“I began having a roach infestation since August of 2025. After fighting mangement to help me all they did was blame me for the infestation and left me alone to combat the problem by myself. The issue continues and the apartments refuses to let me leave without paying them an early termination fee claiming that they do not have the documentation to prove the infestation. My weekly emails and request mean nothing. They ended up ignoring me and now that i want to leave they are claiming i dont have enough evidence. Between the weeks worth on sewer back up on my door step that they claim is cleaned up immediately when i have the proof and footage that it was there for three weeks and the poor communication with everyone in staff is making want to end this nightmare. However apperantly that is not enough to terminate my lease without penatlies because this office is a strong believer of ignore and forget. Because the property manager never reached out to me all of a sudden it closed yhe case and want to continue wasting my time making me and my five year old live with roaches. The reason the issue got better because i was in inhumane conditions with no way out and mangement would not help me. I spent over a thousand dollars in supplies since mangement wouldnt do a thing besides blame me. my question is if i was as dirty and they have outright claimed me to be then why did the issue get a little better WITHOUT their help And why am i not the only person whose had a roach isssue in this complex. They constantly work AGAINST me and have the nerve to say they did help me but their help was actually piss poor service them blaming me for the issue and giving me vague unclear instructions before completely ignoring me. If you want you live here by all means sign the lease which ALSO WILL NOT STATE A ROACH ADDEDUM ONLY A BEDBUG ADDEDUM AFTER I CAREFULLY REVIEWED MY OWN. The absurd offending treatment by everyone in the office including Property manager Ramin and Assistant manager who “only works with accounting” Yuliana and they still have the audacity to make me pay an early termination fee is infruiating. I refuse to pay a termination fee when they did ABSOLUTELY nothing but blame me and give me absolute vague and unclear instruction that absolutely led me to not be able to make sound decisons. Also if you want to randomly switch units you do need to pay a fee… noone tells you that same fee applies if you have an infestation. I mean they do tell you but they dont tell the same fee applies no matter the situation so if you have an infestation BE PREPARED TO PAY THEM EVEN MORE MONEY EVEN THOUGH IT IS NOT YOUR FAULT. I am not paying more money to get out if this situation they have caused. THEY DID NOT HELP ALL THEY DID WAS ASK ME TO PAY MORE MONEY TO GET OUT OF THEIR INHUMANE CONDITIONS AND CALL ME DIRTY AMD THINK I WILL WILLFULLY PAY THEM THOUSANDS OF DOLLARS TO GET OUT OF THEIR GASLIGHTING BEHAVOIRS”
— 12850 WHITTINGTON DR · Houston“I recently moved into Walden Pond Apartments, and unfortunately my experience so far has been extremely disappointing due to a serious and repeated sanitation issue that has gone unresolved for nearly a month. Within my first 30 days of living here, I have experienced multiple incidents where liquid that smells strongly like urine has been poured down from the upstairs patio directly onto my patio, my belongings, and even onto me while I was outside. I’ve provided the office with video evidence and timestamps each time this has happened. While the office has acknowledged the problem and spoken with the resident above me, the behavior continues. I have been patient, cooperative, and communicative, but the issue has now happened four separate times, and it has escalated to the point of feeling retaliatory. Management has offered a unit transfer but with insufficient relocation support, despite the fact that none of this was caused by me. The financial burden and logistical stress of moving again — immediately after just moving in — should not fall on the resident who is dealing with a habitability violation. I have requested reasonable assistance based on documented moving costs, but as of now, the proposed remedy does not come close to addressing the actual impact of the situation. I am posting this review because it is important for future residents to know what can happen and how issues like these are handled. This has been one of the most stressful and unpleasant living experiences I’ve ever had, and I would not wish this situation on anyone. With that said, I am absolutely willing to update this review if management chooses to fully and fairly resolve this matter by providing appropriate relocation support or a comparable remedy for the repeated sanitation and habitability violations I’ve experienced. I don’t enjoy posting negative reviews, but at this point I feel it’s necessary to both protect myself and give others an accurate picture of the situation. I sincerely hope the next update I make here will be a positive one.”
— 12850 WHITTINGTON DR · Houston“I have been a resident at Walden Pond Apartments in Houston for over 2 years. I love my apartment, the neighborhood, and the amenities (they have a GYM and 3 POOLS!). Anytime there have been any maintenance issues, they get it resolved for me quickly. All of the office staff has been amazing so far but I have the best relationship with Yuliana! She has helped me with whatever I have needed the whole time I've been here. I really love it here at Walden Pond and wont be leaving anytime soon!”

