They are called Rockridge Station and has changed management like three times since 2014 (when I moved here) that should tell you something. I live on the first floor and my apartment got flooded this year April 2016. These ppl expect me to pay when in fact I can not stay in there. There is no installation in the walls so you can hear your neighbor breath. My husband and I went to the apartment to get some things and our next door neighbor cough and it wasn't that loud. Before the flood you can still hear the sound of people walking like they are elephants. ROACHES are out of control. When we first got there there was none. Then the time we signed our lease again it was like Noah marched those insects to our apartment. Boraic Acid did some help but you have to be liberal and consistent. Management is eh. Neither good nor bad. You have to have all your paperwork and dates, times and who you talked to before you go in the management office because they will act like you have no education. The residents here are interesting. If you get to know your neighbor it's pretty okay. They did have security people called Spartan but after the flood I guess they got washed away because last night around 12:40 no one was there and they were there for like a month and a half straight monitoring. With the security people did feel a bit safer because there wasn't gambling in the walkway. YES out in the open! Cars weren't parked all over the place. It's going back down hill. Visitor parking and parking for residents is a big joke. Visitor parking depending on where you live there is six in the front that's for like eight buildings to use. The rest is towards the exit. Like seriously! So park where the residents park because no one is going to tow you. The people (residents) there scared the last towing dude away and that was back in June 2015. There is a vending machine for soda that actually works and it's cold. The pool should be paved over because it was only opened in 2015 for one month (late June early July...There is no workout room just a mailbox area The maintenance people are eh as well. Not too fast and not too too too slow. Got to make your complaint serious and stay on top of it. I had a leaking faucet for the betterment of my time here and it recently got fixed after I told them it's been nearly 13 months. Like every month I complained about it. But when the washing machine middle part kept breaking they fixed that with no problem. A/C as well. You will need to bring your own microwave and roach spray. There is no lightening in the one bedroom apartments only in the kitchen, closet/laundry room (there is a washer and dryer stackable in your apartment. It sometimes sucks but it gets the job done), and bathroom. It get's pretty dark. Solicitors and Jehovah's Witness people come around pretty often. Just say no thank you and they move along. I haven't seen stray dogs recently but only cats. Safety I would say okay. I heard only one time that a car got broken into but it was because of something they did. Have anyone gotten shot or burglaries...not to my knowledge. Depending on where you live. Your car is right outside of your apartment on the other side of the patio. Its like parking lot, patio, apartment if you park in front of your patio that's connected to your bedroom. GET SOMETHING TO COVER UP YOUR BLINDS because the sun is not forgiving!! Convenient to 45, Beltway 8, Hardy Toll, bus stop down the street about a stone throw away from the front office. There is two gas stations either way. I think that's the major plus. So all in all...if you and whoever is living with you need something cheap and convenient. It's an okay place to be. The rent is cheap but I'm guessing it's going to go up because of the repairs being down. I would recommend this with caution. But if you have the choices of here and homeless...come here. It's what you make it out to be.”

