“DO NOT MOVE HERE PERIODT ! Okkkkuurrrrt , these apartments are t r a s h afck. They don't fix anything. They are OVERPRICED to be in the heart of the ------! They have switched management 3 times since I've stayed here. & I now see why because the unprofessionlism is REAL. They are RUDE w/ very NASTY attitudes. The manager Roger is a ----- who likes to put on shows in front of other residents. They do NOT follow the correct procedures as an apartment complex. EVERY negative review that you see is REAL & TRUE! Save your money PERIODT. The pool was cleaned everyday & STILL dirty & nasty looking. MOST DISGUSTING PLACE EVER”

“I can't not stress this enough...I hold hearty recommend NO ONE!! to stay here. It's constantly be police and sheriffs over here, people getting their cars and unit broken into. The staff In the office is kiniving and scans you from your money. Especially JOE. He is the guy who deals with the fiance and he is highly RUDE to the tenants, especially to women's. They cheat you out your money and they never ever ever leave proper notices. The maintenance people do poor jobs on fixing things, and the office staffs gives you false documents. Please I beg you DO NOT MOVE HERE!!! I was cheated out of a large some of money. If you do move here, please get everything in writing. I can go on and on about how they operate in this ------ apartments, but Imma chill for now and just contact the Corporate .”

“They allow Sex offenders to live on premises and not allow paying residents of this news.. It was brought to the office attention on numerous of occassions and it went unnoticed.. Hopefully the kids that now live in that community are protected and safe”

“I have been unhappy with the apartment do I was told about new appliance such as Stove 7 Refrigerator which was untrue. However, recently, I have become very upset after discovering mold was growing on my wall in my daughter bedroom which she suffers from Asthma. I have stop by the office and spoke Sybil & Joel and issues was written down. Since you have not responded, this my next step at resolving this matter. Mold is a serious health hazard and can cause allergies, headaches and even interfere with breathing which I have been experiencing. I am kindly asking you to please take care of this immediately. The following things that needs to be address: Mold, paint, Pest control such as Worms, roaches, rats, spiders & raccoons. Also rotten cabinets, bad drainage, drip pans for stove, brown running water. A odor comes from the AC once turn on. They wouldn't even show me my apartment I was getting after I sign the lease, they just said it'd raining an they not going anywhere.. Then gave Me my keys and said bye. Joel is very intimidating and has been harassing me everyday. I have called the police and they will also testify against the guy. Spoke with the manager and he came to my apartment on 09/18/2015 stating I don't owe anything. I had one month free rent which is September. Then Saturday Morning the guy came to my home was rude to my mother and being very disrespectful demanding money. I have all my prof and receipts. Joel go around asking single women for SEX if you cant your rent. This man is very rude and disrespectful. PLEASE DON'T RENT HERE...”

“Avoid! Really not good. A lot of crime, drugs, assaults, shootings, stabbings, break-ins, robberies, MURDERS. The office staff suck. Not only will you never see most of your problems resolved, you will most likely never talk to the actual manager. Watch out for all kinds of scam type notices and fees. I was never late once on rent, yet I would routinely get notices that I had a balance and would have to pay a fee within 24 hours or be evicted! I paid exactly what it said on the bill, and paid before it was due. The reason given (get this) was that I had a small CREDIT from a previous bill, but the credits were wiped off the books between the time the bill was printed and when it was due. Umm, okay, then why did his happen over and over? Also, expect to pay water bills that were reaching $70 a month for a single person one room. Despite paying these high bills, water would be shut off to either the entire complex or half of it for hours or days! Sometimes no hot water in winter. I moved in because it was so cheap, but when they wanted to raise the rent $200 I knew I could find better. There are just a lot of hassles there.”

“This complex is now called Pecan Square Village Apartments. I applied because they offered a 1st month free special. Needless to say, I got approved to move in but because the manager didn't feel comfortable with the rent payment history, she took away the 1st month free special. If there are restrictions against getting a special then that should be specified in the beginning. I feel robbed because they took my $175 for the admin fee but changed their minds about having a special afterwards. Just be careful when applying here. If the leasing agents and management have poor communication, who knows what else they'll try to change at the last minute.”

