Yet, regardless of what others are saying they do fix things around here. It's slow yes, they have a limited staff and it's a big complex so you have to deal with being able to wait if you don't have a 911 issue. I have never had to wait for 911 issues, they are on it and work fast to stabilize whatever is happening. Other minor repairs I have had to wait to get them fix. I have lived here for a while now and I have notice that the safety has improved. Yet, there will always be bad people at this price point. I have noticed that the manager is doing a good job getting the wrong people out of here fast. They don't play and will act fast to fix an issue. This area not just the apt complex has drug issues and a lot of homeless people that have started showing up. There no gates so that creates opportunities for bad people. With that being said. I feel mostly safe here it's not that scary. I like the staff and love the fact that the manager lives on site so whatever we face she has to deal with it too. Honestly, I think that is the reason that things have changed for the better since she took over. I have not seen any rats but I have had roaches form time to time. Yet, I found that if I clean my place they go away, also have did invest in some professional roach spray that really helped. Shocker. This is all bills paid, so all you are paying for is your rent. It's kinda of a deal. The units are big on the inside. Very ceilings and it's not that bad. I like my place and the fact that I have a lot of closets. It's nice for the price. I like living here for the most part. It's what I can afford. The schools are nice here, close to everything. It's a good area to live and this is one of the most affordable places to stay for the area and one of the nicest for the price point.”

Every year my bathroom ceiling rots out and it would take weeks before they send someone out. We had to buy a window unit because the ac never works and the winter time they crank that heat up to 80. They recently replaced the ac units but ours doesn't work and they left a hole in my ceiling. There was a fire in the apartment above us in 2016 to which was caused by maintenance. We had to move to a 1 bed 1 bath for a month because our apartment got flooded. They haven't really touched that apartment since. The washer or dryers never work. Our neighbor's bike was stolen even though they chained it. I've heard gunshots several times as I'm getting home from work. Parking is a pain. It's hard to find parking when I get off from work and would have to park a block away at 11pm at night. I don't feel safe here at all. On of the upstairs neighbors is throwing bottles full of piss into out patio. My car has been keyed and my doors have been dented a few days after I got my new car. I have one good neighbor but the others beat on the walls at odd hours of the night. It's just been a nightmare but I'm stuck here because my roommates are stubborn...”

Tomorrow I have to go do laundry at public laundromat because the machine to put money on card don't work and they won't get it fixed. I don't recommend these apartments to anyone. People throw trash everywhere, because they don't care about their community. From June to December I had no problems except for gnats which was easy to take care of. When I asked the maintenance to come fix something they did it within a week. I was hardly at my apartment I basically slept there and that's all. In January, after I graduated I was home more and I heard an rat in the AC unit. I told the apartments and they sent someone to come check it out and said there was not anything in there. A week after the AC unit was broken in my apartment. I told the office it may have been the rat that broke the AC. I started going over my parents house more after this, then slowly went back. I kept telling them I was hearing noises and they told me there was nothing. I moved a few of my things out around February and asked a maintenance guy for help and he told me there were rats in the walls. I had some things left and I would stay sometimes and one day I seen the rat in my apartment. I also seen droppings and they sent people to sweep and put out traps. I seen the rat again and they still said they didn't see anything. Once the office manager Maria came with a maintenance man and they mistook rat droppings for "plastic". In April, I informed Maria I was not going to keep paying rent because by this time I was not staying there and they had not caught the rat. I am in the process of going to court for eviction and have pictures of the rat. Please do not rent at the Presidio at Clear Lake, I thought this place was a good move because they had new management and renovations and it was affordable for a college student but I would not recommend anyone to move here. I have had nothing but a headache with them for the last few months.”

When we moved we had a difficult time getting someone to do a walk through of the unit with us, at first they were trying to avoid it. But I insisted and refused to leave the office. This was after requesting a month in advance in writing via a certified letter! WHICH they claimed they never received! ( UUUH... you signed for it, genius. ) I wanted to make certain that after all of the issues that we had; roaches, rats, water damage from continuous flooding, mold in the ac, a colapsed ceiling under the bathtub upstairs from leaks they refused to fix--- we wanted to ensure they would not try to charge us for any of that garbage. I would say do not rent an apartment here unless you want to be surrounded by criminals. There are definite drug dealers living here. When several DIFFERENT cars pull up to your house at all hours of the night and you greet them at their vehicle, they never get out of the car and they leave after a minute or two... than what else could that be, other than a drug transaction? I tried calling the police to have increased patrols in the area, but that did not stop them at all. People arguing at all hours of the night like they are auditioning for Maury Povich. It's ridiculous. This was a decent place when I moved in, but it went so far downhill. I would not live here again if you PAID me three times the rent to do it! Mgmt could not care less about their property, litter is everywhere, people constantly bring home shopping carts that clog the parking lot. It was so repulsive. People just pull up in the car and throw their garbage out of the car into the street, grounds or parking lot. No one here seems to take pride in where they live to try and keep it clean, and why would they? When the property owners do not care to fix or clean anything, they have set the example. The price was good for the 3 bedroom, but trust me when I say, run away from this property, it is TRULY to good to be true.”

