“These apartments are horrible. Avoid at all costs. Apartments are ran by a bunch of sexists men with no proper training nor respect. They have hillbilly workers who are "supposed" to be maintenance staff who have no clue how to fix anything. The apartments are old and outdated, infested with bugs and duck crap all outside the property. They rarely have pest control services you may see them once a year. The complex itself is very sketchy. Sometimes there are strange people walking around the property at night, which is unsafe since I work late as aa woman.”

— 18142 S Parkview Dr · Houston“I lived in this apartment complex for two years. It was the first apartment that I ever lived in on my own, and I really liked it. The first unit I had was a flat. It had a BEAUTIFUL view of the lake, and very roomy for the asking price. It's a great unit for anyone wanting a lot of wall space, or just a generally large habitat for their future with Cirque du Soleil. It also has a fireplace, not that you'll ever need it because this is Texas. The second unit I lived in was their smallest efficiency unit. This one lives up to the name, because it is super tiny. It's perfect for me because I wasn't home a lot, and I didn't really need a whole lot a space except for the basics. Super cute, though, with an added bonus of a built-in dual bookshelf on one side and drawers on the other side. As for the leasing office, I cannot praise Manuel enough. This man will bend over backwards to make sure you're comfy cozy in your new apartment. Seriously, someone give this guy a raise. Also, he doesn't take crap from anyone. I had a problem hooking up my cable with Comcast (enough said), and he took the can of bug spray from the guy who wouldn't kill the wasps to go kill them himself. lol. Super sweet! Also, the maintenance guy, Richard, is very nice and very attending. My AC unit went out one day, and he fixed it within thirty minutes. Overall, four stars! Why not five? Ducks. They are literally the only thing I didn't like. Sure, they're cute and all, but man are they dirty. They are extremely indifferent about where they defecate. I'm leaving this place to move closer to my job, just so you know.”
“Lovely lakeside setting with views of the lake from every unit. Abundant wildlife and nearby park easily accessible. Small apartment community, gated access, courteous management. Built in the 1980s, some apartments have older appliances like dishwasher that ought to be upgraded. The pool area is gated, and more adult friendly than family friendly. Problems with the gate access whenever power is interrupted, so no access to return or leave during those instances. However, the maintenance personnel works well with the residents and is accessible any time. The landscape is hodgepodge of trees and shrubs original to 1980s, could use a facelift & paint exterior of units. Walkways into first floor units could also use makeover as some flagstone is poorly placed and a trip hazard.”

Manuel is an amazing leasing manager, he has made quite a few changes for the better and we were VERY happy with him. Very personable and great to work with. The property is nice and quiet. We like the smaller size of the complex. It feels more like a home community versus the HUGE 2-300 unit complexes near us. We love the lake, great fishing as well as a huge community of ducks... Some things I would have liked to see change: Landscaping and "curb appeal" need to be stepped WAYYYY up for the newer pricing. I'd like to see a more reliable maintenance crew, We had to request to have the same things fixed over and over before they finally got done. I'd like to see some amenities added to the property, right now all we have is a little splash pool. How about converting a 1 bedroom into a fitness center?!? Also I'd like to see the apartments website updated to include current photos, pricing and the options to pay rent online as well as send a maintenance request. No apartment is going to be perfect, but Arbor Point was very close... Thanks again for the past few years and letting us call it "home"”

There was a broken stove, malfunctioning refrigerator, an oven that only broils with no baking capabilities since it was also broken, along with a deteriorated ceiling that caved in the bathroom from water leakage upstairs. There are inspections that the property manager performs to list issues that need attention in every apartment, yet no action is ever taken to resolve these issues until the damage is beyond legal living conditions. The only appreciation for this apartment is the view of the water with the ducks.”

But the maintenance leaves some to be desired. The biggest issue I find is that they are extremely outdated for what they charge. The walls are thin and the plumbing is pretty terrible. You could find a new or almost new apartment for what they charge you here. Also the quality of people has declined a lot during the last few months. More people cramming into small apartments etc.. That and the gates are always broken. And I mean at least 2-3 weeks out of the month and during the winter they didn't work at all. I know that at least 2 peoples cars were broken into the last 2 months. If you need a place to live i wouldn't say to avoid here, but if you have the time and extra money to put into living in a nicer place I would.”

