“This is one of the worst apartments on the block!! They do not care about anything besides rent money and late fees. They will tow your car even though you pay your parking permit and you don’t cause any problems it’s like they are working with the city for their own financial gain! It’s pathetic the way this place treats their tenants! All of the ladies at the front office are very incompetent, the place is infested with roaches and stray cats on every corner!! the appliance and structure of the apartments are run down and need to be remodeled! Whatever you do find anywhere else to rent it would be better living on the streets than here!! Take heed!! This rating deserves no stars!!!”

Anytime I come there they tell me come back with no reason. This apartment so terrible. They are so rude. Don’t trust them. They don’t want to do anything and they try to make you come back too many times. I never want to live in here again”

The common areas are totally neglected. There are mice, cockroaches, garbage outside the containers. The photos on the website are beautiful but here the reality is different.”
— 14405 RIO BONITO RD · HOUSTON“For the first year I moved in these apartments, I was happy and the Management was good, they completed the work orders on time, since the renewal of my lease, they have started ignoring the maintenance reqquest, either they do it right or they even don't care to attend a maintenance request and I will receive an email that the work has been done on contrary they don't even bother to attend the work order. I don't know whats happened maybe the management has changed or what. And now I am trying to call them and no one answer, I more thing there staff have the reserved parking and they park on other non reserved spots to hold the parking for other people, which is not fair, it should be first come first serve.”
— 14405 RIO BONITO RD · HOUSTON“I would just like to say through all my years of living I've never experienced the worst signs of prejudice as an African America male until I came and applied to these apartments. I've never in my life as an adult and living on my own experienced, applying for an apartment and meeting every requirement and still can get denied by a manager named mrs D. Just a warning to everyone who is applying to these particular apartments, that you can pass the background check, good rental history and pass job verification and you can get denied by the manager thus you paying 35 for an application fee and paying 145 admission fee and passing all the requirements can be all for nothing if the manager denies you. I have 2 employees who work for me which are all --------, process at these apartments was very smooth and quick with no problems with the same paycheck stubs as me, have no problems that I'm having. Miguel Alvarez which still works for me used to live in these apartments and I'm only saying his name because he no longer lives in these apartments also had no issue. I am a chemical engineer graduate of the Florida St university and ive never did anything wrong in my life criminally and I was treated like if I was thug when applying to these apartments. I look at the demographics in these apartments and I've never seen an african American male who's name is on the lease living in these apartments. I also speak spanish as my second language due to me growing up in east Los Angeles and are very fluent in what type of --------- and -------- that living here and I've bet let majority of illegal -------- with illegal numbers live here including illegal africans as well. I will be making a complaint to the BBB (Better Business Bureau) on her code and ethics dealing with certain race and multiple media sources including the NCAAP, NAN (National Action Network) and the NUL (National Urban League). As an african American I believe in equal rights between each race. I hope nobody else experience the same type of prejudice that I've experience with these apartments. Thank you Tyrrell Smith”
— 14405 RIO BONITO RD · HOUSTON“My husband and I found this complex at a much needed time. The process to move in and get everything signed was smooth, fast, and the agent (at that time) was awesome. Shortly after moving in, management changed and along with this came numerous other changes. Some good, some annoying, some bad. The summer was torture as the AC units are old and need replacing but they don't replace them. A month in 3 digit weather was hard but we managed. Once you use the heat, your utility bill will just about triple and the units don't hold heat or air very well. Our biggest problem became the beg bugs. The complex is completely infested. They say they treat, but our unit for whatever reason, never made the list, and was never treated. After various trips to the ER to get steroid shots for the swelling from the numerous bites, being forced to get rid of our furniture, bedroom furniture, and other items, we decided we have to leave. The good -- the new management is awesome. They worked with us, and responded to our complaints, needs, and even when the initial resolution wasn't doable -- they worked with us to completely resolve the problem. My husband and I no longer reside there but were able to leave with a positive feeling, rather than negative. While my husband and I wouldn't suggest moving to this complex unless you have the ability to combat the infestation, we can and will say the current management is trustworthy and friendly. They are family oriented and will work with you.”
