“Overall this is a good community. They did raise the rent during the pandemic, which I thought was a little odd. Great location. Close to restaurants, shopping, and grocery stores. Maintenance is good. Office staff is professional and will help if they can.”

“These apartments are not called Anniston at City View any more. They are called Rockridge Station and has changed management like three times since 2014 (when I moved here) that should tell you something. I live on the first floor and my apartment got flooded this year April 2016. These ppl expect me to pay when in fact I can not stay in there. There is no installation in the walls so you can hear your neighbor breath. My husband and I went to the apartment to get some things and our next door neighbor cough and it wasn't that loud. Before the flood you can still hear the sound of people walking like they are elephants. ROACHES are out of control. When we first got there there was none. Then the time we signed our lease again it was like Noah marched those insects to our apartment. Boraic Acid did some help but you have to be liberal and consistent. Management is eh. Neither good nor bad. You have to have all your paperwork and dates, times and who you talked to before you go in the management office because they will act like you have no education. The residents here are interesting. If you get to know your neighbor it's pretty okay. They did have security people called Spartan but after the flood I guess they got washed away because last night around 12:40 no one was there and they were there for like a month and a half straight monitoring. With the security people did feel a bit safer because there wasn't gambling in the walkway. YES out in the open! Cars weren't parked all over the place. It's going back down hill. Visitor parking and parking for residents is a big joke. Visitor parking depending on where you live there is six in the front that's for like eight buildings to use. The rest is towards the exit. Like seriously! So park where the residents park because no one is going to tow you. The people (residents) there scared the last towing dude away and that was back in June 2015. There is a vending machine for soda that actually works and it's cold. The pool should be paved over because it was only opened in 2015 for one month (late June early July...There is no workout room just a mailbox area The maintenance people are eh as well. Not too fast and not too too too slow. Got to make your complaint serious and stay on top of it. I had a leaking faucet for the betterment of my time here and it recently got fixed after I told them it's been nearly 13 months. Like every month I complained about it. But when the washing machine middle part kept breaking they fixed that with no problem. A/C as well. You will need to bring your own microwave and roach spray. There is no lightening in the one bedroom apartments only in the kitchen, closet/laundry room (there is a washer and dryer stackable in your apartment. It sometimes sucks but it gets the job done), and bathroom. It get's pretty dark. Solicitors and Jehovah's Witness people come around pretty often. Just say no thank you and they move along. I haven't seen stray dogs recently but only cats. Safety I would say okay. I heard only one time that a car got broken into but it was because of something they did. Have anyone gotten shot or burglaries...not to my knowledge. Depending on where you live. Your car is right outside of your apartment on the other side of the patio. Its like parking lot, patio, apartment if you park in front of your patio that's connected to your bedroom. GET SOMETHING TO COVER UP YOUR BLINDS because the sun is not forgiving!! Convenient to 45, Beltway 8, Hardy Toll, bus stop down the street about a stone throw away from the front office. There is two gas stations either way. I think that's the major plus. So all in all...if you and whoever is living with you need something cheap and convenient. It's an okay place to be. The rent is cheap but I'm guessing it's going to go up because of the repairs being down. I would recommend this with caution. But if you have the choices of here and homeless...come here. It's what you make it out to be.”

“This was my 1st apt home moving from the Acres Home community in Houston, TX. The paperwork process was smooth and people were nice until the day I was supposed to receive my keys! I was told I would be called by Stephanie, and the other chick who was prego at the time. No one called, now I paid my rent my deposit 1st time renters etc etc. Y the hell is my keys and apt not ready. I became frustrated because someone lied to me, and I was paying movers by the hr! the ----- yes ----- Cindy was getting a tude w/me because I was tapping my fingers on the desk on the phone loud. I did that to get her attention. Once I told her no one returned my phone calls and my apt is late I hired drivers she became "nice" again apologize and I stay my --- on my phone. who she thinks she is I pay my damn phone bill! anyways I can that I am very blessed to never have encountered any danger being a single young female The neighbors are loud (domestic violence) I worked two jobs and a graveyard shift I could barely get any sleep I lived in the back by Russow Park. The fron office Cindy is racists and she discriminates! she worried about the ------ who worked attends college, other than the weed smoking coke snortings, party animal citizens that lived there. she consistently walked around the area blamimg ppl for the party/mess they left behind, and she always have a ---- up attitude. I was told by other black neigbors they were picked on for petty things. I lived in a one bedroom den apt, and she stayed knowing who was at my place! whether it was my mom, dad, bro, girlfirends, saying I could not have vistors over for more than 3 days. First of all, no one lived there! But there are a family of 5 --------- living in a one bedroom and ashe knew that, because she goes into apts., when people are gone! They send out late notices, but don't fix ----. the appliances are old and ragly, the area is hood, the maintenance men are Sory! they don't fix ----, one guy put my closet door on backwards, I said ---- it! The guards they had at first were black but were flirty at least they walked the grounds the new Seals with their dogs SLEEP at night ask how I know cuz I worked over night n flashed my bright lights on them,, they stay inside their cars! the washrooms runned down... you get what you pay for. That property manager has a problem with the other races. The lil snitch lady also the story teller, think she knew everyone's personal life fat --- lady, she had downstairs from me was evicted , that's what that fat latina lady got she snitched on everyone but her kids (3) boys ran around everyday unsupervisedw/o shoes on in the winter at night weekends etc etc. Y this lady moved back in with a friend she had in those APTS n CINDY did not say NOTHING, She parked her car in a different area to. Cant tell me Cindy did not know about this?”

