“I would NOT recommend these apartments. I have lived here 3+ years and each year it has gotten worse and worse. I have been 3 different management companies and 1 is not no better than the other. Work orders are closed w/o the work being done. They have SO MANY fees added on to your rent that it’s ridiculous!!! The appliances are as old as the building. The amenities barely work. We’re required to have renters insurance but yet we’re still charged to pay for ‘community insurance’ and also administrative fee. They’re charging us for 2 different types of utility fees. Per my lease, I’m paying for valet trash ($25.00) but they’re also charging for a trash service fee. The building haven’t been power washed/cleaned in 3 yrs. Water will be turned off regularly. No hot water. Very low water pressure. The property is not very well kept.”

Unfortunately, once they took over this place went completely downhill and kept it rolling for the full year that I stayed here. Roaches were a problem from the beginning and I mentioned that on email, phone calls and in person. We literally did not get any extermination until the month before we were going to move out (they came two times and never came back again) and after speaking to our neighbor, she said she hired a whole different extermination company because our complex's company doesn't help with the infestation. The manager, Maribel, will literally gaslight you and tell you to your face that you never mentioned any issues before even if and when you show them literal proof that you did (emails and texts). Our unit flooded 3 separate times, now the first two were our neighbors fault, but the third time was not and that was the worst flood. The first two times they failed to bring any dehumidifier and the second time they did not address all our concerns even when they said they would. The third time it happened I told the manager and a maintenance man to come and look at a spot that I was concerned could be mold and Maribel told me several times the spot in my closet couldn't have had any mold and that they would come and check the spot above my bed again (they never did). When we went to move out the spot above my bed ended up growing mold down to the baseboards behind my bed! I have several chronic illnesses and my dog has lung cancer and I told Maribel this in her office to her face (my sister was there as a witness) and she claims she doesn't remember the conversation. Save your time and money and probably even your life and avoid this place and any Q10 properties if you can! My dog is now on the verge of having to be put down because she's so sick from the mold and now I have to go get my lungs checked, as well. I can't believe these people haven't been sued because of their negligence yet!”

But, I have a problem with yearly increases in rent with no upgrade in appliances, showers, tube, fixtures which are rusty and pitted, out dated sliding closet doors, carpets should be replaced after so many years of wear and tear. I could go on and on, but the problems here need to be addressed in a forum. 1. There should be a suggestion box for tenants to make suggestions.... anonymously... accessible only to the owner, who in turn then bring the suggestions/comments to management attention to address said issues. 2. Tenants should not have to face any animosity or back lash when voicing their opinions. 3. Mainstream Apt should create a board, which includes at least 5 tenants (volunteers) who can relate and speak on behalf of MainStream tenants. 4. We should have security presences from 9:00 pm to 7::00 am in order to detour criminal activity and promote safety for tenants at home, coming, and going to work. The presence of security is a plus Mainstream Apts and its old, new, and future tenants. 5. Poop stations should be implemented throughout the complex with poop bags. Tenants who own animals and utilize the poop station should be assess the fee, if any, for the poop bags that will be installed at poop station. 6. We may need to invest in another exterminator, because we should not have to exterminate behind the current exterminator. 7. Also, how do you determine water usage for each? I could not in all honesty recommend Mainstream Apt to anyone... These are my thoughts and opinions”

The management is poor because they never informs you on the crime rate or crime that goes on in the apartment complex because they never put notice on your door. In order for you to find out something happened in this complex is from your neighbors or you come outside and see somebody car on bricks. Sad Sad Sad ! I paid for everything rent and deposit almost a month in advance just for my apartment to be filthy the cleaning crew did a terrible job of preparing my apartment there were stains on the carpet on the walls and let's not forget the food behind the refrigerator and stove from the precious tenant. Mirrors and closets were hanging and it took well over two weeks for everything to be completed except for my roach problem. It is now November and I still have a roach problem along with a few minor issues that they do not actually fix they just basically put a band aid over. I would NOT recommend anyone to stay here. The complex is in a very convenient place but the complex itself sucks: some of the staff office have attitudes when you call for maintenance issues but I can say that Alexus is ALWAYS pleasant and very helpful Jessica as well.”

