“Overall I am happy living here. Maintenance has been exceptional. The only thing negative is the roach infestation. We are charged monthly for Pest Control but none is being done. Please rectify this situation”
— 1303 Gears Rd · Houston“The units needs to be updated, base boards are worn and dirty, I was moved into an apartment that smelled like smoke and paint, mantaince is really good with repairs and doing it fast, but over all the price of the rent does not match the way the unit looks.”
— 1303 Gears Rd · Houston“The office staff was very friendly and made me feel at ease when I came in to the leasing office for my appointment to see them and talk to them about moving in. The leasing manager was very helpful in helping me out and getting me into my new apartment.”
— 1303 Gears Rd · Houston“The people in the office is very nice and the maintenance people are so professional. I have not had any problems over the years with any thing pertaining to the property. The two bedroom two bathroom”

— 1303 Gears Rd · Houston“I spoke with Asaf about a few maintenance issues that needed attention and he assured me he would handle them the next day. Well….Asaf was a man of his word. Asaf did not leave until every issue was resolved. I really appreciate that he answered all of my questions. Thank you Mr. Asaf You did a great job.”
— 1303 Gears Rd · Houston“I have been living in Driscoll Place for over 7 years. I have nothing but good things to say about living here. The managing staff is great. The maintenance staff is always on time. I would recommend anyone looking for a great place to stay. this is it.”
— 1303 Gears Rd · Houston“There are mice here. There's a dead one outside that I called about 3 times. No one wants to touch it I guess. I was offered a new apartment but I didn't and still don't have help to move. I'm in a one bedroom and the utilities are extremely high it's getting to the point I won't be able to pay. Pay for pest control and when I called to have extermination twice, no one came I know because I work at home and I was here so I just stopped calling and started buying my own pest control stuff. I've never had any bad encounters with the office staff maybe once or twice, but everybody has their days I guess. I want to move really bad. My are bad over here and they caused really bad health problems. No one seems to want to do anything about it and it's just sad.”
— 1303 Gears Rd · Houston“The main reason I moved into this apartment was the leasing manager Ms.Inez she is amazing and caring. Only downfall is the building needs work. Applications can do an upgrade but overall I have friends come over and say my apartment complex is more comfortable, clean and maintain then where they live and paying 3 times what I pay”
— 1303 Gears Rd · Houston“Conveniently located to major freeways. The community is quiet for the most part. The community is very close to schools, churches, and grocery stores. The community is on the North side of Houston, Texas.”
— 1303 Gears Rd · Houston“I love it here. I have the best neighbors. They look out for me & I look out for them. The management team is the greatest. They ensure all is well, answer emails & management requests in a timely manner. After hours they are on it.”
— 1303 Gears Rd · Houston“Staff are efficient and helpful. I've never had any issues getting things done as far as my living arrangements. The only issue I have is the access to amenities. I would love to be able to swim in the pool. But it's only been open one summer in the years I've lived in this complex.”
— 1303 Gears Rd · Houston“I have lived here for several years and not all years have been to the best. Up keep of the overall property is good but accessing some parts of the property is not easy when it rains. the sidewalks become flooded and sometimes doesn't allow access to the cars. The mailroom could probably be secured with a security door and the drive way to the parking lot sucks. I do understand secured access however the property is too large for only one exit which also could be regulated with some sort of fob for security reasons. The rent goes up every year but not property imporvements”
— 1303 Gears Rd · Houston“My experience here, overall, at this complex, has been 9/10! Management is very responsive and the maintenance request are answered quickly! Nice community to live in and friendly people to interact with.”
— 1303 Gears Rd · Houston“Terrible. Gate is broken half the time, someone broke into my car and smashed the back window. There is a gate that is broke and has remained unfixed so anyone can enter the premises. Gunshots are heard often, i would say at least once a week. Hate this place.”
— 1303 Gears Rd · Houston“Living here has always been a dream come true. The maintenance are professional and always on top of their job. The office is very friendly and helpful and professional and friendly and knowledgeable about people. They keep up with the property and always alert residents about events and safety issues. I'd recommend this place to anyone.”
— 1303 Gears Rd · Houston“It's scary. Had my vehicle vandalized twice. Want to take $500 off my rent this month? There are 3 young men who hand and scream valger language at each other in the lot most weekend and evenings. Apt 3217. I'll probably get robbed or shot here”
— 1303 Gears Rd · Houston“The front office staff is nice and nasty if you know what I mean. I had to threaten to sue the office after multiple, maintenance requests to fix my AC system in the middle of Texas summer. After several maintenance requests, they told us that a part was missing from the outside AC unit and the part needed to be order. We sat in a hot house for over 6 months. Finally, it took me sending an angry email and they sent someone up with a window unit. It took another week and a half before they replaced the part. The office staff is slow to do things and irritated when tenants call and have questions. They charge extra fees and think no one is going to notice.”