Not to mention how beautiful my unit is. 10/10 for sure i love the open floor plan they literally have something that fits everyone's budget. IF your looking for a peaceful nice place to live i definitely would Katalina she was sooo sweet also like i literately have been in Houston 3 years and i haven't met a staff of people that work so well together . This place has changed so many times .. management and investors . Not save , not clean , smell bad , ------, trash people have moved in here , loud noises until 3 am , the management staff is has no experience of running this big complex , 2 fires different units , leaving 3 that passed , rent prices always goes high , extra hidden fees , water bill is so high close to $200 or more , liars they always have a millions excuses , things never get repaired . They don’t care or give a ---- because they don’t live here but just collect their pay check ,. They never answer residents calls or call you back . Irene work on listening , being rude talking back weather you got promoted its not your company.. you work for it and can be replaced quickly .stop thinking you know it all and go for training for customer service because you a bad at it . Cars get scratched , wheels get stolen and cars get broken into . mail boxes get broken into .. and units as well. . the worst place They will pretend when you meet them but don’t move here .. run and go somewhere else ..neighbors are constantly fighting loud different units crazy . Pavement have cracks everywhere. Place smell like weed , trash is everywhere , dog pop everywhere !! This place is infested with roaches and they expect you to pay for the exterminator service .. crazy . You have do it yourself!! Thank God I moved , it’s a nightmare. Too expensive , you will get a good deal 1st but additional fees will be added.”

— 12850 WHITTINGTON DR · Houston“HEALTH HAZARD - DO NOT MOVE IN My parents live in Walden Ponds and I would occasionally stay with them so I also experienced some of these incidents first hands. Management is a joke. Despite how many work order requests you submit, they eventually ignore everything. First of all, the area isn't the safest. There are break-ins into apartments and you can hear guns being shot in the middle of the night. Before the new management took over, our building had issues with sewage. There was an incident where on the morning that I was catching a flight back home in the early AM, I walked out of the apartment and saw human feces all over the passageway. The problem with Walden Ponds is that they are aware of the situation at hand and instead of handling the problem promptly, they either wait too long or ignore it and then it just escalates. We've also had issues with neighbors. My parents stay on the first floor, and their neighbors on the third floor had a kennel-business of sorts. He would dump the pets' urine and waste over his balcony and it would land directly on my parents'. Unfortunately, when this was reported to the apartment management, they handled it poorly to where the neighbor came downstairs and harassed my parents by throwing a bucket of waste directly onto their terrace while they were inside. (I was there.) The real issue is the leak. They've known about the leak for now two months and have refused to FIX the problem. The leak's damage is so severe that the wood flooring completely came loose and the entire apartment stinks like humid and rancid. We've submitted so many work orders, all ignored. They eventually came in, created a huge hole in the wall and didn't even patch it up. When a possum came through the hole into the complex, did they later on came and stapled a trash bag over the hole. They never came and finished the job. We've also had a cockroach infestation for months and they refuse to do anything about it. Now there's black mold all over the closet which is adjacent to the bathroom. We've been seeing issues in our health and now we understand why. My problem with all of this is management. My parents send emails, all ignored. When I finally called corporate, Jessica (management I believe?) came in and defensively spoke over me. The audacity for her to try and gaslight me that the mold was not an old problem but a recent one. I don't know how many times I had to explain to her that WITH AN ONGOING LEAK, IT WILL EVENTUALLY LEAD TO MOLD. It doesn't matter if there's an unknown leak in the closet, or a KNOWN leak in the bathroom, they were completely aware of the KNOWN leak in the bathroom and never fixed it. It's not okay to gaslight a tenant who is paying your rent and who is suffering mental, physical and emotional consequences due to their negligence. I know this place is affordable but the cons outweigh the pros. It's not putting your health and sanity at risk. If anyone else experiences issues, I recommend filing a complaint with their corporate offices and an official housing department of harris county.”
“I am writing this in reference of what they are doing to My Dad. He has been there 3 years He is a diabetic and has had a stoke a few years back . They know that he is in an open Chapter 13 Bankruptcy. Since the Freeze he has showed me the Water bill has doubled and almost tripled. He added someone to his lease who back out immediately. The office told them to send an e-mail in which they both did and they would take him off with charging, They never removed him, Told my Father he has to pay to recertify knowing he is in Bankruptcy, They don't accept that. He gave his notice now they say it is not valid . He has applied to other apartment complex and no call backs . The want to keep him in a month to month adding 244 more dollars to his rent each month, Now I am worried my father might have another stoke because they keep bilking him out of money and trying to ruin him. What if this was your parent. This is what you support when you move here.”

