I need The Abbey Residential to thoroughly understand how much of an asset Andrew is to the company, specifically, The Abbey at Eldridge/Energy Corridor. I technically took possession of a unit with Abbey Residential in July 2022 but was unable to successfully move into said unit due to an ongoing issue with AT&T having trouble setting up services for me. Setting up these services were imperative as I work from home and without internet, I cannot adequately work in my call center environment to sustain me, my family and our living expenses (rent included). I could go into depth about the journey I had to get where I am today (in a new unit) but that is not why I am here. Although this was a very long process to finally get moved into a unit that accommodates me and my work from home position, Andrew Davis was with me every step of the way. He heard my concerns with AT&T but also my concerns with the previous unit I “occupied” as a whole. Mr. Davis made sure to communicate with me even when he was juggling a multitude of tasks. Mr. Davis not only met my expectations in regards to transferring me to a move in ready unit, he also exceeded them with his exemplary customer service. Andrew Davis has played a major role in reestablishing my faith in The Abbey Residential community. I’m very particular and can get a little spicy, neither of which stopped Mr. Davis from diligently working with me to rectify the inconvenience and hardships I endured. I often tell him he deserves to be an Assistant Manager AND he does because he acted as one with me. Mr. Davis deserves his flowers and with that being said, Thank you. Thank you. Thank you.”

Where do I start! When I sign the lease the apartments had a bad bug problem! They had to bomb the apartment and come out weekly for the first six month I stayed here and that’s only because I got tired of calling them. The first week I started there both toilets went out and I was unable to hook up my washer because of some issues with it leaking every time I turned the water on! The take forever to fulfill maintenance request! For example I had a broken shower and they did not come out until a month later to fix it and to add that was I’m third time asking them to fix that same problem. The ac went out the hot water in the master bath went out. This was the worst apartment I had ever rented. Thank god they made my lease a month shorter than it had supposed to been which was about issue I had with them! I originally was supposed to have an 14 month lease (which my welcome letter stated) however my lease started 13 months and they did not honor the fact that my lease was supposed to be 14 months so they charged me a month to month fee because I did not get my notice to vacate in by the 60 day. These apartments are bad news and you will regret moving here! Listen they have a 3 star for a reason!”

Over my six years of stay I don't remember if I ever I had to ask thrice for any service. Maximum twice and that's was only a few times. Since, Abbey at Enclave bought Myriad Apartments (around mid of Nov 2021) it is nothing but a horrible and unprofessional experience with staff. Renewal lease was sent to me without discussing critical points, and with errors. To correct the offered renewal lease which is full of mistakes, I visited Abbey office at least 8-10 times, called them over 10 times they picked only once and rest all times dropped the call, emailed over 10 times. This all in last 1.5-2 months. I was sent same lease again with not a single mistake being corrected, so I asked this to be corrected again. Still the lease is no where near to be corrected. This is sheer ignorance and paradigm of unprofessionalism of property manager and how she is managing the staff and let them work with no order and responsibility. No one seems to be responsible for accomplishing the tasks. You visit the office, they will listen and assure you it will be done. After few days, weeks and over 1.5 month in my case status is exactly the same. Don't ask me on how maintenance service has changed. It will be repitition of same story but I was able to fix the maintenance issue myself so that's not pending. Visit after three weeks you put in maintenance request, that's Abbey style I believe. You decide if it's worth this kind of hassle in 2022 when everything is going remote.”

Gates are always broken, parking lots is horrible, the water bill here can be over $100 a month. There are bad smells that come from the swimming pool areas, there is a burned or rotting building in the back of the property that is gated off. Noise is horrible hear and people fighting and screaming in parking lots and units. Management barely responds and when they do, they just tell you want to hear to get rid of you. Dog poop everywhere, the water is constantly shutoff for repairs, no security at all that drives the property, no cameras (they will lie and tell you there is). Just officers (of various law enforcement agencies, mostly constablaes), that when they are not working will be the "courtesy" officer on the property. Sometimes they respond to calls and sometimes they do not. Residents barbecue on their balconies, trash is everywhere, the dumpsters are not secure and people dump everything there, some don't even bother to pu the garbage in the dumpster, so then rats and possums just get in the bags and trash flies around everywhere. I am waiting for my lease to near expiration so that I may move to a nicer property.”

They do not answer any emails, phone calls, maintenance just tries to enter into your apartment without even announcing themselves and the apartment does not care. The toilet broke every month literally, the kitchen sink did not work my WHOLE 14 months. The gate closed on my car and The bumper was hanging off due to a glitch and they never responded. If you’re a young female on her own do not move here! I even told them about a stalker and my boyfriend talked to them as well and they didn’t seem to care about that either. Parents do not let your college aged children to live here ! Then they randomly add charges to your bills with no explanation and I even asked and they said “oh everyone is having that problem” and never fixed it. My clothes were ruined multiple times by the washer that would say done but the washer was still full of water. I could go on and on about this place. The water turns different colors sometimes as shown in pictures as well. Please just run from this place it’s not worth your time. If I could do zero stars I would. I was warned when I moved in but everyone was super nice but I learned within two months that this is not what it seemed.”

However, more could be done about the noise. People sit in their cars and blast music with bass or have loud cars and just sit there making it noisy for all other residents. The City of Houston has a noise ordinance and the staff should do more to enforce it. I stopped putting requests in for maintenance. It took about a month to get the dish washer fixed, as this is my last week here, they can fix all the things that need to be fixed when I leave. I believe that if you state you can fix maintenance related items, then they should be fixed the first time. The courtesy officer is never around and never shows up when you call. So, you will not have luck there. But the non-emergency line with HPD works. I had to call them on a few neighbors. Now, the reason I believe that people should not move here is the residents. They are extremely rude and ignorant. Loud music with terrible singing at all hours of the day. Loud cars. Loud music in the car or they have guests that do that without consideration for other residents. They have extremely loud conversation on their porch via speaker phone. They walk on top of you very loudly and don't care if you ask them to stop. Zero regard for you car; cannot park and will block you from entering your own car. If you want peace and quiet, then do not move here. The other residents make hard to stay here. I decided to pay more somewhere else as it is completely quiet and my own personal garage.”
