Fast forward 5 months into my lease I can hear rats in the walls, underneath my bath tub and running overhead in my ceiling. Caught 2 more rats in my apartment just last month they were getting in underneath the bathroom sink. I love this area but its totally unacceptable to pay 1400+ rent and dealing with a rat infestation. Also ive heard 2 shootings, cars are being broken into and trash is always on the ground , dumpsters overfilled. The staff is polite but im totally disappointed and I'm seriously thinking of breaking my lease.”

The management didn't do a good job cleaning the apartment for new residents. It was quite a disappointment. Dead roaches and their poop were everywhere-in the kitchen cabinets, bathroom cabinets, carpet floor, window cracks, literally everywhere. We had to do a deep cleaning of our apartment cause it was trash. The fridge was not properly cleaned, and one of our windows has no net. 2 of our kitchen cabinets are not in good condition. Management said they will replace it yet they never did. When I step outside there's literally trash in the complex, and the garbage disposal area is disgusting. I called maintenance a few times to fix certain things in my apartment, but they never actually do it. I pay for pest control, and they're supposed to come every Fridays to control pests, but they only came once on the week we moved in, and they never came back. I'm looking forward to moving out once my lease expires. I'm highly disappointed. I hate to bring race into these type of situations, but there's no way they would leave the apartment looking filthy if the new residents were white.”

The office staff is always willing to help with a smile, they even offer me things I didn't know I could ask for (like an electric air pump to blow up a float for the pool.) The main things I look for in an apartment complex are safety, cleanliness and community. This apartment complex feels relatively safe. I've heard of very few safety related incidents occurring here, and any safety complain I've ever made has been handled as soon as possible. Aside from safety, I feel like the staff here takes any comments they receive from the community seriously, and does what they can to make residents happy. The staff has always shown me a great deal of respect as a tenant, which is something I really appreciate. The interior of the apartments have been recently renovated, so most of the fixtures are new and everything is very clean. Also, before I moved in, the carpet was either replaced or professionally cleaned, so it was also extremely clean. The grounds are also kept tidy, and I rarely see any litter, and any misc trash gets picked up fairly quickly. Lastly, the community here has been great. I don't typically get into community activities, but the neighbors here, for the most part, are polite and courteous. Most people are friendly and mainly mind their own business. That's not to say everyone is perfect, but for the most part, people tend to basically respect their neighbors.”

Other than the fact that the apartment is filled with cracks and terrible foundation, which, how I said before, not sure it's normal, but it's not to me, and I've never lived in an apartment with these kind of issues. Pest control never comes I have to fight with the pest just to live in peace. I saw a rat on the premises the other night (eww) The maintenance never gets done, they don't have a box to put in the maintenance orders you have to call and rely that they put your orders in in not they forget. I have been waiting on a couple of repairs around my house for about 2 months now and they have yet to fix anything. The gates for safety are always broken. The staff on the other hand is really nice. But to recommend living their I wouldn't recommend it they just changed management which never want to listen to your complains or problems on the house, but they do on other had if your late one day will send you a eviction notice.”

And I can give many reasons: 1)We had mice in our house (many times) and the leasing office refused to fix the openings on the wall, and in the end I purchased some tools and materials and close these openings by myself. 2) we have the main power gate not working and it is open always and my house was theft because a foreign car came across that gate and get in to the complex and stole money from my house and they run away by their car through that gate,. 3) some of the employee (not all of them) treated us in a way that we did not like and they were aggressive I have other more issues regarding this complex as well.”

— 801 COUNTRY PL DR · Houston“kind of ridiculous how much this little apartment has grown into a home, almost. since i've been here for so long, maybe i can shed a light on how this place really is. from 2001 - 2005, this place was quiet, well maintained, and safe. from 2007 - 2010, things started to change a bit. the residents were becoming rowdy, domestic fights happening late into the night, and maintenance as far as fixing units started becoming a bit lazy. considering the apartments that surround palm court, this complex is not that "------". if anything, that's giving humanity too much credit... most people in the world are obnoxious towards each other and you'll feel that anywhere you live. the only difference is their economic class. lately palm court feels like it's reverting back to how it was when we first moved in. the management are nice, my neighbors keep to themselves, and crime rate is relatively low. they renovated a lot of things a couple years ago and after a decade of living here this place has held up pretty damn well. there was one incident in 2011 where some ----ed up "gangsters" decided to beat up an older security guard (a very kind one, by the way) when the security guard told someone's child that it was unsafe to run around the pool. are you ------- kidding me? if you want to be hood, go move to the hood. don't run around acting like you're so hard when you live in ------- memorial. you have food to eat and running hot water? i think you're pretty well off. like i said, you can't give humanity too much credit. but there have been many times where i come home quite late, and never felt like i needed to carry a rape whistle/butcher knife/machine gun. befriend your neighbors, they'll look out for you. i wouldn't trust that pool though, it's usually PACKED full of kids and i bet they all pee in it. stratford is a great school that i graduated from. i was a pretty awkward kid and i actually enjoyed my high school days. overall, i have no real desire to move anywhere else. i wish they would cut us a discount for having lived here for over a decade, but that's a personal wish haha.”

