— 818 Richcrest Dr · Houston“I have lived here about a year now, And I will NEVER renew my lease. When I first moved in, they did not have new carpet in the apartment. My carpet was still wet the day I was supposed to move in and the leasing agent told me to just put some Glade plug ins and buy air freshener to cover the smell of old wet carpet. After a month or so I came home to my WHOLE closet floor soaking wet. A pipe in my bathroom sink busted and even went thru my wall. They put a big hole in my wall but I had to call them a week later to cover it! They didn't put new carpet in my closet after the leak ,they only took the padding from under the old carpet and put used padding in. I was fed up and did not want my house smelling when my family was coming to visit. So I told the office again I needed all new carpet in my whole apartment. They came and gave it to me 4months into my 6month lease but told me I HAD to renew my lease because they gave me new carpet. I renewed it for another 6 months. I had to pay for a parking spot because if you don't, you will NOT find any parking in this over crouded apartment complex. And I was not about to have them tow my car again from out of my own spot. Not to mention its not a safe place. My sister lived there and her place had been broken in to and I had a man pull a gun on me. I'm a female that should feel safe when going home, but did not.. NEVER RECOMMEND THIS PLACE!!!!”

— 818 Richcrest Dr · Houston“Being in the area that the apartments are located, I was hesistant at first of renting here. But it has been the complete opposite of what you would expect. Of course you still hear of a break in here and there, but other than that, I am extremely happy of the apartments. Maintenance always completes work orders on the same day you report it and the office staff is always friendly and welcoming. I have been living here for a couple of years now and I do not regret my move at all! It was the best living choice I could make for me and my family!”
— 818 Richcrest Dr · Houston“My husband moved into these apartments 6 months after "Ike". They mostly looked abandoned and very scary, but rent was cheap. His apartment was nice. The dealers lived right under us, a man was killed and we constantly heard gun shots. I did report and as time went on management got rid of the dealers and the apartments starting getting much better. I see security constantly. It is at 98% capacity and I now live there in my own apartment, so does my daughter, son and friends. They all moved into their own apartments and so far all has been great. I will say that driving through the apartments can be scary sometimes because people just do not watch their children like they should. That is my biggest complaint. Due to the surrounding apartments being much less secure, I sat on my balcony and usually get a live version of "Cops", lol, I just get the popcorn and watch. I really like my apartments. Just wanted a more updated opinion out here. They have cleaned up.”

But soon after I realized that the ladies ib the office can be rude, the dumpstets overflow into the parking lot, theres stray cats everywhere and you never know if your water will come out clear or yellow OR be shut off for hours without any notice. Granted they are the nicest complex in the area and there are security guards I would have definately looked for a better option, knowing what I know now.”

I used to be in the multifamily residential industry a few years back and I can tell you as a Manager of several different communities in Houston, the manager Alice at Greenbriar Park is Awesome. The maintenance is awesome and most often you will have your service request completed within 24 hours. Now as far as security they do have a courtesy patrol and I see them all day, I haven't seen any major issues or even had any complaints yet...Overall I am a happy tenant...”