The regional manager will not talk to me per the secretaries at headquarters/corporate. I would appreciate it if someone would respond and hear me out completely before making a decision on my situation. The district manager above the property manager did not even reply to my email when I replied to hers. I am writing this in search of support for an ongoing issue I've had in my apartment on one of your properties. I've had an ongoing maintenance issue for the past year regarding my AC, leaks from the vent, a drip in the wall, and constant wet carpet. They installed a new HVAC 3 weeks ago and the first week it was not working for a night. Due to this issue I have not been able to use my living room because I had to take the tv off of the wall because it's under the vent that drips water. They say the leak is from upstairs but also from my own HVAC. I still have not gotten a 100% confirmed answer on what the problem is. Someone came to see it Saturday and said that there is a pipe that is broken under the AC that is causing my carpet to be wet constantly but that the upstairs also has to do with it. It took a whole year for them to send someone to come and see what the issue was. There is now a whole in my wall under the AC. I have continuously received a glazed over quick fix instead of a deep root issue fix. Do not move here if you want the management to take you seriously. Had this truly been fixed a year ago I would not be here writing this. My health has been affected because of this, allergies and sinus pressure, I'm always tiptoeing around the wet carpet, and I'm often left in a hot apartment because it will randomly stop working. I have asked to be transferred to a new unit because the one I am in is not livable and has unresolved issues. The manager has approved me to do so with no transfer fee. My concern now is that I won't be charged the same rent amount I pay now to move into this new unit. I have asked to move into the new building that was just rebuilt because it seems more reliable than any of the older buildings. I don't want to move into a unit that will have its own set of issues. If the issue had been resolved I wouldn't be looking to move. I am only moving because they won't make a solid fix. They said that if I move to a new unit I have to renew the lease. I have battled with this for a year already and absolutely do not want to stay any longer than what my current lease has left. I do believe the fair thing to do would be to charge me the same rent for all of the inconveniences I have experienced for the rest of my lease which is 9 months. I have been extremely patient yet persistent. I've made sure to document all conversations and take pictures. I'm more than happy to forward any and all of the history over to someone that may be able to help. I work extremely hard for my money and I know what I am entitled to as a tenant who pays their bills and rent on time. I will reiterate my needs and rights to anyone I can talk to regarding this. I feel safe in Walden Pond and have enjoyed living in that complex and neighborhood aside from this situation. I only want to be able to come home to dry carpet, dry walls, and working AC which is not anything extreme to be asking for. I don't understand why Harbor Group Management thinks it's ok for me to have to live with the inconvenience. If I don't want to extend my lease and pay more, Harbor Group Management thinks I should just sit in a leaky apartment while they put band aid after band aid on the situation. No one is willing to look at this from my point of view. If this was your home you would want the same help. As of 5/26/2021 my carpet is still wet, my vent is still leaking, the drip is still heard in the wall, and the broken pipe has not been fixed. I have tried to patiently talk to people up the chain of command but now I am being ignored, I am not being heard or responded to so I am posting for anyone who will listen and help me.”
“Since this Company has bought this complex the Rent goes up every year on your lease. So if you move here get ready to have your rent to go up every year you renew your lease. You pay for pest control in your rent but the roaches have to be in every room of your apartment before action is taken. I came home from work one day and my door was unlocked and the tv in my room was on”