I've raised my son here. He's grown and now be and his wife have moved here. The staff is courteous, nice and very helpful! They really take care of the residence! They are the only complex in this area that has a resident appreciation day with plenty of food, fun, games & PRIZES! They give prizes for the best decorated outside apartment on certain holidays. The maintenance staff are friendly and prompt. They don't take long to fix what needs to be done. No complex is without maintenance issues! That's normal wear and tear. It is an older complex but they keep it up WELL! It's quiet here and not alot of hanging out. I'm a very picky person and for me to be here 17 years speaks volume! I'm a single woman and safety is at the top of my list. I feel very safe here. They keep the complex clean and landscaped. I love the valet trash pick-up. There is a nice and clean gym here and a business center. Although we don't have washer/dryer connections in por apartment we do have several nice laundry mats on the property! Mainstream is a wonderful place to live. If you pay your rent on time you won't have any problems. I'm really disappointed those that have chosen to trash talk this complex instead of telling the truth! You'll love it here just like I do!Ft”

This place has roaches, rats and gnats! At least 4 rats has ran in my apartment since I been here this year. It turned out there were several holes between the fridge and dishwasher. I do not like rats at all and as soon as the rats stopped coming the gnats started. Then the neighbors are so nosy. You can go somewhere better than here. Every other week you will get a notice at the door saying that it's been an incident in the apartments. This place is outdated and not worth it run!!!!!!!”

The building has to have them in order for them to come out in the first place. She likes to blame the residents instead of focusing on the fact that these units have no scheduled maintenance of any sort. The gym equipment doesn't work and lets not start on the washers and dryers that are constantly not working. Every other day they are cutting off our water for some sort of maintenance. I think that's the only apartment in this whole complex that they actually take care of. Unfortunately, you cant see the real mess they are moving you into until after they take your NONREFUNDABLE deposit...your 1st clue. While they are trying to distract you with charm and chatter take notice of the mismatch fencing and rotten wood that make up some of the patios...your 2nd clue. You will find this same rotten wood (called cabinetry) in your actual unit only it will be painted over 1000 times. Ask about the roaches. They will tell you they exterminate every week...your 3rd clue. I didn't catch it at first the last complex I stayed in exterminated every 3 months as a courtesy. Here they HAVE TO exterminate weekly and many of us have tried other many things and still have them here and there. They will say its the fault of the residents but no way!!! This building is old and the pipes are always leaking and they are definitely in the guts of the walls feeding off the leaky pipes and moisture and not dirty tenants. After you move in and complain they will respond like you too are a dirty tenant. Ask them if this place is so great how come they don't live here. Turn on the dishwasher or the sink in the model and see what you get although I wouldn't be surprised if that's the only time you will see or smell clean water. My sink water stinks so bad in my bathroom I use cheap bottle water to brush my teeth. Murworth floods when it rains really bad sometimes causing our sewage to back up. Pros-the neighborhood. Really the kids don't bother me and unless you stay by the pool you barely notice any are here. Great neighbors. The walls are paper thin but this is not a problem unless you have noisy neighbors which is rare here. My neighbors make it bearable. I hear the school district is excellent but no daycare available in the area if you have babies. I love the neighborhood. Im disgusted with my apartment. Living here you are basically making the investors more rich. If you read this only sign a lease if you desperate. Other wise you just being a fool.”