“I have lived here since June of last year, and it is the worst place on the world. Toxic mold all over my walls bathroom in my air vent, etc. because I am white they charged me an outrageous amount for a 1 bedroom which I could get a 2 or 3 bedroom for the same price. We pay for seal security and k9 but they don't do ----. I've been robbed assaulted, my car has been jimmyed into countless times. My girlfriend has been threatened to be raped and killed by BOYS and MEN! Cracks all in my walls and doors to where I huge wasps and bees get into my house. We aren't aloud to have curtains over the blinds so everyone can look into our house which makes us any easy target to steal from. People sit outside ON MY PORCH snorting and smoking anything and k9 talks to them while they proceed to do it and do nothing about it. The office try's to screw me on money anyway they can. For having a single piece of trash in my balcony which is 25$ a day. Did I mention it's not even my trash. Cops have been called countless times by me and nothing is done. There has been ATLEAST 5 bodies found murdered within my first 7 months. I saw someone get shot 12 times, yes i counted the shots. I would not suggest anyone to live here ever, if you have kids then that's even more of a reason not to be here, pedophiles all in the apartments. I haven't even finished my lease here I've tried to break my lease twice because I am so scared for our lives. It's the most horrible apartments out of all the rockridge apartments, it even use to be called Springfield at city view, Springfield is a gun by the way which is why they changed the name. Again worst place on earth!!!!!!!!!!!!!!!!! I would rate this place all 0 stars but it won't let me. So know I'm lying by putting a star on anyone of the fields they deserve -stars”

“Springfield apartments is very dangerous somebody was beaten to death and robbed just standing outside his apt. smoking a cigarette. A month later two people shot one died the other injured. Some tenants have project mentality playing the car music very loud, taking up two parking spaces, throwing their trash from their cars on the ground, constantly destroying the gate and mailboxes, throwing football in the parking lot hitting cars. There's always problems with the hot water. Some tenants have 8 or more people living in a 1 bedroom apt. taking up more parking spaces they deserve. There's a constant fight to find a parking space. Other tenants constantly hitting your car with their car doors putting dents and scratches on your car.”

“Horrible place to live unsafe !!!! -------- Manager is a rude b#%!Ã? roaches everywhere maintenance lazy had a 6 ft whole in my hallway where a pipe busted took close to a month to get it closed man killed on plain day view !!! Yes rent is cheap but its not worth over all the headaches management will give u or all the crime in area”

“When I moved here at first I was told that this is one of the "better" apartment complexes in Greenspoint. As soon as I walked through the doors of my apartment things just started falling apart. My sink pipe was busted, the maintenance man came three times before it was able to work so I assume that he had no idea what he was doing. My shower was -------- due to the fact that sometimes you would turn it on and it would be extremely hot and refuse to have any cool water and vice versa. My walls would leak water through them when I swear that there is brink on the outside of my apartment. It's not the fact that I have all these problems with my apartment that I'm so mad, because it's greenspoint and an apartment so you're gonna have problems. It's the fact that I called and complained and begged for them to come fix a problem and they never came. They have the nerve to leave notes at your door about how trash is supposed to be here. Why would I do anything they ask if they can't do what I ask and I'm paying them? One day ago, I told them if they don't fix it that day, I would ask for my last months rent and tell them to take me off my contract. The lady Eva Gargia, said they'd come yesterday, and they still have yet to show up. They still haven't fixed my shower, nor the hole in the wall. Whom ever is running this place needs to be spoken too. I moved here when LaQuisha was here and she was on top of everything and then they fire her and hire somebody who doesn't even try to do anything. I'm so over this place. Why pay $650 am month for a shorting --- apartment when I could move across the street and pay $475 a month for the same piece of ----?”

“This property needs to be reviewed for building codes. The foundation is falling apart, which you can see from the stress cracks inside and on the roof. Also, when is the fenced area if you look the roof has lots of black on it which means it hasn't been fixed in awhile, and if you look at the gutters on the inside of the gate you will see that they need so serious repair. Its bad enough that the manager and the maintenance can see the long piece of wood hanging from the building that you have to walk under to go towards the office or the mail box. If you want to come here for the pool, reconsider. The pool doesn't get cleaned properly and this is the worse I have ever seen a pool on this property. It is green and has gotten so bad this year that the city of Houston closed it due to contamination. So its not as nice as the picture. Jerry is one of the better ppl in the office, but Denise sits behind her desk in the back and doesn't do her job the way you would want or expect. I don't know about the other girl in the office but from the issue recently, her skills are just as bad as Denise. She is nice at first glance but go in there a few time and she has that nasty nice attitude like she hates her job and will take it out on anyone. I have lived here for two years and since aug2013, there has been about 4 property managements here. If you have kids go elsewhere. Almost everyone in this place smokes weed or sells it. I don't quite understand how management cant see what is going on. They smoke out in the open. They sell out in the open. They roll out in the open. If you think that the place is safe because of the gate, think again. Everyone has the same gate code, there is not anyone in the little building by the gate,(which means they dont monitor who comes and goes), and if you park wrong you will get towed. I did noticed they put up a camera but i doubt it works. If they really did raise the rent from 450 to 650 I will not live here after next spring, It is not worth that money. It might be different if there was an utility included but there is not. I will also say there is not 24 hour maintenance on this property. Like if 106 outside and its after six when you notice the ac is out and you call for them to come out you will be charged $50. Almost every other night there are gun shots, which have only really recently started to become worse. People do fight on this property. about once a week the helicopter flies over the complex looking for ppl. IF you see multiple cops in the parking lot and you are wondering about what is going on, just go outside and ask the cops because the office wont help you with finding out. There is only one phone line and it is easier to call Comcast then it is Anniston. Just remember that in this case you need to judge the book cover because it is not as it seems.”