— 1303 Gears Rd · Houston“My experience it's very traumatic because of the Rat problem we have in this apartment. We have went to the office and reported it online and they don't do anything about it, They sent a maintenance guy and all he did was look around and say he don't know where the rats coming from and so maybe by traps to catch them and that he's having the same problem in his apartment and that he killed a few rats in his apartment. the rats eat our bread, fruit we leave and come back they have food that have ate and scratch through and they eat the wood we clean up the rat mess, we don't like to have company because we shame that rats might come out. This is something that I have never experienced nowhere and I'm so disappointed in this apartment complex. I know it's a older complex, but this is ridiculous. I think that I would not recommend these apartments to anyone and I will not be renewing my lease.”
— 1303 Gears Rd · Houston“My experience is a bit of Amazing. Its staff here that love us as Residents and ensure we're safe and taken care of with the level of satisfaction. Management is the best she make sure everyone is great and happy to apart of the community.”
— 1303 Gears Rd · Houston“This apartment complex is very student and low income friendly. The leasing staff are always helpful in making sure your package is there waiting for you. Make sure you are honest with your payments..”
— 1303 Gears Rd · Houston“For the most part things are repaired. The biggest problem I see is CARS HAVING THERE TIRES BEING STOLEN, NEED SECURITY. For the most part things are okay living here. The office personnel are nice and has addressed any problems I've had. My car was stolen from here as well.”
— 1303 Gears Rd · Houston“There is a hole in the pavement at the exit to the property that needs to be filled. The speed bumps need to be rebuilt, the broken ones cut into tires. There are limbs on the car coverings that fall off.”
— 1303 Gears Rd · Houston“The apartments are very affordable - quiet ample parking for paying or to not pay for the parking spot the neighbors are quiet stay to theirselves walking distance to all 3 schools Elementary,Middle and the high school”
— 1303 Gears Rd · Houston“Peaceful and rent is decent and able to afford to live in this complex. Maintenance team do there jobs Effectively and efficiently well. They able to fix the problem to the best of there abilities and Complex attendance are very welcoming”
— 1303 Gears Rd · Houston“Moving to Bristol Apartments has been a true blessing. I'm thankful for the professionalism of the office staff during the application process and the prompt service when I've needed maintenance repairs. The staff also responds promptly to emails.”
— 1303 Gears Rd · Houston“Terrible! They also will tow you without warning spoke to management and they could careless. I visited my mother in law whom fell ill and ran in to check on her, when we came out my vehicle was gone.”
— 1303 Gears Rd · Houston“I have had the worst experience the Erica Quintanilla that works in office. The few times I have gone in the office I had to deal with her and her attitude. the last I had to tell her I was done dealing with her because it never failed I would go to either turn my money order in or had questions she would be rude. She tried to deny it but as I can see on other reviews I'm not the only one. They have also lost my money order and had to pay about $1400 in one month. I have put in a complain to the apartment association and corp. and still have not seen any actions.”
— 1303 Gears Rd · Houston“These apartments are no good. They fix outside to make it appealing but does nothing on inside. The management sucks. Every 6 to 12 months they change owners. And each owner get worse and worse. They raise your rent in middle of your lease after you signed contract. You be better off not to move here. Crime rate high. No security. Though they lie and say we do. A mess. Laundry room you never have all washers or dryers working. They don't clean clothes good at all. They use to be a great place to stay until this new company and new manager.”
— 1303 Gears Rd · Houston“This isby dar the woratvapartments ever the staff is horrible especiall Tara and Erica they have bad attitudes and think they can talk to tenants any kind of way they are bad at cleaning the apartments its always trash outside the apartments kids running all throughout the complex kids fighting and cursing right outside your door and to top it off they have real bad roaches and all they can all say is maybe it is the neighbors apartments they have a carpet cleaning company that sucks the carpet is still dirty my refrigerator have been leaking and maintenance has not fixed it my porch light has been out for a week and they told me to replace the bulb im glad my lease is up in 3 months im getting thw hell away from them thwy want to send notices to your apartment to renew your lease but they cant fix nothing I advise anyone that is moving to not move here they are horrible but if you want cheap and are willing to fix all your problems yourself then I suggest these for you they lie about everything they always lose the money orders and can find them once you say your are going to call the police thats bs and the only reason while im still after all these problems is because becauseI dont want to break my lease”
— 1303 Gears Rd · Houston“Bristol apartments was fine till they hired the new management Erika she is rude and always have attitude I wouldn't recommend nobody to move in those apartments they management is horrible”
— 1303 Gears Rd · Houston“Great place to live office staff are nice and maintenance always on there job mostly everyone works I feel safe”
— 1303 Gears Rd · Houston“I do not recommend this apartments. Neighbors are noisy, people doesn't pick up after taking pets out, staff is unprofessional, When putting an order of something to be fix it takes about 2 months to get answer, when asked for manager she is not there or always busy. Apartments are ok but everything else sucks.”
