“Do not recommend this place. The new manager, Ms Sharifa, is managing Memorial Hill and is trying to residents for false reasons. This place feels like a scam. She claimed that I put trash in the cabinet in the clubroom, which was a lie. When I asked her to show me the security camera footage, she refused and still charged me for this false accusation. I have lived here for almost two years and was satisfied with this complex, but since the new manager took over, I feel like I’m living in a dishonest environment. I hope her supervisor addresses this issue properly.”

I am happy near however they need to work on ongoing issues more in details. I think the building maintenance has changed since new management. Pretty lax about issues with various things include printer and various amenities. I am not very satisfied living here are the rent is pretty high compared to other places, there you would imagine the maintainence would be excellent. If things need to be helped they need to be replaced.”

“I love this community, the management office team always make you feel welcomed and you feel "at home". Stephanie Lord is professional and welcoming, as soon as we toured the property, I was excited to sign the lease right away. Still to this day going on two years living here, she is an email away if I have any questions, she is super helpful. My move was simple and it also helped that the hallways are climate controlled. The entire maintenance team is amazing as well. One major plus it is dog friendly and plenty of places to walk and feel safe. Apartment life team social distant events, since the covid-pandemic happened in 2020, just a great way to get to know your neighbors. Blake T.”

Place has amazing location- bayou park is two minutes walk from leasing office, kids playground, tennis court, and dogs park all across the road! Stuff is super friendly and knowledgeable. I always can reach out to miss Stephanie Lord with any question and get prompt solution at any time ( she welcomed me here when I came for a tour and was in close touch and very helpful ever since!). I never had any problems with appliances/ repair inside the apartment, everything checked and fixed within one day after requesting. My daughter is 4 and loves the pool here, area is very clean and neat and no noise complains on her splashes :) Great community, I'm happy with my choice!”

I absolutely love both of the apartments I have been in. The ladies in the office have been fantastic, and the building is super pet friendly!! The location is perfect too, so conveniently located next to Buffalo Bayou park, with HEB and Whole Foods both within walking distance! I don't plan to leave until I buy a house!!”

They do not communicate well with renters. Anytime that I call that office, nobody ever answers. The towing around here is done on purpose to collect dollars from residents. There's no accountability for loud people at the pool. If you want a college experience then this is a great place.”

That's 22 days all residents have been denied taking showers, washing dishes, doing laundry... residents can't even flush a toilet in this building for these 22 days without water. Notice the other reviews.. Memorial Hills has had pipes burst (flooding different floors and many units). If you do come and tour, walk down any hallway, anytime, and you will find traces of dog droppings. The elevators are NEVER cleaned and look like someone puked in them a few weeks ago. These issues don't ever get resolved, unfortunately because of the whole pipes-bursting-all-the-time situation. If you want to live in a place where you can use the bathroom or take a shower, find a different place to live.”
— 4200 Scotland St · Houston“I lived there for 3 years, the two first years were great and then Alliance took over and from there : - AC did not work for the whole summer, ( see maintenance work order ...), it was truly 80F in my apartment, Tech would enter change the thermostat, and leave. - during that period my apt flooded at 4am on a saturday due to the sprinkler system in the corridor. So you end up alone in your flooded apt at 5-6 am with literally nobody from alliance. they would eventually call at noon to tell me they will take care of it. When I came back : the ac was not working, the apt was still flooded with wet carpet ... like 90% humidity and 80F. they took the carpet out and a week later replaced it . the hardwood was all destroyed and eventually started to have black stains. - obviously mold started to developed ( don't believe me, just the pictures...) - they forgot to propose me a renewal - they wanted to increase my rent, I left ( my apt is still available 3 months later, those guys are great businessman) - 3 months later they are asking for some undue money, don't answer when you ask where the deposit is ... well stay away ...!”

My apartment is gorgeous and the view I have is spectacular. Maintenance has been super fast on any request I put in. My dog enjoys this place just as much as I do.”

I moved into this property in August and have had at least 2-3 maintenance requests each month due to broken appliances, leaking water from dishwasher, sink, and garage disposal, broken light fixtures and shorts in wiring, to name a few. The management and leasing office have offered no help to solve these issues in timely manner and have taken multiple days/weeks to replace appliances and respond to maintenance request. When we moved in we were not given key fobs for SIX WEEKS and kept getting told they would be in "soon". Eventually we emailed Alliance corporate and they had no idea about the issue and pushed to get it solved. The leasing office and management never respond to emails or phone calls about anything and you have to go into the office to even be spoken to. There are car break-ins in the garage and management sent an email saying "Houston is dangerous, hide your belongings" rather than putting more security measures in place to fix the broken gate or lack of lighting in the garage or install security cameras. These are only some of the issues we have had here. This has been a horrible experience from move-in and they have refused to work with us on these issues even though this has been completely unacceptable and they have not provided the level of housing they claim. This complex is dirty, not maintained at all, run by incompetent staff who do not have any concern for residents. Dog ---- in the hallways like in the photo are a common occurrence that do not get cleaned up! This is far from "luxury" as their brand new sign (the only new thing on the property of course) likes to declare. Stay far away from this place if you want to live in a safe, clean, functioning property where someone who works there will respond to your emails or phone calls once in a while between cashing your checks.”