It's absurd to have to live with roaches. I had to call an independent exterminator to come out quarterly just to get the problem under somewhat control. The water was brown, daily. You have to run the water for seconds before it comes clear. The appliances are old and gross. My dish washer appeared to have mold in it. I refuse to use it. The kitchen cabinets smelled of rotten wood. Pros: It's fairly quiet with the exception of kids during weekends and summer Other tenants are fairly nice. It appears to be medical students and old people (45+) The neighborhood is great. Pretty close to a bunch of great amenities, can walk anywhere really. You're next to 300k -500k homes. The staff is fake nice. It's nasty here. Run”

They will sell it to you...but you will be paying super high interest!! They are a second chance property which means people who cant get an apt no where else can get one here. The property is very old. VERY OLD. Im going to fault the on-site property manager for the maintenance issues because she have them paint over everything instead of fixing/replacing it. EVERYTHING is hiddened/covered with white paint. Funny, when I pulled out my kitchen drawers you can tell they didnt even bother cleaning the drawer out first...maintenance just painted over the hairs, dirt, paper clip and other miscellaneous items that was in the drawer. There are water issues. Many units are slanted. There is a bad roach problem regardless of cleanliness so they do exterminate every week. The women in the office are nice. I only signed a 6 month lease because this is not someplace you live longer than a year. Im told everyone that lived in my unit before me only stayed 6 months too, lol. It is very overpriced for the quality. You should only make the choice to stay here b/c it is easy to get into and you need something quick while you spend a little more time to find something A LOT better!”