“Of course like so many, I had awful experiences at Polo club. Truck broken into, saw someone get shot leaving for church, and arguing neighbors, etc. This was 8 years ago. BUT the reason for the review is to see if anyone else might have had a more ' spiritual ' experience there. I've had stuff move in that apartment 910. One time when my cousin had died back home. Ive woke up unable to move hearing voices and seeing...something! Even found myself unable to move one time and went from the laying down and then something turned my head and next thing I know I was sitting up with arms reaching to the right of room where my head was turned. Anyone else experienced anything like this???”

“This apartments are the WORST apartments I have ever lived in they don't fix a there but always quick to give you an eviction notice.I call to have them put me on the list to exterminate I had to do that 6 times before they came to actually do it.People that don't live there take all the spots from the people that actually live there and don't get me started on the money hungry apartment manager that don't want to and can't help you with nothing all he want is your money trust me don't move in these apartments run far away from them and the rent is to high to not have them fix nothing.”

“I would not recommend Polo Club apartments to anyone. The crime and drug rate is high, ther is always, shouting, fights and gunfire. They don't respond to maintainance request timely if at all. The hot water is always turned off without notice and sometimes for 2 or more days. Even with us monitoring our usage and a few times not even home to have usage our bill continues to go up. We're paying more than folk who live in a two story home with 4+ people living there. We once had security but now if we do they aren't around when all the drug transactions and fighting is going on. We've not ever been late or behind with our rent but can't get any request to be met. Calling the office is useless, they either don't answer or they answer saying can you hold and leave you on hold for ever. If you go in the office no assistance is given only to be told that either the manager is not available or let them take you apt number and some will contact you which never happens. Now they are trying to tack on extra fees on an existing lease for security and some other stuff. Not a happy resident”

“By far the WORST apartments I have ever lived in. I have only been here for 5 1/2 months and I've had guns pulled on me, drugs being sold in the apartment below me (which cops, swat, and DEA busted him for), my kitchen ceiling was leaking water and I called them from 2pm-4:45pm and they didn't send someone out so I went to the office and made them send someone out, my ac has been messed up since I moved in and they can't fix it and when they try they mess something else up, they have blown fuses in my apartment and not fixed them so now I get to go to the store and buy more food because my fridge didn't have power, the water in my shower is either extremely hot or freezing cold and there reply was "well everyone is on the same water heater so we cant fix or adjust it" well how about you take some money off my rent since you guys just started charging me a ---- load of extra fees making my bills go up by $70, there are break ins constantly and we are supposed to have security but apparently they don't provide that anymore, the gate is ALWAYS open, don't even get me started about the ladies in the front.. they don't fix anything and they keep you on hold for 20mins and that's if they even answer.”

“A young black man was gets killed in polo club apartments the apartment mangers not only take down his momerial but they didn't even call the family r anything these apartments have no respect they are sorry and its dangerous over there they left my Lil cousin's father body out there for hours and hours they are very rude we want justice for Daniel Epps! His family need answers... These apartments must be shut down... They are dangerous Kids were out side playing and saw his body laying out for hours”

“They loose your rent, they never fix anything, they don't do anything about break ins, the security guards sale drugs to these kids out here and every time i walk outside i smell weed. Please please please don't move here. They are horrible!!!!”

“I would not recommend these apartments to my worse enemy, I've been living here for 3 years now, and honestly it gets worse every year. I had to change my units because I kept getting shocked by the stove, and then someone had the never to break into my unit and steel all of my children's electronic devices, come to find out it was my neighbor. I've been waiting 24 days now for them to fix my A.C. unit. and only God knows how much longer I'll have to wait for them to fix it. As for the office manager don't even get me started on her. I moved here because the apartment is spacious and the property is/was decent looking. As the years go by it get's worse and worse needless to say I will not renew my lease here. I tried reaching the corporate office BNC and that was useless, no one ever answers the phone nor do they return phone calls. These people only care about getting their money and that's it. This is how I feel and my experience with these jokers for lack of a better word.”

“I would not recommand these aparment a all. First of all from the day i move in here my life has been hell, cops & security guards knocking on my door every other day cause of the lady below me making flase statements about me keeping of alot noise.. my car has been key 2 times & i know for fact that it was her.. it Happen with the resdients who use to stay in the same apartment i stay in by the same lady .Anyways i am emotional stress out cause i try calling been hold on the 1 hour striaght jst to find in the end if i can call back tommorrow. went in the office ,manger is going out 2 times my ac wasnt working for 2 weeks keep calling they say the sending someone everytime i call , i was hold fo 45 mins then 30 mins. theres cops everyday in the these apt. Since i been there mangement has change 4 times in 9 months. your water bill gets higher & higher. you call them they cant repsond to u with your problems but at the end of month they need their money wheather your apt is inneed of fixing not. i never late on no payments but i get treated like i was one of thoses . not safe for no one & young kids.”