“I disagree with the last comment the property manager was horrible I moved there was a fight n the apartments that the manager did not evict the resident remained on property with drama I moved the trash was ridiculous this was a clean property didn't renew the least the residents that where being moved in were loud and disrespectful to others the best manager was Renee who took care of property and there was security those apartments are to expensive to have more management and no security and the frame in them are shifting and always leaking”

“I used to live on another cityview property, but upon the nearcoming of the birth of my son and promotions through work, I decided I needed more space. I specifically chose this location because of the property managers. I would like to point out that Tarantino is like a personal drama club/fight club. You will have property managers for a few months before Tarantino decides to fire them and force them to move off property. With that in mind, management here can be good or bad depending on the property manager. Laquisha is the current assistant property manager and I can ensure she seems to be doing a great job. The issues ive had is that it seems no regulations are enforced. I have had to complain many times regarding my drug smuggling neighbors next door because of their obnoxious need to play their music at 3am, or let their kids bang on the walls. The property itself isn't always well kept due to the fact that again, no regulations are enforced. You can see kids making a huge mess out of tree branches and trash. Another peev was their old maintainance man who used to steal from my unit. I 've had to confront him personally on this, but have seen him since so I assume the property let him go. Its a mixed reaction with the roperty and neighbors but I can safely say that Laquisha the assistant property manager seems to have a good grasp on the place. UPDATE 09/29/2013----------------------------- Ever since the new property manager Eva Garcia er whatever.took over things have just gotten worse. Packages/mail is tampered with, crime increase, and requests are never taken. I've been waiting for a while to make fixings to my unit, but her answer to the problem is that they only have 2 repairmen for 3 whole other properties. that means, that for 100 plus units that have issues, there are only 3 people who can help. Only 4 days a week. Who ever thought that painting the units over instead of fixing them would raise property values is an idiot.”

“Here's a little tidbit about Springfield's manager: THE ----- LIVES IN --------------- One day a resident who works at Wendy's was behind on his rent. He called ----- and said on his lunch break, he will bring in the $200. Since that was all he had, he asked for a few more days to fix his car because it was tagged. ----- said sure, no problem. Soon as she hung up she called the wrecker and told the wrecker to hurry up and tow the resident's car before he gets home. When the resident came, ----- told him "I'm so sorry baby, but when I called the wrecker they had already towed your car." So the resident paid to get his car out and ----- continued to charge him late fees and lied again and said her supervisor told her she could not waive his late fees. All that for no reason. If that ain't evil then I don't know what evil is.”

“Let me began with this is the third apartment I have rented while staying in the Greens point area. This is the only apartment by far that has meet my expectations, the property is spotless, my unit is so nice and spaces. The staff here is amazing they are so helpful and east to talk to. They leave helpful notes on the door about up coming events like free breakfast, valet trash, crime watch meetings this list goes on. When you walk in the office you are greeted with warmth and complementary water. I feel very safe here with the place well lit at night for the first time in a long time I feel at home in my home. Thank you Chris and Candace!”

“I moved into the Anniston Dec 19, 2013 and got robbed at gun point on January 3, 2014. I lived there for two weeks and couldn't feel more unsafe. Do not move here. No matter how nice the staff may be. Don't move to greenspoint or better yet gunspoint.”

“I lived here for three years. The people who are there now are thieves. They told me my late feed were 588.12. I received a letter stating that it was only 352.57. The was legitimate. For two weeks I was with out heating ac washer and dryer and my stove didn't work. I constantly called and complained about it. Every day they said they fixed it. I had to file a complaint with the TAA before something was done. Also since they have come in the drugs and crime has skyrocketed at first it was there but they didn't do it were everyone could see. Now it in front of the mail boxes all times of day and night. You here people fighting outside the window. Random gunshots at any moment. I smell weed when ever I come home. When I first moved they had security walk the grounds not any more. Oh yea also my car was towed twice. They decided to change the towing company and apparently we needed a sticker for our vehicle only they didn't tell us until after the fact and had to spend 238.00 to get our vehicles back. My advice is to run.”

“I really enjoy living here. There is small problems just like any other place you live. The grounds are always clean the maintenance team fixes stuff the same day. There has been some staff changes. My husband and I love the new lady named Raven, she is so generous, she shows she cares and really try's to help people out. I was late on my rent and she understood and gave me a few days to pay without locking me out. We are happy to have someone that cares about us here. When I call or go into the office she ask if everything is ok in our apt and offers a ac filter and she ask how has my Dr apt gone. That means a lot that she remembers about me. She even called to check on me after my grandbaby died.”

“If I could rate these apartments at LESS THAN ZERO I WOULD !! Don't move here if you value your life or your sanity!! A man was stabbed on my doorstep 3 weeks after I moved in!! Air condition broke in August and they won't fix it. Ice maker never worked. They won't give me the keys to my mailbox!! WTF is wrong with these people?! Cindi the manager is craZy. She told me she wished I would move. There is a bedbug infestation in the carpet and I haven't moved any furniture in yet!! Horrible place!! Place should be torn down. Security gate stays open all night every night. Never anywhere to park. Tow trucks trawl the lot at all hours. Moved to Texas 3 months ago. Wish I hadn't.”

