“I don't like these apartments the property manager took my money once I was evicted and said I was clear and that's not the case I have an attorney and will contact the news about my wrongful eviction I give this place no stars property manager dose not follow through with her business so now my credit is jacked up if thats the case I could have keep my money and left”

“If it wasn’t for Ms. Flo I would have left. The apartment manager Tanya is so disrespectful and nasty towards the tenants. When Ms.Flo is out she doesn’t answer the phone and she be in the office with the doors locked like the office is closed. She by far the worst manager they have had over here and I been living here for 5 years! Once my lease is up I’m leaving ! The apartments stay dirty with trash everywhere!.”

“when I moved here, Ms Bryan moved me in. she is so good at what she does and the Mgr is nice too. however the maintenance crew needs to be replace. the new guy is horrible. he does not keep his word and could care less about his job . always sitting on the steps on his phone. he told me ordered parts and it's been 3 months. he is yet to fix the issue and told me he would b back to fix a leak and never returned. the little guy is better but hes always in a hurry. I love everything here but maintenanc. the supervisor is horrible, dont trust him in my needs to go!”

“Impressed with the staff loved the tour given by Tanya lots of info in so little time she seams to knows the complex like the back of her hand the model apartment looked and smelled great the fridge was stocked she offered us refreshments thought that was neat the pool and the property as a whole looked great”

“Mrs.Flow is the best at following up and getting back to all residents/customers. After staying all over houston I must add how safe thIS area is and how accessible the freeways are for commuting.....”

“I have lived here since 2018. I do like living here and i recently renewed my lease. i stayed only because i know Flo is always here to take care of me. she really goes out of her way to help people and she is always working. even though she works alone most of the time she always takes the time to help the residents. she is very good at her job and is an asset to Madera.”

“I really appreciate Flo Bryan, she is always in the office to help. The mgr. Tanya is always at meetings and rarely on property to help the residents. There is no security so, the residents have taken advantage of it. Flo and Tanya have addressed many complaints with no resolution. Flo works hard at making the community better, but needs more help from management.”

“I love ??this community. I live here for four years. They take care of their community. I will highly recommend this community to live. The Property Managers is an A+! They are always helpful and willing to work with you. The maintenance is A+. They take care of work orders still the same day. I've never been worried about my safety here. Property Managers continue what you'll do and be blessed.”

“I live it her. Will be renewing my lease. Been here since 2k17. Love the current management. They even just cleaned the gutters. The Jeep the property clean as well. And the exterminator ever Tuesday if you sign up”

“These are the worst apartments ever ! Be care they actually tow your car immediately if you DO NOT PLACE THE STICKER ON YOUR CAR ASAP!!!! There's only 25 visitors parking space for the entire complex meaning IF your guest parks in a residential space their two trucks are on stand by and they immediately TOW the car!!! No room for error here. Be careful with the RENTAL PAYMENT they will claim they place your rent on another apartment in error and change he you for delegent fees. The stray cats are flee infested and it's a festatiion of them by the back dumpsters. Kids play in the parking lot and they are out until late. The noise is very loud it's a regular party type thing if you are a morning worker - no sleep. Slow on repairments it takes them forever and a day to come to repair or fix anything !!!”

“I live at Cambury Place Apts. was there at time Sarah, took over all Sarah did was try to charge me more money for pet deposit that I alredy paid already monies again 700dollars vise what she was sirpose to have her, team to fix she didn't .Sarah, has and problem with someone telling her, what to do and she steals money, and still try to do Tents wrong. And she reated her, son her rent from him until he, killed himself. She talks everyone business Owner money, Comes up missing have Sarah-Manager arrested don't let her get away . Mantince don't fix anything that's true.Ground keeping never kept up”

“Management always has different owners , maintenance does not do any upkeep , after 3 years I requested new carpet the best they could offer me was a shampoo. Every time I renewed my lease price went up. Not worth it. Management comes in your home to deliver notices, laundry mat was filthy I never used it , mailroom always had bugs and the gym machines in the gym didn't work most of the time , i would always see dead roaches underneath my kitchen and bathroom sink , when pest control came out of if a new neighbor moved in then the live ones would appear. Be careful where you park you will get towed, tow fee is 225. No one ever broke into my apartment but my car was broken into the 2nd year I lived there , office did nothing . Security is fake! Doesn't come around just sits in car and does nothing. Watch out when you take out your trash in the morning vultures be out at the dumpster . they are attracted to the smell of the meat from the meat market right besides the apartments. The location was great for my job and being close to family right off 45 but every month I had issues. I hated this place barley ever was home. All my appliances were mix match. I would not recommend this property to anyone. Staff can be very rude and unhelpful. Gates are always broken, pest control comes out but only makes the roaches come out more. Do yourself a favor pay the extra 200-300 dollers for a better place in a better area . Trust the reviews . You don't wanna live here especially if you have a family.”

