“Avoid this place. Not worth the cheap rent or being on 249. Since being here; I've had a constant German Roach infestation that they have done nothing about other than when I have to make a manually pest control request (otherwise they will never come in and do it themselves) and they come in and spray some liquid -------- that does nothing to slow them down. You CANNOT leave anything out or they will get into it. From food, clothes, beds and appliances; they are everywhere. I have to throw out my $100+ Microwave and Keurig cause they have infested it and will come with me when I leave. The tub cannot even drain cause of how disgustiling built it is so you have to stomp the whole to get it to drain otherwise you're standing in your own dirt. And the bathroom has a musty mold smell to it. The unit is so awful when it come to A/C. When it's Hot; its so bad inside that the AC Unit can't even keep it cool without running all day until the sun is down. You can only hope when it's cold you don't have to worry about paying a $200+ electric bill. The living room fan isn't wort a damn as it doesn't go fast on it's highest setting and you don't have a fan in your bedroom so you need to buy your own. The complex also has a homeless problem with homeless people roaming around and dumpster diving and even some bring baskets from Walmart into the complex and leaving them there. The management is so clueless you have to remind them to do their job and get the basket out the complex. TLDR: Avoid the Complex and Find somewhere that's clean and has management that actually cares and tries to help.”

“I just moved into my apartment at the beginning of May, and the managers have been extremely nice and helpful to me. If you're looking for a nice apartment, I would most definitely recommend Park at Willowbrook apartments. I love it! I love the management! They're nice and helpful.”

“After 3yrs i have had zero issues with management. Any unruly residents are dealt with promptly, management is firm ,but fair. My rental agent was Kristina Cuellar, she was and continues to be amazing, Dayrise is fortunate to have her. Also, maintenance crew is very professional and friendly.”

“I have been living at the property for going on 3 years now. The pricing for the area is a bit high but once you look inside the apartment it is well worth it. The grounds always look beautiful and the maintenance guys are pretty much always on time with the work orders. Front gates are always functioning. The new manager Isabel and Kristina are wonderful, anything I need they are always so helpful. I have referred 2 people to come by and both leased and the great benefit is you get $$ off your rent.”

“I love living at Park at Willowbrook because back when Nancy and Kristina started with the property they were very helpful and friendly. When new management takes over it is always concerning but they were great and made the transition good smoothly. Maintenance staff is a great group and they respond very quickly unless the part needs to be ordered, but I love the team. The grounds look great. Pest control is available every Thursday and if I need it put my self on the list and they the company does come out and do their job. I have referred a few residents and let me tell the referral fee is damn good $500 off your rent. I have lived here for over 5 years and it has been a great experience for me. I due totally recommend this place.”

“WAIT WHAT!!!! People that give bad reviews are the people that are trouble makers I have read every single review about this property and to be quite honest it's a lie let me tell you guys my part y'all spoke it's my turn. I would like to thank Nancy and Management for everything y'all done for me I moved from Iowa to Houston on Nov 23rd 2017 I was looking for an apartment I did a drive by and seen The Park at Willowbrook Nancy was very very very friendly to me she explain to me everything and I started the application process, She emailed me the lease and I singed and also sent me the move in quote and I accepted it . She had an approval within 4 hrs, Moved in the next day. After I moved in I did my Move In check List and GUYS LET ME TELL U IF WAS MAYBE LIKE 3 things no major they came out right away. The property is well maintained clean, cameras every where I feel safe here and my family does too. So all this stupidity about property is bad or bad management is a BIGGGGG LIE this ladies Cristina and Nancy are very helpful they go beyond their job duties to make u and everyone else feel happy and safe. From the Cruz Family we would like to say thank you to Nancy for everything they have done and for making us feel safe. Btw rent has been dropped off.”

