“I've lived in this apartment for several years and it used to be good. However, since the new management took over, things have gone downhill. The manager, who goes by the name "Queen," and her staff are unhelpful and often argue with tenants for no reason. Despite tenants reporting maintenance issues, Queen fails to take action and instead blames the tenants. She seems more interested in prolonging the maintenance process to avoid paying for repairs on old appliances, despite the high rent rate for each apartment. Moreover, Queen is known for having a poor attitude, rude treatment, and speaking loudly to residents. Based on my experience, I would not recommend anyone to move in.”
— 4600 BEECHNUT ST · HOUSTON“This is a very decent, livable apartment community. The property and landscaping is well maintained. Some remodeling has taken place since I came in 2022, which includes a nice paint job to the exterior. Maintenence is usually prompt and the guys are friendly and sometimes speak to say hello. Management is overall pleasant, professional and polite, but they appear understaffed at times. People seem to keep leaving the office. The manager Queen is very hardworking and responsible. I see a bug in my unit occasionally, like jumping spiders, wasps, stinkbugs, crickets, waterbugs, sugar ants, and small apartment roaches. Still, the current pest control is pretty effective. Large tree roaches seem to die once they occasionally make their way into the hallways of the building, so there is a strong pest control placed all around the units. I plugged 5 electronic pest repellants around my apartment and this eliminated about 99% of insects entering my apartment. The sugar ants, however, can be relentless in the hottest parts of summer. So, this apartment should be kept clean and food must be put away properly. The trash should have a lid on it. The community is mostly quiet. The location is really, really great. Right near 610 and 59. It's a short drive to the Medical Center, the Galleria, and Downtown. The Bayou walking trail is nearby. HEB, Walmart, Randalls, Target, Kroger, and many more shopping destinations are nearby. 3 Metro Bus stops are right by the complex. The only consistent issue I have is that delivery drivers sometimes misplace my packages and put them in front of other apartment doors. It happens enough that I usually pick my packages up from Amazon Hub locations and also have packages shipped to a relative's house. I wish I could reliably ship packages to my apartment. I suggest a package reception service at the leasing office. Although I know this isn't really that type of apartment to have concierge service and all that, maybe down the line there could be a package reception/mailroom for packages in the main office. Overall, this is nice apartment where I'm able to relax, focus, and make plans for the future. The rent is very reasonable and I like not having to sign up with an electric company. Also, I was able to get in with second chance leasing, so that was very helpful because I was in dire need of a place to live. Moving in was easy and smooth, and hopefully moving out will be easy as well.”
— 4600 BEECHNUT ST · HOUSTON“If you're looking to move into the Myerland area, go and check this place out, also make sure to ask for Myrna...she was very friendly and welcoming with a bubbly personality. i took a tour and immediately became excited about the floorplans as well. These Apartments are on the Metro bus line and many stores and restaurants near by. Stop by and take a look, you won't be disappointed !”
— 4600 BEECHNUT ST · HOUSTON“We've lived here for years and it's been AMAZINGLY DELIGHTFUL. The apartment is super quiet. Our neighbors stay pretty much to themselves. The maintenance team is very punctual and polite. Our children are zoned to awesome school's (Horn elementary) and Bellaire High) which was a plus for us.. And last but not least the management team Ms. Dina and Ms.Liz are exceptional. They're always available to whatever yours needs are with smile and a warm welcome. We are So happy here!!!!! FIVE STARS....”
— 4600 BEECHNUT ST · HOUSTON“NOT SAFE! Burglaries and theft, management never care Well, this place is terrible and full of cockroaches, but this is not my point now, I have been living here for 11 months, some burglars recently broke into my apartment and stole everything, even my clothes, they stole stuff worth over 20,000$ from my apartment, I discovered later that there were 4 other burglaries in the complex in the past 3 weeks, 4 burglaries in 3 weeks and they posted a notice only the day I got my apartment broken-in (i.e. The 5th burglary in a month), they didn't even care to notify you early so you would keep your valuable stuff away, so sluggish for their response. Moreover, I went to the management telling her that I need to move out cause I don't feel safe, she told me Ok, but you gotta pay till the end of your lease! SERIOUSLY! I lost valuables over 20,000$ because of your stupid and sluggish management, and you want me to lose more paying for your UNSAFE apartment! She told me we aren't responsible for safety, crime happens everywhere, go get a bodyguard to protect you and your apartment, she always looked nice but discovered how rude she is when that happened. She doesn't care about your safety and she don't give a **** for your loss, she just needs your money. STAY AWAY .. Here is my incident no. 138527815N if you guys want to check what happened yourself.”
— 4600 BEECHNUT ST · HOUSTON“Good location, this is the only advantage. Absolutely obsolete apartments full of roaches. Roaches are everywhere, be aware. The place is infested, pest control is not helpful.”
— 4600 BEECHNUT ST · HOUSTON“I've lived here since 2009, in two different units. I absolutely love it here. Management is super friendly and whenever I have maintenance issues, they are fixed same day 95% of the time. It's an older complex, but the location is great, and is quiet. I am now raising my first child here, I wouldn't if I didn't think it was safe.”