— 14405 RIO BONITO RD · HOUSTON“office staff is terribly rude. the manager is never available. then when u walk in the office all of the staff is gathered around the managers desk gossiping. I recently moved here and my first day in the apt I noticed my apt wasn't previously cleaned from the recent ppl who moved out, there was pee all around my toilet, dental floss etc was left in the restroom drawers trash and dirt around the apt. I was never able to view the apt until the day that I moved in. also to put the icing on the cake on my move in date they told me I only could move in after 5pm!!! that's when the apt would be ready. the stove that the put in my apt unit the plug didn't even fit the outlet in the wall and they just threw the stove in there and let me move there. then the office was closed that saturday also sunday so I had to wait until Monday just to get my stove fixed. unbelievable that they would still let me move in there knowing this. I came to this place to pay the needed deposit and application fees 2 months ahead of time prior me moving in just to have everything done on time. when I arrived to move in the leasing agent informed me that my upgrades weren't avail and that I never told her. rudely she continued to go back n forth with me, when it was her fault she failed to do her job properly and notify the manager that I wanted upgrades. so I accepted that and she informed me that the staff would start doing my upgrades that following Monday and it would take 7 business days to complete. well 4 days has gone by and no upgrades painting etc has been done to my apt. I went into the office and asked for the information to be put in writing to confirm that they will complete my apt unit the rude staff and manager said no I cant put it in writing we will do it next Monday. this apt complex is horrible. the gates are always broken its infested with bugs. and on top of that its always loud music from neighbors driving by and the staff doesn't give a care in the world about their residents. the rent here should be $450. I wouldn't recommend this place. they have poor communication they never call you back, I constantly had to call and call just to check on my apt and they should be the ones calling me. poor business ethics. I was recently informed that there was a shoot out here and a child died from a stray bullet march 2015. not the place for a long stay. not the place for a family! (PLEASE SEE ATTACHED PHOTOS)”

— 14405 RIO BONITO RD · HOUSTON“Lived here for one entire year-- worst apartments I've lived in by far.. Let me start off with the fact that these apartments are infested with... Bed bugs. I moved in with a brand new bed, along with my kids bunk beds-- by the time my lease was up, the bed bugs began to leave nests in the headboard crevices. I threw all my furniture away-- and as I threw everything away, people were dumpster diving; so I'm assuming that's where the bed bug infestation began. On top of cats and dogs running around freely all day long, the people are just as obnoxious. They stand outside, smoke and stare-- it's a nightmare. Maintenance men don't do their jobs, on top of the women in the office-- they lie and make it seem as though no one has been complaining. Everyone is leaving because of the infestation of bed bugs and let's not forget about the millions of roaches that come out with the flick of a light switch. I don't recommend for anyone to live here-- I have been traumatized.”
— 14405 RIO BONITO RD · HOUSTON“Beware of these trashy apartments... They are roach infested and BED BUG INFESTED..... if you ride around you will see couches and beds thrown in the dumpsters due to the bed bugs.. There is no point to tell them dumb broads in the office cause they gonna act like they've never heard of such things... Hot water was off for a whole month.... There are mice in some of the units.... So many roaches they are coming out of the plug outlets ... These apartments are disgusting I'm so happy my lease is up... I'm moving from this hell hole!”

Lived there for three years and the staff are very evasive bunch especially when they owe you a security deposit refund. They talk to you rudely without reservation. It's the worst experience of my life living in an apartment. Be careful when they promise you any kind of perks, and ensure you record them. HORRIBLE PLACE EQUIPPED WITH HORRIBLE STAFF.”

