— 950 VILLA DE MATEL RD · HOUSTON“I lived in these apartments for a year, and to put it simply, I wasn't happy. If breaking a lease early didn't have such a hard impact on credit, I would've done it in a heartbeat. But, I decided to stick it out since I am young and don't want to hurt my chances of finding a much better apartment in the future. First, I had a pretty bad roach problem. Because this was my first apartment, I didn't notice the signs when I first took a look around. But when I moved in and was able to take a closer look at everything, I saw roach feces were EVERYWHERE. I'm talking kitchen, bathroom, blinds, chimney, walls. They're very small (kind of like coffee grains) so if you don't know what they look like, it's easy to miss them. The kitchen was especially bad, there were feces in the dishwasher, fridge, cabinets, literally every corner you could think of. After a few days I even found roach EGGS. There were pretty big holes underneath the dishwasher and beneath the sink where they were all coming in from. I think they were under different management at the time (August 2019), but I contacted them about this and asked them to the repair the holes. They came when I wasnt there one random day (oh, and btw, maintenence literally just walks in. They'll knock once and that's it :) and put TAPE on the hole beneath the sink only. So, I ended up patching them all up my myself. I also told them about the feces in the fridge and all they said was that they couldn't replace appliances so basically nothing could be done. Great. I requested them v to call pest control and after a few days they did come, but I didn't feel secure with that being my only method of defense (I'm seriously terrified of roaches) so I ended up buying all these types of pesticides. I would still get big roaches throughout the entire year I was there. Had it not been for my cats who would notice them, they would've ended up in my bed. And because of how disgusting the kitchen was at first, I never felt comfortable cooking there. So I didn't, not even ONCE. I would meal prep somewhere else and just freeze everything. It was so tiring and so stressful. Oh, and there are rats. Thankfully I never had any in my apartment, but I would hear them in the walls, and I know other tenants dealt with them inside their homes. Second, management. When I first moved in, they were absolutely terrible. I asked them to come see my apartment to point out all the issues and while they did come, literally nothing was done. All they did was send someone to clean the feces but they did such a poor job that I ended up just giving the place a deep clean myself. I would call the office and ask for a call back regarding other issues that I honestly can't remember, but I do remember them never calling back. You have to be on top of them to get anything resolved. Third, the water. I think the water shut off around five times (maybe more) the time I lived there. We'd get alerts, but still doesn't the make situation any easier to deal with. I was in the shower twice when it happened. Horrible. Fourth, the entire complex is often dirty. Dumpsters are constantly overflowing (which invites all these pests), tenants are always leaving shopping carts from the nearby Fiesta scattered everywhere. The apartments themselves are already dull and terribly unattractive, so the messiness of everything else is the cherry on top. The only good things about these apartments is the price (but I mean, for the number of issues they gave me, they just might be overpriced) and the location. I was only 10-15 minutes from downtown so that was nice. I also never had any issues with crime, but I know there were other tenants that did deal with car break-ins, so I was always worried about that eventually happening to me. I would do anything to turn back time and do more research on what to look out for when choosing an apartment before deciding on this place. I ended up having to learn the hard way. It was a long, challenging year. While this place wasn't the absolute worst, it's honestly not that far from it. It should very much be your last option.”
“Do not move here. There is a very big rat infestation that the management know about. They don't offer any solutions and try to make it seem like its your fault. The maintenance crew is very slow with repairs and sometime they 'fix' things only for it to break again a few days later. Save your money and look for a better apartment.”

Maintenance randomly started working on my tub and left in not working with a big hole in it exposing pipes for over 2 weeks. There was a rat in my apartment constantly called they promised pest control no one showed up , still haven't and it's been over 2 weeks. They also have a huge roach problem. When maintenance finally comes around they leave messes , holes/scraps in wall , and leave my Lights on! Rent at your own risk but don't say no one warned you.”

They use a bond system and are able to help people like me who have small credit issues (Assurant Select Deposit). As soon as I found out my deposit amount, payed it I was ready to go! The property has new owners. You can tell they care about their property with all of the new upgrades. A few I noticed were cameras on entrances & court yards, new paint-new roof work & drainage -the laundry rooms are up to date and clean facility's. I have a small pet so I am happy about the dog park. The court yards are convent and all have grills for family gatherings. I know they are also building a children's play area. The level of customer service that I received when I moved in was above and beyond. The manager goes out of her way to make sure that any maintenance is taken care of right away and I have seen her on property over seeing the new renovations that are in progress. I am very happy with my new apartment. Not to mention everything I need is within walking distance!”