— 4600 BEECHNUT ST · HOUSTON“This is literally my first day. The apartment had been on the market for about a month and they knew about my move in date of December 6th for about a month. I had asked to see the apartment, but they said it wouldn't be available to see (nor would any one bedrooms be available to see) before my move in date. They tell me all bills are allocated and that there are flat fees every month for trash and PEST CONTROL. I walk in and the a/c is supposedly running, but no air is being blown out of the vents, the air is stale and unmoving, and the air filter was not sucking in air either. I take a quick look around. There are two dead roaches in the kitchen - one of them on one of the kitchen drawers. I look in the bathroom and there is a live roach in the bathroom sink. I go to the office and tell the front desk woman about these issues. She seems to only care about the a/c issue and tells me to file a work order as she calls the maintenance guy about the a/c. The place is near a bayou, so I understand a few roaches, but they still charge per month for pest control which is a bit suspect. The office closes and I make another trip to my current apartment to pick up more things to move. This trip, I see even more LIVE roaches and these are bigger than the ones from earlier. In the kitchen, the closets, the living room, the bedroom, along the walls, etc. It's essentially an infestation. Let me remind that this is MOVE IN DAY and they have had 2 WEEKS to prep this thing. At this point, I absolutely do not want to live here. Management seems lackluster in fixing problems and I regret not seeing the apartment before I saw the apartment. I have pictures and video of all of the issues, so that I can make a case against them if it comes to that. If am able to update this review pending treatment of my issues, I will, or I will post a new review with an update. As of right now, I'd advise to STAY AWAY. It's not worth 815/mo for a roach infested "hotel style" apartment with thin walls and no working a/c regardless of how spacious the closets are.”
— 4600 BEECHNUT ST · HOUSTON“I live in the West Court and the A/C is out a lot. I always get the same response day or night, "The chiller is out". Well then, fix the chiller for good. So from now on I will simply put reviews up when the A/C is out. My thermometer has read as high as 90 degrees at night. It's unbearable and I cannot sleep. Sometimes it lasts for days. I'm tired of it but unfortunately have many months left on my lease. I will keep updating.”
— 4600 BEECHNUT ST · HOUSTON“I have been here for a year and a half and I have no complaints. I have only had two minor issues, my toilet filling constantly and my deadbolt getting stuck. I called the office and there was someone there to fix it asap. I couldnt ask for better service! I have lived in other apartments before and this is by far the best place. I absolutely love it. The price and location are wonderful. It's also a smaller complex which is nice. I would definitely recommend Meyer Oaks.”
— 4600 BEECHNUT ST · HOUSTON“Do not rent here, if you do you will soon learn that you get what you pay for! Staff will be nice to you when you meet them, but soon you'll learn what a pain it is to deal with them. Apartment was full of roaches, among other insects. Not a day went by that there wasn't a roach, even AFTER pest control came TWICE. Several water leaks, and we had a lot of MOLD!!! Air unbreathable and smelly, something always wrong with the AC system. Did not feel safe at all when coming into my apartment. If you want to live in a nasty, moldy place, then move here. Otherwise take your $$$ elsewhere!”
— 4600 BEECHNUT ST · HOUSTON“And this would be the first apartment in Houston that I would redo my lease. My only complaint is the AC, they just put a new unit in that sometimes doesnt work (during the summer day, no kidding) but other then that, its free electricity (or part of the rent more or less) so cant complain too hard. Our only actual complaint made to the office was cleanliness of the pool. We havent had roach problems unlike other two past places.”
— 4600 BEECHNUT ST · HOUSTON“I'm currently a resident here and have been for almost a year now. It's convenient for me as it is near my work, my synagogue, and good shopping. So, I say this location is wonderful. It's fairly quiet. No gangbangers. Police station a block over. Access to prime schools. It's a good deal, really. Don't expect concierge service at Comfort Inn and you're in the right mindset. For Houston, it's a good safe sound community. No roaches. No pests. They even use Orkin pest control randomly just to keep bugs out. The electricity is metered by unit, so no electric company deposit. And pretty decent monthly utility bill. Really good for Houston summers. You can be comfy for a change.”
— 4600 BEECHNUT ST · HOUSTON“2 year tenant. Problems worth noting are water leaks, a/c condensation, fowl smell from the bayou ( I think.. or could be a broken septic line ), sometimes the kitchen water smells really bad and you wonder if its getting mixed with the septic line. The apartment is old and is evident from the maintenance. And they are short staffed on the maintenance crew too ( I believe only 2 ). Other than that, the place is decent for the price, and security is not that bad given the HPD station about half a mile off. Location is good too not too far from downtown and a mall right next to you. Personally Ive lived here for 2 years but the smell, leaks dirty water have gotten to me.”
— 4600 BEECHNUT ST · HOUSTON“I lived here on two separate occasions and liked it. It was quiet and safe when I was there, but have heard from an existing tenant that I still talk to that crim e has gone up since 2005 and background checks have maybe become more lax.”
— 4600 BEECHNUT ST · HOUSTON“I lived at this property for going on 3 years, the first year and a half were very enjoyable but once new management came in the level of service steadily went down hill. Late last summer our a/c unit was out for five days, not a pleasant experience living in Houston. The following week the hot water heater went out for a few days, with the water being completely out for almost a day following that. The location is great, but for the amount of money that you spend to live here I would expect a lot better customer service.”
— 4600 BEECHNUT ST · HOUSTON“Crime is bad at this complex. Several cars have been burglarized. The air conditioners poorly exchange heat. Apartment units appear to have excessive moisture buildup due to the air conditioners inability to remove moisture from the air, and where there is excessive moisture there is mildew (hopefully not mold) uhhh!!!. Staff portrays a lack of professionalism with regards to tenant relations. For your sake, look elsewhere before you become tangled within this complex.”
— 4600 BEECHNUT ST · HOUSTON“No security at all. You require a key to gain access to the laundry facility and I have had clothes stolen on several occassions. So this tells me that some of my neighbors are thieves. The A/C unit seems to be original to the apartment. It runs 24/7 and barely cools the apartment. The units smell musty and old due to the numerous water leaks. I'm on the bottom floor of three levels and have had several water leak issues. If your neighbor is a smoker, which mine is, then consider yourself a smoker. The smoke permeates. All cabinets in kitchen and bathrooms are painted, even the countertops. The tubs are painted, yes painted. After 6 months, the bottom of the tub started chipping. I keep a clean house and there are bugs, not overrun with, but they're there. Cheap carpet... enough said.

