“Ive been living here two years.Since then my car has been vandalized three time tires slashes.These apartment dont have security,the cameras dont work.It floods terribly whwn it rains.The office is -------- they dont fix ----.------ people ouside all night.Police here everyday.Murders you name it.DONT MOVE HERE.The is mold and bed bugs.”

“I do not recommend living here. If ur looking for a cheap apt this is it, but unless you are willing to risk your family's life, you should leave. The so called "security" (1GUARD FOR THE WHOLE PROPERTY)is worthless, he leaves at 10PM right when crimes take place. You can hear gunshots every night and there's constant threats to your family. Over the years my family's cars have been stolen more than twice, we got robbed at gunpoint, and threatened with a knife. The maintsinance is horrible. Unless you complain to the manager (who doesn't seem to exist) the maintainance workers never come. In the office, unlike the rest of the co-workers there is only 1 young lady who isn't incompetent (as if they were the owners of the apartments). Don't call the police they wont do anything. Unless you belong to a gang, are a drug dealer, prostitute, or a robber, don't come here.”

“Anyone who writes a good review for this place must work here or they know the owner. I've lived here 9 years. Every year it gets worse. The first month I lived here someone broke my car window. In fact, the first week I lived here someone walked into my apartment while my daughter slept. I've waited five weeks for them to fix my bathroom roof that fell in. I called before it fell, no one came to look at it. I had to call the head office,(they didn't even answer the phone) so I wrote them through their website. My life is worthless to these people. Their was a fire next door to my apartment recently, no one came to see how we were. The fire had messed up the wiring in my apartment. The refrigerator, the air conditioner and the stove didn't work. I called them, I went to the office. Couldn't get them to fix it. I called the apartment association. They told me I had to write a note to them telling them about the problem and let them sign it.That did it, Once!!! They gave me a "new" stove in February. The stove they took out my daughter called it the "Frankenstein" stove. The one they brought, circa the 70's,only the oven works. I wrote them a letter on Tuesday, telling them about the stove. Today is Saturday. Nothing!!! I can't believe I've lived here 9 years. I finally realized. It's time to go.”

“This apartment complex is a joke..... you have wanna be security guards walking around threatning tenants, curfew for the whole apartment complex including adults..... Armed robberies in broad daylight and all they can do is send out a letter telling us to close our blinds!!!!!!! Drug deals in the open where the kids can see. Sex offenders on the property, Swimming pools are never cleaned, trash is all over the place. cant wait til my lease is up in October so i can move. if you value you your safety please dont go there.”

“Royal Pines (formerly Glendale Park Apts.) is a horrible place to live!! There is occasionally raw sewage in the parking lots, big pit bull dogs walking around, and now there are rats taking over my apartment. The only perk to living here is that you have the option of All Bills Paid or paying utilities. The maintenance here is also horrible, you put work orders in and never hear from anyone. I never know who the manager is in these apartments because every week there's a different one, or there's only an assistant. Parents let their kids run freely and do whatever their hearts desire. The pools are always filthy, the pond they claim as "beautiful" looks like water with blue/green food coloring in it. Also my daughter has walked by the pond and has seen a condom and beer bottle floating in it. The wash rooms on the site are always broken and take your money, there's also soda machines that do the same thing. When walking down the sidewalks you feel as if your on a roller-coaster ride, their impossible to walk on. The trash dumpsters are sometimes overflowed with garbage and furniture for days on days. The prettiest place here is definitely the leasing office, but that's how they reel you in. Recently they sent out flyers stating that someone was kicking doors in and committing armed robberies in the complex. So if you're looking for a decent, safe, nice place for you and your family to call home.....YOU'D DO BETTER SLEEPING UNDER A BRIDGE!!! THIS IS NOT THE PLACE FOR YOU AND YOUR FAMILY! YOU HAVE BEEN FORE-WARNED, ENTER AT YOUR OWN RISK...GOD BLESS.”

“I have been here through 2 owners and four management groups.The new owner is patching things up,but the Management is terrible.The hot water has been out 5 times since they have been here.They got rid of the old maintenance crew and now have 2-3 guys trying to do the work of the 6-7 that were here.Parking is a nightmare the new security is rude and disrespectful.Kids run all over the place unsupervised and vandalize your automobiles.I will be leaving at the end of my lease.There is a new rental rate that will include water,electric,trash and gas paid for by the tenants.Gang bangers still live here.I do not recommend living here.Loud music and lawn parties disrupt your weekends.There is the occasional speeder racing through the parking area.”