The lease states that applicants will be rejected if applicant has a plea of guilty to, has a conviction of or has received a deferred adjudication for any felony no matter how long ago it was. It also goes on to say you will be rejected if you have assault charges of any kind. I know of a friend who reached out to the complex and informed them of a violent felon currently residing at the complex and even provided legal documents of the felony assault. No follow up or action was taken, and everybody living there (especially women) are in more danger because of it. They don't even follow their own policies to protect their residents. Scary.”
— 950 VILLA DE MATEL RD · HOUSTON“Here's the rundown of country club place. Inside: There is tile floor in the living, kitchen, and bathroom areas, and carpet in the bedroom. The bathroom is though the bedroom, which can be annoying if you have guests over a lot. The bedroom has two decent sized closets. The living room has built in storage shelves. The kitchen is small, and there is a small food cabinet pantry. Overall, the inside is plain but clean. You won't find granite and stainless steel. Basically, the inside of a one bedroom apt is made for a couple or a couple and a baby. I saw one roach one time that snuck in from outside when the door was open in the summer. I saw ants in the kitchen sometimes. The complex would come out and spray though. That's about it for bugs. The grounds: The apt looks shady and basic on the outside. I mean they tried to spruce it up, but the outside essentially looks like a motel from the 50s. The layout is a courtyard in the middle, and the units are along the sides. The inside does not match the outside at all, and guests were often surprised at how clean and functional the inside looked. There is no pool or other fancy amenities. The price reflects that though. There is a decent laundry room. You have to load a card at the office with money to operate the machines. Parking: The parking is always gone. That is because multiple people were living above the stated occupancy. Think 5 people living in a one bedroom apt. They will tow!! Repeat you will get towed or a guest will without a parking sticker. The office gives out a few guest parking passes, but mercy upon those who forget to give it to their guests. Crime: At one time, they had some idiot kids or teens trying to break into cars that were parked outside of the gates. No other crimes ever happened when I lived there. Neighborhood: This apartment complex is located in a mostly Latino neighborhood that is slowly but surely gentrifying as the yuppies push from Eado and out towards the greater east end. There is a Fiesta in walking distance, which I found super useful. It would literally take you longer to drive to the Fiesta due to finding a parking spot then it would be to just walk. The light rail is a 3 minute drive away if you want to hop on it and go to a Dynamo game or elsewhere downtown. Country club place is behind a brand new "luxury" lol and "affordable" complex that is currently being built. (Note the evidence of gentrification). An elementary school is nearby so sometimes Wayside is slower in the mornings due to the increased traffic. There is also a peaceful neighborhood nearby called Country Club Place where I would ride my bike in the afternoons and bayou trails that lead to Mason Park. Neighbors: Several older tenants who seemed to have lived there for years and didn't bother anyone were residents. Half of those long time residents looked to be of retirement age. They were the unofficial neighborhood watch lol as they opened their apt doors and just watched people go and come during the day. A good chunk of the neighbors had families with small children. A small percent of the neighbors were students at nearby colleges. Most of the people who lived there were Latino like recently immigrated Latino prefer to speak Spanish Latino. Everyone just minds their own business and lived peacefully. One very annoying thing is the tendency of other tenants to have a million people living with them, which led to the bad parking situation I already mentioned. Overall: Look you are not going to be able to live 15 minutes away from downtown and a $10 uber ride away from all of the bars, Toyota Center, downtown, etc. and pay this affordable not Midtown/ the Heights price. Yes, it's not a swanky apt complex with a bunch of bells and whistles, but it is clean and the office doesn't seem to hate you for existing. Also, yes you will be a minority if you aren't Latino. However, you will be close to delicious taco trucks, will be able afford to live within a set budget, won't be stuck in an hour commute if you work downtown, and will be able save money up for a house or other life goal.”
“As a resident for almost 3 years I am very pleased with country club apartments ...after their renovations and new management the complex is very clean, quiet, family friendly community . The Manager and Leasing agent are very helpful and nice and tend to all my needs as a resident . Maintenance Is always kept up and property is always clean . Not to mention they have security patrolling thought out the day and night ! Moving in was the best decision I have made ... Country club place is a very cozy spacious place to live Neighbors are really nice and respectful haven't had any problems since I moved here would definitely recommend anyone to move here !!!”
