I wouldn’t wish the headache, the PESTS, the MOLD or the staff on anyone. I’ve waited 2 1/2 years to give an HONEST review about my experience. Because for a FACT, those 4 and 5 and even 3 star reviews have to be solicited, or they are from people who just moved in. But depending on which type of OVERPRICED unit you’re in, you’re bound to have issues. God where do I start. First off, the pests are out of control, every single day I come home to find some winged cockroach dead somewhere, or roaches in my bathroom, I even see them coming from the ac. I am VERY clean! I barely have a lot of furniture, I’m very minimalistic in this apartment out of fear of attracting more pests. When I move, everything is staying here, i refuse to move anything that’s been in this apartment to my new place. And anything I do bring will be sanitized and thoroughly treated. I’ve just recently noticed what looks like droppings, I’ve had wasps in my apartment, centipedes, beetles, even ear wigs! and the flies are just out of pocket. I’ve treated my apartment myself and I honestly believe that’s why I don’t see 30 roaches when I come home. My bathroom! When I first moved in I had to bob the builder the apartment because some things were just disgusting and poorly fixed. My a/c breaks at least 3 times a year, I have rust dripping into my tub from I don’t even know where. All they do is paint over everything. My tub is peeling and I just see all the layers of paint they’ve used over the years to cover it up. When it rains my ceiling leaks, I have a HUGE brown, unsightly, spot in my bedroom. There’s mold everywhere, I’m almost surprised no one’s been hospitalized for the CLEARLY unsafe and unlivable conditions. The outlets don’t work, the water pressure is so bad, I spend a good 5 minutes trying to get the right temperature, it goes cold out of no where, and hot out of no where and when I say hot, HELL. They are so poorly maintained, everything is fixed with spray paint, electrical tape and cardboard. Oh and when I say the WINDOW IS THIN! I mean THIN THIN. I pray to God you find something better but if you do move here, I hope your window isn’t by a generator, it’s soooo loud. Haven’t used my dishwasher once. My microwave was just thrown in over the stove so the door doesn’t open all the way. The cabinets and drawers are bad, the paint is bad, the fixtures, the window, the vents, just everything. And another thing! Idk how old this complex is, but if you have to shut the water off every couple of weeks to fix something, MAYBE THROW THE WHOLE THING AWAY! Like, how is it that I pay for water and I barely get any?! And the on-site laundry?! Tuh, hopefully you’re lucky enough to find one that has a camera so your clothes aren’t stolen, and not to mention how nasty they are, it’s sickening. I moved here last minute when the pandemic started and I’ve regretted it ever since, I hate it here. I only stayed because of financial reasons. But now I have NO REASON TO STAY HERE. I have a little over 3 months left and I’m already packing and getting rid of things. I WILL CRY TEARS OF JOY WHEN I BEND THAT BLOCK ONE LAST TIME, CAUSE NEVER AGAIN. It’s so bad I contemplate breaking my lease everyday, if I didn’t care about how that would affect me, I would’ve left yesterday. Oh and all those nice pics online? Cap. And majority of the people in the office could learn some compassion and understand that LIFE HAPPENS. I’ll just leave it at that, there’s enough reviews to explain that, cause that’s the FIRST thing about this place that’s beneath me. Please stay away, there are other apartments in the area that are not hard to get into, that are cheaper and nicer. Im so serious, I WILL HELP YOU MYSELF. I could go on, I should go on, but hopefully you get the gist and take my word, YOU DESERVE BETTER. DO NOT SETTLE FOR THIS. Trust me, there’s better headaches out there. Living here was more of a lobotomy.”

They flush it and it helps for a day or two and than back to being a nasty deep brown color. I can honestly say the only good thing about these apartments is the location. They are very old and need alot of work. The people that work here are very nice and the issue is not with them it's with the property. Needs more TLC than the owners are clearly willing to spend.”

Also, as of today, I just found out that they allow sex offenders to live in this neighborhood. I have posted a picture of the notification I received today. 1. Black mold all through out my air duct system. Maintenance responded to this by spray painting all the black mold in my air ducts. They did not even bother to clean it first. There isn't any real duct work in the apartment its all make shift. My intake vent does not have a real duct behind it like it should it literally sucks air behind the walls. 2. Rodents; Exterminator never showed up to address this. There are dropping all over my front and back porch. You can not sit outside or have any furniture out there. Also found rodent drooping in my kitchen all maintenance did was board up some obvious areas where they thought rodents could enter my apartment. They never clean the droppings up or called and exterminator. 3. Roaches inside outside everywhere. 4. Old, nasty, run down apartments, original windows are in really really bad shape. All the air and heat escape and all the bugs come in. Also it make the apartment very humid which also contributes to the mold. 5. Several roof leaks, Which caused water damage and a hole in my ceiling which was never fixed. They don't even clean the gutters the rain just pours down the windows and the siding instead of draining properly. 6. The tap water smells heavily of metal and is yellow. 7. There are maybe 3 washer and dryers per every couple of buildings they are always broken and dirty. 8. Bathtub is painted. The paint started pealing less than 30 days after i moved in. I emailed my leasing specialist the email was ignored. I addressed the issues several times after that. Finally was told that their budget only allows them to fix three bath tubs and month and it would take 3 months to fix mine but I'm on the waiting list despite my email concerning this 6 months ago. They did not care. These apartments are dangerous and I do not recommended anyone live here. As a matter of fact they should be shut down because the living conditions are horrendous.”