— 14405 RIO BONITO RD · HOUSTON“My husband and I have lived here at EL Sol Del Rio (formerly Westfield Apts) since June 2012, we rented the Guadalupe on the 3rd story for $515/mo Sorry for a long review! THE BAD: 1. utility bills -billed separately -usually about $20-40/mo for water and trash -keep an eye on your usage, especially electricity, units are not brand-new 2. gate policy ($50 fine) is NOT enforced -There is 1 entrance, 1 exit = 2 gates in total so watch out for irresponsible drivers trying to get out through the entrance gate -almost been hit by these people, it's always the same people 3. Laundry machines -sometimes out of order -Usually fixed within 2 weeks, mind you [6 washers and only 3 working today :(] -sometimes don't wash hot -dryers sometimes have no hot dry (trial and error :/) 4. Crime -outside lights [mainly in the back of the complex] often not working -our car was broken into, cameras saw nothing as the lights were not working when it happened (about 8:00 pm in December) -drunk people, and GUNSHOTS in the parking lots at midnight -3 incidents in the time we've been here All since Jan 2013, (before it was pretty quiet) 5. Thin walls -Don't get too romantic, don't argue loudly, and don't blast your music ! 6. Towing not enforced -People who don't live here have a tendency of staying for a while in resident parking - Towing WAS enforced in the past, hasn't been brought back :( 7. Rent Statement/Bill -never arrives before rent is due, make sure you call and verify your utility bill amount before it's due! 8. People -You will see trashy residents, loud and unruly kids, bad parenting 9. Mondays -You will be awake by 8 AM because Maintenance does not play around, will be mowing lawns and trimming hedges at the butt-crack of dawn (though that's not necessarily bad) THE GOOD 1. Maintenance! -work fast, polite and friendly -dishwasher, locks that jammed and garbage disposal was fixed the promptly after I reported it! -emergency response -NEVER trash in the parking lots -potholes repaired 2. Staff -The ladies are always courteous, knowledgeable and quick to file work orders -Know you by name 3. Utility Bill -the utility is separate from rent, if you are going to be late on your utility, LET THEM KNOW! I've been late on utility (NEVER late on Rent), but never had my doors locked because I was late on utility 4. 3 Pools! -Always clean -Seriously THREE swimming pools 3 to 5 ft deep -always enough room during the summer 5. Laundry (yes I know I listed it in the bad too) - 3 separate facilities on the grounds, 6 washers and 6 driers apeice - refunds for malfunctions, call the number on the washers; it's a separate company that takes your money, and although it will take them a while to mail you a check, as long as you call when it happens, they will refund you. 6. Notices -they will notify you at least 1 to 3 days if they will be having issues with water, electric, etc. -policy changes 7. Events -El Sol Del Rio often has prizes, and holds raffles for discounts on rent -Holiday get togethers at the playground for families (They do 4th of July, Easter, Halloween, you name it) So yeah, that's about it. Make sure you read your policy, if you do not pay rent, they CAN take your property as a lien, it's a remedy under Texas LAW! Mind your business, and make sure you are informed. My husband and I never bother anyone, and get along with our neighbors just fine. Familiarize yourself with the staff, and maintenance, they can help you out, give advice and great service. We did have issues when we first moved in, we DID NOT get the apartment wanted to, we wanted the smallest (Brazos for $480), signed the lease and wound up in the Guadalupe for $515. Overall not bad, these apartments have had improvements in some areas, and have deteriorated in others. We're going to try to rent a different room here at this complex when our lease is up, we'll see at the end of May if we stay. One more thing, this is just TEMPORARY for myself and my husband, until we can save to buy a house, I would NOT recommend staying long-term or permanently, especially if you have small children.”
“I just moved into these apartments last week and so far so good. I do secret shopping for a living and I don't give biased reviews. My leasing agent was Jassenia and she did a great job at handling all my request. The grounds are very clean and the landscaping is beautiful. I feel that the Maintenance of the grounds is great because the apartments across the street have trash everywhere. I don't have a problem with parking unlike my last apt complex! Its very quiet at night. No thugs hanging around. I have two kids and I don't feel threatened living here. People that live here just mind their business. I've stayed in lofts that cost thousands to stay in all the way to this apt complex where im paying $485/month. Its comfortable here. I signed a six months lease, im hoping it continues to be a pleasant experience cause I'd sign to stay here longer. I've lived in several different apt complexes. J can say im most comfortable here so far. So we'll see how it goes!”