Once I told her no one returned my phone calls and my apt is late I hired drivers she became "nice" again apologize and I stay my --- on my phone. who she thinks she is I pay my damn phone bill! anyways I can that I am very blessed to never have encountered any danger being a single young female The neighbors are loud (domestic violence) I worked two jobs and a graveyard shift I could barely get any sleep I lived in the back by Russow Park. The fron office Cindy is racists and she discriminates! she worried about the ------ who worked attends college, other than the weed smoking coke snortings, party animal citizens that lived there. she consistently walked around the area blamimg ppl for the party/mess they left behind, and she always have a ---- up attitude. I was told by other black neigbors they were picked on for petty things. I lived in a one bedroom den apt, and she stayed knowing who was at my place! whether it was my mom, dad, bro, girlfirends, saying I could not have vistors over for more than 3 days. First of all, no one lived there! But there are a family of 5 --------- living in a one bedroom and ashe knew that, because she goes into apts., when people are gone! They send out late notices, but don't fix ----. the appliances are old and ragly, the area is hood, the maintenance men are Sory! they don't fix ----, one guy put my closet door on backwards, I said ---- it! The guards they had at first were black but were flirty at least they walked the grounds the new Seals with their dogs SLEEP at night ask how I know cuz I worked over night n flashed my bright lights on them,, they stay inside their cars! the washrooms runned down... you get what you pay for. That property manager has a problem with the other races. The lil snitch lady also the story teller, think she knew everyone's personal life fat --- lady, she had downstairs from me was evicted , that's what that fat latina lady got she snitched on everyone but her kids (3) boys ran around everyday unsupervisedw/o shoes on in the winter at night weekends etc etc. Y this lady moved back in with a friend she had in those APTS n CINDY did not say NOTHING, She parked her car in a different area to. Cant tell me Cindy did not know about this?”
“I have lived here since June of last year, and it is the worst place on the world. Toxic mold all over my walls bathroom in my air vent, etc. because I am white they charged me an outrageous amount for a 1 bedroom which I could get a 2 or 3 bedroom for the same price. We pay for seal security and k9 but they don't do ----. I've been robbed assaulted, my car has been jimmyed into countless times. My girlfriend has been threatened to be raped and killed by BOYS and MEN! Cracks all in my walls and doors to where I huge wasps and bees get into my house. We aren't aloud to have curtains over the blinds so everyone can look into our house which makes us any easy target to steal from. People sit outside ON MY PORCH snorting and smoking anything and k9 talks to them while they proceed to do it and do nothing about it. The office try's to screw me on money anyway they can. For having a single piece of trash in my balcony which is 25$ a day. Did I mention it's not even my trash. Cops have been called countless times by me and nothing is done. There has been ATLEAST 5 bodies found murdered within my first 7 months. I saw someone get shot 12 times, yes i counted the shots. I would not suggest anyone to live here ever, if you have kids then that's even more of a reason not to be here, pedophiles all in the apartments. I haven't even finished my lease here I've tried to break my lease twice because I am so scared for our lives. It's the most horrible apartments out of all the rockridge apartments, it even use to be called Springfield at city view, Springfield is a gun by the way which is why they changed the name. My shower was -------- due to the fact that sometimes you would turn it on and it would be extremely hot and refuse to have any cool water and vice versa. My walls would leak water through them when I swear that there is brink on the outside of my apartment. It's not the fact that I have all these problems with my apartment that I'm so mad, because it's greenspoint and an apartment so you're gonna have problems. It's the fact that I called and complained and begged for them to come fix a problem and they never came. They have the nerve to leave notes at your door about how trash is supposed to be here. Why would I do anything they ask if they can't do what I ask and I'm paying them? One day ago, I told them if they don't fix it that day, I would ask for my last months rent and tell them to take me off my contract. The lady Eva Gargia, said they'd come yesterday, and they still have yet to show up. They still haven't fixed my shower, nor the hole in the wall. Whom ever is running this place needs to be spoken too. I moved here when LaQuisha was here and she was on top of everything and then they fire her and hire somebody who doesn't even try to do anything. I'm so over this place. Also, when is the fenced area if you look the roof has lots of black on it which means it hasn't been fixed in awhile, and if you look at the gutters on the inside of the gate you will see that they need so serious repair. Its bad enough that the manager and the maintenance can see the long piece of wood hanging from the building that you have to walk under to go towards the office or the mail box. If you want to come here for the pool, reconsider. The pool doesn't get cleaned properly and this is the worse I have ever seen a pool on this property. It is green and has gotten so bad this year that the city of Houston closed it due to contamination. So its not as nice as the picture. Jerry is one of the better ppl in the office, but Denise sits behind her desk in the back and doesn't do her job the way you would want or expect. I don't know about the other girl in the office but from the issue recently, her skills are just as bad as Denise. She is nice at first glance but go in there a few time and she has that nasty nice attitude like she hates her job and will take it out on anyone. I have lived here for two years and since aug2013, there has been about 4 property managements here. If you have kids go elsewhere. Almost everyone in this place smokes weed or sells it. I don't quite understand how management cant see what is going on. They smoke out in the open. They sell out in the open. They roll out in the open. If you think that the place is safe because of the gate, think again. Everyone has the same gate code, there is not anyone in the little building by the gate,(which means they dont monitor who comes and goes), and if you park wrong you will get towed. I did noticed they put up a camera but i doubt it works. If they really did raise the rent from 450 to 650 I will not live here after next spring, It is not worth that money. It might be different if there was an utility included but there is not. I will also say there is not 24 hour maintenance on this property. Like if 106 outside and its after six when you notice the ac is out and you call for them to come out you will be charged $50. Almost every other night there are gun shots, which have only really recently started to become worse. People do fight on this property. about once a week the helicopter flies over the complex looking for ppl. IF you see multiple cops in the parking lot and you are wondering about what is going on, just go outside and ask the cops because the office wont help you with finding out. There is only one phone line and it is easier to call Comcast then it is Anniston. Just remember that in this case you need to judge the book cover because it is not as it seems.”

