“I live in Wesley Gardens Apartments and I had a double window when I moved in, they said it was because the way that (due to the angle of this building and window faced the sun), it would melt the blinds and burn the curtains, plus heat the room 30+ degrees hotter than normal and it will burn you if you touch the frame. 6 years later they decided to remove it. The reason was they don't install tinted and insulated windows (It was already there for last 6+ years). They now say I can buy another one to install but I have to pay for it and pay to have it removed when I leave. I told them it was there already and you removed it. They said they are new management and do not care about fire concerns ticket. They just sent me a text saying ticket was completed and "Great news, the outer tinted window has been reinstalled to help keep your room cool and protect your blinds", that window was not put back, so I called the office and they said their AI said it was being replaced not them. I'm a 61 year old disabled vet and cant handle that 100+ temperatures (with AIR CONDITIONING ON).The lack of caring they had was beyond belief. Don't know who the owner is but if someone will let them know about this otherwise not only will it effect my health but if it does start a fire, a lot of families could lose loved ones.”

“Terrible management and office staff! ROACHES! Stay Away! No Good and lazy! Disgusting individuals! Lazy non-trained maintenance! Yuck, I am so disappointed! You will not be happy here, run far from this place!”

“Terrible place to live I can’t wait till my lease is up so I can get far away from this money hungry roach infested filthy place. Place has black mold growing all over and all they do is paint over it and it grows somewhere else. Roaches come out the electrical sockets, ac vent and cracks in the windows and around the doors, they never come spray. Told them about the chipping paint in the tubs and they have yet to do something about it. They never come replace the ac filters. The laundry room door is locked, pool never gets cleaned only been open about 4 times the hole summer. This place is full of false advertisement. The ppl in the office are full of crap they harass you about any and everything. My sister had her dogs over by me for a few days and I was charged a pricey fee but the manager has pit bulls and there are several other ppl with large dogs and even ppl with other animals that don’t belong on the property yet u don’t see them having notices put on there doors. They hate ppl that call there bull crap or bug them about fixing stuff. There’s dog poop all over when they blow the property they blow the dirt all over your cars then when u tell them not to they catch a nasty attitude with u and say they don’t care. Oh and let me not forget to say they have a bad raccoon infestation in the attic because of the holes in the roof. Took days for them to come and rescue a baby raccoon that was eagerly trying to scratch its way out in to the inside of the apartment. Me and my kids have been sick multiple times because of the mold enough is enough and I’m about to reach out to the news ppl and I’ll be bringing them to court if corporate does not see these issues through.This place is not worth your peace or your hard earn money. The only lady in the office I can actually say that is polite and tries to help is The one that sits to the left when u walk in to the office all the other ones need to be fired the manger especially she’s terrible she talks to u any type of way definitely will bring u out your character. Never lived anywhere as bad as this. And also don’t go over the 3rd because you’ll be given a 7day notice to vacate or pay a 90$ late fee.”

“Lost hot water 3 different times in the past month and it took days to get fixed each time. AC barely works and a rat and pest problem that I ended up having to take care of myself. Would not recommend but its cheap.”

“Noise from car stereos on weekends, mid-week and early morning is astounding. There were once security that was concerned, now vanished. Management has no concerns. That said, my plumbing has been out months, I gave the hotel receipt to management, immediately tried to evict. Gates do not work, lots of late night activity, police always near... The place is a slum”

“This place should not even be open at all. It is completely filled with roaches, day and night, every single day. They literally get on anything and everything, even into the shower, dishwasher, and fridge. There are also bed bugs that appear out of nowhere, spiders that crawl in from outside even through closed windows and doors, rats that leave droppings, and raccoons coming out of the sewage. Please find a place elsewhere that you can actually call home.”

“SLUM LORDS! I paid a $400 deposit, and left the place IMMACULATE (extremely clean, no holes in the walls, no carpet damage, window blinds intact, ect), and they found every reason to keep my deposit. They charged me for the OUTSIDE of the front door (that was already f*cked up when I moved in). And made a list of charges until it totaled $400. I would NOT recommend this place. The neighborhood is ratchet, and it's very loud. I could never sleep well in my 6 months of living there. I had to sleep with earplugs every night. There was an extreme roach issue, which got cleared up after I bought a roach outlet plug that drives them away. There was very loud kids running around daily. This is not the spot to move to. This is hands down the worst place I've ever lived in my ENTIRE 28 years of living (and I've lived in a lot of places). I'd rather live in an extended stay than this ------ place. And anyone giving this place a high/decent rating definitely works there.”

