“So from my google review, because I am lazy: Edit for 2026: I have now been living here for five years since then and my review remains the same. The staff are friendly and responsive, the area is quiet, the neighbors are courteous, and the rent has only gone up slightly (frankly less than inflation). I count myself extremely blessed to have lucked into such a wonderful place to stay. So I have lived in these apartments for about a year and it's one of the best apartment complexes I have ever stayed at, particularly for the price. They take security very seriously so I feel very safe, the staff and maintenance are helpful and pleasant, and the owner, Miss Bess, really seems to care about her tenants and making sure things are comfortable for them. For example: At time of writing we are having the covid-19 outbreak and Miss Bess not only got someone to fix our electrical problems in the middle of the night, TWICE, but also got someone to fix one of the lights that had come loose in our kitchen that same day. The fact that she was still answering her phones, much less able to arrange a miracle during this time period on multiple occasions, shows me that she is far and away one of the best people I've ever had the pleasure to rent from. Also for anyone with families, the grounds are clean and quiet, the inner area is actually quite beautiful, and my neighbors have been very respectful and nice. I legitimately do not think I could ask anything more for an apartment.”

In the beginning, the service was excellent, and maintenance was always prompt. I can’t remember the name of the previous assistant manager, but once they replaced her with Crystal, everything changed. She is rude, and whenever you call for maintenance, she either ignores you or hangs up.It seems like she might have some issues with Black people. That’s why you don’t see many Black people there, except for those who want to live near the mosque. For example, I initially gave them notice to move out but later changed my mind and wanted to extend my lease. When I went to discuss it, she immediately shut me down with a "no" and a sarcastic "good luck" instead of offering me the option to rent month-to-month. It felt like they simply didn’t want me there, but I insisted on getting another room on a month-to-month basis until I moved out Safety has also become a major concern. The gates remain open for days, stolen car tires are left in the parking lot, and every morning, you wake up wondering if your car will still be there. It’s simply not safe anymore. At one point, someone even broke into the residents' mailboxes—I have no idea how or why that happened.There is no security, and the cameras are just for show. They don’t record clear footage, making them practically useless. One time, someone scratched my car, so I went to the office to check the footage, but the video was too blurry to see anything. They also introduced an online rent payment system, but if the software goes down, tenants are held responsible. I’ve seen people get into trouble because of this. It feels like they’re just looking for excuses to evict tenants, which is completely unfair. Honestly, it seems like management has been here for so long that they feel untouchable, and as a result, the apartment continues to deteriorate. It seems like the manager and assistant manager might be family members. Otherwise, they would likely be more professional and treat tenants with respect for the sake of their jobs . The only reason people still rent here is because of the nearby mosque. Given the poor management and safety concerns. Next to the apartment, there is a church with a large parking lot. I’ve seen people go there and engage in inappropriate activities, visible from my apartment. I wish I had pictures and videos to show how much the quality of this apartment has declined. I wouldn’t recommend living here.”

Scam Tactics in Play. - During my first weeks living in the apartment, the AC wasn’t working. - After two months, the countertops and bathroom vanity started bubbling. It turned out that before I moved in, the contractor had painted over the old countertop with multiple layers—up to three! This happened because they didn’t properly prepare the surface (see attached photo). - As I mentioned, they make excuses to use your deposit for apartment upgrades. - The garbage disposals are so weak they can’t even shred onion or potato skins!”

The security is far from poor. The exit gate is broken ninety percent (90%) of the time. The gate can be pushed open from outside. I traveled out of town early this year(few days before the pandemic), within 2 days all the four wheels of my tires were stolen (see pictures). The apartment staff could not access the video footage. It appears their security cameras are not working too. It cost me a total of $4000 to replace both the wheels and tires of my car. IF YOU CARE SO MUCH ABOUT YOUR SAFETY AND PROPERTY, I WOULD ADVISE YOU STAY AWAY FROM THIS APARTMENT!!”

The leasing office employees are very professional and experienced, as well as friendly and willing to help residents in any way they can. Maintenance is also pretty good. They come fix a problem generally quickly and make sure they leave everything well done. The only downside I can think of is loud neighbors but what can I do? It's a small complex, that which I do not mind on its own. Overalls it's a great little residential community in Bellaire and I recommend living here if one seeks a peaceful living and helpful staff.”

The case reached the city of Houston health department who cited them and ordered a cleaning initially refused. Complaint has also been filed for discrimination with HUD! I can go on and on Just save yourself hospital and drugs money treating yourself or your kids for Asthma for life!”

But in the whole area, I would have to say that I am GLAD that I made the choice here at Sharpstown Park apartments. Yes, there's been car thefts, and break-ins, but like I said, LOOK at the area. Im plenty sure these are the BEST apartments in the area itself. It's very quiet, the pool is nice, the maintenance is quick on stuff that's important and 'non essential' work orders take abt 2-3 days Only thing I hate is how i smell my neighbors curry cooking and Ive even become nauseous bc of that. but other than that I LOVE these apartments. After I moved in, I recommended my cousins to live here and they are now renewing their lease just like I did. I plan on staying here for a while.”

The service and maintenance have been good and prompt. My AC unit used to blow more air in master bedroom than the guest bedroom, it couldn't be fixed even if it was tried several times. It the whole time I lived there, I reported my stove not working. No one ever came to fix it. At night you can hear what everyone is doing in the apartments around you. From the movies they watch or the music they are listening too, or other "nighttime activities." The staff is downright dishonest. Becky and Maria lied several times about several things. A prime example is that when IKE hit, they forced many of us to leave. They did this by posting a sign that stated that everything in the apartment will belong to them in a day unless we move out. After I moved, and turned in my keys, they wanted me to sign a paper to get my money back, but the paper stated that they were giving me "5 days" to relocate. Because of this, the apartment got to keep most of my furniture, and everything that I could not move in a post hurricane, no power Houston. When I did receive my money for the rent I paid, it was not what they owed me. They had stolen my belongings end money in the end.”

They have overcharged me for my water bill and took it out of my deposit, want me to pay $10 for drip pans, after 12 years mind you. I had to remind them that I am "Not the make ready person." I hope you're smart, otherwise they will mow you down. So, look out, or remember I said it, to expect it before you leave, and after leaving. But, I've got work to do now about getting part of what is due me back. Those people at SP are rootless. Another thing, please don't miss a pool party. Manager won't like you for that. Please, Please, Please don't go there to live. Its even worse than its ever been with the slamming of doors and the thin walls and noise and the rude people who will call you out of your name, etc.--another reason I left. YOU DO NOT HAVE TO PUT UP THE MESS OVER THERE. A BUNCH OF LOW CLASS PEOPLE, not all, but just a few is too much. My car was stolen right from under my window where I parked it inside the gates. Other people had cars stolen. Apartments were broken into, cars were left on bricks, wheels taken. Many incidents happen there on numerous occasions. Trust me, it is NOT a nice place to live. And the tackiness of all the signs and wrong color bricks which they thought was beautifying the place - its just a mess. The hallways aren't safe. There is a man there who will grab you. You gotta run for your life. I couldn't take another day living there. Perhaps they are charging me for the cookies and the pool party meals that I ate. lol. Believe me, YOU WILL PAY FOR IT. THEY ARE GIVING YOU N O T H I N G so don't feel so grateful, there is nothing to be grateful about. Enough said by Happy Ex-Tenant Fay One other thing, rent is too high there for what you get. Electric bill is too high--not energy efficient.”
