“It's mid-March 2019 and she is still harassing me. I moved out of this place because of the harassment of the manager Cheryl Foster. My move out date was 11/2018. She is still to this date harassing me. ONE long year here with zero late payments. The last month rent she conveniently lost. Keep your receipts here, you will need them. Worst apartment community ever because of her specifically. The apartments are very old and pipes are always broken which is not so bad but her delivery of information in regards to the property is at the very least abusive. Want a nice place to live check out Trails at Rock Creek. Same rent many many more amenities and very professionally ran. Worst manager ever!!!! Cheryl Foster. All residents avoid her like the plague. Abusive to all residents but mostly women. She is uneducated and unkind. I do not think she even knows how to use google. If she did, she would know how to research how to properly take down a tree. She cuts down live trees ( we kinda need those for oxygen) so now what is left are live tree stumps growing what's called spurs. She does this inside the occupied resident patios and makes us, the residents, maintain the spurs or threatens a penalty of $50.00. She is rude and abusive to the children. She closes the pool on the holidays like July 4th when the children are home and able to swim. She has a severe problem and she gets away with the abuse because she has 0 accountability to the owner. He the owner of The Barry Company is out of Arizona and I am making a complaint against his real estate license with the bar. The Houston Apartment Association and The Better Business Bureau. I suggest you do the same. Unity in numbers. I think if we could get a compassionate manager that knows how to google it could be a nice community. In this instance, one bad apple is spoiling the whole community. The problems of this community are easily repaired with knowledge and compassion. The water is always cut off or no hot water to shower with. When I call the manager Cheryl told me she wouldn't send anyone out because I was the only one who complained. Today, woke up no hot water. It's only March and we have had the water shut off 5-6 times and no hot water about 4-5 times. They give you a notice same day that the water will be off, and also reminds you rent is due on the 1st, but you can't even provide us with water?? A woman was rob in on the property. Gate code the same for everyone. We use to have weekly pest control but they do not provide it anymore. The list goes on and on. I will not renew my lease here after this year.”

We would have never known about it if some of the other tenants had not been outside and told us to be careful. No management did not notify anyone. The security guard is not a trained professional he's someone that needed a break on his rent. Would I recommend this place no I would not unless the current management is replaced and the place be remodeled. The wood is chipping and the patio gates are leaning to the side. Had to keep my pants tucked in my socks then spray with Raid (I know, not the healthiest thing but I was trying to keep from being eaten alive). The management was supposed to come by and experience the flea-dom and see just how bad the fleas were...ahhhh, they never made it over. The rats--catching them was like catching fish in a barrel...as soon as you'd set a trap and walk away, it would go off. There were that many rats to where it didn't matter how many you caught. You could hear them in the walls at night while you were trying to sleep. Disgusting. Somebody tried to steal my car while I lived there, too. Was it the rats? Maybe it was the fleas? They will tempt you with rent that is so cheap it can only be called "negative cheap," but seriously, don't even THINK about living here.”

The complex was 97% quite the most noise you heard was when the pool was open. As far as the office staff I never had an issue with them in fact Sherry (office manager) was always nice to me so I'm a little shocked at some of the comments made about her...who care's if she is drinking a beer at the pool and smoking a cigarette this would mean she is off duty so what is the big deal?????????....some people really need to be honest about these reviews and not post angry post just because something did not go your way. If I did not have to move across town I would have signed another lease I truly loved my unit and the complex. So for people who mind their own business and pay their rent on time this would be a great place to reside.”

I understand emergencies, but they haven't let us know ether time. The first time I found out our hot water was off when I got into a cold shower. Both times when I've gone to let the managers know, they've said "I know". Why can't they come tell us after they shut the water off? Since today was the 2nd time this happened I went to complain about not being notified and the manager got an attitude with me. I pointed out there were two people in the office and one of them could have come to tell us and the manager said she just got there. I then said that they have our phone numbers and could've called from the office and the manager had no answer to that. She's very rude and has an excuse for everything. If they got a new manager, I think the complex would be better.”