“HELL NO! This place is as RATCHET as they come. African kids scream/yell LOUDLY at the top of their lungs- in their language- after school until about 9-10PM, and apparently they have no curfew (even on a school night). Cars come and go all thru the day and night. The noise level is out of control here. I have NOT had a good nights rest in 6 months. I have to sleep with earplugs everynight. Had a problem with neighbors & their friends/family constantly blocking the stairwell, as I come and go, literally everyday/night. The grounds are dirty and have no grass/landscaping. Racoons live here too, on the roofs and in the drains, also too many roaches. Conclusion: It's a VERY LOWLIFE place to live. When I first moved here roaches were all over the place, even in my BED???????? I WOULD NEVER RECOMMEND THIS PLACE. I moved here without looking at the place first (I lived out of town). Also, the mexican manger lady is rude, and the laundry room is DISGUSTING. I never washed my clothes there, it was not worth it, AND JUST NASTY! Please DON'T make the same mistake that I did. PLEASE LOOK elsewhere, cuz this ain't it:(”

“If there was a way to give a zero rating I promise I would. Lets start with the number one problem I had in my apartment. COCKROACHES!!!!!!!! My apartment has been infested with cockroaches since I moved in one year ago. I have only killed about ten regular roaches, but have killed too many cockroaches to keep up. It is so bad I can not walk around my apartment without shoes on. Although, I am on the pesticide listing every week the exterminator will only spray every other week, but that still does not stop the cockroaches from invading my house. They have turned up everywhere from both bedrooms, bedrooms, living room, kitchen and dining areas. I've cockroaches surprise me by the bed where I was sleeping...The next complaint is the RACCOONS!!! They will wake you up at night playing on the roof, or surprise early risers with a good morning stare from the trees on your walk to the car. You may also find these creatures on or under the car, on the fence, and even by your door. The appliances in the apartment are all ------ RIGGED!!!! There are only two burners that have worked on the stove since I been year, I've contacted the office numerous times about this, and they don't fix it. I have called numerous times about my refrigerator, and they just took a replacement from another apartment to put it in mine. The office workers are full of ----, they tell you they will handle your issues, but quickly forget about it. The swimming pools haven't opened at all this summer, not that I would recommend using them. Security is a joke, I have had numerous problems with the people downstairs blasting their music at late hours when there is a ten o'clock curfew. I am taking the time to write this long review because I want people to know if they can afford to spend a little extra money to go somewhere else, please do it. This property is making money off of people, and doing nothing to make it better. My least is up September 30, 2016, and I am paying extra somewhere else to get away from this place immediately. Had I not been locked in for a year I would have left the same month, after seeing all the cockroaches, and problems with this place. I will even be taking the time to post this same review anywhere people can see it. I am not exaggerating, I am serious....Don't give this property your money.”

“MOVED HERE WITH A ROOMMATE AND IT WAS THE WORST MISTAKE OF MY LIFE. SOMEONE SHOT OUT HER BOYFRIENDS WINDOWS AND A COUPLE OF OTHER PEOPLE WINDOWS IN THEIR CAR IN THE PARKING LOT.ROACHES ARE RIDICULOUS HERE OF COURSE THESE ARE APARTMENTS BUT THE ROACHES ARE HUGE WITH WHITE STUFF ALL OVER THEM. CALLED ABOUT FIXING THE LEAK IN MY APARTMENT AND STILL NO ONE HAS FIXED IT. I AM NOT ON SECTION 8 I PAY THEM EVERY MONTH I THINK IT SHOULD BE A LITTLE BETTER THAN THIS.I WAS COMING HOME AND MY DAUGHTER WAS CRYING BECAUSE THE SIX PEOPLE WHO STAY IN THE NEXT APARTMENT WERE BEATING UP A WOMAN AND SHE WAS HOLLERING AND SCREAMING FOR HELP.PEOPLE IN THE PARKING LOTS AND STAIRWAYS ALL NIGHT AND DAY SMOKING DRUGS, MUSIC LOUD, CURSING AND YELLING ALL TIMES OF THE NIGHT.”

