“As a very long time (now former) resident, there's very little positive I can say. They will attempt to charge you on move out to replace carpet that's > 5 years old or to repaint the walls. They'll charge you for pest service (never was a problem in the years before they took over), despite multiple requests written down in their little book in the leasing office (apparently there's some sort of pest Mary Poppins that just shows up). If that wasn't enough, they'll give you an address for payment that is non-deliverable, then threaten you with collections (even prior to the bill being due) after their screw up. Asset Living is the epitome of slumlord and bad faith. There are no amount of incentives that will make it worth moving in.”

This will be my last lease at this property. I have recently been dealing with paraphernalia being left in “dog friendly” zones & my dog being a victim of this issue more than once. I contacted the “new” management on 3 separate occasions and each time I was blown off and told “we will send an email out about cleanliness”. With no avail, this last trip to the vet cost me $400 right before the rent was due. I sent pictures of the area where I found the marijuana and all but still nothing from the office. They care more about trash valet hours and conducting last minute “random inspections” with no information being given out. 100% know you can find somewhere better to live that 1. has a safe space for all residents (including the animals WE PAY TO STAY WITH US) and 2. a management team that does not get replaced every couple of months.”

The gate to the garage was broken since the day I moved in..(it was finally repaired yesterday 2/26) None of the security doors actually work so anybody can just walk into the building. The trash rooms are disgusting and people leave their trash bags in the hallway for days at a time because the valet trash service is spotty at best. In late January, a new property management company was put in place. I have tried to give them some time to figure things out but they have been completely incompetent. Emails go unanswered. The leasing staff say they will get back to you on issues and they never do. I had two maintenance requests on file that were marked as completed yesterday; however, I was working from home and nobody ever came to do any work in my unit. If you are looking for a stress free apartment living situation, this is NOT the property for you.”

There’s an high amount of cars being put on bricks due to the extreme lack of security and the one way in one way out gated garage. I unfortunately had my vehicle completely stolen. As I pulled in tonight from work, there were multiple cars on bricks. This is an all you can steal complex for thieves. The cameras do not work, the gate doesn’t work and this is all within only living here under 2 months. I do not recommend this complex, and will be looking to break my lease due to the high theft. Theres absolutely zero security. Also, the lower levels reek of dog urine.”

Since Greystar took over, there has been months with broken doors, lack of replacing basic functions within the complex (grills, dog bags around the complex, etc), and worst of all is the complete overbearing rules in place by their incompetent manager. Not only are they trying to make it as difficult as possible to use basic facilities (gym, pool, community rooms, etc) but they seem to have lost everyone’s information about their pets and cars since they keep asking for this information. They recently are punishing all residents off of the actions of a few by limiting pool access and have completely disallowed music or alcohol at the pool. The reason a lot of us moved here was for this pool but the power tripping manager wants to get all high and mighty because of the actions of a select few people who were at this complex on one weekend. The hallways are dirty. The valet trash misses pickup sometimes but the complex decides to fine people for this. The parking is horrendous if you live on the south side of the complex. There is a cesspool of frogs, bugs, and other things growing in the courtyard. As stated before, some doors have been broken around the complex for months. The grills only work about half the time you want to use them. A constantly rotating staff clearly shows that the manager is clearly the problem. And to top it all off they will try and increase your rent by roughly $300-400 every year. I used to be able to recommend this complex to anyone but after the past 5 months I would highly recommend anyone to avoid The District at Washington at all costs unless you want to deal with the absolutely atrocious manager and her terrible decisions.”

Management has done nothing to improve safety and have actually stopped responding to emails from myself and multiple other people in the complex just trying to ask what changes they will make to improve safety. 4 months ago, 3 cars had all their tires stolen and left on bricks. 2 months ago there was an armed robbery in the parking garage. At that point I went to speak with management who told me they were working on getting security cameras and increasing security. They didn’t get cameras and security was actually coming around less. The entrance gates were broken for weeks before they fixed them and multiple doors to enter the building do not work and are always unlocked. A month later, there was another robbery and a tenant was assaulted. All they do every time someone gets robbed or attacked is send out an email telling people to call the police. These people don’t care about anything but locking you into a lease. They nickel and dime about the cost of security or cameras, but they spend a fortune on landscaping and upkeep in areas where they take people on tours. There is constantly vomit and pee all around the complex as well as trash all over the place and even graffiti. When they give tours of the complex, they purposely avoid areas of the complex covered in pee and vomit and take you to a gorgeous model apartment to get you locked into a lease. PLEASE PLEASE PLEASE do your research before signing here. For the same price or cheaper, you can find many other places that will make you feel much much safer. The staff will likely respond to this with an automated message that they write to every bad review, which is reflective of how they handle everything. They take no accountability, they just make excuses and give you the classic customer service response so that they feel better about themselves.”