“Evidently the apartments are under new management , as I read the reviews I didn't see any truth in them granted they are from last year and years before , I've been in these apartments 8 months now and the staff is great any issues they get on it immediately, the maintenance of the grounds are very well kept , my cons are my kitchen and bathroom are both white they were painted for me to move in , the paint is wearing off and it's just ugly look dirty , the tub as well was painted and there is a stain in the bottom that drives me nuts but I bought a mat to cover it , earlier on I had a problem with ants I reported and they took care of it , I'm a single woman , I feel very safe living there no one hang out , the only thing I hate is the parking if you're not in early you will be forced to park by the back gate which is not good for me being I'm a single woman, but it's not all that bad , I guess . I love my apartment complex”

“Stay Far Away!!!! Worst apartments ever. Stolen cars every other weekend. Walk ways flood with water and mud every time it rains.No Visitor parking for your friends or family. Only 8 visitor spots in the entire Complex.. I've seen my neighbors car get towed twice in 4 days. It's not worth your money or time. I promise the Model home is nothing like the apartment..Spiders everywhere. I've been living here for 8 months and they only did pest control once but they charge you for it every month.. I can't wait till my lease is up !!!!!!”

“Stay Far away!!! Nothing like the pictures on the website. the Management is rude and unprofessional. Its only 10 visitors parking in the entire complex so people literally sit around the parking lot for hours Waiting for others to leave. Tow trucks come everynite towing cars by the dozen. We keep clean so currently we do Not have roaches but spiders are very bad they do not spray pesticide like they claim to do and charge you for. Stay Far awayyy!!!!”

“I've lived at the property for 5 months now and I love it! Pool is amazing and the gym is always clean! Wonderful staff. Super nice and very attentive. I love my apartment. I haven't had any issues what so ever.”

“Omg if I would of known what I know now about these apartments I would of never moved in it's been one thing after the next the office staff is slow not on one accord did a rush job in my apartment still haven't finished all the extra fees they don't tell you about until you move in so disappointed can't wait til my lease is up in 7 months. Not to mention the corporate office is no better I left a message a week ago and still waiting on that call”

“I have lived here for about a year now and I must say the recent changes are great! the new management has done a fantastic job, plus the new staff is super friendly and very attentive. the pool is now open and the new look is awesome. plus they have added a gym which is also a great feature. and I must say the gates being closed all the time now is also a great look to the property. overall I am very satisfied with the property. I would recommend :)”

“I lived there for one year of pure hell! I should have taken heed to all of the the other negative posts about the complex but due to my desperate situation I gave it a shot and paid for it in the long run. The management are the most unprofessional, disrespectful people i have ever encountered, led by the vigilante herself Elsa Noriega.”

“I was weary of listening to reviews before moving somewhere because they all had something negative to say and mostly confused me but after almost a year of living here i can tell you that all of these reviews are 100% accurate! Here are some of the negatives: -My water is shut off with no explination for 1-2hrs a day, and has happend in the middle of a shower. This happens regularly -for about 6months my "hot" water was luke warm. They must have had the water heater turned all the way down -the parking stories are true, they will tow visitors, anyone parkinig with a tire touching the line, and backed in parking. -The gate hasnt worked in months, but instead of repairing it they are renovating the entire OUTSIDE of the complex...let me add that the gate stopped working well before the renovations started, and they are not doing anything to renovate the inside of the apartments. -EVERYTHING IS RIGGED...my countertops are painted over dirt and wood, my dishwasher fell out of it's hole the other day..come to find out it was not installed correctly, my oven doesnt work. the maintenance guy came out twice to fix it but its easily an early 90's late 80's oven... -There are roaches (the little brown ones) and some other bugs, but they can be kept to somewhat of a minimum by cleaning regularly. -Yes the office ladies dress like they're hoochies, but it doesnt really bother me, to each his own. -the pool has not been opened at all this summer (its already almost august) The Positives... Well the neighbors are nice, not a ton of hoodlums and druggies coming and going. I feel safe in my apartment which was important to me because i have a small child. No candy paint here :) I have seen big dogs (pits) in the complex not sure if they allow them but they're always on a leash and not a bother. Maintenance is nice. The ladies in the office are a little rude, but i just ignore them, and they ignore me. I think they are overcharging and charging for services they dont deliver i.e. the gate, pool, water. If you do decide to move here make sure you go over every inch of your apartment. My lighting sucks, and my apt is gross, but my neighbor has a much nicer apt with the same floor plan. They will no doubt try to get you in the crappy one before the pretty little one.”

“Management is unprofessional. Their appearance is ridiculous and shameful. Who dresses like your going to the club in an apartment office. Let's see, what apartment want to get you towed for having your tire on the division of the white line. I seen more tows here than downtown. Those are actions against their own tenants when they are the one paying the salary for the managers. They can't even keep their money orders secured. I would never encourage anybody to move into this apartments. The only people that should be respected here are the maintenance and housekeeping lady. They approach you with kind and respect with out a false image of a fake attitude. Maybe they should be promoted to management.”