We signed a lease in Sept 2015 and it took them a month in a half to get us approved that I was doing all the work giving phone numbers to people they needed to speak to to get approved. So our move in date finally gets here. We packed the car and drove to the office to be told our apt wasent ready. So they were going to put us in a different Apt. We go look at it and it wasent ready. The maintenance people were working on it and it had roaches in the Pantry and mold on the window seal. So I told them no. So then they come back and say our original Apt isn't that bad they can have it ready. Go to lunch and come back in a hour. So we did. We ask if we can go look at it. The office said yes and it wasent ready and our furniture was going to be here in a hour. The paint was wet. The carpet not cleaned and they had bombed for roaches so they were all over the walls and ceilings. So we told them no to that one. So they showed us a 3 bedroom which looked nice till we moved in. Roaches galore. Black mold on the ac vent. Mold growing on the window seal. Master bathroom leaks. Guess bathroom dosent drain. Black mold in guest bathroom. Missing closet doors. Missing carpet. The hall light is burnt out and now they have new owners and the old people and the new people won't do anything to fix the issues. Since September till Jan we have seen the office people change 3 different times. We signed a year lease bad decision on our part but Im looking to move. Oh and the laundry hook ups in the apt are a joke. All we have is cold water to the washer. Dumpsters are always over flowing and trash all over the grounds. The place in general is a dumb and roach infested. There's no noise. You don't get to control weather you want ac or heat. They decide that for you. You just get to chose how cold or hot you want it. You just don't get to decide when you want your heat or ac.”

The unit assigned to me was far from the demo unit they used to enticed me to sign the lease. There were literally cockroaches on the wall when we walked in. The tub was clogged. The carpet was dirty with gums in some places (and they told me that my unit supposedly will have new carpet! The AC filters were all filthy and deadbolt does not engage. I reported all this when I moved in and it's January 2016 and none has been addressed except for the clogged bath tub. I moved in on a weekend and they suggested that I buy those cockroach bombs to take care of the cockroaches and they will reimburse my expenses but now their saying they are not going to reimburse anymore. I gave up on asking already and I hope that they feel proud and accomplished on what they did to me (I believe that what goes around comes around). By the way, there is a lot of those tiny cockroaches around which tells you that this place is a dump. Beware of their flat rate on electricity. You cannot control the AC thermostat; they will decide when to switch it on AC or heater. There is a lot of stray cats outside. The laundry facility is a mess (and usually flooded). They do not accept packages (FedEx/UPS) in their office. The only good thing about this place is I can ride my bike to work (I have no car when I first moved in here at Clear Lake), there is a Methodist church right next to it, and a Kroger. But now that I have my own car, I am counting down the days when my 7-month lease will expire (March 2016).”

Yeah you read that right! We noticed the issue when we viewed the apt and they said they would get to it before we moved in... It leaked into the bathtub, but then it spread to the ceiling and walls, then they finally fixed it. Why did we put up with it? Because we hate moving and we have kids in this really awesome school district and unfortunately we don't want to have to change schools for them. It is difficult finding a 3 bedroom unit in this area that fits our budget. So we stayed. But! Now we are living with roaches and rats, and I can't deal with that, I refuse to deal with any of this anymore. I like the extra storage and the spacious rooms, but the water damage, the mold, the swimming pool that is so unclean and unmanaged that I would never allow my kids to put their feet in it, let alone swim in it, the laundry facilities that always have half the washers and dryers not working, the grounds that make you feel like you live in the slums, the consistent electrical issues, (half the outlets don't work, and we have had several unexplained power outages, I suspect faulty wiring, it seems likely since nothing else had been updated or maintained here) we've complained, but they will not do anything, they are pretty rude and incompetent. You know they sent a guy around for my rat complaint finally, who gave me a couple of sticky traps, and he said that's all he was authorized to do (THEIR exterminator) he said that they have a huge rat issue here and they are refusing to do anything--- he actually told me to catch one and bring it there to the office and show them, then maybe they would do something! What do I look like? I'm no Steve Irwin or Jungle Jack Hanna, I ain't about to catch no rat and carry it to show anybody! I'm done! I'm out! Rent here at your own risk!”