I moved to the complex because it was affordable and in the school district my son already attended. Sometimes it's noisy, but management takes care of things quickly. My husband complains about the lack of grass, but like I told him, if you want the lush landscaping, you will pay for it. I'm quite happy for what I get at this price. The staff is very friendly. This is a formal violation of the rent agreement that all residents sign - the problem is that the management does not enforce the rules by getting rid of the scum and let the normal residents live in peace. This results in high turn-over, so the management lets scum in to fill the empty apartments - a never ending cycle. In short, management is stuck with the kind of disfunctional residents that they deserve. This does not have to be the case. There are equally aged apartments in the general area that have much better behaved residents. Management could fix this simply by enforcing what is in the rent agreements and going to the trouble of throwing out the trashy residents or not renting to them in the first place.”

The apartments could get some clean up as far as the grounds like putting grass in the dirt areas, but other than that not too bad. Every time I ask for a repair it gets done and usually within the first day or two. There are alot of loose children running around but that is the parents fault for letting them run around. I do have a roach problem but it was because the neighbors upstairs brought them with them and I can not get a fumigator because I have a newborn. We did put some glue stuff around and it really helped the roach problem. I am ready to move out but because I want to live in a nicer complex but I will definetly have to pay a good $200-$300 more month if I do.”

The place is old and and there are what appears to be lower income folk here, but that would be in any apartment complex of this price range. This place is very reasonable considering the higher priced homes in the surrounding areas. The windows are old so you do hear people outside, especially if they are talking loud. But you cannot have everything, unless you pay much more in rent at another complex. The gates seemed to have problems often, but it seems its someone vandalizing to keep it open so they dont have to use their card to gain access. Section 8 folk are everywhere, that's the law to let them live at better places and be subsidized by the government. Definitely not the worst place, but not River Oaks obviously.”

The fact that it is already a bad situation made worse by the felling of being treated liks a second class citizen. Everyone has expirenced death and they know that at times there are anywhere from a few problems to numerious ones that can occur. Showing compassion is not a crime and it only would have taken a few words to express symapathy. I hope that no one else makes the mistake of renting from this complex. They bait you in with decent prices and then the light bill is extremely high and they refuse to fix anything. My vehicle has been broken into two times.”

My car was broken into twice and towed once accidently by the apartment complex, managers refused to deduct it off of my rent or refund. To top everything off, i have personally warned their manager exactly 30 days before and gave them the new adress of where i was going to be, they said everything was okay and they had noted the notice on the computer. Then 6 months later i started getting calls from credit collection companies saying that i didn't pay rent for one month and i now owed them $700 something dollars for what ? .. for nothing! I personally went back and tried to square this off with their manager and she said that i didnt give them a written notice and they why i was charged but they had my number and new adress. Why i didnt know about this for 6 months and had to deal with annoying collection calls everyday. Im not even going to mention the rude security guards who think they are special forces or something flashing their lights directly at your face even though they recognize the car. I also have seen kids smoking weed outside in the back of the parking lot. Not a family oriented environment per say. Bottom line is, horrible management, old apartments, bad security, overpriced and they will screw you over if you give them a chance.”

I am so unhappy no need to buy new furniture because house is a dump. Ashamed to invite company over because the paint is coming off the walls the guest bathroom has a toilet that is not attached that was like that when I moved in because my move in date came and went and they did not have the apartment ready. I had to move in with the gurantee that it would be fixed here I am a year later and nothing is done can not decorate the walls because the paint is coming off like wallpaper. My car has been broken into twice and during the Hurricaine because of poor drainage and trash my car got a lot of damage and on top of having to move I have to get a new car also.:-(”