Beyond irritated with the lack of customer service, I'm happy to be gone. I lived at Mainstream for about 2 and a half years. I've had both positive and negative experiences during this time: The Good: Overall I think the office staff is nice and cooperative. Maintenance is so-so in the quality of their work, but they do respond quickly. I had my AC go out during some hot months, and they showed up within 20 minutes after-hours. Parking was acceptable as well. If no spots are open in the open lots (on Murworth) there are always spots in the gated section. Good proximity to shopping (Fiesta, Target, Kroger, convenience stores, food places) and 610. Most of my neighbors were friendly and quiet. I had a top floor unit and the vaulted ceilings made the place feel much bigger. Valet trash was super convenient as well. Grounds were well maintained with tress and flowers, lawn was regularly mowed, and salt was laid on walkways/stairs during cold weather. The balconies are spacious- I loved to sit outside during the summer. The Bad: My unit was slanted! Like the foundation literally was slanted, and over time would need maintenance to patch up cracks in the walls. I had roach issues when a slob lived next to me (who was also a loud and belligerent drunk that eventually was evicted), but it cleared up with my new neighbor as he was clean. The laundry facilities close at 10pm, which means they are usually taken during the weekend. You have to recharge your laundry card (coin-free machines) in the office...which could be closed as early as 5:30pm. It never made sense to me why they would close at 5:30pm or 6:30pm depending on daylight savings time...seriously in the Spring they set their close time at 6:30pm and in the Fall they set it back to 5:30pm. Also, since it's so close to nrg Stadium the cell towers get overloaded during events (concerts, Rodeo, etc) and I couldn't use the internet or stream movies on my phone and sometimes calls wouldn't come through (this was really frustrating!). The Ugly: One year the parking lots flooded and my car was a total loss due to the water damage (insurance company evaluated it). On a few occasions I heard gunshots- one incident in particular the car outside my window had a bullet hole through the windshield! They have plumbing issues and have to shut water down frequently to work on the pipes, which is understandable. However one Thanksgiving eve they shut the water down during the day and weren't able to get it back on until after midnight, when it was supposed to be back on by 5pm. I couldn't flush my toilet, wash my hands, or prep any food for Thanksgiving. Why they couldn't wait until after the holiday, or schedule it for a couple days prior, I don't know. We did have a HUGE ant problem, and they were fire ants. One night I found hundreds of them under my bed, by getting stung on my foot! I vacuumed time and time again but they would come up through the carpet- probably through the cracks in the walls. There would be huge ant mounds in the grass and there were ant highways on the stair railings and the stairs coming up even to my front door. I found a bunch of them between my pillow and the wall one night and have felt them crawling on me (woke me up at night). So, yeah- no over exaggeration it was a BIG issue (and I reported it frequently). Also, rent went up $100 from the time I moved in to my renewal offer. Might not be a lot to some people but an 18% increase sounds a bit much to me for such a short time.”
“Renter beware, you really get what you pay for here. I cannot wait until my lease is up to finally get out of here! If you are just starting on this side of town, it may seem like a good deal at first but it most definitely is not. They claim that there is a tight lock down on security, but the walk in gate by our building has been broken for at least a couple months now and doesn't shut. Anyone and I mean anyone can come walking in whenever they please. Ironically enough, someone from maintenance lives right next door to it so it's not as if no one knows about it, it seems they are just too lazy and cheap to fix it. Here is the icing on the cake about why I'm so excited to leave from here. A while back, a pipe ruptured in the ceiling of a vacant townhome next to ours, seeped through the wall in the kitchen and flooded it and the living room (spared most of our belongings, thankfully). Called emergency maintenance and they told us to shut off a water valve under the sink and they'd be there at 8 in the morning with a shop vac. Did I mention our living room and kitchen was literally flooded with standing water?? After an hour of trying to clean up water ourselves, and it was still coming with no inclination of where it was coming from, we called emergency maintenance back and demanded someone come out. An hour after that call, he FINALLY showed up and began vacuuming water up. Soon after that he went to get the keys for the vacant townhome and found the hot water pouring from the ceiling in that one. After managing to stem the flow of water and vacuum up what he could with the help of the head of maintenance who finally decided to make an appearance from his apartment across from us after everything was almost done, he left. No one offered fans to help dry carpet/padding/walls. Nothing. Went to office the next day (a Saturday) to ensure that our carpet and drywall was going to be taken care of, we were told that our carpet wouldn't be taken care of until Monday, and the dry wall NEXT Friday. Monday rolls around and carpet guy comes and rips out almost all the padding from the bottom floor of our townhome. Says he'll be back Wednesday to replace it, he also leaves us with a fan to dry the carpet, but we had to ask for that. Surprise. Wednesday comes, carpet guy never shows up. Thursday was a holiday so we couldn't go up to the office until Friday, only to be told that we were going to be taken care of Monday. Like.. really?? Monday? It's really lovely to know that these apartments don't take things like mold and mildew seriously. Not to mention we have been living here in a ripped up mildewy apartment for OVER a week now without so much of a "sorry" or anything. I understand accidents happen and whatnot but the office staff has literally been the most uncaring, unsympathetic bunch that I have ever met. I hate to be that way, but I am just so taken aback and appalled at how our problems seemed to have been brushed aside like they didn't matter. Sorry for the long post, and I know you may not have the same experience I did, but if the unexpected does happen to you, know that they will take the cheapest route to fix the most dire of problems. I'm also pretty sure instead of replacing the drywall in the townhome the pipe ruptured in, they just painted over the walls to hide the watermarks. TL;DR- Poorly maintained apartments, safety issues abound, health issues a concern. There is certainly better elsewhere. Don't even waste your time looking.”
“I stayed in Mainstream for a little over a year. Overall I am happy with the service I received while I was a resident here. They're one bedroom layouts are spacious but a little outdated. I will say this their closet space is second to none. The manager Theresa goes above and beyond. I really didn't have many pest control issues nor ongoing maintenance issues. I have since moved out and relocated back to Dallas and even received over 90% of my deposit back! Thanks Guys:) Keep up the great work at Mainstream”