— 1303 Gears Rd · Houston“The apartment building looks fine and the management is below average the environment is absolute ------, filthy and unsafe. First day of our in Apartment, we had to deal with roaches and still dealing with them. when you see people walking and standing all day and night, you know something is not right. police Patrols all night. This place is not for sober and well living people.”
— 1303 Gears Rd · Houston“I have been living here since the summer and it has been a great place to live. now, there are alot of kids but it is and apartment complex and its made for families. I hear people complain to the office about the kids but at the end of the day its up to the parents of these kids to take responablity for their children's actions not the office people. i have had a few maintenance request take a few days to get completed but it was because i left the dead bolt on and they could not enter my apt. The staff has always been friendly. Honestly, one of the reasons i rented here was because of that sexy fine as man in the office. Mr. Andre. DAMN!!! But other than being fine he is professional and gave me 5 pages of agencies that help with rent when i got behind, Thersa was friendly and helped alot when i was first filling out the paper work, and Susan always greets you with a smile and cares about her staff, the property, and the residents alot. You will always see them out on property making sure everything is going good with the property and everyone in it. Hands down it is the best place in the Greenspoint area to live.”

— 1303 Gears Rd · Houston“At the first when I first walked in the office staff was very nice they have welcomed me and they seem very polite and after the 4th month I had regreted on signing that lease :(... I had alot of ants in my bathroom (toilet, tub and my garage) and instead of coming home and relaxed from a long day at work I had to come home and wash my restroom so my 3yr old wont get bitten. I went to the office and to put in a request and they said they were going to exterminate my apt it NEVER HAPPENd cause I still had those filthy ants. So I end up going to Home Depot and purchased 40.00 worth of chemicals and the ants were still there I went to the office and spoke to Andre the manager Susan Sternberg and they seemed like they didnt care. Like around July 2011 somebody broke into my neighbors car all they stold was some pennies that he had there loose then, in my other neighbors they broke into his apt and he also caught some ------ ppl in acttion *smh*... Parents dont watch out for the kids I wish CPS came at that time when there 2yrs are running around without supervision. Ppl selling there drugs like if its nothing just yesterday 10/03/11 when I was getting back from work I had my daughter some teenagers were sitting by my garage and preparing there money and there drugs... You'll find dirty underwares laying in parking lot and condoms too...Ohhh but coming the 1st fo every month that big ***** is ready to pick up rent... Ughhhh I cant wait to move out on Nov 2011 I need to get my daughter away from this filthy place... Dont let looks fool you this it a nightmare!!!!”
— 1303 Gears Rd · Houston“I moved to the complex in 2007, I wrote the first review.. I was extremely pleased with the complex, and all that changed after a year. Management has changed 5 times since I ve lived on the property. I plan to move in March. Every morning I pick up trash around the dumpsters to make the property look half way decent. The children are horrible; they stay out all times of the night without supervision. My Aunt came to visit me from Dallas and we caught someone breaking into her car. I really feel unsafe for that matter. I know none of my neighbors and I plan to keep it that way. There are a lot of people from New Orleans in this property. I love my apartment but I m ashamed to have company because it s so damn ------. Hence, keep driving it s not worth it, unless you love being in the hood.”