I recently moved from an apartment I had lived at for 11 years. It is in the same neighborhood which I enjoy living. The schools re fabulous. I have had children at the Jr high and High School in past years. Now my granddaughter attends the Pre-Kinderggarten Center. Memorial has it all for me! As an educator myself I always tell my students that a person, place or thing is " as strong as it's weakest link". Unfortunately in the few weeks I have been here my living room has flooded twice . I found the weakest link for this property. The first time water came through my floor I called and the guy wanted to just put a bucket down. funny! He told us that he would be back tomorrow which never happened. Without fail Houston weather reared it's head and rained profusely this weekend. I came home to find my Christmas presents under the tree sitting in water. I called the office starting at 1145am, 12:45 and finally 430pm to report no one came to look at the problem. I know they tried to get maintenance to help but their worker never bothered to show up. I'm talking water 4-5 feet into the center of living room. I had to have water cleaned up and lined wall with towels. So my first impression of maintenance is no bueno. Have to say I miss the maintenance crew where I left. They are always on top of things.”

Constant leaks, mold, and water issues are only part of the issues we've had since we moved in 4 months ago. I lost many of my personal belonging due to an AC leak we were not informed of before moving in, inside the STORAGE CLOSET... so if you have important documents/ items the storage closet is not the place for them. Save yourself the loss. Also, AC goes out occasionally. Dishwasher has never been used and our kitchen started developing a bad smell and couldn't figure out where it was coming from... until we opened the washer...roaches are an issue also.. TOTAL HEALTH HAZARD!...”

Very quiet community, I feel comfortable walking down the well -lit street at night time and grabbing Subway, working out @ F45 or enjoying a massage/ margarita @ Memorial Tacos, or a glass of wine at the Wine Cellar ALL OF THE ABOVE are next to the community, walk-able. How can you beat having IKEA and Marq'E Center right across the freeway? Convenience, large Gym, and upkeep is A+ / I love living here!”

When I moved in I asked for a unit with hardwood and was told I would need to pay $1500 up front. I didn't because I was confused why I would have to pay for installation of hardwood for a unit I am renting instead of a monthly charge for a simple upgrade. Upon moving out, I was charged a $1500 fee for carpet replacement which happened to be the same price for upgrade the flooring. Please be mindful the carpet could have been cleaned and still in good condition. I think the property is using the money charged upon leaving to upgrade their property for the next resident so they can charge more rent.”

My last year at the property was HORRIBLE! Loud children ! Ridiculous Hours of the night! Loud adult pool parties 2am 3am in the morning! This is during work week! We complained along with other tenants and the staff noted each complaint. Also their is a leasing agent who works the property that FALSELY accused my husband and I of fighting because she over heard us arguing while she visited a friend below us! UNREAL! We have NEVER Physically attacked each other! I felt disappointed and MAD AS HELL because we had NEVER had any incidents in our apartment ! She banged on our door and made a complete SCENE!!! The continuous issues with the air conditioner , pets, poor water pressure and the OUTRAGEOUS behavior of the agent made my choice to move so much easier. NEVER AGAIN! Although Tammie the property manager was professional the show that her employee put on at my home was the last STRAW! So we moved!”

I was have a written email from manger to replaced the carpet because it ages, after I moved from the apartment they send me to collector for paying the carpet replacement, with out any prove for extra money after they take all deposit. so please anyone read be sure you say something to change those people.”

Even after they fixed it there were always strange stains on the walls and a mildew smell. A couple of months before our lease would end hurricane harvey hit and the roof leaked profusely, leaving our mattress, sheets, and the carpet soaked. The way they "fixed" this was to paint over it. After they painted it became moldy and we weren't able to stay in the apartment as our young kids got sick from it AND it would still leak every time it rained. We let them know and they never fixed the issue. So we told them we would be paying our last months rent and moving out. No response. After we moved out they kept our deposit and sent us a bill for $9000. We contacted and met with them many times to resolve the issue, they were polite to our faces said not to worry, they would take it to management and then sent the bill to a collection agency. There was also a pretty bad roach problem, even for Houston. Don't move here, it's not worth it. Apparently we're not the only tenants this has happened to here.”

I refereed a good amount of people to live there.. even after i moved out. I felt safe, the location was great. The maintenance was decent. I had a wasp problem and the AC went out out a lot. But, whatever... Not a big deal. Only issue i really had was a live on employees dog escaped from the patio and attacked mine. Didn't make a big deal about it.. But.. I should have after this: I have been moved out for almost 3 months now. I was waiting for a move out bill. I checked the mail 3 times a week(who does that now day??). Never received. Never received a phone call or email either. They have both. but, yesterday I get a nice phone call from a collections agency saying I owe $160 bucks. I am beyond mad. I was never late.. what makes the apartments think i would ruin my credit for $160? I would have recommended this complex to anyone up until yesterday.. this highly offsets all the good i had with them. and now i wish i would have made a bigger deal about my dog being attacked.. But, i'm not a bad human like they are.”

From before I moved in they were VERY accommodating, and if there was ever an issue with my apartment, all I had to do was let them know, and it was always taken care of within a reasonable period of time (almost always within an hour). The leasing office and maintenance crew have always been very kind and friendly, and you don't even have to be belligerent with them to get things done (kindness begets kindness). They'll even come out in the middle of the night, to snake the drains when your sink is backing up because the knuckleheads in other units keep pouring grease down the drain. If there's ever an issue affecting multiple units, they'll make the necessary repairs while affecting the fewest number of units possible. A few years ago, they had to replace drainage pipes underneath my building, and they did it from inside just one unit. That, and they continue to be attentive to the needs of the residents (as it pertains to the apartments). It is a comparatively old complex, but it's not even close to falling apart, and they make the necessary improvements needed to keep things running as they should. It's also nicely landscaped. There's a lot of green without having dirt and mud all over the place. In addition to that, it's a great location, being close to restaurants, shopping, entertainment, Memorial Park; and arguably, Houston's best pizza at Fuzzy's or Russo's (you can't really go wrong with either).”
