“This company and new property manager that took over from Topazz is horrible. I see no changes, only thing we see is every other day they adding flags, balloons and banners... is the new owner -------- or a mental midget or something? Because he/she/they are focused on bright shiny balloons and way banners and flags, Have NOT fixed these plumbing issues, every other day water goes out, bad piping, the Gates need upgrading, the grounds have started looking like a pig pin, right across and in front of the office there’s empty bleach bottles, and cleaning supplies and various other items of trash outside and all over the complex, but every morning the new owners and new property manager get their simple selves up and go into that office and harp on putting out balloons, banners and flags.”

I'm without air again it's 84 in my apartment and they supposedly put in a new unit when it went out two weeks ago. The staff don't listen try to out talk you. I was calling corporate but but now they won't answer now. It took them more than three months to fix my dishwasher. They just started answering the phones. All this and I have not been here a year. DONT MOVE HERE YOU WILL BE SORRY.”

I asked for corporate number and she says to me that we can google it but she doesn't have that information. Due to Covid-19 layoff, rent is delayed but that is the only thing that she can discuss with a rude attitude. Asst Mgr goes on to advise that it isn't her job to make sure that residents concerns are addressed or resolved because she only handles accounting which is really sad. So that means if the manager is out for any reason then nothing will get done b/c she doesn't have to attend to residents. The maintenance came a second time to work on air conditioner with no resolution and left all the wiring out and did not put the cover back over it but I am sure that they will run and do it now but too late b/c I made it my business to take pictures of it which management was not aware of b/c not their responsibility. I would never refer anyone to this apartment complex due to the level of professionalism (lack of), capacity (lack of) and respect (lack of). They can never provide a resolution on anything which is really sad.”

Twice since TAM took over as the management company, we've had recurring maintenance issues that have gone ignored by on-site property management, even when reported. And both times, we've been hit with fees or violation notices after we kept pressing the issue. The first time this happened, we chalked it up to a new company cleaning up an old company's mess. We thought we mischaracterized TAM and its managers. Our AC leaks into our carpet, floods it, again and again. Parc at 505 will send someone out to refill Freon, check for clogs, and clean/replace carpet padding. Issue always returns. Most recent attempts to address issue have been ignored by local management. So I sent a message to TAM's corporate team to seek assistance. 2 days after contacting corporate, local management still hasn't addressed maintenance issue, but took time to document our animals, sift through paperwork, and manufacture a technical violation. Animal deposit documented on prior lease, paying monthly pet rent, they just don't have specific details on animals so violation. This is similar to first time. Repair was too costly, or management got annoyed, so we were pinched with made up late fee supposedly from prior ownership's records, to drive us off. We were not wrong about this company, it seems. They are despicable.”

— 505 CYPRESS STATION DR · HOUSTON“I last wrote a review concerning my initial experience with staff at Parc @ 505 not even 30 days ago. Since then I have had multiple problems with my unit as well as rude staff encounters concerning speaking on issues. Initially I stated my experience with being assisted at Parc at 505 apartments was absolutely amazing, until problems started to arise. I was pleased with my unit until discovering my stove didn't work & the refrigerator spoiled all of my freshly bought food, which costed a fortune to replace on my expense at the time. I discovered a few roaches that were hiding in cabinets & had to wait 5 days for someone to come spray. My A/C unit sounds like water is running while being on, as well as my faucets drip and I still haven't had someone come to adjust them. I was speaking with Assistant manager Stevie who assisted Freddie with typing up my lease agreement and she also reviewed units that I refused to take due to the certain conditions. Stevie clarified certain questions I had before signing my lease, and was even helpful to stand over my shoulder during the process. She verbalized some new information to me that day concerning the special I moved in on that would make the next months rent cheaper, which surprised me but Freddie also agreed it accurate. She provided exact number as to what I would pay the following month & breached her binding contract that was verbalized due to miscommunication between her & Freddie.On 7/10/19 upon arriving my unit was not properly prepared, they didn't remember I was coming that day and things were hectic. I found various mistakes within my lease that I had to bring to their attention, to be corrected. My name currently has a typo in it on my lease due to the staff's slacking to pay attention. Me being the tenant who was lied to and bribed into this contract 28 days ago now has to face the consequences of having this verbalized statement breached, and it's unfair. Assistant Manager Stevie hung up in my face once I expressed my thoughts respectfully, and leasing consultant Freddie giggled as if the whole situation was a joke.After those rude encounters I followed the chain of command to reach out to Property Manager Liz by email as well as I tried to set an appointment she refused and did not respond via email, because she didn't want to deal with the problem! I am left with a bitter taste in my mouth after speaking with these members about this problem. I will now reach out to a corporate member to share my experience, about this difficult time. I commended Freddie & Stevie for assisting me with great customer service and personality at first, & now I see that it was all fraud to get me into this yearly contract and to mislead me afterwards.I do not appreciate the services that's been render & I am not pleased. I looked forward to joining the community but it has been an awful experience thus far."”