I have gone what the Asst. Mgr Mayleen has told me to do the treat my apartment once after that is was bypassed. I then worked with Mike and he has put my apartment on the list. They treated it once next they bypassed so now i am having to fumigate my apartment every Monday as I'm leaving for work. Then every Apartment complex has lost money due to pandemic and the freeze and I added a roommate and was going to transfer into another apartment. But they want to make the money back by dragging the process to cost you more money. So we decided to cancel and move when my lease is up in August.”

Maintenance request go unanswered exit gates work one day out the next. Than the property caught fire and made everyone change the insurance at add property on it so they can get paid . They should have never sold the property bc everything has went to ----. If you care about where you live you won’t move here. Top Flight Security they hired sits on his --- in the car with the lights just going . This isn’t the route to go unless your just looking for something to cheap to move in.”

So many people have no hot water. The company that owns Walden Pond, Harbor Group Management, has outright said that they will not be doing anything to compensate residents who are affected. There's no way of knowing when we will have hot water again. If we do not pay rent by the 4th, we will be evicted. They're taking advantage of people. Avoid this place. It's not safe. It's expensive. The appliances don't work. There are roaches everywhere. People blast music. I can't sleep at night because the walls are so thin, and there's someone who lives above me who stomps around at 4 AM every day. They don't care about me. I'm trapped.”

Do not move here! In the picture you can see the trash bag the covered the hole up with months ago and still haven't fixed the hole. They just do patch work and don't actually fix the problem.”

This complex has always been landscaped nice. The overhaul of the property is improving the the feeling when coming home. The area around is very nice and is a destination for many people. We were really interested because of the location and the great price. But the apartment cost was too high when it came down to having a clean environment to live in. Management (Jessica) is very difficult to get in contact with. She has an attitude and seems very inexperienced in her position. I had to call Jessica everyday with a new complaint. There were so many complaints, I would forget to bring some of them up on the phone,. I had to start writing emails about how poor the apartment was put together. The following is a list from High Severity (1) to low severity(12). Theses are all problems that should be fixed but only some were. 1. Pest issues 2. Rug wasn't nailed into the floor (fixed) 3. Weird stains around the bathroom 4. Only one draw in the kitchen and it was broken (slammed my hand on it multiple times) (fixed) 5.Dirt and dead bugs found upon move in 6. Garage bags ripped open around the property 7. Door the property is broken, so anyone can come in... 8. The gate code is very accessible, everyone uses the same one 9. The mailbox was broken into and they gave me the wrong key upon move in(fixed) 10. Light in kitchen was broken (fixed) 11. Fridge was filthy (fixed) 12. Porch was dirty upon arrival I know its hard to tell if this is a real review but it truly is. I am not the competition. I am a ex resident of this community and NO ONE SHOULD LIVE LIKE THIS! No one deserves to live this way.”

Just recently our build was burnt up Mar 1, 2020 due to someone in our build and now it's water damage and we have lost everything, still don't know what they was doing & no updates from management. What pissed me off is the fact the new management had the maintenance man come tell us to call our insurance company. They never showed up to make sure we were ok or to see if anyone was hurt after a major disaster, the icing on the cake is they still open the office up at 1pm and act like it was a regular work day. Still showing apartments, taking payments. Not once did anyone apologize to any of us for what happened, & over 10 families have to start over. My wife & I stayed over there for two years and trust me when I say I wish they would've kept Cherise, Patricia & Jason they are amazing leasing agents, new management is horrible maintenance is awesome and very fast about fixing the issue you have but they have left a bad taste in my mouth. They don't answer the phone & is very slow & unprofessional this new company only care about money so rent at your own expense.”