“MY NAME IS MAYRA IM FROM APT 1510 LET ME GET ONE PERSON OUT OF THE WAY PERLA WAS A SWEET HEART FROM THE BEGINNING SHE HAS GOOD CUSTOMER SERVICE SKILLS. HER MANAGER PAULA OR ELSA WHATEVER HER NAME IS HAS TERRIBLE CUSTOMER SERVICE SKILLS, UNPROFESSIONAL AND I SHOULD HAVE JUST LISTENED TO THE PEOPLE THAT TALKED ABOUT THIS PLACE SO BAD ESPECIALLY ABOUT THE MANAGER THEIR NEIGHBOR APARTMENTS EVEN SAID SHE IS A RUDE AND DIFFICULT PERSON TO DEAL WITH. I DO NOT RECOMMEND IT BEEN HERE FOR 1YR AND HAD MY CAR AND APARTMENT BROKEN INTO WHEN I WAS BEING TRANSFERRED I SPOKE WITH THE UNPROFESSIONAL MANAGER AND SHE HUNG UP ON ME BECAUSE SHE DINT LIKE THE WAY I WAS SPEAKING TO HER, MY MORAL IS YOU TREAT OTHERS THE WAY YOU WANT TO BE TREATED. IVE BEEN A GOOD RESIDENT MY APT IS ALWAYS CLEAN NO NEIGHBOR COMPLAINS ABOUT ME AND MY CHILDREN NEVER VIOLATED ANY OF THERE RULES AND TODAY 4/5/2011 SHE STATED THAT I LEFT TRASH OUTSIDE THAT NEEDS TO BE PICKED UP FOR A WHOLE YEAR IVE BEEN HERE I SET MY TRASH OUTSIDE FOR A FEW HOURS WHILE I FINISH CLEANING AND NOT ONCE HAVE THEY SAID ANYTHING NOW THAT MY LEASE IS UP THEY WANT TO SIT THERE AND HASSLE ME FOR 3 PIECES OF TRASH THAT FELL OFF THE BAG BECAUSE OF THE CATS THAT THEY HAVE IN THE PROPERTY TORE THE BAG. SO I CALLED THE NOTE THAT STATED I NEEDED TO CALL THE OFFICE AND I EXPLAINED TO ELSA OR PAULA THAT IT WAS THEIR CATS AND LIKE THE UNPROFESSIONAL MANAGER SHE IS STARTED YELLING OH IF YOU DONT LIKE BLA BLA BLA I JUST SAID OMG BYEEE LADY!!!! DINT HERE THE REST OF HER UNPROFESSIONALISM. ITS INFESTED WITH CATS THE TRASH IS MOSTLY ALWAYS OVERFLOWING WHEN THEY TRANSFERRED ME TO THE NEW APT TO SOPOSSEBLY HELP ME OUT IT WAS WITH A CARPET THAT WAS DISGUSTING THEY HAD JUST CLEANED OVER IT AND U CAN ALWAYS SMELL THE HUMIDITY AND STINCH IN THE APT THEY PAINTED OVER THE WALLS THEY PAINTED ON TOP OF THE PREVIOUS OWNERS HAIR. THANK GOD I TOOK THE ADVICE AND GATHERED EVIDENCE IN CASE THEY TRIED TO BE SHADY. AND ITS FUNNY BECAUSE AT FIRST THEY WOULD CALL ME TO SAY O MAYRA CAN WE SHOW UR APT BECAUSE YOUR APT IS NICE AND CLEAN AND NOW THEY ARE ACTING LIKE BEASTS MAYBE THEIR MAD BECAUSE I DINT RENEW MY LEASE HERE. I CAUGHT ELSA ONCE COMING UP TO MY OLD APARTMENT TRYING TO OPEN THE DOOR BECAUSE SHE THOUGHT NO ONE WAS HOME LUCKILY MY SISTER WAS BABYSITTING MY KIDS THAT DAY AND I WAS INFORMED BY HER WHEN I CALLED TO ASK WHAT SHE NEEDED SHE SAID O I HAD THE WRONG APT. SHE S TELLING ME THIS STORY THAT SHE HAD THE WRONG APT HAVING WORKED THERE FOR A VERY LONG TIME....REALLY!? THATHS WHEN I REALIZED SHE CAN BE SHADY, I KNOW THIS HAS HAPPENED BEFORE BECAUSE I COME HOME AND ONE LIGHT IS ON WHEN I LEAVE AT 530AM WHEN ITS DARK AND I KNOW I LEAVE MY APT PITCH BLACK!!! SURE ENOUGH CAME UP TO MY APT TODAY ON HER OWN FREE WILL BECAUSE I GET ALONG WITH MY NEIGHBOR FINE SO I KNOW MY NEIGHBOR DINT CALL HER AND SAY O WELL MY NEIGHBOR LEFT BEHIND A BAG OF CHEETOS THAT FELL OFF THE BAG BECAUSE OF YOUR CAT INFESTATION! IVE TRULY HAD IT AND IF I CAN HELP ANYONE OUT DONT COME TO THIS PLACE IM STILL HERE BUT ONLY FOR THIS MONTH AND CANT WAIT TO LEAVE!!! “when you go into the front office the ladys seem nice but only bec. u are a new resident, there attitude changes automaticly when u live here,showing