I specifically chose this location because of the property managers. I would like to point out that Tarantino is like a personal drama club/fight club. You will have property managers for a few months before Tarantino decides to fire them and force them to move off property. With that in mind, management here can be good or bad depending on the property manager. Laquisha is the current assistant property manager and I can ensure she seems to be doing a great job. The issues ive had is that it seems no regulations are enforced. I have had to complain many times regarding my drug smuggling neighbors next door because of their obnoxious need to play their music at 3am, or let their kids bang on the walls. The property itself isn't always well kept due to the fact that again, no regulations are enforced. You can see kids making a huge mess out of tree branches and trash. Another peev was their old maintainance man who used to steal from my unit. I 've had to confront him personally on this, but have seen him since so I assume the property let him go. Its a mixed reaction with the roperty and neighbors but I can safely say that Laquisha the assistant property manager seems to have a good grasp on the place. UPDATE 09/29/2013----------------------------- Ever since the new property manager Eva Garcia er whatever.took over things have just gotten worse. Packages/mail is tampered with, crime increase, and requests are never taken. I've been waiting for a while to make fixings to my unit, but her answer to the problem is that they only have 2 repairmen for 3 whole other properties. that means, that for 100 plus units that have issues, there are only 3 people who can help. Only 4 days a week. Who ever thought that painting the units over instead of fixing them would raise property values is an idiot.”

“The apartment they gave me had BED BUGS! It was horrible. Also infested with roaches...I had roaches in all the rooms it was never under control..the leasing agent Liz is a real bad lady. She real fake and phoney to your face but will have no mercy with trying to add extra money on your departure by trying to charge "created" fees just too get money when you leave...she is lazy and always loses your packages if they are delivered to the office...she always talking to her family members on the phone and has her mouth stuffed with food eating at her desk all day.”

The apartment they assigned me had an infestation of roaches. i wasnt shown the actually apt til after I got my key. I purchased 7 bombs with my own money, they would not stop coming! I couldnt move there with that condition. The apartment also wasnt cleaned properly still trash in the closet and forks in the dishwasher. This has been a nightmare! I lived here 5 years ago and it was pleasant things have definately changed. I never moved anything in and they didnt want to return any of my money. Which is totally unfair! THINK TWICE. Moving expenses, to switchlights, cable, renters insurance, ect all theexpenses I incurred and they didnt even care.”

Any issues that I have had in the past have been addressed quickly. Weed and domestic altercations are a daily situation. People walk around in the open smoking and nothing is ever done or said about it. Management says that there is a courtesy officer, yet we have never seen anyone touring the property. Kids run rampant especially on the weekends with little or no supervision. As I am writing this review HPD has been to this property 5 times in the last week as I have personally seen. People let there dogs use the property at their disposal and THEY DO NOT CLEAN UP AFTER THEM AT ALL, IT IS NASTY. Maintenance cleans the property on a daily basis, but tenants trash it right back. Thats not their fault, that comes with home training. I feel that their is urgency to fill the available units so management is not selective in the screening process. You get what you pay for, cheap rent equalls at times sub par situations. I did not know the area when I moved here. Crack heads up the street, break ins and trash, just cant do it anymore.”

