“Exterior lead paint, subpar plumbing, and water filtration causing high water bills. HVAC in terrible rusted condition/continuously breaking down. Extreme bug infestation which mgt wants you to pay for on top of mthly $9 pest control that rarely comes out when requested. Mold in windowsills, main leaking pipes interior apt leading to shared exterior pipes in garages. Roach infestation is extreme in most apts. Property mgt yo yo's on occupancy due to broken leases and constant visits to court. Mis managed priorities on what to fix is focused on cosmetic aesthetics v foundational property needs. Beware of these slum lords!!!”

“Instead of condemning the puppies to death, just relinquish them to any of the rescues, clearly willing to give them a much better life and actually save them. If they continue to treat voiceless animals like this and with absolutely zero concern especially since these have been widely circulated to millions of people, how do you think they will they treat you as a tenant?”

“My experience at this complex has been on the decline since I moved in. Pest, dog poo, stealing money, not completing work orders. It's just terrible. I am forced to pay renters insurance bc it's a fee included in rent but when I tried to access the insurance -the company RLL says CAF management is not under contract, that seems like fraud.”

“The management company here is not great. But for the price, as long as you don't mind an unkempt place with loud neighbors, you'll get a good value here. Just be sure to stay on top of your stuff because the office staff likes to add late charges when theres no late payment, or worse.”

“Prior management are passive to tenants request. I have contact manager several times regarding the issues there . No one has a solution for the issue. I can't promise I'll renew my lease there in the future.”

“I moved into a unit that was not properly cleaned, experiences an extreme pest and rodent problem, and, as a result, has a rancid, overwhelming smell in the kitchen of rat/pest defecation that precludes me from going in there for more than 1 minute at a time. I cannot cook food or anything of the sort, so I am losing money spending money on food from outside sources. It has been an absolute nightmare to say the least. Management is trying to do what he can, but he came into a horrible situation. I hope it doesn't remain this way for my entire stay because it has been awful since the moment I moved in.”

“I have lived in the community for many years... maintenance is key since this is an older construction and the administration in the leasing office is sometimes not up to par. The area is convenient and that's what keeps me here.”

“------! Trash and dog poo everywhere. Robbery, murder, rape, amd vandalism all occur here. More ------ trash is moved in regularly. I feel my family is no longer safe living here. Security is a joke. I have seen 1 security worker once since they have been here.”

“It is quiet community. I like living here but be aware that there is a huge insect problem. The property is not maintained as well as it was when I moved in. Maintenance is slower at fixing issues than when I first moved in.”

“The overall maintenance of the buildings is substandard for the price of rental. Door damaged unrepaired, trash not picked up in public area, balcony policy not enforced on specific tenants( double standard). The laundry room are absolutely filthy and sporadically cleaned. While the maintenance team is exceptional , all of the above gives a very poor review . It's sad because it's all fairly easily fixable but administration does not seem to give a hoot of the many complaints received. I will be happy to share pictures of what we are imposed to live with .”

“I am very dissatisfied with this place. There's mold in the vents blowing out stale stinky air, roaches everywhere, and my unit has gnats. It was not cleaned from the last tnt. It's FILTHY! Stay away.”

“RUN! unless u like to live in a place where management tells u whatever will get u off their back, for the moment, then when u come back to them later, they lie & say they never even spoke to u?& i mean the new manager, as well as the girl who has answered the phone for close to a year. there was a young man SHOT & KILLED 30 yards from my front door earlier this year & that was the 1st time management had EVER issued an email notifying other residents that a crime had occurred on property, since i moved in. there r frequent car breaks in's, robberies, asssults & u can often hear domestic violence against women & children occurring as well as ppl abusing their dogs. the parking lots r used as trash receptacles by residents, + i found out that the bldg in which i live (5404 Beverlyhill) used to be CONDEMNED. just DO UR OWN RESEARCH WHEREVER U CHOOSE TO LIVE!!! & may i suggest choosing one that is NOT run by CAF MANAGEMENT, b/c w/the exception of Loren, the other 3 managers who were assigned here ALL just in the last 21 months (it keeps changing) have honestly been SLUMLORDS. ive lived in my own home almost 30years, & only had to resort to apt living b/c of divorce following a 27year marriage?& wouldn't u know, id choose a scary place like this has turned out to be?!!!”