— 818 Richcrest Dr · Houston“You know that old saying, "looks can be deceiving", well that was the case with Greenbriar. I was a tenant at Greenbriar for one year, I was ready to go after four months. I had the unfortunate pleasure of living under a family with seven kids that threw things off the patio onto the cars of other tenants, like hairbrushes, dirty diapers and trash so they would not have to go to the dumpster. I had a few dents from the brush and had to park further away to avoid more damage. Just my luck, most of the trash would end up in my patio. Speaking of patio, when I first moved in, I showed the patio as one of the items to be fixed. The fence set up about 2 feet off the ground. Within my first week, a few items out of my storage closet was taken, plus I had stray cats living on my patio. I complained for several months to get the fence fixed, but it never happenned. Finally, I found a few pieces of stone and manage to block most of the open area. I had to use the wood from my computer stand to cover the rest. Thankfully that stopped the thefts and cats from residing there. After all that, management did nothing about the fence. In regards to safety, I lived directly across from drug dealers selling out of the apartment. I can't imagine management wasn't aware of this because they were pretty open about it. Occassionally, there were prostitutes on the complex, quite a few visitors going to the apartment by mine. Since I lived so close to the drug dealers, I frequently had knocks on my door throughout the night assuming I was the seller. I afraid to sleep, assuming one of the might try to break in for drugs. There was gun fire, burglaries, trash and glass over around the few dumpsters available. So much trash, that a family member stepped on a nail while dumping the trash. The water was turned off for service normally without any notice. Dogs running around the complex, not cute ones either, I mean pitbulls, the kind you would rather see on a leash. The playground, unless it's been repaired, was broken with sharp pieces sticking up. My child was playing with another kid from the complex and cut his leg while sliding. I had a chair blocking the front door and my bedroom door. I was afraid to let me child sleep in the room alone with the cracked window in fear that someone may break in or something may crawl in on him. I complained about the window being repaired, but that also never happened. One more thing, I was driving to another building to visit someone and noticed a very loud argument. Once the argument finished I headed for my car, but once I was driving through the complex, I noticed the same young man from the argument walking right pass my car with a gun in his hand. Next thing I knew, everyone around was running, I drove to the manager's office to have them call the police, but they froze. The funny part is, they advertise 24 hour security, which was not the case. There was no security or protection of any kind on the grounds at that time. Notices were never given to me on a timely basis. Usually, the maintenance man would deliver any notices 3 or 4 days late, because they had them in their pocket. A couple of tenents informed me that, after receiving eviction notices for late monthly payments, maintenance would use the key to enter their apartments while they were at work and help themselves to expensive items in the apartment. One of the tenants complained that she saw a few of the items in the managers office. The funny part is, it wasn't time for the tenant to leave the apartment yet. Parking is terrible, be home early to park near your building. If you get home at night, run inside quickly and lock the door. One more thing, when you are moving out the complex, make sure you schedule a walk throw with management. I scheduled a walk through for my apartment, but management refused to come and check the complex so I could leave. I was told by management that if they check the apartment without me present, they can charge me for any problems they found. I had to stay an extra five hours waiting for management to check the apartment so I could get on the road for a long eight hour drive. If you decide to live in this complex, use caution, protect yourself. Keep records of everything you've requested of management and when you first move in, request the name of the corporate office, because was I started complaining about all the problems, they would not reveal the information to me. I had to get it from a police officer that just happen to be on the grounds. This is not intended to slander the company, I am simply stating what my family and I went through in this complex. “well ive been living in this apartment complex for a almost a year my lease is up in february, the rent is cheap but this ole ------ apartment sucks!!!!!! where should i start? 1st during summer my air conditioner was broke for 3months straight!!!! Can you imagine? they didnt fix it till i began writing the AAof Houston then they got on it. 2nd if you like knats and roaches go ahead! it took me nearly 7 months to get rid o all the knats and as for the roaches i spray and fumigate every week and still not good. 3rd try taking constant COLD showers during the winter its lovely! oh yeah shivering and shaking 4th they seem to think that painting the tub will make it better, little do they know that the paint peels everytime you use it, plus painting the sink counter thats lovely soon as it gets wet it peels 5th so much for security! the gate has only worked for about a week since ive been there I can say i have had no problems with the neighbors ive actually have become close with a couple of them, no one messes with you if you dont mess with them. Keep that in mind my lease is almost up and i couldnt be happier!!”

The people in the office are alot better than the previous and the maintance guys know what they are doing not like the other guys that they would just walk around doing nothing. The lighting is better and they are putting new paint, carpet, faucets, fences, A/C and much more. Securety is alot better.”
— 818 Richcrest Dr · Houston“these arent worth it...kids everywhere trying to open your door...people dont care if you have small children they smoke weed in front of your apt and you have to walk by in the smoke...management is always losing your rent checks and blaming you trying to charge you late fees or even trying to evict you..yeah the price is cheap for a big one bedroom but hopefully you dont have anything break in your apt or they will take forever to fix it..the pool was green all through summer..washers are always broken and the dryer is a dollar to dry the clothes halfway sometimes..parking is good because the apts look abandoned now..people always break into the vacant apts to smoke their weed or crack. so they put plywood on all the vacant ones. so if you want to live like a crackhead move here. or if you are a pothead move here. it seems all the drug dealers live here too...oh and there was a drive by and at least 2 people that i know of got killed here within the year.”