— 505 CYPRESS STATION DR · HOUSTON“I am finishing my year long lease in the next 10 days. Due to a recent change in property management, I will write this review in 2 parts. The first is a review of the property itself. The second is a review of the new management company Topaz Asset Management. The property is fine. You get what you pay for and the apartment is spacious. Based solely on the property I would give it 2.5 stars. Pipes are rusted and the AC leaks. The neighbors are quiet and keep to themselves. Topaz Asset Management or at least the staff representing them at this property on the other hand are wholly unacceptable. When they first took over the property a few months ago they immediately made an accounting error. They charged every resident pet rent regardless of if you actually had a pet or what your lease stated. When I received a nasty letter on my door (which is their preferred communication as opposed to phone call or email) I came in to the office to resolve whatever issue there was with my account. I thought I had accidentally underpaid. When i went to the office and saw the line of residents with similar notices. When speaking to an agent, I learned about the accounting errors. Note, when they saw every resident had underpaid various amounts and all had pet fees, instead of checking their system they taped threatening letters to residents doors. The amount owed was not significant and I understand that transitions are tough. So I wrote out a check for the discrepancy and left a written note requesting that someone contact me about the status of my account and the accounting error withing the next 10 business days (2 calendar weeks). I then went home and emailed the property manager and assistant property manager the same request for information. I received no contact back in 2 weeks. When I resolved to go in to the office to check on the status, I was treated hostilely by their agent who was in the office. All i wanted was to know when someone would contact me and if they were working on the situation. Instead of information, I got excuses, attitude, and an outright lie. I was told that they could not check their ledgers for my account payment history and that I would need to prove to them what I payed and when, in writing, and only then would a property manager look at my account to see if it was resolved. The agent refused to take the information that i requested in writing and refused to confirm in any way that the information was transmitted to the appropriate employee. I emailed the property manager about the experience and demanded specific information in a reasonable time. I was informed that there was indeed a mistake and that my account had been overpaid by me. There was no apology for my treatment and to date, I have not been contacted about a credit to my account due to me overpaying. Additionally at this time I noticed an additional fee that was neither part of my lease, or utilities that I never received an answer about. So from then on, I would go to the office at the end of the month to request the amount due directly. Going in to the last month of my lease I was informed that they office would no longer accept personal checks as of next month and that I would need to bring a money order.The next month was my final month and I was going on vacation before the end of the month. So I made (confirmed via call log) 8 separate calls, 2 voicemails and a note to the office that went unreturned all before the 1st of the month. I got no return so I purchased a money order for significantly more than what I could potentially owe and hand delivered it to an employee in a sealed envelope specifying my apartment number and requesting a call back regarding this. 9 days later i returned, having received no call or email, to a nasty letter on my door threatening eviction. I am going to the office in the morning to deal with this companies incompetence for what I hope is the final time. Please, if you can afford to go anywhere else, do. Do not let companies get away with treating consumers this way.”

These apartments flooded horribly during Hurricane Harvey and maintenance repairs after have been a nightmare. The leasing office staff is unreliable and unprofessional. I have had numerous mold, and water leak problems during my time here and every repair has been faulty. The apartment has a TERRIBLE pest problem (roaches). I would not recommend this apartment complex to anyone, there are far better options in greater Houston even with all the renovations. The pictures shown are of a model home, I can say confidently not one apartment I toured prior to moving in or where I am currently resembles this whatsoever. Do your research this is not a great place to live.”

The management is sloppy, as when I first moved in, there were leaks, a roach infestation in the bedroom, and trash left behind the previous renter. There has recently been a shooting that resulted in 3 injured, which got me to move out. The neighbors are rude and smoke often, and even record the workers attempting to fix many problems. The staff are nice and do their best to help, but the management is just horrible. They rarely respond to complaints, and often are lazy in getting an apartment ready for the next renter. Recently, a neighbor who was friendly, got their car robbed and their window smashed with a rock. Do not come here, it'll guarantee stress and frustration for you.”