“I WOULD LIKE TO GIVE MY REVIEW AS A CURRENT TENANT OF THIS PROPERTY. WELL, FIRST OF ALL MY FAMILY HAS NEVER HAD ANY ISSUES WITH THE FRONT OFFICE AND THEY HAVE ALWAYS BEEN EXTREMELY FAST WITH ANY ISSUES WE HAVE HAD. THIS PROPERTY IS NOT FOR EVERYONE AND I WILL EXPLAIN. IF YOU HAVE A FAMILY, ESPECIALLY WITH SMALL CHILDREN, YOU MAY WANT TO RECONSIDER LIVING HERE. THE MAIN ISSUES AS WE SEE IT IS THE LOITERING AND THE RAMPANT DRUG USAGE ON THE PROPERTY. MY HUSBAND AND I HAVE COMPLAINED NUMEROUS OF TIMES AS WELL AS OTHER TENANTS WHO SIMPLY WANT TO RESIDE IN AN AREA WHERE THEY CAN COME HOME AFTER A HARD DAY OF WORK AND SIMPLY RELAX. OUR COMPLAINTS HAVE TRULY GONE ON DEATH EAR AND I TRULY HOPE SOMEONE IN UPPER MANAGEMENT OF THIS PROPERTY WILL HELP ELIVIATE THESE ISSUES. THE OFFICE ALWAYS CLAIM THAT THEY DONT KNOW WHERE THE PROBLEMS ARE AND IT IS UP TO US TO ADDRESS THEM, NO, IT IS UP TO TENANTS TO CONVEY OUR ISSUES TO THE OFFICE AND HAVE SOMEONE ADDRESS THEM. THE PROBLEM IN CASE FRONT OFFICE DOESN'T KNOW IS (BUILDING 18, BUILDING 18) EVERY MORNING WHEN WE LEAVE FOR THE DAY THERE ARE ALWAYS A GANG OF GUYS AND GIRLS HANGING OUT THERE. SIMPLY DRIVE THRU OR EVEN WALK AND YOU CAN SEE THE WEED SMOKING AND DRUG DEALING RIGHT IN FRONT OF THE OPEN. THEY DONT EVEN TRY TO CONCEAL IT, THEY DONT CARE. THIS IS WHERE WE HAVE TO WALK OUR KIDS THROUGH ON A DAILY BASIS AND I AM SICK OF IT. THE IRONIC THING ABOUT THIS IS THAT BUILDING 18 IS DIRECTLY BEHIND THE LEASING OFFICE. ACTUALLY, YOU CAN LOOK OUT THE LEASING OFFICE AND SEE THIS ACTIVITY ON A DAILY BASIS AND NOTHING HAS BEEN DONE TO COMBAT IT. I PERSONALLY BELIEVE THAT MANAGEMENT IS AFRAID OF ADDRESSING THE INDIVIDUALS WHO LOITER THIS PROPERTY. NO ONE IN THE OFFICE EVER COMES OUT UNLESS IT IS TO POST EVICTIONS OR SHOW A POTENTIAL APARTMENT. IF YOU EVER WANT TO GET THE TRUE ESSENSE OF ANY PROPERTY I IMPLORE POTENTIAL TENANTS TO JUST DRIVE THROUGH THE PROPERTY ANY DAY OR NIGHT. THERE IS SECURITY THAT PATROLS SO OFTEN BUT THEY DONT EVEN SAY ANYTHING TO THE LOITERS, WE HAVE DRIVEN THROUGH AND ACTUALLY SAW SECURITY WORRIED ABOUT SOMEONE BACKING IN THE PARKING LOT WHILE WEED AND EVERYTHING WAS BEING SMOKED RIGHT IN FRONT OF THEM. MANAGEMENT ISNT TOTALLY TO BLAME. IT IS VERY SAD TO SEE SO MANY PEOPLE HAVE LITTLE RESPECT FOR THEMSELVES OR MORE SO WHERE THEY RESIDE. PEOPLE THROW TRASH RIGHT OUT THERE CAR WHEN THERE IS A TRASH CAN FEET AWAY. IT IS A TRUE TESTAMENT TO HOME TRAINING AND LACK OF DECENCY AND RESPECT. RAMPANT WEED SMOKING RIGHT IN FRONT OF THE ELDERLY AND CHILDREN AND MANAGEMENT DOES NOTHING. I HOPE UPPER MANAGEMENT WILL SEE THAT TENANTS ARE VITAL TO SUCCESS AND THAT OUR VIEWS SHOULD BE HEARD. I PERSONALLY KNOW OF SEVERAL FAMILIES WHO DONT PLAN TO RENEW IF ISSUES ARES NOT ADDRESSED. I DO KNOW THAT AFTER EVERY RESPONSE ON HERE MANAGEMENT WILL GIVE A RESPONSE THAT IS PC (POLITICAL CORRECT). THERE ARE MANY FAMILIES OUT HERE THAT WANT TO GO TO WORK, COME HOME TO THEIR FAMILIES AND RELAX. THIS RESPONSE IS FROM A TENANT WHO IS JUST TIRED OF NOTHING BEING DONE. IF THERE IS ANYONE WHO DOESNT BELIEVE MY GRIEFS, AND OF COURSE FRONT OFFICE WILL SIMPLY DENY IT, COME TO THE PROPERTY AND SEE, ESPECIALLY AT NIGHT, IT IS BAD. I ASK THE PARENT COMPANY OF THE PROPERTY TO PLACE INDIVIDUALS IN THE OFFICE WHO WILL LISTEN TO THE TENANTS AND BE PROACTIVE ABOUT MAKING CHANGES AND GETTING RID OF THE LOITERING THAT HAS PLACED MY FAMILY AS HOSTAGES. ALSO, AS TENANTS IT IS OUR DECISION TO LIVE HERE AND WE HAVE THE POWER TO LEAVE AT ANY TIME. WE CANT MAKE MANAGEMNET CHANGE BUT WE DO HAVE THE POWER TO PUT OUR FAMILIES IN SITUATIONS WE FEEL ARE SAFE. IF YOU FEEL NOTHING HAS BEEN DONE, SIMPLY GO TO ANOTHER PROPERTY WHERE YOUR VALUES AND CONCERNS WILL BE ADDRESSED AND VALIDATED. PLEASE RID THE LOITERING ESPECIALLY NEAR BUILDING 18, BUILDING 18, BUILDING 18”

“The apartment they gave me had BED BUGS! It was horrible. Also infested with roaches...I had roaches in all the rooms it was never under control..the leasing agent Liz is a real bad lady. She real fake and phoney to your face but will have no mercy with trying to add extra money on your departure by trying to charge "created" fees just too get money when you leave...she is lazy and always loses your packages if they are delivered to the office...she always talking to her family members on the phone and has her mouth stuffed with food eating at her desk all day.”

