“Office staff is great and always helpful . Friendly an polite. Been here for a couple years, but a lot of family an children in complex . Kids have no place to play so run around complex so very noisy . Leave toys around property . Pool is small once summer hits you can never get in it cause it's full of kids an family party's every weekend til late at nite. 10 pm is end of pool hours but that don't stop people from carrying on . Parking is ridiculous. No one parks in assigned places. People park were ever that want. And then there's the church next door to property that has an outdoor tent for congregation an Has Sunday morning music blaring like it's in your bedroom . If you can put up with All that you will like it here. I will be moving when lease is up”

At first seemed like a great place to live, but there are major flaws with this complex. I personally have had four MAJOR water leaks in my apartment damaging the drywall, carpets, and fixtures in the last two years. They do a "lipstick on a pig" repair job and now there is mold all throughout the apartment. Also, their maintenance men and/or contractors do not care to do a decent job of covering your belongings before starting drywall repair so you'll get drywall snow all over your stuff. One contractor also stole items from us and damaged the ceramic top on the stove and management said there was no way to "prove it". There are bug problems (cockroaches) and they send a terminator out every two weeks but no real improvement (and yes, I am a clean person). The dryer does not vent properly so you'll have to dry your clothes for about four cycles. The dishwasher also leaks. Stove and fridge are nice and the apartment does have a garbage disposal. The apartments do have decent storage with a large walk in closet, pantry, and coat closet. The attached laundry closet also doubles as additional storage which is nice. Sound is okay, you don't really hear your neighbors unless they are playing loud music which if they are management won't do anything about it. Safety is not a concern of mine at this complex. The property is well lit at night and I have not heard of any car or apartment break ins. Parking is a joke. If you don't pay for the $10/month assigned spots you'll almost never find a spot. If you do pay the $10/month for an assigned spot it will not be anywhere near your apartment. (This was a recent cash-grab as parking used to be included in your rent). Seriously re-think this property before signing your lease. They'll lure you in with incentives or cheap rent, and then the pain starts.”

Let me elaborate with the experience my girlfriend and I have had since moving here in 2013. In just two years, we have experienced four major water leaks resulting in excessive mold and mildew buildup on the walls and ceilings, maintenance work that doesn't include cleaning up after themselves or caring if they damage the appliances and countertops around the apartment as they cut out and replace drywall (due to the leaking water), a huge cockroach problem (despite us keeping our apartment clean), recently-introduced "nickel-and-dime" tactics by charging residents a fee to park at their own apartment complex, and consistent water-outages that occur every couple weeks or so, resulting in no hot water or no running water at all for periods of one to two days (or more). All of this going on with an ever-increasing monthly rent and water bill (even though the water is only on for about 60% of the month. I lived in many apartments in my time, but I have never been subjected to the sometimes third-world living conditions of this complex. The one good thing that can be said of all this, is that it has motivated us to save up and buy a new house as soon as possible, which we're doing the minute our lease is up in a few months.”

The landscaping company is doing a very good job keeping up the appearance of the property. Every time I have submitted a maintenance request to Minessa or Leslie they send someone to my apartment within 24 hours. The interior of the apartments are decent for the amount of rent. Brown cabinets, fireplace, & white appliances.... and we actually got new carpet, which was a HUGE plus! We are pleased with the community & the management staff. I have family members that have lived here for several more years than us, and although they have experienced some issues, I know they are content living here as well. It really is a great community. It is a small property, which I believe can make a big difference. It is very well lit at night. Compared to the other communities nearby, I believe this one is a HUGE improvement. It is peaceful and quiet with a respectable management team; I would definitely recommend this community.”

Insulation is beyond pitiful and you'll rarely get an electricity bill under $100 no matter how little you are home because the A/C fights to maintain a simple 78 degrees in a unit not even 550 sq ft. You can see sunlight seeping through your front door that just confirms you are paying for A/C to go right out the door, literally. Looking around at the other side of I-10, there are larger apartments for equal or less cost that include hardwood floors, less expensive pet fees so I do not fall for the "property value" increasing $30 in only 6 months when nothing has been done to improve the property what-so-ever. Pet deposits are up to $700 for the first, $400 for the second. You'll hear a lot of hearsay and rumors spewing from the manager's mouth, even if it's about you, to your face and then claim "Everyone says that" when you tell her it's not true. She'll even attempt to refuse a lease renewal without ever discussing it with you if there's any issues to be resolved or accusations being brought up against you from who knows who. Stovetop is crooked, dishwasher leaks, mold grows in the bathroom no matter what you do. Someone somewhere introduced bed mites to the building last year and they hesitated treating it themselves and further said if their initial treatment doesn't resolve the issue, the residents are responsible for future costs, regardless if they are the root cause or moved in to an already infested unit. A/C has gone out every summer and I've never seen them enter a unit to actually clean out the vents which you'd think would be general upkeep. You have to request an A/C filter monthly but a clean filter can only do so much when the rest of the vents are FILTHY. I could go on, but in less than 3 years, rent has continuously increased and living conditions remained just like the building: Bare minimum and old as dirt.”