This has been by far the worst rental experience I have ever had in my life ! When I first moved into my apartment after signing my lease just moments after... there was a severe infestation of cock roaches in my apartment especially in my kitchen. It took me months to get rid of those roaches because the company that was sent to spray didn't help at all. On July 4, 2016 my car was broken into, belongings were taken & my window was bashed in. (No security!) June 11, 2017 there has been shootings and multiple fights over and over which eventually resulted in 3 teenagers getting shot right in front of my apartment (1902). The list goes on and on but right now all I want is my ceiling fixed and to live in a safe environment. I have made multiple trips to the leasing office. I have emailed the apartment manager (no reply) (June 10,2017) I have even spoken directly to the maintenance official directly who told me he fixed the problem (June 10,2017) but for some reason my ceiling is still leaking in several spots that requires me to put a minimum of 3 buckets down, but still no help. Most recent leak (June 13,2017) This is ridiculous. I will never recccomend anyone to these apartments. The only thing I have nice to say is the agents in the front office are nice. Everything else about Parkwood is a death trap. Literally.”
— 505 CYPRESS STATION DR · HOUSTON“When we first moved into this property, we had MANY MANY MANY issues with pest control (ROACHES) and apartment needed many repairs for which they did not fix in a timely manner. We had ceiling water damage in several areas from the previous tenants which leaked every time it rained. It took them 4 months to fix after we moved in. The apartment condition was horrible, broken baseboards in the kitchen and living areas which allowed for more pest to come in. The tub was literally painted over in white paint; we assumed to avoid actually cleaning it for the next tenant. The floors were not vacuumed their was still hair on the floor from the previous tenant. The sinks were all clogged. We even had a fly issue for which we would come home to 100s of flies in our home some alive and dead; we think something died in our chimney. Speaking of chimney, we had a huge issue with raccoons. I swear they lived in our chimney at night. They would try to climb down and come inside the apartment. My husband had to scare them off several times. We would make maintenance request after maintenance request and nothing was done until we got our lawyer involved. The apartment was nasty when we moved in. We actually didn't move any of our stuff in until after a whole month from signing our lease because the apt was not up to our standards. I would never recommend this apartment to anyone unless they are desperate. They are trying to make improvements on the outside of the bldg but the inside needs some major work. The community is extremely loud with kids and teenagers that run around unsupervised getting into all kinds of trouble cursing and talking crazy like they have no home training. There was one night they broke into a vacant apartment and had a party where gun shots were fired. I literally saw the kids running and a group of them hopped in their car near where I parked and skid off. They also hang out in the laundry room smoking weed and messing around. We heard gun shots every week and I am not kidding. We had to call the police several times. The front gate was always broken, almost no one had a key and there would be a 10 car line waiting to enter the gate. Our neighbors argued every single night. They would throw things and wrestle, we could hear yelling and screaming, we actually called the police a few times because we thought the man was trying to kill his girl. This was a horrible experience. They would fight at 3 or 4 am in the morning for hours at a time. They maintain the front pool during the summer months only. All the other pools are green and dirty. The fitness center has broken equipment that you can't even use. The "business center" sucks, printers not assigned to computers and people with no job be on them all day watching youtube or other worthless stuff. The parking lots were muddy and every time it rained, it got worse. You would step right in it after parking your car. One time I slipped and almost hurt myself. There is always a trash overflow at each dumpster and people in the community liter all over the place. They don't care. This place is like a mini "Gunspoint" SUPER HOOD!!! I am telling the truth and haven't even touched on everything about these apartments.”
“I recently moved in and so far so far so good. The beginning was a little rocky and that may be because of the renovations. However, the office got my issues resolved and now I can honestly say that I am a happy tenant! Since my move in Ive dealt with Jessica and Bobby alot and they are very nice and professional. I dont know about the next person but it feels nice to feel important to your office staff. Parking is pretty good, and I am excited about the final outcome to the exterior changes. My townhome is spacious and comfortable. I plan to stay for quite a while. If I had to change one thing it would be the maintrnance. They arent very prompt and they dont respond to the after-hour emergencies at all.”

For the apartment complex itself and the location is good. It is very close to my job. And I have all the convenience stores near by. I have a Townhome; live in one but have lived in 2 different models. They are very spacious. I give these apartments an over all 4/5 on the scale!”

It is currently going under renovations for a face lift which is great and is in a location that prevented it from getting water damage during the Houston flooding in 2015 and 2016. Located near 1960 it is convenient to pick my child up, go grocery shopping and put dinner on the table without wasting a lot of tie each day. The office staff are kind and Lincoln apartments property management allows you to: pay rent, manage maintenance requests and see community information on their website. overall it has been a great stay for me and my family.”
