waiting for my check. I have been told that someone from coporate bookkeeping would contact me, nothing yet, I have left messages with the apartment offices with no reply. I am trying to find the coporate owners so I don't have to deal with the management staff.”

This place was built in the last 1960's. They make you get renters insurance even after paying a security deposit. When I first applied I was told that it wasn't necessary, then a couple of months later a notice was put on my door stating I had to purchase the insurance (from a company they work with) or else my rent would increase almost $200. The washer and dryer hook connections are in one of the bedrooms, which is very tacky and inconvienent. No ice-maker in the Fridge. Also, car are often towed for no reason. There is an infestation of stray cats every where. You would think that animal control would have been called. There are alot of kids in the apartments, and I have a daughter myself, but I ddon't understand why at i get waken up at 7:00 AM on a Saturday by a bunch of screaming...when I say screaming. I mean SCREAMING kids playing on the playground. The only good thing I can say about Champion Forest Apartments is that it is in a nice location. Other than that, I cannot wait to leave. Do not waste your time with this place. They are eager to get people to move in.....I WONDER WHY?”

The apartments are so nice and clean, the parking lot and all the areas are always kept up clean with no trash, the security and maintance people are always nice, curteous, and prompt. All the ladies in the office are nice and always willing to help in whatever you need. There are always hot coffee/cookies/pastries and candy available. They have bingo and everytime you win they reduce your rent. Cristi, Nadine, and Staci are always so friendly and eager to help you solve your problems. This management is always making upgrades of the property; like the extra lighting around the buildings, the roofing, garage repairs, as well as now you see security at night where as before you could never find them, remember easter and halloween parties for the kids (movie night). If there is a noise problem it is taken care of immediately. There are no late night loud parties at the pool etc. Bottom line is I'm extremely impressed with these apartments and will be here for a long time.”

The paint actually bubbled up at one point and peeled back. There was mold, rust and god knows what else in the horrible tub. I almost refused to shower for fear of something trying to eat away at my feet. We an ant problem the entire time we lived there, and we rarely kept food because of it. I would run around and constantly clean things with bleach. The previous lessee of the apartment broke the mailbox and it was never repaired. My door was literally falling off the hinge. You could actually walk in the living room at night and see a 1 inch gap below and on the sides. The siding around the door was falling off the hinges. We had property stolen off of our porch and from our storage. There are very few units with an actual washer and dryer connection so everyone would use the laundry facility. You would have to wake up early or go to bed late just to use the few machines that actually worked. I think at one point there were only two dryers that operated. Someone was stabbed at the stairwell leading up to my apartment. The next night someone was shot. There were constant visits by the police. Never for noise control. Usually spousal abuse or drugs. Kids would run around literally hitting cars with whatever they could get their hands on. Rocks from the various gigantic potholes in the parking lot all the way to the furniture or other miscellaneous objects. I had my car backed into, which cost me 1000 to repair, also my vehicle was broken into. Finally, the biggest most annoying problem (of the many there were) was the air conditioning. The thing sounded as if a turbo jet was going through the apartment. The apartment literally shook the whole time the unit was on. Which during the summer was often. In short, ha ha, I would not in a million years consider moving back to Sendera.”