I don't know how these new managaers in the office screen their tenants, but they are not doing a very good job. My mother-in-law lives in the same complex, right around the corner from me, and I fear for her safety as well, because her new neighbors are nothing but criminals. They have lived in the apartments for less than a month and have already started breaking into other people's apartments in the same area. They have recently been arrested, but the point is, it took them breaking into 5 apartments, with witnesses and the loss of 3 tenants for them to do something about it. Managment is always saying the care about the safety of thier tenants, but yet they have a security gate that is always broken and a gate code that everyone knows. They always send letters saying the gate code is going to change, but it still hasn't changed in the year I have been there. Not all is bad here, the matinenace is decent and the managers are nice, but they just need to step up their game. Also, they need to take pride in the way the complex looks, there are so many pot holes through out the complex, if you hit one the wrong way, espcially when it rains and they are full of water, you are bound to get a flat or mess up your alignment. Enough is enough for me, and now they want to raise my rent because it is time to re-new, I might as well go somewhere nicer and where I feel safe. I know there may be trouble no matter where you live, but at least take steps and pre-cautions to try and keep your tenants safe.”

Springfield has a very slick lease that they have you sign, which basically says they can ignore your complaints if you don't put them in writing. You can break your lease if they fail to hold up their end of the bargain, and that means not fixing things within a reasonable amount of time. Get it in writing or pay out the nose. These people hate their tenants.”

I've had someone jump up on my balcony and try to get in. The police are called frequently. There is noise every night, there are roaches (I did not bring them), and the AC and heating takes turns breaking. The complex is also dirty. I wouldn't go in that pool if I were on fire. We have a fence, and I think its only purpose is to make it difficult for me to get things to and from my car, because they don't lock it, and the DOORS HAVE BEEN TORN OFF on my side of the complex. This is right next to the street. But the people, given what they have to deal with, are okay. I think the handyman is nice but overworked, and I guess some of the problems are beyond his skill level. The problem is the management. They threaten to kick you out at a moment's notice when the gap in payment was due to their failure to manage their paperwork (they won't call you or even knock, just slap something on your door for you to find), refuse to take your checks arbitrarily (All of my checks have cleared. Why can't I just fix this with a payment now?), change their phone numbers, are generally unfriendly and uncommunicative, and as a last straw, since they can't be bothered to give tenants parking decals, they will tow your car without any notice. There is a lot of cheap housing in the area if you absolutely have to have this neighborhood. Choose one of the other complexes if you can. It sucks being poor.”

I stayed there for 7 1/2 months and i encountered a problem from the day i moved my furniture into this dump. I spent $450 on groceries and the refrigerator went out, it took the maintenance 2 weeks to come look @ it. I lost all my groceries and the only thing the manager had to say was "you should've had homeowner's insurance we're not responsible." What a joke. It didnt stop there: we had no smoke detectors, fire extinguisher, or working faucets. The blinds in the living room were broken for 5 months (people could see into my apartment from outside @ night) the blinds were on back order and had been since the day i moved in. Pitiful. My car was broken into 4 times (had to replace windows every time) someone's child keyed it and sliced my tires even with SECURITY fully enforced. How does that happen? To top it all off someone broke into my apartment thru the patio lock and when i brought it to the rude manager's attention they said i couldnt break my lease but they would gladly move me to the same size unit but paying 160 more than what i was already paying. RUN FAR AWAY FROM THESE APARTMENTS AS U CAN...THEY ARE HORRIBLE AND NO MATTER HOW MANY SPECIALS THEY RUN IT'S NOT WORTH IT!!!”

While I was a resident here I really didn't have any problems with the neighbors, but the second day living here I parked in the (free) lot and my car was broken into where they broke my windshield wiper handle.(It was summer and rainy and I was pregnant and had to drive to the Southwest everyday to work.) Also, I paid an extra $25 a month for reserved parking in which a lot of the times people were in my spot! Also, at nights I heard shootings all the time, lots of roaches, there was a hole where the dishwasher was and mice kept coming and going. I agree with the others and the mold, maintenance does take their time to come out and water bill does tend to go up and down even if you use the same amount of water. I am grateful that I did not get robbed and no one really harrassed me or anything.”