That is great because most places wont let you have them but thurz bout 4 other bully dogs stayin around here too. This place is tight. I don't think my wheels will get stolen here either cuz my other neighbor is up all night looking out the window. He stays home all day too so thats cool. The bus stop is right in front so my kids don't be walkin to skool no more. The pool is small and looks dirty but we don't need to swim here we go to the YMCA. No worry about them towing yo ride if you don't have the stickers. Thurz 2 other ones I seen with stickers as old as 2008 and sitting on flat tires too. The maintenance is slow but that's okay. I fix it myself and they take it off the rent. They sent the pest control guy and he killed the little roaches but the babies came back and he said he will come back and re-treat my place in a month so I thought that was nice. I like it so much here. My little cuzin is coming to stay from Atlanta and she don't have a car but it is walking distance to alot a small shops so she can get a good job for the summer. Love this place!! I just signed my second lease for 13 months and we are very happy to have a place for my 4 kids to play and ride their bikes in the street safely. I get free internet too so i got a computer now. the manager lady is kinda goofy but she is just old and likes to talk to everyone about everyone elses business. its kind of funny to hear about everyones personal life from here when i am bored we just sit up there and talk in her office. she is goofy but she is smart about everyones business. kind of like free entertainment. her husband is a recovering drug addict so we have a lot in common i guess. i feel so at home here!!”

During my process before attempting to sign the lease, the parking was a little bad- even during the day. The option of covered parking is available, but it's tacky how people store stuff in their spot like a dirty garage. While my complaints are not about the complex itself, it's with the manager who runs the location. I was having second thoughts about living here before signing my lease because I wasn't sure the size of the apartment would suit me. When I told the manager, Debra, I was re-considering, she immediately lashed out at me and begin arguing with me. She nastily told me that she could've rented out the apartment to someone else who really wanted it. She angrily told me I picked the apartment and talked as if I had no choice, but to finish signing my lease and when I became irate with the way I was being treated in the matter, my doubts became confirmed. She then angrily told me I would not be receiving back my $150 deposit if I chose to walk away. $150 seems like a minimal loss than to spend the next 12 months paying over $600 to an extremely small community with unprofessional managers like Debra.”

Although the complex is old and do not have many outdoor amenties to offer, the units are unique offering garden jacuzzi tubs, a fireplace and a private patio. I have lived at Arbor Point for 3 years; the first management at Arbor Point were unprofessional and unbelievably rude. However, the new owner hired his own manager and gave the entire complex a facelift. The present manager has an inviting personality and is easy to talk to. I have found both the owner and the management to be extremely helpful and cooperative. Whatever they could do to make life better at Arbor Point, they did to the best of their ability. Once you come to terms with the complex being old; you will understand that certain types of mordern amenties are simply not available; the charm and uniqueness of your apartment will more than make up for it.”

I hope they continue (I hate midnight dramas that seem to be so much a part of Houston apartment life). Almost all the units are waterfront. Katy ISD makes it a magnet for single parents. Social life is good. They do not have a fitness facility, but are less than a mile from a new Bally's and a 24 Hr fitness. It is an older complex, but the units are really nic inside. The complex is quiet, very quiet.”

DICONNECT YOUR ELECTRIC AND THEN TRY AND MAKE IT SEEM LIKE YOU ARE THE ONE THAT CAUSED ALL OF THE PROBLEMS. BUT MAINTENANCE GUYS ARE VERY NICE AND HELPFUL (DANA AND GARY). TOO BAD YOU HAVE TO GO THROUGH THE OFFICE MANAGER (KIM) TO GET ANYTHING DONE AROUND THE PLACE. I CAN NOT FIGURE OUT WHY SOMEONE WOULD WANT SOMEONE LIKE HER RUNNING AN APARTMENT FACILITY. THEY USUALLY WANT EMPLOYEES THAT ARE DECENT HUMAN BEINGS HELPING MAKE THEIR PROPERTY A NICE PLACE TO LIVE. I WILL POST THIS ON EVERY WEBSITE TO TRY AND HELP OTHER POOR TENANTS NOT GET IN TO WHAT WE DID.”

I reported it to management and the told me to bomb the unit myself, however they did deduct it from my first month rent. Several other tenant have roach and ant problems. My apartment have mildew problems due to the water that leaks when it rains. Managemant have no real concern for the tenants. They heave no fitness facility and the pool area is no place for comfort. Dont let the spa's fool you; when I turn on the jets all type of trash came out. Please run far as possible from this place. All of the cabnet tops are painted and the paint clip in the long run.”