Maintenance is slow and one doesn't speak any English, which of course is the one on call at night. Parking is not enforced like the rest of the rules. If you pay your rent in a reasonable time then you don't have to worry about being kicked out no matter what you do. Every lease renewal rent is increased but there are never any updates to the buildings or grounds. The courtesy patrol is non existent. Police are frequent visitors and cars are broken into. Recently a resident was held up at gun point and most residents were not even warned to be on the look out. They recently added pet rent on top of pet deposit, which would be okay if they grandfathered all the pets that were already there but they didn't. Just a little more to pad their already fat pockets without doing anything to improve the place.”

She is only there to collect that monthly check. Ask for assitance when something is not working in the apt. sure it'll get fixed 3-4 weeks later. Stove dosent work, burners are lop sided, Air con units are from the 80's and they refuse to replace them even though they keep breaking down. In a nut shell they never fix a problem they only put a a band-aid on it till next time. Not the maitance workers fault they are just doing what they are told to do.Hot water goes out very often due to the apts only having one burner that works for the whole complex.Roaches, Fleas, Mice, Snakes, ECT!!!!Cars get broken into atleast once a month,sevreal cars at one time(no security) They shut off the water without notice hours on end.Dog poop through out the complex.The exterminator they have go out there is a JOKE,has no idea what hes doing.Oh and the smallest amount of rain that comes through there the power goes out for hours..No joke! I can not stress this enough, The office personel is very unprofessional(once moved in)Completely disrespectful and RUDE!! Do yourself and your family a favor and do not move into these apartments..”

I have seen the roaches, but I did not treat the place before I moved in. Any maintenance issues have been handled quickly and efficiently. My only complaint has been one toilet has been consistently clogged - I have reported it numerous times, but they will need to replace toilet and pipes. We decided to wait until I left the property to fix. When I called about my air conditioner, it was fixed within two hours. The grounds are very well maintained and always look very nice. It is quiet...quieter than the complexes around us. If I could wish for anything, I'd go for assigned or covere parking. Other than that, I'd recommend this complex to any and all!”

She sat me down to fill out paper work and then left the room and left it to someone else to do her job. they told me that i had good enough credit, i made enough money, and my rentals history was great.. i gave them the money and they told me they would run the information and tell me if i was approved or not... they came back saying my credit was too low and that my old apartments told them that i was late on rent and that i needed a savings account with 2,000 dollars or more in it.. I myself have never heard of having to have a savings account to get a apartment.. The leasing lady went back to talk to Lesslie.. and Lesslie (The manager) came back and said we cant do anything for you unless you have that 2,000 dollars or more in saving.. so basically telling us to leave... I am not writing this to be rude cause i didnt get approved i am writing this because they are FAKES... They really lost a good customer i have more money on my hands then they make a month....”

Anyone that knows ANYTHING about these lil terrorists, knows they can come through the walls. These apts are not bad priced and are pretty if you pick the right floor plan. There are no baseboards or crown molding, which helps cut down on this type of problem. They sent in "their exterminators" and they claimed that they didnt find anything. I had a friend of mine come in from terminex and he IMMEDIATELY found the culprites. I feel they just did not want to cause mass panic or have to treat the whole building. I was 9 months pregnant when i got brutally attacted by these lil critters. The mgr DEFINITELY (AS MENTIONED PRIOR IN ANOTHER REVIEW) needs to work on her people skills. I was expected to live there with my 3 yr old and newborn with bedbugs. wow! they refused to treat unless a bug was found, even though the Tell-Tell signs were present, (black fecal dots on bedding and mattresses, the shedded skins, etc) However, i will say Maintenance is great! Nonetheless, i had to break my lease bc not only would they not treat, they would not allow me to do so either”