— 14405 RIO BONITO RD · HOUSTON“I moved into what is now El Sol Del Rio in Nov. 2011 bc my time at my sisters was running out so i had to quickly find a place. I saw the pricing and having me my husband and daughter figured 480 was something that wouldnt make us go broke.. But at the very begining they didnt want to prorate my cost even tho i was moving in on the 18 of nov we had to struggle to get that then i cant remember exactly but there was almost an issue were i couldnt move in and they wouldnt give me my prorated amount or 99$ back but then the next day they claimed to have had the wrong information..then if i had known that the utility and fees they always throw on you would add up to 600$ every month i would not have chosen this place. like the other review brenda hortensia and i thinkn her name is sandy or cindy not sure exactly but anyways they do treat you amazing when your looking to rent but when you move in they dont care about you at all they just want your money bc thats how they get paid. when we moved in the apartment it smelled kinda bad there was stains on the carpet and the carpet was so flat i could feel the boards which were always squeeky and unleveled and it was this ugly brown color and the carpet felt very dirty keeping in mind i had a 5 month old who would be crawling on that ground. there were drawers that didnt close right doors that didnt close right even our closet sliding doors wouldnt slide we called to have it fixed but the guy moved it around and said its fixed we got tired of asking so we just took the doors off. then only a few weeks of moving in as my husband went to unlock our apartment door the part were the lock is suppose to lock on the other side completely broke threw and we had to wait 2 days with no lock on our door. then when they came to fix it it was very cheapy dont and we had problems locking and unlocking our door until finally a month or 2 ago when i went to unlock the door keeping in mind it was windy rainy and cold while me my husband and my daughter were outside trying to unlock this door they supposedly fixed our key broke off in the lock and we were stuck outside for on hour waiting for the maintence guy...completely ridiculous. It is a very cheap apartment but when your having trouble getting into your only home with a child that is not worth 480 a month. Then our utility bill is always very high over 40$ a month and we have no washer or dryer in our apartment just 2 sinks which the one in the bathroom has no pressurs so we cant even use it and then our shower oh and a dishwasher but we have only used that probaly 10 time within the year weve been there to the it being so loud and its always throwing our dished everywere. then for the first few months every day would be something wrong with the water were it wouldnt come out and it would make a loud noise they said they were always "fixing it" so wed had to wait just to shower or wash dishes sometimes the whole day. Then no matter how clean you keep your apartement there is always roaches EVERYWERE the kitchen the bathroom and living room climbling on the walls and we have a child so keeping our house clean is a must and theres still roaches! they do have a 2 day wait were you can pay your rent 2 days after the first but if for some reason you dont get paid till that 3rd day or couldnt get a money order or something went wrong transforing money within your bank and you go up to pay your rent as soon as they open they do not care they charge you 50$ extra and 10$ every day after that until its u pay. Then they only have one way in and one way out of there gates and they say they will fine you for entering the wrong way but yet your always competing with other drivers going the wrong way when you try to go the right way its insane..Brenda told me that when you move out that every apartment gets painted and cleaned and we are fixing our own damages and cleaning the carpet ourselves to hopefully avoid confintation or a large bill that i hope they dont throw on us. If they do i plan to have a lawyer ready, i have just paid my last months rent and dont ever want to hear or see el sol del rio again. if you cant afford anywere else then there pricing is perfect but everythig else that comes with it is not worth your extra money you think your saving or the hassle.”