Customer Service is non-existent. Professionalism is out the window. They are incompetent!!!!! It seems like there main intentions are to rent out there units no matter there quality. This place has a nice layout but management does not take care of the property the way they should. Trash can has garbage littered on the ground. The outside AC units are SOOO loud! I moved into the apartments under the pretense that it was move-in ready......That is not what i walked in to find but instead the a/c unit leaked into the bathroom and was pooling on the bathroom floor. Because the AC unit was not operating "PROPERLY" i didnt bother turning it on so inevitably the apartment became SUPER HOT. The garbage disposal was jammed and there was obviously a roach problem. I would not believe a word management says and if anything I would get everything in writing and make sure that they actually follow thru with what they say they will do. Very lazy and incompetent staff such as KARA, AMANDA, and KAthleen. They dont care about you! just about your money. The way they behave is as if this was your problem that was brought upon by YOU instead of there problem due to lack of work ethic by there staff. I should feel at ease moving into an apartment not on edge”

When it starts getting cold everyone has to wait 3 days (below 60 degrees) for them to turn on the heat, the summers are dreadful, it barely blows out cool air, you're lucky enough to even get your apartment cooled down, may I add that this is a 1 bd.- 1bth. Apartment, we requested for them to fix it when we first moved in but after a month but we gave up! Our bar latch on our door broke & requested for them to fix it (that was a month & a half ago) as well as a filter for our A/C. It's so noisy, dogs barking constantly, people playing their music all through the night, screaming fighting, cars constantly honking & screeching. All in all, don't waste your money moving in here, it might seem nice at first but once you settle in it's like living in hell. May I also add that I lived in these apartments when I was little & when they were also called (Chateaux Dijon) & I loved every minute of it! So whoever is running this place now is basically running it into the ground!”

She is still rude every time I've had to go into the office. Something I really try to avoid doing. Maintenance requests go unanswered. There is trash everywhere. Partly because many of the residents are disgusting slobs and partly because the staff never cleans the property. I have seen dead rodents and stray animals too. The heating and cooling system is unpredictable. As are the water temperatures, if the water is even on. The only thing this place has going for it is the ability to draft your rent online so you don't have to deal with the rudeness in the leasing office every month. That and they have 3 bedroom apartments which are hard to find in Clear Lake. I suggest ya move on. Buyer beware! Buyer beware!”

PARKING. so there are covered parking that you get that is YOUR SPOT . "reserved" but everyday this week there has been 1 after the other car parked in my spot... and they do nothing about it...towing enforeced? no. i end up having to walk at night through the lot to get inside...the lot is to small ive already wrecked the side of my car trying to get out of a spot. 3. the office is full of liars . i'll leave it at that. 4. At 3 months we got a note that a women got attack by a guy but was able to get away. Then cockroaches started coming. I complained in October about them and they say they sprayed but I was not here to confirm that they sprayed. The changed who the terminator was and after having them come spray about 4 more times and getting no luck getting rid of the bugs they said they'd do and heavy spray for 3 weeks and that would get them out. Well no such luck. The bug guys just put some goo in my kitchen cabinets and held something to spray in two areas and said they were done. These cockroaches have gotten into the TVs, computers, lighting areas, and are all over the kitchen in the dishwasher, atop of the refrigerator and in the cabinets. No matter how clean you keep the place they won't leave. The only reason the parking is semi good is because everyone is leaving so no one is complaining about where you park. They do have possums here. They have stray cats and dogs. I have had to call to send hurt animals to a clinic cause they were not mine. My kitchen light went out and they have yet to fix it and its been a week. The noise you can hear if they are right outside your window or if there is a yelling fight. My boyfriend was home once and said a guy had a key to get into the apartment but because we locked the deadbolt that has no key the guy couldn't get in. That was at 8 at night. My boyfriend didn't let me walk from my car to the apartment that night because of the guy. I was in the office recently and there was a guy who wanted out of his lease because someone had broken into his apartment and didn't feel safe. He said that was not the first time they did that. Plus it sounded like they were not going to let him out of the apartment because they had a contract. My bathroom leak water. We hardly ever have warm or even hot water even when you shower at night. AC is damaged somehow and because you don't get to choose if you want heat or AC you are either always freezing or always hot, guess that's where a boyfriend comes in handy. The painted the bathroom-including the tube which is now peeling away. I don't think I'll get my deposit back because they half do things that they are suppose to do. I was native a year ago about where to move and choose this place but I won't recommend it to anyone. Its horrible knowing that computers and electronics are going to break because the Presidio could care less about your things.”