But when August 2011 came around the apartments had new management but they are horrible. I reported things that have been broken things that needed to get fixed but every time i make a report the manager promises to send someone to fix the problem but they don't. I went a month without Air Condition and reported this problem like 4 times. One of the maintenance guys who works here refused to come in and fix the problems because he has a fear of dogs. The manager called us to put my two dogs in the upstairs closet until the AC was fixed which i was really upset about because i was in there with them to calm them down and it was horrible! I was sweating like crazy and the my dogs were going crazy because of the heat. OH!!! NOT TO MENTION WHEN THE MAINTENANCE GUY OPENED THE DOOR when he first arrived, one of my dogs managed to run out, he freaked out and WAS HOLDING AN ITEM TO BEAT MY DOG WITH IN CASE IT GOT TO CLOSE TO HIM. IT WAS HIS FAULT THAT HE OPENED THE DOOR AND LEFT IT OPEN! these also use to be private apartments and were very strict on who are allowed to move in but now they let anyone in because people move in and leave after a short while. Now you have THEFT, PEOPLE GETTING BEATEN UP, BAD NEIGHBORS, MICE AND ROACHES. DO NOT MOVE HERE!!!! YOU WILL REGRET YOUR DECISION!!!”
— 5110 AZALEA TRACE DR · Houston“It is called Smoketree Townhomes now, and I read all of the other reviews and I understand the concerns that were listed, but I think the management is really great and they are trying really hard to keep up with the concerns people have with the complex. Every month there is a bulletin that is tapped to the door with improvements and suggestions and phone numbers to call. I pay $509, but right now they are having a special which is significantly cheaper. I sleep at night, there is only the occasional person who drives down the road with a booming stereo, and while walking to the mailbox, you might here someone having loud music, every now and then. Every time the gate breaks, it's fixed in a responsible time. They recently replaced the locks on the walk-in gates. There is security lighting all around the apartment. There is some maintenance that needs to be done on the outside of the buildings, but the insides are beautiful. We have an occasional German roach, but that's because of trash on the inside of my place or the fact that it's Texas. The townhomes have GREAT insulation during the summer with the air conditioning, or the winter with the heat. They have the connections for a washer and a dryer, and washers and dryers on location. The fitness room is $5 for the whole time you are living there. It room is fun. It has a great pool. I really like it here.”

The crime in the area has increased but this place is so broke (or so they claim) that they cannot maintain or improve what they have. The management companies and property managers have changed so frequently over the last couple years that it is obvious no one cares about this complex or the residents any longer. This property is unsafe and unsecured! They will not fix obvious open entry points on property that allow dozens of non residents to come and go as they please and play basketball, fight, steal, vandalize all they want. The maint men try to keep up with demand of this property but it is falling apart more quickly than the large team of maint men can keep up. 2 out of 3 office staff is just rude, horrible to deal with and just doesn't care. 1 bullies you and is the rudest woman I have met in years! The other is the manager and she doesn't want to deal with you if at all possible. If you can get to talk to her she won't look you in the eye or she will BS you to no end. This portrays an air of lack of care and the worst customer service I've experienced in a long long time. Recently the rent was dropped drastically and this brought on a wave of residents that are rather unsavory. This has made the property louder, more out of control and less safe. I wouldn't recommend this place for my worst enemy! Please stay away from this place if you value your belongings, general sense of security, and any feel of having a place to call home. I'm attempting to report this property to some genre of authorities in hopes of help! I know myself and several other residents wish we could get out of here without being charged a lot of $$$ and a hit to your credit report. How can you do that if you fear for your safety but can't afford the consequences?”