“I have been living here a little under a year, with that said the office staff has changed several times. the new people they have in the office are ok but i tell you it takes weeks even a month to get a work order done. the so called assistant manager if thats even what to call her is useless!!! like i dont undertand the point to have her there if all she can do is sit there she never would get up when i would walk in the office the manager he has his moments where you would see him doing his part but other wise he was just as bad, the girl who sits in front was the only one who would help me an listen to my issues in my apartment but after time you can tell she was just fed up with it all i guess thats why shes no longer here. she would have a office full of people an the very very rude blonde in the back would just sit there or be laughing in the back with god knows who. it just sad due to the fact that what they are there for to assist us in our living area but to be pushed to the back burner like your thoughts and needs did not matter to them. i just dont recommend you living here if you want to be treated like crap!”

“For the area and the price the apartments arent bad. If you dont mind ROACHES! VIEW YOUR APARTMENT MORE THAN ONCE BEFORE YOU SIGN YOUR LEASE. The apartment they assigned me had an infestation of roaches. i wasnt shown the actually apt til after I got my key. I purchased 7 bombs with my own money, they would not stop coming! I couldnt move there with that condition. The apartment also wasnt cleaned properly still trash in the closet and forks in the dishwasher. This has been a nightmare! I lived here 5 years ago and it was pleasant things have definately changed. I never moved anything in and they didnt want to return any of my money. Which is totally unfair! THINK TWICE. Moving expenses, to switchlights, cable, renters insurance, ect all theexpenses I incurred and they didnt even care.”

“Ive been here for 2 years n worse experience ever.. the staff here has become very lazy and rude, the secretary always locks the doors during business hours and wouldn't pick up the phone. U could complain with the manager but wouldnt do anything about it.. takes them close to.a month to fix any thing damaged in the apartment. I called in about my ac unit not working at all n its been 2weeks n no one has came around i complained about mu washer n dryer not working and took them 2months to get here to fix it. I really recommend for every one to go else where do not come here”

“Let me first start by saying that from my personal experience management has been great as well as maintenance. Any issues that I have had in the past have been addressed quickly. Weed and domestic altercations are a daily situation. People walk around in the open smoking and nothing is ever done or said about it. Management says that there is a courtesy officer, yet we have never seen anyone touring the property. Kids run rampant especially on the weekends with little or no supervision. As I am writing this review HPD has been to this property 5 times in the last week as I have personally seen. People let there dogs use the property at their disposal and THEY DO NOT CLEAN UP AFTER THEM AT ALL, IT IS NASTY. Maintenance cleans the property on a daily basis, but tenants trash it right back. Thats not their fault, that comes with home training. I feel that their is urgency to fill the available units so management is not selective in the screening process. You get what you pay for, cheap rent equalls at times sub par situations. I did not know the area when I moved here. Crack heads up the street, break ins and trash, just cant do it anymore.”

“This is the worst place ever. Someone broke into my car twice. They broke in to my apartment and stole everything. It is not a safe place to livein. They tow my car just infront of my aapartment and I had to pay $200 to get my car back. The management is too helpful. They are very rude. He refused to help at all. He does nothing. Dont car. The manager refused to give me the corporate office phone number to fill a complain. The manager assistant is very rude and not helpful. Too many break in. People are always fighting there and smokinh joy outside. It is always messy there. The old management was way better and helpful. Do not go there. It used to have security camera but not anymore. And also SOME ONE GOT SHOT INSTEAD THE APARTEMENT COMPLEX. IT IS A NIGHT MARE PLACE. Changing the managment would help. VERY RUDE AND LAZY MANAGER. I had to call the police on management because they are not helpful at all.”

“These apartments are HORRIBLE! The staff is LAZY! They never fix anything! I'm not used to this! My sink has been clogged for a week. I've called everyday to get it fixed. You think they did it yet? The My place still smells like cigarettes. Windows still don't open. This place is not worth the time or money. Move here if you want to wake up mad every morning. I need a place that is quiet... with no stray dogs roaming around....with mailboxes that are not broken all the time...with gates that actually close and kids that know how to act! I'm going to leave ASAP!”

“Don't move here, these were the first set of apartments I ever moved to so i really didn't know what to look for in an apartment needless to say i quickly learned. within the first six months of living here my car and apartment was broken into. The leasing staff was always changing and very unprofessional. However i will say maintance was GREAT! Leo always took care of my work orders in a timely fashion. I wouldn't recommend this place to my worse enemy...”

“I have lived in this apartment for a year, and for the past month, I have felt so unsafe living here. I don't know how these new managaers in the office screen their tenants, but they are not doing a very good job. My mother-in-law lives in the same complex, right around the corner from me, and I fear for her safety as well, because her new neighbors are nothing but criminals. They have lived in the apartments for less than a month and have already started breaking into other people's apartments in the same area. They have recently been arrested, but the point is, it took them breaking into 5 apartments, with witnesses and the loss of 3 tenants for them to do something about it. Managment is always saying the care about the safety of thier tenants, but yet they have a security gate that is always broken and a gate code that everyone knows. They always send letters saying the gate code is going to change, but it still hasn't changed in the year I have been there. Not all is bad here, the matinenace is decent and the managers are nice, but they just need to step up their game. Also, they need to take pride in the way the complex looks, there are so many pot holes through out the complex, if you hit one the wrong way, espcially when it rains and they are full of water, you are bound to get a flat or mess up your alignment. Enough is enough for me, and now they want to raise my rent because it is time to re-new, I might as well go somewhere nicer and where I feel safe. I know there may be trouble no matter where you live, but at least take steps and pre-cautions to try and keep your tenants safe.”