— 1303 Gears Rd · Houston“I have been live here for almost a year the apartment itself is not bad but the neighbor are something else. What people hear as gun shot is actually fire cracker going off in at all time of the night. I watch my brainless nieghbor do this repeatedly, until my husband call the police on them for desriving the peace. They still do it but not as often. The neighbor that stay upstair throw beer party leaving all kinds of food and empty beer bottles in front my porch. I gave two days to see if they will pick it without me saying anything (the maintenance guys did not clean it up)they did nothing. Fnally Itell them to clean because it started to attack ants and flies. I was so glad to see one of my neighor move because they had a little that would go around to the light boxs on the side of the apartment and turn them off(the boxes are closed properly). I knock on his parents door and his parents was gone. I know that I was knocking the right door because the little boy tried to big stick in the door of my car before and got on him. i call the office and they call the police on the parents less then month they was gone. I have one good neighbors they recently got a dog that bark at anything that move”
— 1303 Gears Rd · Houston“I've been a resident of Bristol since November of 2007 to the present . I can't say I've had a bad experience there yet.Like in any apartment complex you will have to deal with good and bad neighbours. It's all up to you how you handle it.The staff has been nothing but kind and respectful to me.The maintance depart is a little slow about coming out and fixing things so they can use some improvement on that...I did have a problem with my toilet over flowing into my apartment, they didn't magically make my problem didn't just disappear over night but they handled it in a timely manner....---- happens... As far as the break-ins it can happen to anyone at anytime, that's why you stop being cheap and purchase $10-$20 a month apartment insurance, to secure your own ----.Come on people we're living in " Greater GREENSPOINT "”
— 1303 Gears Rd · Houston“Greetings Viewers! Bristol Apartments is a ------ Luxury, kids are every where. The parents could care less about the weel-being of their kids in this complex. Not to mention the office staff...------ Fabulos, very unprofessional, late feedback with maintance request. however, when i first moved to the Bristol I was very pleased, thus, Ms.Barbarah was running things then. She had things under control! It has been said that there has been a few break ins...please don't forget about the pest problem that I have..it has gotten out of control here lately. Grown men hanging all outside...like this is a town hall meeting in the Bristol...I just really feel unsafe in this complex.”
— 1303 Gears Rd · Houston“I lived in the Bristol from January 07-January 08. I had a one bedroom, when I first moved in I was very pleased it was clean I had a attached garage I had a upstairs unit and my building was right by the entrance gate. Then reality set in about twon months later......I never had a problem with my apartment it's the office people. Angela is about the only nice one in there but she's they're peasant. The white lady (manager) with all the make up packed on her face had a extremely bad attitude (she's gone now) and Kiya too (shes gone now) Angela is still there but she has a mexican manager now Lalisa and she is a rude --- popper! She very unprofessional, when I moved out in January 08 I didnt get my deposit back until April 08. I too was not given the number to MANAGEMENT but I know someone who knows someone and I got the number in March and had to let them know what was going on with my deposit and they sent it to me. The apartment are nice but they have gotten really ------ and the office people are B******!!!! If you ------ fabulous these might work for you but I had to leave....I'm in the woodlands now and I love it! DONT PLAN TO WASH OR WORK OUT CUZ ITS ALWAYS LOCKED UP AND THE ------ KIDS ALWAYS BREAKING THE S*** UP.”
— 1303 Gears Rd · Houston“My apartment was broken into this week and the manager would not even talk to me. She is probably avoiding me because I see her come into my night club and shake her --- with all kinds of different men.Stay away. I moved here to re-establish my income because this apartments are for low income people, and I was treated like crap. I was told that management has changed 3 times within a year. They are refusing to let me out my lease. I have never had this happen to me where someone has come into my home and violated my privacy and take things that were precious to me and ------------ or who I like to call ----------- has done nothing.”
— 1303 Gears Rd · Houston“Have placed numerous service orders to change my A/C vents this week. Have also placed an order to have my sink looked at. Have also placed MANY orders to have pest control come out. I am not a dirty person, but I have small roaches in my kitchen. Do you think they have responded to any of this.....No!!! I have been calling them everyday to see when they will come out. They keep saying that they will be there today. They still haven't come. I spoke with one of the other tenants who told me to call the Management Company and then they will be less slowful. So I called the office to get the number to the Managent company. Do you know that they wouldn't give me the number??? So I just looked it up on the internet. I will update the page to let you know what's going on. I am concidering moving if it gets any worse.”
— 1303 Gears Rd · Houston“This is the first apartment i have ever lived in and it is the WORSE....my apartment got broken into once and took all my expensive belongings. They kicked down my door to where i could not close it anymore. When i contacted maintenance they came out and put the same peices back together with some white goop! When i complained about the bad job they said well mam if someone is going to break in your apartment they are going to do it anyways. HORRIBLE SERVICE. About a week later someone tried breaking in while we were there. Couple days later my husbands truck was broken into. Not too much after that my car was broken into. Then just recently someone tried breaking into my apartment AGAIN but did not succeed. They jammed my locks and i had to get out through my garage, when i reported it to maintenance they took over 2 weeks to fix it. Till this day my door looks like ----. Please do not make a mistake and rent here. Its ------ and when i rented i had no idea they are governement assisted apartments. THOSE ARE THE WORSE”
— 1303 Gears Rd · Houston“Heard of alot of tenants had their places break into. And also had intruders tried to breaking into my apt. Maintnance changed my lock but they did not fix the door from the damages. All they had to say about what happened is that if intruders wanted to get in they will get in no matter what. And their is nothing they can do. My lease is almost over can't wait to get out of here. Another thing... employees in the office are so rude they do not know how to speak total gettoness!!!”