“It was a great deal and in a great location. Unfortunately, the constant change in management causes a lot of issues to fall through the cracks. Priorities are always changing and communication with its tenants is always missing. Unfortunately, pest control is just not taken as seriously as it should and makes living in the apartment difficult.”

“I love this neighborhood. So close to everywhere. Some utilities bill could be higher than my expectation. Infrastructure works could be stronger. Because the rain affects a lot. Sweet place with small pools”

“The owner needs to pay for a reputable property manger. They need to fine every pet owner for all of the dog crap found every time. Get rid of the possums and roaches. More dumpsters and stop letting people keep thrash on the balcony.”

“Enjoy the area and it's not noisy. Clean and nice pool areas things to do for everyone. Walking distance to a lot of food and lounges. The mall is around the corner and other shopping outlets to love here.”

“Not enough room to tell you experience. The grounds are not maintained. It takes forever to get something repaired. The are potholes large enough to swallow a truck. The carport g a te doesn't work. The gate into the The building doesn't work. The pool doesn't work. The staff is rude. I could go on and on.”

“Used to be fabulous property, but over the past few years have been a number of different owners, and management companies which has negatively affected the property. It is looking worn and old, and not as it used to be.”

“It's a good But my car got broken into and the gate is always broken to the parking garage and people leave dog ---- every where . The staff aren't helpful the give false hope for adding cameras in the garage and there's a huge hole going through gate damaging car tires”

“I HATE IT HERE I CAN NOT WAIT UNTIL MY LEAST IS UP IM HONESTLY TRYING TO BREAK IT HORRIBLE ROACH PROBLEMS I CURRENTLY HAVE ROACHES LAYING EGGS BEHIND MY REFRIGERATOR, MY FLOORS BEEN LEAKING WATER SINCE THE DAY I MOVED IN MY AIR CONDITIONER WAS BROKEN FIRST DAY I MOVED IN I HAD TO PUT THE TRASH BIN UNDER SO MY FLOOR WON’T CONTINUE TO BE COVERED IN WATER. NEXT DAY I WOKE UP MY TRASH BIN WAS FILLED WITH WATER. CONSTANTLY DEALING WITH SPIDERS,NETS, AND ROACHES. EVERYTHING IN MY APT HAS MOLD FROM THE TUB TO ALL MY CLOSETS. I TRULY HATE IT HERE YOUR LITERALLY PAYING FOR THE AREA THE NEIGHBORS ARE RACIST OLD WHITE LADY TOLD BLACK KIDS THEY CANT PLAY OUTSIDE, MAINTAINCE MEN SRE LAZY THEY DO JUST A LITTLE FOR WHATEVER YOUR PROBLEM IS JUST TO GET BY NOW YOUR BACK TO SQUARE ONE SMH This has truly been a bad experience”

“From the outside looking in it’s nice…quiet little neighborhood BUT management does not care about the residents safety nor does the local police. Cars have been broken into NUMEROUS times. Security gates are always Open, when they do close your clicker does not work to open them. No cameras to catch anything. Can’t wait til my lease is up. Also only 1 building on the entire block has washer and dryer connections.”

“it hasn't been the best experience. I was shown one apartment and given another unit. The maintenance needs to do better at keeping up. The current management it's not on a great path either, they have not responded to the concerns addressed in my emails.”

“I like the multiple unit layouts the complex has. Though an older property, the apartment itself is great! Some of the appliances have been updated & the location is great. I love that my unit's utilities are supplied by the property. That is extremely convenient!! During the winter store we had lights and gas the entire time. Made me feel comfy & secure during a difficult time. My only issue is the that the community washers and dryers are always out of order. The maintenance workers do a great job with maintaining the unit & always respond less that 24 hours after the request is submitted.”
