“Exterior lead paint, subpar plumbing, and water filtration causing high water bills. HVAC in terrible rusted condition/continuously breaking down. Extreme bug infestation which mgt wants you to pay for on top of mthly $9 pest control that rarely comes out when requested. Mold in windowsills, main leaking pipes interior apt leading to shared exterior pipes in garages. Roach infestation is extreme in most apts. Property mgt yo yo's on occupancy due to broken leases and constant visits to court. Mis managed priorities on what to fix is focused on cosmetic aesthetics v foundational property needs. Beware of these slum lords!!!”

I am forced to pay renters insurance bc it's a fee included in rent but when I tried to access the insurance -the company RLL says CAF management is not under contract, that seems like fraud.”

Just be sure to stay on top of your stuff because the office staff likes to add late charges when theres no late payment, or worse.”

I cannot cook food or anything of the sort, so I am losing money spending money on food from outside sources. It has been an absolute nightmare to say the least. Management is trying to do what he can, but he came into a horrible situation. I hope it doesn't remain this way for my entire stay because it has been awful since the moment I moved in.”

Door damaged unrepaired, trash not picked up in public area, balcony policy not enforced on specific tenants( double standard). The laundry room are absolutely filthy and sporadically cleaned. While the maintenance team is exceptional , all of the above gives a very poor review . It's sad because it's all fairly easily fixable but administration does not seem to give a hoot of the many complaints received. I will be happy to share pictures of what we are imposed to live with .”

— 5331 BEVERLYHILL ST · HOUSTON“RUN! unless u like to live in a place where management tells u whatever will get u off their back, for the moment, then when u come back to them later, they lie & say they never even spoke to u?& i mean the new manager, as well as the girl who has answered the phone for close to a year. there was a young man SHOT & KILLED 30 yards from my front door earlier this year & that was the 1st time management had EVER issued an email notifying other residents that a crime had occurred on property, since i moved in. there r frequent car breaks in's, robberies, asssults & u can often hear domestic violence against women & children occurring as well as ppl abusing their dogs. the parking lots r used as trash receptacles by residents, + i found out that the bldg in which i live (5404 Beverlyhill) used to be CONDEMNED. just DO UR OWN RESEARCH WHEREVER U CHOOSE TO LIVE!!! & may i suggest choosing one that is NOT run by CAF MANAGEMENT, b/c w/the exception of Loren, the other 3 managers who were assigned here ALL just in the last 21 months (it keeps changing) have honestly been SLUMLORDS. ive lived in my own home almost 30years, & only had to resort to apt living b/c of divorce following a 27year marriage?& wouldn't u know, id choose a scary place like this has turned out to be?!!!”

Priorities are always changing and communication with its tenants is always missing. Unfortunately, pest control is just not taken as seriously as it should and makes living in the apartment difficult.”

Cars have been broken into NUMEROUS times. Security gates are always Open, when they do close your clicker does not work to open them. No cameras to catch anything. Can’t wait til my lease is up. Also only 1 building on the entire block has washer and dryer connections.”

Some of the appliances have been updated & the location is great. I love that my unit's utilities are supplied by the property. That is extremely convenient!! During the winter store we had lights and gas the entire time. Made me feel comfy & secure during a difficult time. My only issue is the that the community washers and dryers are always out of order. The maintenance workers do a great job with maintaining the unit & always respond less that 24 hours after the request is submitted.”