I believe their is a total of 57 total units and the occupancy is probably at 88-90% full. This is one of the first apartments I have resided in that seems that the occupants actually care about their dwelling place. Management has come and gone at this location, so I'm not sure if that is a good thing or a bad thing. Their are very few kids that actually reside within these particular apartments so that makes for an awesome summer. Overall I would easily rate this as the best apartment complex in the greater greenspoit area. Oh..I love the fact that the community is completely fenced off and that there is one way in and out of the unit.”

The area is usually quiet. Parking is pretty good. I can't have my radio on at night without the neighbors calling the cops. The built in washer and dryers are a nice addition but they are very small. Now the bad stuff. First off you need a gate to to EXIT to apts. The front gate is open 90% of the time. Sometimes its gets stuck and you end up being late for work/school. There have been alot of cars being broken into including mine TWICE! It happens atleast once a month. Just drive around the parking lot and see people with there window gone. Someone was driving drunk and knocked off my rear bumper resulting in them threating to tow my car away. There is a $20 charger to pay rent with your credit card. WTF?!! There is no light in my bedroom. The water bill is pretty steep. 30-$60 on any given month. Overall its not that bad of an apartment, it just is in a bad area.”

Then one night my husband had to run off some black guy because he broke our upstairs neighbors window. We both moved out the same day. The gate is always broken so there is no security. There is always ppl jumping over the fence. Maintenance usually comes when you call and when they don't call. The staff are regular ppl that are not much interested in their jobs much less your needs. Under new management. Well good luck. I served my 1 and 2 months. I would not recommend this apt to any one. APT suck already, but at least you would think they would keep you safe and get you what you need when you need it and nope. I would keep looking if your reading this comment.”

— 855 Greens Rd · Houston“This was my first apartment. The office staff was nice. The maintenance were very nice people in general, and it never took them long to come and fix anything. However, the water being shut off was constantly a problem. You never knew when you might come home and have no water. Something was always happening with the water pipes. And no matter how many times you called the office staff never had any information as to when the problem would be fixed. Nevertheless, I felt very safe during my stay there. I never heard of any break-ins or thefts. (they could use a little more outdoor lighting) These are probably one of the best apartments safety wise to live in-in greespoint.”

I do not know how it is now!But in that time it was the best property in greenspoint.I was only there for 6 months but i never has any problems with resident or any one my car was never vandalized or any thing of that sort. — 17206 Imperial Valley Dr · Houston“Cambridge is the best, yet the worst. They are not worth the 6OO monthly rent. The mgr Jennifer is not that celebrated. The pool is nasty, not well kept. The little pool looks like a sewer.OMG! She needs to have more people skills foreal. She is very nosey and stay in people lives. I mean who walks the property at 4am, comeon, thats extreme. I hear loud music almost every morning, I never call in about it, because really, the walls are thin. I mean people should be able to live their lives in what they pay for, just not to the extreme. They are not extreme so I dont call to report them. If you dont have a car, know the bus system because the ma and pa shop is the closet thing you will get to in walking distance, and the chineese resturant that serve mexican rice....I hate this area but the apts seems to be the nicest in the area. WOW Lower the mnthly payment here.”

The apartment manager is very rude and is unwilling to work with residents for some reason. The previous manager, Debbie, was a resident of this complex and friends with everyone. She was just the kind of person you want to have as your apartment manager. She left to pursue another career, and Jennifer came in. Things have been going downhill since. The maintenance man, Carl, is a great guy. He'll fix your problems, or get the parts ordered immediately if he doesn't have them on hand. If your looking for an apartment in Greenspoint, this is the place to live. However, stay out of the area if possible. The crime rate here is ridiculous. The nearest grocery store is a disgusting Wal-Mart, which is always packed with people. Good luck getting out of there in less than an hour, whether you are getting 5 of 50 items. Like I stated previously, stay away from this area is possible. If you must move here, this is the best complex in Greenspoint (which isn't saying much).”