Apt: 1BR/1B Age: 28 I first came from Dallas to Houston looking for an apartment for school last summer. I went through ALL reviews and visited 22 apartment complexes (with a spreadsheet to organize details!) and ended up at Mainstream. I waited a full year before writing a review because I didn't want to give credit/diss it before having a well-rounded experience. Here's what I have: LOCATION: The location of the apartments is very close to reliant so lots to look at during game days and Rodeo! It's right off main street so I'm not far from downtown and the med center. My apartment actually faces Murworth (the street) so my view of the STUPIDLY EXPENSIVE townhomes across the street is gorgeous! NOISE: The windows are not the greatest quality so I can generally hear things outside if no radio, vent or TV is playing. With that being said, I have NEVER been awakened by noise or bothered so much besides the usual times when kids get out of school or people living for the evening. Not noisy. BUGS: So here's the honest truth: I JUST started seeing bugs two weeks ago....and I've been here a year. I'm not the cleanest person but cleaner than most and I have a dog. Common sense things like not leaving food out and only feeding him and specified times has helped I guess. The bugs I have seen are small, brown roaches (no huge, flying water bugs or spiders) and I think it's due to the change in weather, not a neighbor or anything else. That's what RAID is for though...seriously, I'll call them to exterminate. PARKING: Again, I don't live inside the gate so there are parking spots right outside my place. However, they are GONE by 8pm which sucks if I have to go through the gate because it only lets you in on one side. Most times, however, I have a spot and if not, I park inside the gate. Nothing to cry about. Just annoying. SAFETY: So don't be stupid and walk around with your IPAD out while having your IPHONE plugged in around ANY big city...with that being said, I walk my dog at night (latest being 1am) and I have NEVER not felt safe. I have not seen any police lights THE ENTIRE TIME I've been here and my car has not been stolen/vandalized nor have I witnessed anyone else complaining of this. There was this older guy who used to scare me when I walked late at night but one day (yes, daytime!) we spoke and I realized I was being biased. Safe for me...but again, don't be stupid in a big city. NEIGHBORS: My neighbors have been here for a long time and they are quiet! I have a retired guy downstairs who has dog sat for me when I've been out of town and always keeps a look out (although not needed). There are some other neighbors that I'm sure are weedheads but they say hi and don't smell like weed..and they're not loud. A few neighbors down the block are like "King of the Hill" style uncles who drink beer every night and tease the neighbors with loud laughing but they settle down by 9pm and they're cool. COMMUTE The bus stop is literally right on the corner and it is a 7 minute commute most days to the rail on the bus. Several backways to get home during game days. MANAGEMENT These ladies are soooo sweet! I'll admit as a homeowner I was horrified with mgmt stories at other places but honestly...my interaction with management is limited...because nothing needs managing! That's the great part! The few things I've needed fixed were fixed within days and that was when I first moved in- so far everything still works! LAUNDRY ROOM/ POOL/ GYM I rarely use the laundry room but when I have it's been clean and things have worked. Never used the pool. The gym needs new equipment. That's it. Overall, I am DEFINITELY happy here. It is not the snazziest place- I don't have marble, wood floors or a closed balcony and there's no awesome club space but why pay for that when you don't use it anyway? I honestly think this place gets flack because it doesn't look the best outside but I LOVE the landscaping and flowers year around. Attached are a few pics of how I did my place- which is very bare bones because I just needed a temporary place for school. And it's dirty, but you don't care. The wall is not painted- its cheap fabric from a clearance at Walmart. I turned my linen closet into a shoe closet. Closet space is great!”
“I have lived here for four years because of the location. The reviews about the customer service and not wanting to make repairs is true. I just asked for my stove to be replaced for the third time. They have fixed the stove twice. The front burner comes on when it wants to and sparks. Theresa, the manager, came to my apartment and banged on the door until it opened. I asked her what her problem was and she said she needed to see the stove. I let her in and she told me that it works and does not spark. I told her not to tell me the stove didn't spark because she does not live here and I am not a liar. I also asked her to trim a tree branch that scratched me as I was walking down the walkway. She told me that she was getting bids to get the tree trimmed and I was going to have to duck. My forehead was burning from the scratches while she was telling me this. A few minutes she was banging on my door. She knocked over six times before the door opened up. This was all I could take. I let her ------ azz have it. I told her that I don't mean to complain but the stove and the tree limbs I'm complaining about are hazards that need her immediate attention and she is putting my family and my neighbors in danger. A stove that sparks is a warning that is followed by disaster. I will be notifying the management company. She is so out of line and does not know the meaning of customer service or manners.”