ruddness to residents they should be fired. when i got here i was expecting a baby and in about the 2nd or 3rd day roches were everywhere and the apartment was as clean as it can be. i couldnt even make a meal for my husband because roaches started poping out when i cooked. another thing i notice is that they DO NOT COMPLETLEY REMOVE THE CARPET if the people before u got it dirty they just clean for the stains to go away but as u live there n vacume the stains start appearing. they do charge u for it n i think they should be sued for actually doing that not only that but also the counter. I am a house wife n i do not work so am the one who cooks n when i cut vegtables, meat or anything i have always used a cutting board from day one. so what i notice was that they used some kinda cheap paint or something and as i would clean everyday with windex scratches were apearing everywhere i was mad so now me and my husban are stuck with this stupid bill of things we didnt even do can someone tell me if there is something i can do. also in a cold day when my baby was 3 months, i tried opening the door with my key n it wouldnt let me i pushed n pushed the door and nothing so i had to call my husband n he came n did the same till he opend it i called the front office n already left a 2 voice mails and till today nothing has been done. and that has not been the first or second or third time they have not respond to my apartment problems. two times my baby girl of only 3 months had a roach on her bib n on her leg n it gets me so mad that i really want to go scream at the people. i can not even sit on the floor with my pillow bec. today there was a roach n a spider crawling on it i am so grossed out and embarrased for people to come to my apartment. in the inside of the window there moled. oh yea in the room ther is no light no celling fan so u have to buy a lamp to brihten up ur whole room. this apartments are not worh it i am paying 524 for a one bedroom and by living here it more like only worth about 300 to 400 dollors. oh yea i almost forgot on my kitchen on the floor it seems that feel when i am in my socks as if there are some small holes under the floor n the other is that the water at one point started going out once a week one time when i was going to cook and another time when i was going to take a shower n anther time i was in the shower n the water went off n didnt finish taking a shower. i am waiting on my contract to be over to get out of this s*** hole specialy bec. of my baby. even if u do the kitchen every day and night and clean the counter with windex n sweep and mop and take the trash out everyday no matter wat the roaches keep appering n i notice there is alot under the sink inside the cabnet the wood is liffted up a little bit n i see roaches tons of them craling in there. This apartments are not worth it and i have been thinking and i think they do all that with the carpet and counter to get money out of the residents. When i was taking out the trash i was 8 months pregnant when a pitbull almost attacked me. DONT WASTE YOUR TIME LOOKING OR EVEN THINKING ABOUT THESE APARTMENTS MANAGEMENTS SUCK IM OUT OF THIS PLACE AND I HOPE NOONE ELSE MOVES HERE... SCREW THIS PLACE”