“Been living in Polo club since Sept of 2013 now its March 2014 my ac un cout in mid Oct it took 2weeks for them to fix then around Christmas time the heat didnt work they fixed heat well botleg hwat in Feb now the ac wont work again I've been calling and going to office for weeks and still thwy wont fix it . Other week ago I came home frim a hard days work they had a lock on my Door also they had taken my TV check out this I had paid ny rent when I showed my recets they took locks off brought my tv back hrs later and didn't apologies I told them abt the air again still not fixed if u move here get ready 4 horrible situation.”

“NO NO NO !!!!!! i live here almost a year, from the time i move in is cops EVERYDAY.. not one or two cars more than that liKE 6/7. THE enviorment is very poor & alot of drug takes place in here. the new mangement is a waste. they all do is talk & does nothing.not a good place to havE my young one to grow up . its not safe in these apts. ppl doors been kick in many countless time. water bill keeps getting higher everytime. the also put the bill late in mail box then you have to pay a late fee. i mean this a nightmare. i REGRET it so much. stay away from here for your money cost & safety.”

“I have been living in these apartments for 2 years. When I first moved in my rent was $389 then it went up to $480 then it went up to $505 and now it is currently at $515. They are just money hungry. They say that they have remodeled the apartments, but my apartment has not received one improvement. The security is a joke all they do is ride around in their car every one in a while. The washing machines are always broke. There are not ever any parking spots. We have parking permits but people can still park in resident parking spots with no parking permit and nothing will ever happen. The gates never ever work. People are always walking around in the parking lot even after the curfew that they set. These apartments are horrible. I had to call the multiple times about a leak in my apartment before they came. I still have water marks on my wall that they never came to paint over. The apartments are small. The neighbors are nosy. If you do not want to waste your hard earned money do not move here. The only good thing that I will say is that these apartments do not have roaches”

“I would NOT RECOMEND THIS PLACE AT ALL. The front gate by the 14619 entrance; away from the office, is always broken allowing ANYONE AND EVRYONE access to come in. Majority of laundry rooms on this same side are not properly kept. They have countless BROKEN DRYERS AND WASHERS. They have a poor of not properly establishing tow-away zones. Basically your car can get towed even if you are parked at a an area that SHOULD be acceptable. They are not good at delivering water utility bills in MAIL BOXES. They wait until past due then leave a notice on the door to tell that you are past due. In most cases they then put a lock on the handle until then. Many unit have OLD AC units and they take their dear sweet time repairing. One has to make several calls complaining, Before they PROPERLLY fix or replace. There is a lot of illegal activates here that goes on and even if reported the management does nothing about it. The security companies Mid Cities are not diligent at all. This is not a very safe COMPLEX to live.”

“this place sucks new management has blowen the top off this place its 90 degrees in my apt and they wont do nothing untill 2 days no ac its still hot out side really they change people in the offic every other day and they dont fix things when you need them to who pays 68.00 for water and trash and swewer i just dont get it dont move here”

“The area is pretty good. The only problem I had was on my move in day the apartment wasn't ready for me to move in. Noise is a minimal on the side where the office sits and maintenance orders are quickly taken care of. Other than that I haven't had a need to go into the office other than to drop off my rent.”

“Well. Moved in on the 4 so far they are quiet and I see hpd walking around a lot the only thing I don't like so far is that there. Cleaning person don't know how to clean my carpet. Algae red stuff on it ice box had beats all n it Don know he much the is yet....”

“I lived in this apartment for good 4 years. I have never been late on my payment.They towed my car 4 times and not only me but other tenants too. They charge for water, trash, and gas every month at a high fees. The place is not safe. Management are not good for anything. They will never work with you for anything. Snakes are everywhere. Gangs rooming around in the complex. Refrigerator, stoves, dish washer, and ac do not work and they are not interested in fixing it. Bad management and crime ridden apartment. For your safety and your hard earned money please do not come or live here.”

“Maintenance takes for ever. I just moved in and I wish I did not. I submitted a work order to fix a hole in the wall three weeks ago and nobody come to fix it. do not be deceived by the first month rent 99 dollars, believe me it is not worth it. The customer service sucks and the office managers are rude. My lease term is six months and I will never extended it.”