“Worst. Apartment. Ever. The only reason I lived here for a year is because my husband and the kids lived here for years before we met. Roaches roaches roaches. I literally had them dropping on my face at night. The carpet was so filthy. They NEVER, in the five years my husband lived there, cleaned the carpet when he would renew. I would break out in hives just sitting on it. And you know when I moved in and we decided to stay another year, we specifically requested that they clean the carpet and she says, oh yeah, that's standard on a renewal. NEVER happened. A year later when we told her we were moving she says "Oh I promise this time we will clean the carpets....AFTER you renew your lease." HAHAHA NO! People were ------. Stayed up partying all night in the patios. Neighbors were constantly breaking in and our neighbor even had to put in a steel gate door which the complex later made them take down. Nothing worked. Didn't even have an ice maker. Poor kids running around cussing and screaming, having fights in the walkways while their parents cheered them on. The worst were the group of 5 kids who lived across from us whose parents would lock them outside. The youngest was just a toddler who would run around in a bigger kids shirt, no shoes, carrying a bag of cheetos for meals. They would come to the door begging to do chores for us for money or asking for food. Just sad. And of course, the drug dealers and fighting and people outside at 2 in the morning banging on doors begging for their "medicine". Ugh. NEVER AGAIN. It's been less than a year since we moved but already that place is nothing more than a bad memory.”

“THESE APARTMENTS IS MOST RAGGED APARTMENTS I HAVE STAYED IN THEY ARE FULL OF ROACHES AND BEDBUGS.I WOULDNT RECCOMMEND THESE APARTMENTS TO MY WORST ENEMY.THEY REFUSE TO FIX ANYTHING.THEY ARE RUDE AND THEY DONY CARE ABOUT THERE TENANTS.AND MY SON ALMOST GOT SHOT LIVING HERE CRIME IS A PROBLEM”

“i usually dont write reviews but Really some people are just being outlandish ! These are one of the best apartments you can get so close to 59s and belway 8 for such a low price the management does work with you my husband switched jobs and they let us do a payment plan and thats not even policy if you are respectful to them they are respectful to you i guess, because i've had no issues with attitudes. And as for roaches its apartments if your neighbors have roaches and you dont keep up with your house your gonna have roaches too duh! cause i didnt have a bug issues but hey i clean my house shrugs. Im not saying its luxury but its definitely no dump i've seen way worst for higher prices. its a great temporary place to live to save some money and thats exactly what i did i stay by the galleria now my apartment is way more expensive and smaller! i just moved out in july and now im in my new place and i dont see a drastic difference in safety people break into cars everywhere and i didnt see anything like that while staying here. all i know is my neighbors were friendly and no one bothered me i payed my rent, saved my money, and lived my life no problem from the complex i recommend it if you are really in need for affordable living and dont wanna pay double for the same thing somewhere else hope this helped by the way you are better off checking a place out yourself than reviews its just a couple people complaining my new apt had reviews like these to and i dont see it.”

Mildew. if you are looking for somewhere to raise your family RUN ! the bad kids out here stone cats (murderers) nothing but drug dealers and hood rats. its cheap if you want a start up apartment and stay to yourself and the maintenance shows up thats for one the guys are nice but the management could really try to be of more help my light bill for a 1 bed =room was 174! bc the ac was broken and people kept coming to "fix" it but nothing worked we literally had to go up there and threaten to call haa to get them to fix the ac. there is mold mildew whatever on my ceiling which someone has still not come to check and i told them 2 months ago. ROACHES ROACHES ROACHES. they're in there when you move in they say they will do pest control before u get in thats. BS all in all of the neighborhood is ------ and if you are looking for an apt in this area its probably the best you will get. ps the parking lot has huge pot holes it will screw up your car. but to be honest ots not as bad as it gets in this neighborhood. oh and management needs to get their ---- together. but yes i recommend if you are low on money its a decent place all u oay is rent and light water is set in rent”

“This is a very bad unsafe place to live !!! if you want a safe nice place to say this is not the Place to move to first off they have a bad thief promblem and they have stolen my bar b Q pit and Plants and have had alot of break ins on this property and the office is under new managment and is very rude they dont keep property clean and safe very poor lighting at night and too many criminals come on and live on property doing all types criminal activities 24/7 This is not a good property to live I should know we have been here over a few years and it only got worse we will be Moving as soon as our lease is up . Dont move to Wesley Gardens not good at all !!.”