“i will just number the things that are wrong with this apt complex 1) they took away the night drop box so they can squeeze all the money they can out of you. which doesn't make no sense. 2)it took them 7 months from the day we moved in to come and fix the closet pole & didnt do that right 3)the handymen must not have common sense, when they built this apartment they hooked up the hose line for the ice machine, they put it on the hot line bursting the line and when the handyman came to fix it he said wasn't nothing wrong with it, i'm not a handyman , but that's common sense. 4)they have a pool, but will not open it 5)we've been with reliant before we even moved in this complex & each month they charge us for electric & for almost a year each month we have to bring our reliant bill to the office, but quickly put a lockout notice on our door 6)someone stole our chairs from in front of our door 7)kids make noise all day & night,kids are playing basketball right in front of our door at night 8)why would you have a different address & not put it out in the open where people can see it, there is the original address you see and for the other side, the address you don'tknow about. you don't know how many times i've had to give people directions to my apt cause there is no address. this apt is worse than the projects, the only thing good about these apts is the rent & its on a good bus route. your best bet is to check another apt around here.”

“Make every complaint in writing. Get a copy of every receipt of your payments. Do not trust these people to care about your safety and well being. Springfield has a very slick lease that they have you sign, which basically says they can ignore your complaints if you don't put them in writing. It's standard for Texas, but it is NOT standard for the property manager to stand there and call you a liar when they haven't fixed things properly and it directly made way for a break in. You can break your lease if they fail to hold up their end of the bargain, and that means not fixing things within a reasonable amount of time. Get it in writing or pay out the nose. These people hate their tenants.”

“I live in the annistons now and i am so ready to go. First and for most the neighborhood itself is a horrible and dangerous enviroment. The apartment staff is rude and disrespectful (nice before you move in; rude and disrespectful after). There has been a leak in my roof and for the past 2 months I have been calling to have them come and fix it but, nothing. (note: If you are late or behind on your rent they will continuosly come out and put a paper on your door saying how much you owe and everytime it is a different amount going higher and higher). The maintnance came to look at it once and left a note on my table hand written on a piece of envelope there, that "The leak is from the roof." and never came back to fix my ceiling therefore, there is still a big piece of cracked and brown water stained piece of sheetrock in my bedroom. Everytime it rains I have water dripping all over the floor and my furniture. I am very tired of these apartments, and can not wait until my lease is up.”

“The management is ignorant and the staff is ignorant as well with the exception of the gay boy. Everyone has attitudes and rather argue than fix the problem! They dont fix anything!!! I been here for a year and in this year's time I have seen the staff change maybe 2 or 3 times!! I have been with Reliant for 4 years and the day I signed my lease I brought my electricity information and they constantly charges me for electricity the manager says she fixed it and I continously get harrassing threats to be evicted like its a lap of luxury to live there. You cant never find nowhere to park and you pay rent there the neighbor's children run all over the place and are extremely disrespectful and loud. I would not reccomend this place to anyone it is a constant migraine dealing with these people my lease is up March 31st and they are trying to find ways to keep me in the lease until April but I will be out before March is over and done with I promise that!!! This is the most unorthodox place I have ever lived!!!”

“I actually came on here to give a good rating on the property, and i am glad i did because it is a shame when black people are in a authority position other black people wish to tear them down, I commend the manager and staff of this property for the hard work that they are doing to improve the property. Everyone has to realize that rules and regulations must be followed by whereever you go. Improvement does not happen overnight. We as tenants and BLACK people are so quick to judge others and wont give a compliment. I personally think that the office staff is working to improving the apartments and the community; dont get me wrong all my issues doesnt get taken care of quickly as i would like them to but they have been taken care of. I dont agree with everything but I do see a positive change. I have been here for one year, and would recommend and refer others to live here.”

“I moved here December of 2011 it's only been a month and a Half, these apartments SUCK!!! I pregnant and they did not care that I had mold all in my restroom. They never fix anything. The people upstairs are always making loud noises and play the radio all hours of night when your trying to sleep. Management is so dumb. Maintenance men smoke weed rather than fix your apartment”

“I'll give Springfield this much: The rent is kind of cheap for Houston. Other than that? The area isn't fabulous. I've had someone jump up on my balcony and try to get in. The police are called frequently. There is noise every night, there are roaches (I did not bring them), and the AC and heating takes turns breaking. The complex is also dirty. I wouldn't go in that pool if I were on fire. We have a fence, and I think its only purpose is to make it difficult for me to get things to and from my car, because they don't lock it, and the DOORS HAVE BEEN TORN OFF on my side of the complex. This is right next to the street. But the people, given what they have to deal with, are okay. I think the handyman is nice but overworked, and I guess some of the problems are beyond his skill level. The problem is the management. They threaten to kick you out at a moment's notice when the gap in payment was due to their failure to manage their paperwork (they won't call you or even knock, just slap something on your door for you to find), refuse to take your checks arbitrarily (All of my checks have cleared. Why can't I just fix this with a payment now?), change their phone numbers, are generally unfriendly and uncommunicative, and as a last straw, since they can't be bothered to give tenants parking decals, they will tow your car without any notice. There is a lot of cheap housing in the area if you absolutely have to have this neighborhood. Choose one of the other complexes if you can. It sucks being poor.”

“There was another shooting in the parking lot at these apartments. The person was badly injured. I guess he was to embarrassed to go to the hospital so they carried him into the closes apt an closed the door. It just seems odd to me. You get into a huge brawl then when bullets come zooming by an hit you no one calls 911. The same group who always has incident started the fight. The group right across the parking lot from build 7.. I think that building is no 17 or 18.. Too much drama. Kids stay out hours of the night sitting on the steps. It just looks bad. The staff are to afraid to do something..”