“Keep searching for some place else. The apartments are run down. they are claiming to do renovations but only to empty apartments not for current residents. The roaches are out of control even with spray, bommers, pest control, nothing works. Spiders are everywhere. There is growing mold that is covered by paint. the lights will dim if you turn on the microwave or iron. there is no cold water in the shower. no security don't be fooled not a good place to live”

“Not to be trusted. The manger let residents break in to people's apartments. She also filed evictions against black people only. Very racist! The mangage company Para West is not to be trusted also. They still money from the company accounts. The apartment manager also buys government benefits from yhe residents! She a slumlord! Tells everybody personal business to other residents! Be cautious whendealing with the overated apartments! Non pf the amenities work that are on the brochure! They don't come with microwaves as stated. She allows residents to sell drug on the property also!”

I Went To Look At A Unit And The Lady In The Office Didn't Explain Anything About The Property Or Anything Just Walk And Open The Door. Even In The Model Apartment Its Was Roach Infested. DO NOT MOVE HERE KEEP LOOKING!!!!11”

“I really do enjoyed living at Cambury Place, they handle everything very well with maintenance. The staff is very respectable and Miss Felicia is always so nice and willing to help. I would so rent all over again. :)”

“Dont visit family members at this property, your vehicle is subject to get towed. The apartment management has a contract with the tow truck company who is always around waiting for their next victim. The apartment personnel is so rude and lack any interpersonnel skills. You will be out of $220.00 minimum. The apartment management clearly does not care but it residents, they never exterminate, stray animal are all over the property. They bigger issue, drugs, than harrassing their resident and guest with minor issue such as "double parking" when there are empty parking spaces all around. This is obviously a way to get money out their resident. I would like to see investigation to see if the management is getting kickback from towing company. Furthermore, the property is filthy and nasty. Do not live or visit this place!!!”

“Run as fast as you can. They have mice, roaches, police are always called at least 4 times a week. People hanging out. Laundry facility dirty. Break ins..DO NOT MOVE HERE!!”

“My apartment got broken into twice while living here. Only recently did HPD start patrolling the complex and even then it was on random occasions and never constantly.”

“These apartments are so rude I went to go and do an application to stay here they were all nice when showing the apartment.but one they got my money they became do rude.they told me I was denied do to a broken lease that I dead with them in 2010.note the funny thing about that us I never even stay there and in 2010 I was staying in a whole anther city.so I went to the apartments and asked to see the credit report that they ran in me they had the wrong ssn on the credit report now my name is Ashley Johnson now that is a very common name and when I showed the manger about there mistake she became all rude starting that no mistake was made and that she can't do anything about..so when I asked for the corporate number she didn't want to give it to me starting that she is corporate and that no one us over her.so me being very computer literate got on google and found it myself. All the while i'm still in the office taking to corporate she still didn't want to just give me my refund back.the corporate office had to call her on the office phone for her to give me my money back. I would not advise anyone to stay in these apartment if they treat you like that before you mode in youknow how it would be when you live there”

“The worst place ever! Extremely ------. I was raised in the ------ and I wasn't intimidated by this place. The area alone is ------ and I figured I could deal with it for a while because of the price and I needed to safe money but......... Nope... I now pay the extra buck to live overall better... The place is ------. People were always smoking weed next to my apartment. My neighbor was robbed while bringing in groceries one night. Not to mention the worst part of all....ROACHES!!!! Omg I cried every night. It was horrible. They would nest on my clean dishes. take up 70% of my walls every night. while I would cook they would land inside the pan and I would have to throw it all away. Ugh so gross and I'm so glad I am not there anymore.. staff and maintenance was nice but overall a horrible place to live.”

“Horrible place to live. I had my apartment broken into and tons of stuff stolen. The neighbors were extremely noisy at all times. I never felt safe leaving my apartment after dark. The gate was always broken and random people just roam the grounds. The management staff is a joke unless they are trying to get money from you. WOULD NOT EVER RECOMMEND LIVING HERE.”

“Stayed there for less than a month. ROACHES everywhere! Even with roach traps, spray, and even the pest-control people, I saw roaches every day and multiples. This place is old and basically run down. However the rent is very cheap - so you get what you pay for. The noise level is pretty high as people are outside "hanging-out." The area is relatively clean and the apartments are in OK condition. Don't expect anything great. Parking is abundant but not great, as the roads and parking spaces are need of repair.”