“I have lived in Wesley Gardens for maybe 7 years now. I have had all of the issues these other people have had, but with different results. Every time I call for maintenance they come, and pretty fast too. Still I have heard complaints from almost everyone I spoke to that maintenance sucks. I don't get it, If I call them and they don't come quickly, I call them again...how hard is that? The apartments are big for the money, and my A/C works great...the a/c will circulate if you OPEN THE GRATE at the top of the wall. If it doesn't work call maintenance..they will make it work. They do their best to enforce proper tenant behavior. In the ------ there are a few folks that haven't adjusted yet so REPORT IT! Wesley is quick to throw out the bad guys. Here is the bottom line...It is a great community to live in if YOU are a conscientious neighbor. The management does a great job with what you bring to their attention....so ...if you see something ...say something...and your community will be great!”

“Where do I begin? I'm not even going to comment on the outside/exterior because there is NOTHING good to say. Barbed wire on top of the back fence, people working on their trucks/cars all day in the parking lot. Everytime it rains, it floods and you can't walk on the pavement. The interior of the apartment is huge for the price, but it's falling apart. Cracks in the ceiling, missing tiles, dirty carpet. The A/C is terrible. If you use it, then you are freezing in the living room but sweating bullets in the bedrooms/bathrooms. The air does NOT circulate! We had maintenance out here on many occasions to try and figure out a way that I could survive the summers when it's 90 degrees in the bedrooms. My electricity bill at my old, 1100 sq. foot apartment was around $60 average. HERE? Nearly double. I would wake up sweating and uncomfortable every hour. The guy said it's because the apartment is "old". So basically, nothing can be done. Thankfully, we have family that helped us install fans in the bedrooms, new fixtures in the kitchen, etc. Otherwise, it never would have gotten done because these people NEVER do the work orders we put in. 5 months later and I am still waiting to have the carpet cleaned, the fans in the bathrooms have been broken since my husband first moved in years ago. Paint is old and chipping. Tubs and toilets are NEVER replaced but instead, are painted over? Who does that? I am an extremely clean person but no amount of bleach or scrubbing will ever make these toilets white. The kitchen counters are actually slanted so if you put anything on them that isn't stable, enjoy watching it roll off and break. The appliances are at least 20 years old. The fridge is on it's last legs. But the worst part? ROACHESSSSS! This place is infested with roaches. IT was so bad that they actually crawled into my purse and traveled with me to my old, gorgeous apartment so I ended up having to exterminate there as well. I wouldn't even move in until the complex promised to put us on a PERMANENT pest control list. To be fair- the roaches have gotten a lot better since and I rarely see them. But if you go even one week without an exterminator visiting, the place is infested all over again. The neighbors all live in one apartment- at least 2 families in one place. We can hear EVERYTHING. They must not have jobs because they are up all night long running around upstairs. My friends nicknamed them the "meth cookers" because we can't figure out what the hell else they are doing up at all hours of the day and night, making so much noise. Oh, and they must be filthy because their roaches crawl into our apartment through the ceiling vents...literally I will be using the restroom and watch them crawl down. Luckily, I lined the bathroom floors with roach motels, so they die before they get into the bedroom. IT was so bad once that I couldn't even sleep in the bed because roaches would come out at night, crawl on the ceiling and drop onto our bed. Waking up with a roach in your face is not fun. Anything else? OH of course, the people. Ok, so the kids are sweet for the most part. They are extremely loud and cuss a lot, but they are very friendly. And it's not hard to figure out where they learn that language because all you have to do is hear their parents screaming at them from the patio and cussing them out. Oh, and the parties! lol The parties last all night, during the week. I can't tell you how wonderful it is to be up at 1 am listening to one couple screaming at one another, locking each other out, banging on doors, while the rest of the tenants are outside drinking, laughing and being obnoxious. As far as crime though? It's really not bad. I've lived in really nice areas before with more crime than this place. To be fair though, why would anyone want to rob their neighbor when you live here? lol Nobody has anything. There's a cop precinct across the street. People around here don't usually have cars (that's why there are so many FIESTA baskets all over the property)......and the only "crime" would be the prostitution and drug dealing that goes on. But nothing violent or robbery related, as far as I know. The only problem with theft I've had is when someone tried to break into my car. They must not have been very good though because they gave up and left the homemade tool next to it. I've also had an antenna stolen- probably by someone who just wanted something to smoke crack in. All in all, I hate living here. I want to move yesterday but I have to admit, it's hard to beat the prices. Where else are you going to get a 2 bedroom for under 600? :/”