“I have, much to my own unwillingness to play the moving game, have lived here for 10 yrs! When Lincoln Properies overlooked this complex it was a great place to live. Unfortunately, due to two new management companies since, it has gone down hill faster than a sled of ice! It's really sad because it's a cute complex, but management here treats everyone like garbage, have no customer service abilities and never, ever address issues. I was speaking to police officers who came through on their bikes and their comment to me was "and so have you seen a great improvement over these past 10 years?" That was total sarcasm.. My apartment has a 12 yr old carpet, falling apart, walls that have been injured by three hurricanes, etc. I get absolutely no help in trying to pull this place back up. Guess I will have to do it myself - and will probably do a better job than the morons they hire to make repairs”

“It's not the same anymore.... After they changed office management! It use to be a very nice place to live! The old office manager Miss Latoya was so nice and kind she always welcomed you in the office always had treats and snacks coffee for us the residents! Now they have this new guy who's never in the office never answers the phone! I never see Maintenance my a/c was out for three days it never took that long... This property is too damn small with not a lot of work orders to have my a/c out! He is moving all the black people out! The office manager Mark told me directly he have a lot of trashy people living here and they must go! If that's how he talk about us his residents why the hell is he in that office! Then he try's to blame everything on Miss Latoya instead of taking resposibilty for his mess up! It's not the same here! Anymore he must go or we the residents are leaving! “These are the worst apartments that i have ever stayed in. I stayed there for 7 1/2 months and i encountered a problem from the day i moved my furniture into this dump. I spent $450 on groceries and the refrigerator went out, it took the maintenance 2 weeks to come look @ it. I lost all my groceries and the only thing the manager had to say was "you should've had homeowner's insurance we're not responsible." What a joke. It didnt stop there: we had no smoke detectors, fire extinguisher, or working faucets. The blinds in the living room were broken for 5 months (people could see into my apartment from outside @ night) the blinds were on back order and had been since the day i moved in. Pitiful. My car was broken into 4 times (had to replace windows every time) someone's child keyed it and sliced my tires even with SECURITY fully enforced. How does that happen? To top it all off someone broke into my apartment thru the patio lock and when i brought it to the rude manager's attention they said i couldnt break my lease but they would gladly move me to the same size unit but paying 160 more than what i was already paying. RUN FAR AWAY FROM THESE APARTMENTS AS U CAN...THEY ARE HORRIBLE AND NO MATTER HOW MANY SPECIALS THEY RUN IT'S NOT WORTH IT!!!”

“Ok.....Well the Anniston has done it again. The sewage backed up in my apartment and do you think they thought of my health during this nasty bacteria/waste problem. They didn't even offer an ounce of help. The first time it happened on Sunday and they claim the issue was fixed. I come home from work and water backed up in my tub again. OMG So with the water standing in my closet, stinking up my clothes that I have to go to work in to make the money to pay rent, all they can do is come up with more lame excuses. Well this is the last straw with me for Anniston. I wouldn't suggest anyone to move in to these apartments. They are going to end up like those apartments on I-45. Crack head infested cause they are already roach infested. New management doesn't change anything around here, its just a new face in the office that we have to deal with. Thanks a lot Anniston @ Cityview. You don't have to worry about me suggesting someone to move here, cause I will never, and I do mean never, move back here again.”

“I lived here for 6 months only because I was without a job and had to break my lease. While I was a resident here I really didn't have any problems with the neighbors, but the second day living here I parked in the (free) lot and my car was broken into where they broke my windshield wiper handle.(It was summer and rainy and I was pregnant and had to drive to the Southwest everyday to work.) Also, I paid an extra $25 a month for reserved parking in which a lot of the times people were in my spot! Also, at nights I heard shootings all the time, lots of roaches, there was a hole where the dishwasher was and mice kept coming and going. I agree with the others and the mold, maintenance does take their time to come out and water bill does tend to go up and down even if you use the same amount of water. I am grateful that I did not get robbed and no one really harrassed me or anything.”

“I have lived here for 10 years. Starting with Lincoln Properties to GFI. Someone has since bought the complex, their staff is insulting and rude to tenants. They keep upping the water and utility amounts to make up for vacancies. If you have a question about your water bill, they will shut the computers down and tell you it's none of your business. I have tried to find out who bought this place and can not get that information. Security here is zero. I give this complex a big fat zero rating. When my lease is up, I'm out of here. Word to the wise Stay Away From This Complex!”

“I have lived here for almost a year now. This is a small quaint and quiet apartment complex. I believe their is a total of 57 total units and the occupancy is probably at 88-90% full. This is one of the first apartments I have resided in that seems that the occupants actually care about their dwelling place. Management has come and gone at this location, so I'm not sure if that is a good thing or a bad thing. Their are very few kids that actually reside within these particular apartments so that makes for an awesome summer. Overall I would easily rate this as the best apartment complex in the greater greenspoit area. Oh..I love the fact that the community is completely fenced off and that there is one way in and out of the unit.”

“I've lived here for about 3 years. Im ready to move out now. The Maintenance is pretty good.They usually come fix your problems withing a 24 hours. The area is usually quiet. Parking is pretty good. I can't have my radio on at night without the neighbors calling the cops. The built in washer and dryers are a nice addition but they are very small. Now the bad stuff. First off you need a gate to to EXIT to apts. The front gate is open 90% of the time. Sometimes its gets stuck and you end up being late for work/school. There have been alot of cars being broken into including mine TWICE! It happens atleast once a month. Just drive around the parking lot and see people with there window gone. Someone was driving drunk and knocked off my rear bumper resulting in them threating to tow my car away. There is a $20 charger to pay rent with your credit card. WTF?!! There is no light in my bedroom. The water bill is pretty steep. 30-$60 on any given month. Overall its not that bad of an apartment, it just is in a bad area.”

