“My experience here was bad let me tell you why you shouldn't move here the front office never answers the phone the gates stay broken maintenance request aren't also solved like how they should be if you live on the second floor you will be hot !! The air conditioners are old and it took for someone to drive into mines before it was replaced cars just recently got broken into the apartment in the inside is old and the counter tops are made out of wood so stuff is starting to yellow and fall apart you definitely want to check your lease agreement to see all the extra fees they've added since they took over the prices they charge for the apartments are crazy because there's no good amenities the apartments themselves are outdated please be prepared to not have a parking spot if you are a resident or get your car towed also be prepared for the traffic on town Park Drive be careful putting your trash out at night because there is dogs that will come around and pick at the trash even though you pay for pest control you still have to put in a request for them to come and spray it even if you do that, they will not spray I have multiple videos of pest control coming to my apartment and doing nothing but looking around and placing a paper down that's says they were there i'm sure the apartments have mold in them so you might want to get that checked the neighbors have no respect they will be loud at any given hour no matter the day of the week you might want to sign up for informed delivery because the mailbox door is sometimes always wide open. The only good thing I can say if you order a package to be delivered at your front door, it would not be touched.”

“My experience at urban palms apts has been tolerable. Too many dogs people won't clean up after their pets. Property workers have a hard job trying to keep property clean trying pick up Maintenance crew need to be more experience on the can't fix things. You have to call them several times it's a mess.”

“Ever since I moved in, there have been significant challenges. Roaches, A/C, Maintenance, Mold, staff, and all around repairs. The apartment has gone through changing its management company which, I feel, was a better move. They have increased Maintenance time to be more timely, and are trying to change the overall appearance. Staff now are more attentive to needs. Some of the apartment appears nice but due to limited funding, the change is on pause. The dumpsters stay overflowed with trash but this may also be due to the contribution of food vendors on Town Park. I have now gotten to a place of peace although many of the issues originally noted during move in have not been addressed. This property offers alarm systems which I feel has increased the safety within the area.”

“I've been living here less than 7 months. This place is has a cat infestation that I don't understand, that no one seems to notice. My daughter moved out due to a mouse and bed bug infestation, which seems to be common. People are lying on the ground drunk on a regular basis. Roaches are common and I've ask for multiple exterminations and only received one. My ceiling so far has had major leaks in the bathroom, dining room and kitchen at some point. They come in to repair the leaks and leave a mess that I've had to call the help line to have them come back to clean it up. After speaking to the resident manager and her having an attitude about helping me, then have a maintenance man (who struggled with English) call back, with her talking to me in the background. I had to come out of character to get the clean up done that day. The maintenance guy thought leaving it for a second night (48 hours) and coming the next day was adequate. The front door does not close without force, and they've fixed that because it didn't lock at first. The stove is leaning, so I can't even make a pancake. I've complained so many times that I stopped counting about not having hot water to take a shower or wash dishes. And that's not even all, I'm just sick of thinking about it! “My experience here has been very painful and awful if I'm being honest. Nothing I ask for gets done and I am currently facing a mice and roach infestation that won't get handled. And I have complained about mold growing in my apartment for months. I just feel like I am being ignored and nothing is being done”

“I used to be just fine with it. Recently, it has become overrun with rodents and pests of all kinds. The cats have taken over and there is no regard for safety or decency. I am in the process of leaving now.”

“The apartment is having an increase of roaches, I spent $40 in 2 weeks buying anti roach spray. I have gone to the managment and made a complaint about roaches yet nothing was done about it. Therefore, I decided to fight the roaches by myself with my own money.”

“I love Urban Palms, this was my first apartment here In. HOUSTON. I am from Virginia. Management is excellent in service and social . I would refer all my friends here. Which I have, Thank you. Mana.”

“It's a nice place to live, only issues are the gates it's always broken and not all are accessible to use, for the trash valet services they're a little inconsistent they don't take it out on the days it's supposed to at times.”

“Quiet area for the most part; love the mini upgrades with the lock pad and adt security. Not a fan of the random water shut offs. Also my ceiling painting has been cracking for over 2 years and still can't get that resolved. Wasn't happy having my vehicle towed even though it was in a visitor spot. For a person that's been here going on 7 years and never missing a payment that i would get the benefit of the doubt that i paid my rent on time and not get a eviction notice 3 days into the month.”

“The management has been steadily improving the living conditions. The maimtenance department is very good and try to get to you quickly. The washers and driers need more work. Management will try to resolve issues in a timely fashion.”