“The employees on the Office don't know anything the times i have called they never know what to answer, the past week we have been with out HOT WATER. at night you can hear some animals running on the roof the place is infested with roaches when i called for pest control one maintenance guy came and he spray some type of powder all over the place and off coarse that was not safe for my girls. thank GOD i'm leaving soon but this is a HORRIBLE place to leave in.”

“These are apts are soooooo nasty and they try to paint over everything it wasn't until I moved in and started to notice the horrible maintenance in this place. Water damage everywhere walks, floors, even most recently in my children's closet I be called emergency maintenance and they haven't came to do anything I've called and left msgs at the office no response it's just ridiculous tht u pay my rent and water bill and having these problems. It's the day before thanksgiving and my house smells like mildew from my wet carpet and my children are suck coughing and sneezing I sure do hope this is not a response to the wet closet floor because Wesley gardens will have a bigger problem in there hands... Don't move here unless u have no where else to go and I do mean this”

“These aparments are the best in the southwest area! If you live in the southwest area its because you want to pay southwest prices. Out of all of the apartments in this area these are the best. Their maintenance is awesome they come out right away. The office staff friendly and very helpful, and the prices are unbeatable.”

“I lived there about a year and half. My car was vandalized twice. The apartments are INFESTED with roaches!! Mold inside the walls and cracking, gutters overflowing leaving a lake on my front door,the security gate is was always broken, security lights always burnt out and maintenance is terrible. It took almost a year for them to replace my broken stove. Pat, the manager does nothing except take your rent money and does not take care of the tenants or the complex. “These apartments are by far the saddest I have ever heard of. The manager (pat) is sorrier then a 2 dollar hoe with a 2 dollar and 50 cent rebate. First of all my apt is 3901 and I STILL stay here. I wouldn't encourage a homeless person to live here, they do better living in a sewer line! #1 I moved into this apartment may 16, 2010. I am moving at the end of the month, these apartments have roaches I mean they are so bad who needs the roach museum! Hell wesley gardens ran by gfi managent audry and pat can put up a third world country sign up because this is a war zone. Everything in my raggedy azz apartments was either taped up and painted over or still broke. Oh wait I had the opportunity to move but then they started sayn Ms. Sharp we are going to fix it... How can u just cover up mold and call it mildew? Then my dang dish washer has never worked, but their ordering it... Yea right and I own jack n the box. Don't get me started on the maintenance men they are the sorriest -------- I have ever seen. Pat Kindrick the apartment community's mule/manager got mad because I told the maintenance men they couldn't leave my apartment until my air was fixed. The mexican girl in the office told me the lady who used to be in my apartment wasn't here that long, but pat said she was here for 15 years. When both of them are together I found out she was here for 3 years. These type of people will never like me because if I have to give u my hard earned money, u gonna fix my air and whatever there is to fix u sorry sorry people! So they don't like complaints right, well I'm from missouri city originally, so I'm not use to all this bullst! Pat should understand she lives in richmond/rosenburg area. How funny is it when your own daughter wouldn't move to wesley gardens but lived directly across the street in glendale park! So yes I'm pretty sure they are made but if u want pics of my apartment [email protected]. The main line is I was stupid for moving here don't u be as stupid as me! Thank god for the first amendment.”