Obviously, I am very unhappy with Meyer Oaks and will be moving at the end of my lease. Yay!!!!”
— 4600 BEECHNUT ST · HOUSTON“I have had several bad experiences, along with my neighbors. The crime and lack of security is sky-high. Supposedly, there is a "security officer" who is NOT on property. Reports and calls have been made by myself and my neighbors and to my knowledge, he does not respond. Management does not notify residents of the crime incidents that occur, which I feel is very wrong. I find that unless it happens to me, my great neighbors inform me of the crime.

I like the location of the apartments but there are other complexes that are just as affordable in the area.

On top of this, electricity will now be part of new leases. The rent is OK but adding electricity on top of that along with the existing water bill will definately be a deterent for current residents, like myself.

I no longer use the laundry room. For a complex as large as Meyer Oaks, we have THREE washrooms, each with 4 SMALL washers and 4 SMALL dryers and the cost to use these appliances are riduculous. The laundry room remains dirty and the hot water is non-existent.

I also noticed on several occasions I have no hot water in MY apartment, which means cold morning showers. The complex looks old and worn. Renovations have not been performed since I have been a resident. My lease will be up in early 2007 and will not renew due to these conditions.

I am very disappointed and although management seems nice and helpful, they tell you what you want to hear and do nothing about it.

”
— 4600 BEECHNUT ST · HOUSTON“We have moved in the Feb so far the apt has been good.As said in other reviews, the apt is old but it is good for the budget. The staff is also friendly and, basically the surroundings atleast seem to be safe becoz of a nearby police station”
— 4600 BEECHNUT ST · HOUSTON“I moved here a few months ago. It's one of the best places in the area for the money. Some others in this zip code have a lot of Katrina refugees...this place has income requirements so the bad element isn't here.

The apartments are old so don't expect fancy amenities but it's decent. They put all new carpet in my apartment when I moved in which is nice. Counter-tops and cabinets are all painted over which isn't the highest of quality but for the money it does the job. The staff are all friendly and helpful.

You can hear the noise from the cars at Beechnut and occassionally my neighbor talks on his phone on the balcony which I can hear through the sliding glass door but overall it's a quiet complex.

If you're on a budget and looking for a decent place this complex may work for you.”
— 4600 BEECHNUT ST · HOUSTON“Meyer Oaks has been a great place to live. All the residents are friendly.”
— 4600 BEECHNUT ST · HOUSTON“This complex is just inside the loop. Anything you could want is within walking distance (except for a grocery). This complex is directly across from a church and a police substation is close by. The grounds are well maintained and the pool areas are especially lovely and peaceful.Free DVD rentals are one of the amenities (and they're current!) The maintanence staff is friendly & trustworthy. They always go the extra mile as well as management. They truly make you feel like they care. It's home for me.”
— 4600 BEECHNUT ST · HOUSTON“I have had a jinxed experience here.
Misplaced and mismanagement led to months of misery. Watch out on floor plans. One plan has your upstairs neighbor's living room above your bedroom.
The grounds are fair but the age of the complex shows. It needs renovation and I dont mean mere cosmetic touch-ups. A/C units are touch & go and we have lost hot water on 6 occasions since Ive been here.
There is barely enough laundry facilities to handle the needs of the complex. The rules of the complex have to be published often for obvious reasons. Most of the rules can not even be enforced. There is no security to speak of.
Parking isnt wonderful but you have assigned covered parking. The parking lot is accident prone due to its blind spots and lack of speed bumps to control high speeds.
One big flaw that is hard to enforce would be the tendency to overbook apartments. Many units contain more tenants than they should. Its one thing to sneak in another adult; but there are many one bedroom units rented to single parents with grown children. This is big sign of management weakness.”