“I just moved out of their the rent is to high and it suppose to be a quite neighborhood, at the beginning of the year it was nice and quite up until that Jennifer manager took over. Their has been fights, people crossing over the fence, cops almost every weekend or everynight. The property is always opened where they dont fix the fence. It is terrible, people please, apartments are nice but not worth it. Especially when your rent keeps going up.”

“I lived in these apts for several years- I never had any major issues until recently when I was robbed at gunpoint. The water is shut down maybe once a month for an entire day- not a big deal if you are at work. The gate is ALWAYS broken- anyone can pretty much come in & out. It is not your immediate neighbors who you need to worry about- it is the people surrounding the apts- the outsiders. The apts surrounding these are ------. Look around... Good Luck! *ohhh by the way... i was robbed at gunpoint in plain daylight... people going to work/ taking their kids to school, etc.”

“Everyone lives and work at cambridge is all family. The holds the gargage sales, from people stuff that they have stole from the apt. The maintance man lives there who is a relative of the manager, and he spend most of his days in his apt. The security guard is the manager husband, and he is most of the time in the office or at home. No work is being done around there, and the place is in bad shape. The sewer water is running all over the place. The pool is very nasty. Do not get trapped stay away from there.”

“I moved in these apartments feb 2008 and Im still currently there. At 1st the apartments were great! A few months later peoples car started gettn broken into. During the hurricane money was stolen out of my apartment by the apartment people. The water is always cut off due to broken pipes ALOT!!! I got about 12 random knocks at my door all times of night. Always hear gunshots! But the apartment itself and the price is good. Overall its an ok place to stay depending on the person.”

“Anniston was my first apartments I've ever lived in and it was fine until the last couple of months. I knew it wasn't in a good area to start with, but never did I think I had to go threw what I went threw. My neighbor upstairs door was kicked down and she was beat on. Horrible yeah. My car was broken into twice. My new upstairs neighbors car was broken into the first day he moved in. Then one night my husband had to run off some black guy because he broke our upstairs neighbors window. We both moved out the same day. The gate is always broken so there is no security. There is always ppl jumping over the fence. Maintenance usually comes when you call and when they don't call. The staff are regular ppl that are not much interested in their jobs much less your needs. Under new management. Well good luck. I served my 1 and 2 months. I would not recommend this apt to any one. APT suck already, but at least you would think they would keep you safe and get you what you need when you need it and nope. I would keep looking if your reading this comment.”

“the management team treated me awful. i spent my whole income tax check trying to stay there and they evicted me soon after.the least thing they could have done was gave me partial of what i paid back.All because somebody who knew of me not me directly was acting crazy in their office.that had nothing to do with me.He was coming to visit somebody who used to stay at my apartment but by that time it was just me and they gave me the boot.Well, i just want to say that ya'll definitly can kick rocks!!!!I found a better place anyway.”

“This was my first apartment. The office staff was nice. The maintenance were very nice people in general, and it never took them long to come and fix anything. However, the water being shut off was constantly a problem. You never knew when you might come home and have no water. Something was always happening with the water pipes. And no matter how many times you called the office staff never had any information as to when the problem would be fixed. Nevertheless, I felt very safe during my stay there. I never heard of any break-ins or thefts. (they could use a little more outdoor lighting) These are probably one of the best apartments safety wise to live in-in greespoint.”

“I used to live there back in 1998 and i loved it .It was very quiet and a nice place to live in. I do not know how it is now!But in that time it was the best property in greenspoint.I was only there for 6 months but i never has any problems with resident or any one my car was never vandalized or any thing of that sort. “Cambridge is the best, yet the worst. They are not worth the 6OO monthly rent. The mgr Jennifer is not that celebrated. The pool is nasty, not well kept. The little pool looks like a sewer.OMG! She needs to have more people skills foreal. She is very nosey and stay in people lives. I mean who walks the property at 4am, comeon, thats extreme. I hear loud music almost every morning, I never call in about it, because really, the walls are thin. I mean people should be able to live their lives in what they pay for, just not to the extreme. They are not extreme so I dont call to report them. If you dont have a car, know the bus system because the ma and pa shop is the closet thing you will get to in walking distance, and the chineese resturant that serve mexican rice....I hate this area but the apts seems to be the nicest in the area. WOW Lower the mnthly payment here.”

“As far as an apartment in Greenspoint goes, it doesn't get much better than this. However, you still have to remember that this is Greenspoint. The apartment manager is very rude and is unwilling to work with residents for some reason. The previous manager, Debbie, was a resident of this complex and friends with everyone. She was just the kind of person you want to have as your apartment manager. She left to pursue another career, and Jennifer came in. Things have been going downhill since. The maintenance man, Carl, is a great guy. He'll fix your problems, or get the parts ordered immediately if he doesn't have them on hand. If your looking for an apartment in Greenspoint, this is the place to live. However, stay out of the area if possible. The crime rate here is ridiculous. The nearest grocery store is a disgusting Wal-Mart, which is always packed with people. Good luck getting out of there in less than an hour, whether you are getting 5 of 50 items. Like I stated previously, stay away from this area is possible. If you must move here, this is the best complex in Greenspoint (which isn't saying much).”

“Well, I dont live here yet but my visit here was impressive, specially for the greenspoint area... I just hope I get the apartment... the office attendant Debbie seemed very helpful and nice. Property very clean and kept up. I guess I'll find out something in the next few days or so.... Fingers crossed!”

“This was the best place to stay. The complex is small and you will feel safe walking from the car or to the mailbox. Everyone is nice and it is a nice environment, despite being in Greenspoint. If they have a open apartment, TAKE IT...FAST.”