Unpleasantness and discomfort began with the new management and the behavior of the office staff (Alliance). On the surface, they invested in the looks of the place, but to no avail. Corridors and stairs are still in very bad condition. Management keeps changing policies with little prior info, and punishes harshly if you miss one. Maintanence comes in 2-3 days even in urgent situations (left without a/c for 2 nights in Houston heat). In the end, the new management is the sole reason we are leaving at the end of our lease.”

I do not recommend this complex unless you enjoy having your apartment flooded due to an error in the fire sprinkler system and waiting 3 weeks for the water damage to be repaired. Typical maintenance requests are extremely slow. Front office staff either does not care to remedy issues or has no authority to do so. This used to be a great place to live when managed by CIM group. Since Alliance acquired the property it has become a huge pain to live here.”

The new management seems to be trying to add certain things and contribute to aesthetics but overall this apartment complex is extremely unsafe. In December 2017 several cars were broken into on the 6th level of the parking garage and the response from management was a passive aggressive email blaming tenants for "leaving valuables out" and that "times are tough". My boyfriend and I were both broken into during this and I can absolutely say we did not have anything of value out. There are weird people walking around the halls at any given time, knocking on your door or asking weird questions. I would attribute to this to the fact the gate is almost always open, there are no cameras ANYWHERE, no security guards and the doors are often left unlocked (even the keyfob doors I have been able to open without the fob). Recently a friend even had their entire vehicle stolen from the fifth floor, and as said before, there are no cameras. Please don't move here, the amenities are a smoke screen. There are so many great options in Houston for the same price. Other than safety, it's often very dirty (see pool and mattress pictures), it is not well equipped for dogs (broken glass in dog area, only one entrance as one gate has some code no one knows, often out of bags- to which we received another nasty email that we take too many) and the carpet is rarely cleaned in the halls. There's a lot of turn around for the front desk attendants, some have been great but some are completely clueless. I feel like maintenance is trying their best but requests often go ignored, take several weeks, or they leave your door unlocked (that was a scary day, refer back to my safety concerns). Update: management has no intents on getting security cameras. Emergency maintenance does NOT respond to calls!!”

— 4200 Scotland St · Houston“I moved in back in August for the location. I was kind of blindsided by the notice that the building sold/management changed, had no idea what to expect. Since the take over, I've been hearing about all kinds of upgrades, and they are FINALLY HERE! Right before Memorial Day we got new loungers at the pool, which was essential. They've recently painted the clubroom, tore out the old backsplash and awful red tile around the club/office, and I no longer feel like I'm living in a McDonald's (I'm lovin it). They brought new furniture today. Supposed to have a package room later in the month. I see them cleaning the carpets with a big machine, but it seems like some of the stains don't come out - they're just carpet tiles, so I bet they can be replaced one off. Just joined an evening softball league literally out the front door. It's a good summer on the way!”

The good: Amazing location, concrete build, cool neighbors The bad: Slightly dated (I think it was build around 2010), no smart house features, sometimes difficult to find Things started to go downhill last year, but new management took over at the end of December. It was like the old team gave up. I'm interested to see how the new management projects turn out - most interested in the package lockers since I am an Amazon fiend. The building is tucked back off Memorial Drive - which is a pro and a con - nice to have the privacy, but sometimes my Uber driver circles around for awhile. A lot of my neighbors have been here for years, so it's great to be part of a bigger community - I usually don't see my neighbors in other buildings.”

This last year, of my 4 years here, has been the worst...... 1) They got rid of the night security guard 2) The pool, although refurbished, is always filthy 3) The BBQ area is always litered w/ trash, bugs and caked on grease 4) Elevators are usually filthy and broken 5) Stairwells smell like urine and is usually dirty 6) Sensors on doors seldom to function right 7) Parking garage dirty and filled w/ non-resident cars that are abandoned 8) Hallway carpets are stained and random pieces of trash never get picked up 9) The water was shut down for 2 days (no running water or flushing toilets) 10) Pool parties each weekend, full of non-residents. I don't know what's going on here. This place went from luxury living to the slums. If the rent was chopped in half then I'd understand, but my rent is still 'luxury' rates. I don't plan on renewing my lease.”

Water supply went down again this week to Scheduled maitenace over night however after 18 hours they have still not been able to provide basic sanitary living needs in the form of running water. I would not recommend anyone to live here with a complex that can't provide basic needs to go to the bathroom and shower. Go elsewhere in your apartment search this complex clearly doesn' t put priority on there residence basics needs.”