“There are roaches everywhere. They can not blame it on me because I dont even keep food in my house im rarely there. My refridgerator leaks. Loud music from the apartments next door at all hours of the night. I get off late at work and theres thugs outside just standing by my apt. I have to park in the visitors parking sometime because theres not enough parking by my apt. My AC doesnt work properly I called and they said there nothing they can do and it took a week for them to see it. Roof leaks toilet flushes every other flush. I do not recommend it. My rent went up after lease was up. robbery notes on my door that we need to watch out for.”

“MY VEHICLE WAS TOWED TWICE WHILE VISTING A FRIEND, THE FIRST TIME MY VEHICLE WAS TOWED I WAS TOLD BY AN EMPLOYEE THAT I SUPPOSE TO PARK IN THE VERY BACK AGAINST THE FENCE,IF MY VISIT WAS GOING TO EXCEED MIDNIGHT. I WENT OVER TO VISIT A YEAR LATER AND MY VEHICLE WAS TOWED AGAIN. PLEASE BE EXTREMELY CAUTIOUS WHILE VISITING ANYONE THAT RESIDES IN THIS COMPLEX, BECAUSE THIER RUNNING SOME TYPE OF SCAM BUSINESS TO MAKE MONEY, THERE'S NO SIGNAGE POSTED ON THE BUILDING STATING THAT YOU CAN'T PARK YOUR VEHICLE THERE. WHAT MAKES MY SITUATION WORSE IS THAT THE WRECKER DRIVER WATCHED ME PARK MY VEHICLE THERE AND DID NOT WARN ME, I FELT THAT WAS SO UNPROFESSIONAL, IF YOU WANT TO KNOW THE DEFINITION OF RUDE AND UNPROFESSIONAL, JUST CALL THE OFFICE AND MY COMPLAINT WILL BE JUSTIFIED, BECAUSE THAT'S ALL YOU WILL GET IS DISRESPECTFUL EMPLOYEES AND THAT TYPE OF SERVICE IS BAD FOR BUSINESS. I HIGHLY ENCOURAGE ANYONE TO STAY FAR AWAY FROM THIS COMPLEX AS POSSIBLE. THE EMPLOYEES NEEDS TO ATTEND SOME HOSPITALITY/CUSTOMER SERVICE WORKSHSHOPS TO ENHANCE THIER INTERPERSONAL SKILLS, I CAN SEE WHY THE WRECKER DRIVER (AGUSTINE)WORKS FOR THIS COMPLEX BECAUSE ASSOCIATION BRINGS ON SIMULATION IF YOU KNOW WHAT I MEAN. I STRONGLY SUGGEST THE ENTIRE TEAM AND THE WRECKER DRIVER TO TAKE SOMES COURSES THAT WILL TEACH ALL OF YOU ABOUT INTEGRITY AND ETHICS.”

“The management here is very unprofessional. They are very rude with the tenants and have a very nasty attitudes with residents if you tell them something is broken in your apartment. Maintenance is terrible. They never repair things correctly. Ground are not well kept. There are numerous car burglaries. There is no desiginated parking areas for visitors. Some residents sell food in the apartment parking lot. It is like living in hell. I do not recommend this complex to my worst enemy. You have been warned. This place is horrible.”

“This apartment complex is horrible. I a recently moved from there after living there for nine months and that was nine months too long. Maintenance will not properly fix anything I was without AC for two weeks waiting on them to even come and take a look at it. My refridgerator was not working properly for almost seven out of those nine months and at one point completly stoped working. I reported the problem several times and got no response the fridge finaly quit working all together and I lost like two weeks worth of groceies of which the complex would not replace. management is rude and stuck up. this place sucks.”

“I have lived here for 3 years and have not had any problems other than a roof leak that was fixed. It's gated and close to work. My kids go to Klein schools and like it here. I would recommend it.”

“lived her one year and a really enjoy my time here. their is no loud music to body botheres. Its a safe place. And like every ehere you go theres rules and if you dont follow them the management will let you know but thats what mekes them good.For exsample if you go to a place where no one cares, get ready to expect loud misic people drinking out side, kid all over the place, trash all over know that is not a place to call me. Put @ THE PARK @ WILLOWBROOK IS NOTHING LIKE THAT I DEFFENETLY RECOMENDES 100%. Abouth the people who said it sucks may be you said this because they stay on you for not following the apartment policy and Iam sorry that you fill that way but a had a great time here .”

“I lived in this property and the staff especially the leasing agent was very freindly.They always attended me fast and friendly.The manager on the other hand was very stern in her actions but always took care of the residents.I do recomend to live here if you want quality custimer service.”