Neighbors are pretty friendly and cordial, though there are one or two, that seem a bit mental (one is a notorious "dumpster diver"---do not dispose of personal info. have also witnessed him eating out of dumpsters. Staff is OK. Leslie can come off a bit abbrassive, can certainly brush up on her interpersonal skills, but can be friendly most times----as long as you don't have a complaint, I chose to interact with her as little as possible. The assistant manager is very professional and handles herself a lot better (no offense!). Used an apartment locator service (FreeApartmentList.com) BEWARE!!!!---but found this on my own. The Apt service still tried to take credit by advertising "up to $250.00" rebate to list them on my least, after going round and around with them for 4 months and threats to call "Take It To Adkins--channel 2 (?) consumer reporter), they finally "assed up" a mere $45.00 bucks, thus, fulfilling the "up to" advertisement. Was told what I received was up to the Agent....though, they called me relentlessly to see if I had found a place. The wildlife field can be entertaining....wild rabbits, possums, and various birds. LOTS of bugs during the Summer months. The A/C in the apartments is too loud. The interior is old and worn, cheap cabinets---which breed baby roaches---you should spray often!!!; paint that seems never to have been stripped down but, simply repainted over too many times. Hot water is luke-warm, at best!!! The front gate is broken far to often, for an advertised "security" complex...but that's more a reflection of the silly tenants that keep crashing through, trying to "beat the gate closing" instead of using their code to reopen the gate. Dishwasher breaks easily, if not used at least every other day???!!! That's what maintenance told me....it shouldn't matter how little I CHOSE to use my dishwasher, it SHOULD WORK!!!! Very bizzarre...there was a recent break-in, but I think that was likely a former, disgruntled tenant. or someones' ex-spouse/boyfriend, perhaps. Noticed more police activities the other nights (6) cruisers were on site. Appeared to be a domestic violence situation---heard a woman giving details to an officer. Can't wait to move on and up, but the economy is so tight right now, may have to endure another year. Not a terrible place, just very very old, and not well maintained buildings. Landscape is tidy and clean. Great central area, only other thing missing would be a transportation system for Highway 6....surprised such a busy area does not have a bus system. Moved out Feb 2012: As I stated above, "ok" for the money and if trying to get on ones feet again. Pleasant experience for the most part. Just grossly poor workmanship & quality of the cabinets and walls on the inside of these apartments. They should really consider a more professional approach. They simply apply multiple coats of new paint, instead of stripping the old and repainting. Cabinets, doors stick. Paint peels, exposing the layers (sometimes noticeable different colors) of paints). Should really consider adding crown molding. Took some time, but was able to get on my feet. Moved to Sugar Land. FAR DIFFERENT experience with quality of apartments (inside & out!!!). More money, of course, but far more WORTH every extra $$$$ to live in beautiful & comfortable surroundings.”
“this place used to be nice. the manager leslie is very rude to people. the only thing that was keeping me here was the maitenance alfred. he was very nice and professional and always fixed everything. for some reason they fired him and the guys that are here now are terrible. the tall white man looks like a hobo and smells like beer. he and the new maintenancecannot fix anything. and since alfred left there have been break in's because they cant fix the front gate. this would not of happened if he was still here. i have been living here for ten years but once my lease is up i will be movin asap.”

My husband & I moved in January 2004, and have found the size & cost of our 2bed-2bath apartment very reasonable. <br>The maintenance is not done quickly, at all. More often than not, it takes 2-3 calls for the maintenance man to come back out & fix the problem correctly. On several occasions, he has left trash or debris from his work on our floor & on our counters. <br>We have gates, one entrance & one exit. They never work. If one of them actually does work, then the other doesn´t. The staff don´t bother to fix it because ´people just keep hitting the gate´ & there´s no hurry to fix it since they´ll just break it again. <br>We were told when we moved in that the apartments were being renovated (Ha ha, this was a lie), and this was the reason the gate didn´t work. Our appliances are nearly antiques as well. Our dishwasher didn´t work when we moved in, and I had to practically beg to have it replaced. I finally had to have the manager come see for herself, and I left digital pictures of the broken pieces so she would find them. <br> <br>Overall, the complex is full of friendly people, and it is pretty quiet. In regards to the staff, they are nice people, but completely lazy about repairing maintenance problems. You have to call them more than once to get it fixed right.”

The staff in wonderful. They have floorplans to suit anyones needs. The only thing I wish they would do is renovate. I would like to see new appliances put in. Of course there is a downfall to renovation...the price goes up. But in my experience at apartments, when they are renovated the rent usually doesn´t break the bank.”