“This place is a mess!The "24 hour security" doesn't work at all. All they do is threathen people and they are so rude. Last time i saw them drinking and then they littered! There are alot of gangs and bad people here!Some maintence guys are cool but they come so late! And whatever you want them to have fixed is either used or old! It takes a long time to get into the apartments because the security's always want an i.d. Then this short security points at you with this big gun but there's no need to point at a person. The years that i have been living here are a mess! The pool is always dirty and when they clean it all they do is put clorox and other chemicals. The roaches are irritating. And when you want to have a party you have to go all the way to downtown to get permission. That sucks.The new management sucks too. The other ones used to be better. Today the to of my front gate from my porch! Who do they think they are! What if something from my porch gets robbed! I don't think they will pay for it will they!”

“This place is out of hand. Been living here for 4 years. The customer service sucks to the point that my light got cutoff more than 5 times when im late paying $8.00 dollars for the light bill. Roaches, Bedbugs, drugs, prostitution and gangs infested even with the police presence nothing change”

“I have been living here for seven years, and my apartment has been robbed twice in the past month. The office staff with the exception of two nice young ladies are incompetent. There are not enough words to explain how horrible my experience has been here lately. Even the police could not beleive what they saw the first time they broke in my place. I went out of town and someone had to have seen me leaving. They not only stole two euopean watches they stole my check books cooked food and had sex on my bed and couch. They left condoms everywhere, completely disgusting! I felt so violated and my family was livid. Since I stay alone my friend came over to spend a couple nights with me. It took the maintenence man seven hours to come and replace the broken window and when I ran into him He said the manager had not mentioned anything to him about my window so He quickly grabbed his tools and came over. Today was the last straw it took three days to clean the last mess up. I got home early to find my door had been kicked in and they stole my new set of check books and two tower fans. I would honest to God not refer my worst enemy to live here. The rent is cheap but your life should be worth more, if you could find another place that would be safer for you and your family you should. Good Luck.”

“I moved in withmy boyfriend at glendale aprk please dont come the prices arent bad but there roaches, nats, noise, drug dealers everywhere, no kind of maintaince. you hear the neighbors taking a shower, etc. the dishwasher leaks water all the time, i cant wait to move”

“I am desperately looking for a place to live, a cheap place in houston, i have no intent of moving to the southeast, i got this place i went through it, it isnt recommendable but for the price it is fair , it is pretty old looking and pretty low income that doesnt bother me much since i currently resided with alot of drug dealers, robberies and loiterors in Chelsea Courts...but i am wondering will i survive if i mind my own business? is there alot of hate crime, and burglaries?...thats my only concerns. coz i don care on what goes on outside my apartment. and is glendale park the best choice in the area...(braescourt,Braeshollow,heatherwood, glendale park) please tell me i got very little time to change my mind..thank u”

“I have been in Glendale Park for about five months now, and I hate it I only go the apartment as a starter and I wouldnt wish that my worst enemy to live here. It has drug dealers running in and out of it. The police are always there stopping fights or harrasing people. The so called security that is supposed to be at the guard booth are people that live in the complex and work up there for rent and half the time they sit in the booth doing nothing at all. There are idiots shooting all the time and people walk by your apartment at all hours of the night yelling and screaming and the walls are so thin you hear everything going on. Peoples kids are running around all day and night making noise. The maintinence there is so horrible they dont fix anything the first time you constantly have to nag them to even come out. The leasing agents dont do anything at all the dont know what they are doing or who is even in charge. The manager doesnt know if he is a foot or a horseback. I mean it is just down right horrible to live here that is why I am getting out of here this weekend. I may be breaking my lease but is worth it. It's like they let anyone get an apartment here. All you have to do is pay your 135 dollars and your are in. Someone need to come shut this place down!!!”

“This place is full of drugs, murder, and prostitution. It is completely unsafe to live here- not to mention the apartments are disgusting and full of roaches.”

“I have lived in the complex for a minute now and I have always paid my rent on time, However, the office never wants to fix anything I transferred from one unit to the next due to my apartment having mold. So I moved into another unit thinking I could stick it out because of it being all utilites paid; but I have a 4 year old son and this the most unhealthiest environment that I think you can raise your child in!!!!!!!!! The place is RAT/ ROACH INFESTED I am actually going to have to throw away my brand new microwave because the roaches have gotten in to the moter of my microwave. My mother cries when she comes to visit me because I am so out of my element. There is mold in all the units, they are dealing drugs and killing people over there I hate it!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! my lease cant be up fast enough.”