Since i've been here the gate has only worked for a week, and when it was fixed none of the key card worked for the gate. If you leave food out on your counters for five minutes ant will be all over it in a second. i cant even leave food out for my dog the majority of people that live in the apartments have agressive breed dogs that are over 25 lbs even though it is clearly stated in the contract that they are not allowed the carpet in my apartment does not reach the walls. i guess someone cut it too short and decided it wasnt a problem they repainted the bathtub and the paint chips everytime you take a shower i did not have a mailbox key for the first three weeks and when i did the key didnt work on my box. i put in a request to fix my garbage disposal and they came two weeks later after i went to the office and raised hell At night the parking lot turns it to a car audio competition to see who has the loudest car. little kids are always smoking weed on the stairs next to my apartment i've seen countless number of grown women fight in the parking lot. the pool is never clean it feels like a layer of grease just floats on top all the time the managment is the worst they will litarally ignore you (I made the whole office know i was there :O) just so they dont have to solve there problem. I was okay with all these little problems until a couple of days ago when two highschool kids kicked down my front door and robbed me while i was at work. I live right in front of the leasing office and nobody did anything. I cant get out of the lease so they offered to transfer me to a sister location, but i still dont think that is good enough considering i just lost 5,000 dollars worth of valuebles. I've been crying for three days straight because i feel so violated by the people that live and work there. The manager didnt even care to personally come investigate the incident knowing that i was not the only one robbed that day at those apartments. Two other apartments were broken into on the same day and the manager was no where to be found for over 24 hours. If i wasnt being made to honor my 30 days notice i would be leaving emediatly. Dont get me wrong it is not that the aparments itself isnt bad its more or less the location. if you want to be safe at night do not move anywhere near the greenspoint area. There are some really hardworking people there that are just trying to survive the best they can. its just alot of ignorant kids with parents that dont have time to teach them right because they work too hard trying to suport them.”

I spent 5 days in a hot housewith my 6 month old baby because they didn't tell meomething was wrong with the boxor wiring. 2.My a/c didn't work 3.I stilldon't have a smoke detectoror fire extinguisher and I been living here for almost 4 months. what if a fire break out? JUST UNSAFE! 4. There was a leak in my living room above my bar and guess what I stay downstairs. 5.The tenant above makes too much noise lasting up until 2:00-3:00 a.m. When I complained they did nothing and I have Complained to them 4 times and had to call the police on 3. 6.My toiletis constantly backed up and on 8-29-07 feces even backedup into my bathtub. They never showed upto fix it or clean upmy apartment.HOW NASTY IS THAT 7. The violence has increased and so has the disturbance. There is drug selling and using and they aren't doing anything about it.My bf's car was broken into twice within the 1st two weeks of me moving in. A 16 yr old was kidnapped not long ago. Shots are being fired even in broad daylight.Even an office employee was found being chased throughout the complex by a guy with a knife after office hours. DOES THAT SOUND SAFE TO YOU?”

Ruined my stuff, diswasher and sinks were full of waste water. I still have the pictures It was nasty. The manager didn't think it was as bad as it really was. I called corporate on they asses. When the people upstairs moved out. It took make ready forever to clean it out. We had them big flies and ---- coming in and big --- maggots on the patio from upstairs. One morning I woke up to police tape on my window. This woman was murdered right in front of our apartment. yeah it started getting real bad. We got the hell up outta there. Be careful, get an alarm, watch your children. Don't drive in that water when it rains,its deeper that you think. don't get checks sent in the mail. Stay off the back part. don't get a unit by the trash dumpster. you'll never be able to swim in the summer. The soda machine will take your money. Them bad --- kids will break your windows and run. Put an alarm on your car. park your car in a safe place where children wont hit it with balls. Get used to the smell of weed. Dont even ask about that expensive --- club house. Be careful when they paint, because the first time it may wash off when it rains. Buy some Raid for them damn roaches. Be careful when you are driving out, those big trucks can make you have a wreck. Other than that, everything was fine.”

I have been in contact with the apartment association of houston, the taa, the city of houston, harris county, 311, the attorney generals office of tx, the property management company and the complex itself... and yet, at least twice a month, the overflow spews out human fecal matter, used condoms, used toilet paper and other waste and offal... and is not corrected for several days. If this doesnt get resolved within the week, the news stations can have fun with it. This is the kind of trash that they seem to post during the dinner hour.”

I wake up every morning to at least three stray cats on my patio. The sewage has backed up several times. When you wake up in the morning your apartment is flooded. When you put the trash out you see sewage with fiecies and toilet paper all over the place. My window got broken due to the wind of hurricane Rita I have been calling the office for a month to get this fixed and have gotten excuse after excuse and a lot of broken promises. The last time I called I asked to speak with the head manager she was very unconcerned and had a very bad attitude, when I informed her that I would be calling the health department she said, "Go right ahead, I don't care". She let us know that it was not her problem. I would not recommend these apartments to anyone this is definently the worse place I have ever lived! EVER!”