“The office told me they were unable to process my application unless they receive the $99. I had the money order for El Sol Del Rio Apartments but the office was closed on Feb.19th and 20th. I returned to the office with my money order on Feb.22, 2012, and they had assigned someone else the apartment. Therefore, Brenda had assigned me another apartment. She took me to its location but someone was still living there; that apartment is on the second floor too. Hortensia stated, being that the apartment was occupied it is not uncommon that the resident may delay in turning in keys and that would push the ready date back a few days. She stated that it would not be a problem as she did need to move in until the end of March (scheduled move in date was 03/29/2012). She never explained that situation to me as the applicant. Therefore, I kept calling as I stated in the complaint to see if the apartment was ready to view, I spoke with Brenda and Sandy several of times. I d never stated that it wouldn t be a problem. My time was running out I needed to know if this apartment complex was the right one; before I d started transfer my lights and my mail. (Therefore, on Friday, March 2, I called to see if the apartment has ready to view. Brenda told me the apartment was not ready to view; she told me to try back on Monday. On Saturday, March 03, I called spoke with Sandy. She stated the apartment would not be ready to view until Wednesday, March 07, 2012. I asked to speak with the Manager Hortensia. Hortensia stated the apartment would be ready, until after 10am on Wednesday, March 07. I was getting very frustrated because she recently told me the apartment would be ready for March 02, 2012. Time was running out I wanted to view the apartment before moving into the place. ) On March 07 after 10am, I viewed the Brazos floor plan apartment unit. I explained to Hortensia, that the apartment was excessively too small, and it had roaches already crawling on the ceiling, and walls. The carpet smelled sour and it was still a little damp. Therefore, she decided to show me another apartment size, the Guadalupe floor plan. The Guadalupe floor plan apartment unit, I viewed was the same price as the current apartment I lived in. She was trying to convince me but I told her I wanted my money back I was not satisfied at what I viewed. Therefore, I had to find another place to live. I've never confirmed about the Guadalupe floor plan. I did call El Sol Del Rio apartments to speak with Hortensia on March 12, 2012 because I wanted my money back. Finally, Sandy called me back. I still have the message saved on my voicemail from Sandy inquiring about my $99. What a rip off, I can't believe they want someone to move in a roach infested apartment. I have the right to view and decline the apartment, if I'm unhappy with its results. What a complete scam. The scam is to delay cleaning the apartment or fixing the apartment so the customer is stuck with them. You won't have enough time to search and process another application somewhere else. Mostly likely you'll rent from them because you've paid a deposit. What a Rip Off!!!”
“I signed a 12 year lease and I would say these apartments are more of a college apartment complex. You can hear music and noise through the walls. I've had to call noise complaints before. Bugs are horrific. I don't even leave food out and there are roaches everywhere. We had to call for an exterminator to come but they never did. There have been lots of firetrucks, ambulances, and cops here but I've only seen one person get arrested. I just think the people here call 911 because their kids are crying. I haven't heard of any robberies or break ins. Some of the good things are that many of the people here are nice. I wouldn't suggest bringing kids here even though there are a lot but I don't think it's the best environment for them. I would say it's more of a college kids apartment complex. My neighbors have music on all the time and don't care if we have parties with alcohol and loud music. Most of the people here are Mexican or African American but everyone is pretty chill. Once again I would suggest these apartments to younger college kids.”

However on the good part, my car has never been broken into nor has my apartment. When the ac brokedown on my birthday party it was fixed in a matter of hours...as it only needed more freon. — 14405 RIO BONITO RD · HOUSTON“We moved in Westfield Apartment as a result of Hurricane KAtrina, needless to say with already feeling out of our element, we eventually find new ways to adapt to this new life that we were force to live. We signed a lease agreement with them and ended up staying about two years. After every thing had returned to some what normal, my fiance then, now my wife we decided that we would move back to New Orleans. We gave the apartment management the appropriate information, such as a thirty day notice stating that we were moving, along with a check dated for the month that we would not be there. We were convinced that we followed the chain of command before moving and that there wouldn't be any problems. Well once we returned home we began receiving phone calls demanding we owe money to them. Not to mention they sent over our information to some rude as hell creditors that are just as stupid as the apartment managers, because if they would have read the contract it states if the rent is late they lock you out! Well I guess we were locked out for four months. We were never locked out because we were not their!! So now we're fighting with these stupid Certified Recovery people who are no more than ---- about the situation AND ARE GIVING US NOTHING BUT ATTITUDES AND A HARD TIME!!! I would not....