“Not a great experience at all, I pay so much and get quality environment. Things keep getting spoilt in my apartment and I pay for pest control every month and there are pest everywhere. Not a good living condition considering how much I pay, it's not worth it. I don't know why I pay for an ADT that's completely useless every month”

“First, I didn't want to write any comments about Urban Palms apt. My main issue I have with this place is rodents issues. I have reported the concerns for years but it seems no solution and as soon as my contract ends I will move out”

“The staff is always professional and helpful. Things are handled in a timely fashion, you can tell they really care for their tenants. I just wish the people that drink would not leave empty bottles everywhere. It would also be nice if the people as well as any residents that do it, would not leave the trash all on the ground by the dumpster when it's room inside the dumpster. It makes the property look bad in that area.”

“The new management has made swipping changes in order to improve living conditions around the complex. From security enteries to apps for gates along with valet trash pickup. They have also painted the outside of the buildings and replaced the toilets plus shower head in the apts.”

“I have lived here for over 20 years and consider this my home. The management staff and office staff are the greatest. There is an feeling of an open door presence when you walk in the office. I would recommend this for anyone looking for a place to call home.”

“I can tell that someone in management is trying to do good but it's just not working out. I heavily advice NOT to move here. There is a big population of stray cats & STRAY DOGS just roaming around. Everything smells like cat pee outside and there is dog poop everywhere. There are supposed to be two pools but the one in the back hasn't been open in atleast a whole year. There are a lot of drunk & scetchy people, even with the new display lock I still feel unsafe. The apartments themselves are old and not maintained right. Counters and shelves are falling apart, they paint over everything even spider webs which makes everything look poorly. You can never reach anyone in the office via phone and even when you leave a voicemail three times in one week specifically asking them to call you back and leaving your number each them they will not call you back. I had to leave my job early everytime I had to go to the office because they never pick up the phone. Office staff is rude and has an attitude, except for the woman who manages the place. They make parking very complicated with the app and the gates are always damaged by residents. Maintenance is often late and rarely speaks English but Betto is very nice and helpful. He always goes out of his way for others. DO NOT GET ME STARTED ON THE LAUNDRY MACHINES, extremely neglected, always unusable, dirty and there is trash everywhere because someone had the great idea to remove the trash cans. This place is dirty, dangerous, unfriendly and I would recommend to stay away from these apartments”

“Don't like living here. Rats a roaches, mold in apartment and rent is just going to every month. Apartment flooded last year for a week because they gave us an apartment that wasn't ready and had problems, now it's mold and my son stay sick from this apartment.”

“Yes I really enjoy the quiet here.I can get my sleep like I want.And when something breaks they always fix it right away.Anything my brother can't fix they fix it.And the washer and dryer is near by that makes it easy. Thank you.”

“Horrible to get into the apartment complex due to the people out on the street cooking and selling stuff I've almost gotten hit several times. Ppl don't pick up there dog poop there is always poop along side and Infront of my unit it's awful. My decorations for the holidays were destroyed by people's children as well.”

“When the new indigo management took over the property, the property has been a lot better. The service is awesome and it has gotten a lot better even since Indigo took over. I'm so happy the property has been doing better. I'm so happy this management has been doing very great things to the properties. I just don't think it's not worth the rent too much cause it's surrounded by vendors in the middle of the night that people can not pass through the road to get to the complex and the area is not a great area and the Indigo company should start putting a space for laundry and dryer for the town homes because the price is not worth paying for. But overall, I'm happy that the management had been doing such a great job at controlling the property. Nice job!”

“The maintenance never comes even after request has been made. I get woken up almost every morning from the loud noises of people working on the apt when the office isn't even open yet waking me up out my sleep leaving me restless the rest of the day. When I first moved in my apartment I found roaches in my fridge as well as the bathrooms. I believe if management is going to charge us for pest they need to come we should have to go and sign up definitely if you guys charging fee for it. Multiple stray cats in the area and im allergic . Hot water never works and when the water comes on it has a real bad sewer smell to it”

“These apartments are horrible. The staff is rude and they don’t care about the living conditions the tenants are in. Maintenance is half assed. I cannot wait until my lease is up, because I am running the hell up out of here. The foundation of these apartments are very raggedy and I am just sick of living here. The BBB will be contacted about these apartments, because they should no longer be in business.”

“I’ve put in so many maintenance request and they just ignored them I been with light in one of the bedrooms over a month ! They also have a stove in my apt that doesn’t work I been complaining about over 3 months till this day and it just recently blew up it’s past 3 days since I’ve gone to office and no one has come to check it out ! You can’t even talk to the manager cause she’s never there !!”