“I lived in a 1bed 1den apt. and only had a six month lease so for the price you cant beat it but there is a down side. The maintanence sucks they only came after i told them i wanted to break my lease. the neighbors are noisy and will know your every move so be careful. It is roach infested but i didnt have a problem because my cat chased them away, so beware of that. They work with you on paying the rent but they also sent out notices saying they will take your electronics if you dont pay. I live on the quiet side, I.E to the right of the main street in and out of the property. There is alot of drug activity and the you will hear shooting from the next property over. But again if your looking for something quick and cheap its all bills included so thats a plus. Its not to bad if your use to like low-class or hood live just make sure to get renters insurance.”

“I LIVE HERE AND CAN'T WAIT TO MOVE.IF YOU AREN'T A FEMA LEACH,DRUG DEALER OR CROOK YOU DON'T WANT TO BE HERE.IT WAS A GREAT PLACE UNTIL FEMA MOVED IN HERE.WE HAD PLENTY OF LIGHTING AND IT WAS SAFE TO WALK AROUND.NOW YOU NEED TO BE PACKING A GUN JUST TO GO TO THE OFFICE AND PAY YOUR RENT.THEY HAVE BROKEN ALL THE SECURITY LIGHT OUT AND ALL THE PROTECTION WE HAVE IS ROBO-COPS.STAY AWAY IF YOU CAN.”

“I live at Glendale Apts and I am Happy to say that I am very satisfied with where I live. You do not clean up you get bugs. You do not wash and keep yourself cleans is not the Management fault we also should give some thought to where we live. Crime is everywhere and it is up to us to help management keep crime out. Get on a ladder clean the lights on your Patio it will shine better. People it is a lot you can do yourself. A Manager can not be everywhere at once. Ms. Stephanie is one of the best managers to walk up into this place. And I am writing this from my heart. Give her time and we will have a standing line for people to get in. I can speak this way because I have lived over two decades and more. Become a nosy neighbor something wrong report it to the police they will listen when security will not.This is your home treat it like you own it.”

“Glendale Park has to be one of the worst places in Texas. If you are a decent, law abiding, U.S. Citizen - DO NOT, -- I REPEAT -- DO NOT -- MOVE TO GLENDALE PARK!!!! <br>However, if you are into thugs, hoochies, drag queens, and illegal - then call it home.<br>I hope the Mayor and City Council shuts the place down.”

“There are so many roaches that I know they had to be here for years. Some even mutated They peek at you while your cooking. If your already stressed they will give you a nervous breakdown. They eat away at the cabinets.They WILL infest your furniture and appliances and destroy them. We searh them out but their still winning the battle. You might find one on you while you sleep. You will spend hundreds of dollars on RAID and that is not always strong enough. <br>OH BOY! Don't get me started on the plumbing the wall are rotting from inside out. Because there is a leak. But they send over two non-english speaking men to fix the problem. They left the largest hole behind the toilet. From where the freakest bugs comeout and not in the dark. So for your HEALTH stay out!”

“I have lived in my apartment since 1990. The management varies depending on when they changed it last. Right now they have a horrible bunch in there. I have a toilet that's been stopped up for over a month. I finally had to call a plumber. Previous reveiw stating there are all kinds of people here was correct. All types of foreigners and refugees. All types nice people to gangsters.”

“These are the worst apartments i have ever stayed in serously they are terrible it was the happiest day i have had in a long time when i moved away from there. They have 1 drug dealer for every 3 residents and the property looks horrific. You will also learn Your gang colors if you dont know them by know. <br>JUST BEWARE AND GO FAR FAR AWAY!!!!!!!!!!!!!”

“I just wanted to say that my car was stolen 2 times from here. The management basically told me that they were not responsible for stolen vehicles and that anywhere I go in Houston there will be a threat for theft. They have security but the security officers don't ever check anyones id or anything like they are supposed to when non-residents come in and like a previous renter said they leave promptly at 10:00 pm. I had a neighbor that was robbed at gun point and had 2 of there vehicles stolen as well. The thieves generally target Dodge/Chrystler products. Management is terrible. In order for me to get a maintainence worker out I have to actually go in to the office and ask to speak to the manager before they come out.”

“..I have lived here for going on 6 years. There are two sides to the property...The ------ side and the Not so ------ side. I have had a great time living here for the most part. I call maintenance and they come!..They do what they say they will do. Sometimes there is a misunderstanding maybe due to language but they always fix it. The rent is really cheap and they have a huge beautiful park in the middle of the property (on the side I live on!)<br>..There are many races here...Refugees from different countries stay here...Quite interesting to see folks carrying things on their heads! <br><br>I cant speak much about the otherside of the property...although I can say it looks like Hell....and a crime zone...if you come here be sure to make a right turn..and not a left...If the person showing you the apartment makes a left turn while on that little cart....jump off and run for your life!”