I have lived in some pretty nasty and poorly run places in college and none of them compare to the disgustingness of this bio hazardous waste of a property. Me and my roommate chose the jester floor plan and were pleased with the spacious layout. The square footage is the only positive about this place. I have a golden retriever that lives at my parents and visited me no more than a week collectively throughout my entire lease. This dog is very well maintained for with vaccinations and monthly flea prevention medication. Months after my dog left the apartment my roommate and I started noticing little bites around our ankles and legs. We got on our hands and knees with flashlights and realized THOUSANDS of tiny dead black bugs laying around the baseboards later confirmed to be fleas. We promptly notified management of the issue to which we got no response within any timely manner. Considering how bad a flea infestation could look for an apartment complex, I was expecting management to go above and beyond to make things right. When Rena and Brittany (management) responded we got a nasty email threatening eviction if we did not pay a pet deposit and additional rent for the golden retriever that was spotted by the workers in the front office earlier in the year. Instead of having any accountability, management insisted that we were the only unit that had any issues and insinuated that I was personally liable for building infestation since I had a dog visit. My roommate and I bug bombed our apartment TWELVE times unsuccessfully before contacting a professional exterminator. The exterminator informed us that it would do no good for us to get our unit exterminated because the fleas are in the walls of the building. We went into multiple neighbors units and found that they had the same infestation. Brittany and Rena finally acknowledged the infestation once they were bombarded with emails from multiple tenants. They still have not acknowledged the severity of the problem despite the picture evidence documenting the extent of the infestation. They had pest control spray the hallways eventually but the fleas are still not 100% eradicated. After this experience my roommate and I were too traumatized to go back into the apartment because we were still finding live fleas so we moved out of the complex and lived with friends. Brittany and Rena could not have been less understanding and compassionate. They refused to waive or discount our rent for the months we had to move out of the apartment due to the infestation and chemicals. We both moved out only 4-5 months after we moved in and continued paying our rent throughout the entire duration of the lease. Their online portal for paying rent is garbage. It works half the time and if you have issues with the portal good luck getting anyone at the front to answer the phone to help you. If you have a roommate you cant pay partial payments you have to have the full amount paid from one account. Most places have more convenient options for submitting rent payment. If you lose a parking sticker worth .05 you have to pay a $50 fee. The parking stickers are tiny, do not adhere and are transparent so make sure you store it safely when you go to get your car detailed. There is constant criminal activity. Car break-ins, apt break-ins, rapes, robberies and shootings. This is not exaggerated this actually happens every week. Don’t depend on the security guards or feel any comfort from their presence because one of the perpetrators of the crimes was the security guard! Expect to pay hundreds for a trash service that you can’t opt out of even if you don’t live there. Even when we did live there the service rarely picks up on scheduled dates. If they don’t pick your garbage up and it’s outside your doorstep the day after a scheduled pick up date you will be fined for it. Continued..... Don’t move here if you want to enjoy the pool because you can’t play music. You can only stay for 30 min time slots that have to be reserved days in advance. If you are lucky enough to sneak a guest in don’t get to comfortable because they will make you get out of the water to confirm passes and reservations multiple times. If you move here make sure you have a strong stomach because you will see dog feces, vomit, and other bodily fluids on the floors for days before it gets cleaned. Make sure you bring comfortable shoes every day when you leave your house because the garage doors are constantly broken. They are either wide open for anyone to come in or they more frequently are locked shut. You will have to walk up and down the the parking garage ramps to find a door that isn’t broken. I was considering not writing this review if management took consideration of my experience and worked with me on my fees moving out. Despite paying for months of rent for a unit that was uninhabitable I still wanted to give them a chance to make it right but this place continues to bend me over and make me pay for unjustifiable fees after I moved out. The district has gone downhill since two women that have zero regard for their tenants.”

Multiple break ins, a mugging, an assault and stolen vehicles - it's been something every week. Management has been apologetic but ultimately, little has been done to increase safety.”