I left some pantry items on the counter, I'll put them up later, I'm hungry. I went back in the kitchen and there was a rat chowin'down on my hot dog buns and rice. I was so shocked, all I could do was scream. The thing just looked at me and kept eating. I screamed some more and threw a lid and a napkin at it and it finally slinked off down the exhaust of my stove. Oh wonderful. (Every since then I have kept a croquet mallet in my kitchen just in case I have to whack-a-rat.) Ok, so I can't leave food out. I get up the next morning and there were roaches in and around my trash can. No food in the trash can, they were on the coffee cup and napkins. So you can t put used napkins/empty cups/cans in the trash unless you are taking it out right away. But it gets worse. What s worse than rats and roaches? The carpet. I was told it was new (yeah right!) but when I got here on move-in day and saw them shampooing it, I knew that was a lie. Rock and a hard place, I had to move and it looked to be in semi-decent shape. Ok fine. My first night here, I get out of the shower and soon discover white hair all over my feet. I was like wtf so I take a close look at the carpet. It's COVERED in cat or dog hair or both. I' s like this hair has become one with the carpet. It actually reminds me of the felting process, it s all one cohesive unit. Vacuuming only makes it worse, the ceiling fan and the a/c just blow it around and it lands on everything. (Be sure and look at the photos). When I brought a carpet sample to the property manager's attention (this is Tina) which showed all of this hair, she frowned up and was obviously grossed out. She told me the big manager would be here in two weeks, no she couldn't call her, but they would come by and look at it when she got here. Ok fine. Well, SHOCKER no such visit. Tina told me that she had indeed shown her boss the carpet sample and was told "that doesn t constitute new carpet." I love that word, by the way, constitute. (For the record, I asked for new or even new USED carpet, I don't care, as long as it's not covered in pet hair. I got neither.) I mean, are you kidding me? I'm over here like the Brawny lumberjack on a rat, chasing roaches, and I always gotta have a lid on my drink in my own apartment! And I don't even have a pet! I can't walk barefoot in here, which is my custom, shoes go off at the front door. Not here! I don't dare walk barefoot in here, I'm afraid I might catch the mange. I've even found it in MY hair. They have a non-refundable pet deposit. They just pocket it, because they sure as heck don't use it to fix any pet damage. Theoretically, that s the purpose of it being non-refundable, right? (They claim they had no idea a pet was in here. If all of this hair is here now after they steam cleaned, can you imagine what it looked like before? And they had no idea? Yeah, and my name is Willie Foo Foo). And get this! Acted like I was all kinds of wrong when I told them I was going to put them on blast. Like I, ME, I'M wrong! She just told me that I'm stuck like Chuck for the next year, I gotta live in this crap, but I'M wrong for posting pics online and telling YOU about it! If it's not a big deal, if this doesn't constitute new carpet, why are you worried about what I post and what I say then? So I'm screwed for the next year. Don't let it happen to you! I can't even unpack all of my stuff because I don't want to get hair all over it. I can't unpack my kitchen yet because of the vermin problem. Haven't seen any rats in a week or so, but I still see roaches. The vermin, that will go away, but the carpet...thought about getting the Rug Doctor, but I don't think that will help. Having said all of that, I will say that the maintenance team here is ON it. They are outstanding, you can tell they take personal pride in their work. They fixed everything in here as if they were going to be living here themselves. The guy came back a few days to check the glue traps he had placed behind the stove to catch the rats. He even fixed things I had yet to request. In my opinion, this is the best maintenance team in Houston . Also, it's very quiet here, safe (far as I can tell, only been here a month), the residents are really nice, no one is a stranger. I love the woods and the closed-in patios. Just be careful on the patio at night. A possum rolled up on me one night, scared the crap out of me! I thought it was a giant rat, so I hopped up on my chair and screamed bloody murder. The thing was looking at me like "what s your PROBLEM, lady?" My neighbor's kid and dog came out to see what the noise was about. When they saw the possum, they both fell out laughing (yes, even the dog was laughing at me). Be sure and check out the photos I posted. The hair blends right in with the actual carpet, (which is why I never noticed it until I walked across the floor with damp feet) so what I did was take a piece of packing tape, press down on the carpet, lifted it up and placed it on a piece of black construction paper so that you may view it easily. Can you say ewwwwww?”
“Management does not allow maintenance to do their work on due time. It takes weeks for maintenance to come after we call for some sort of work. Because management is too busy trying make their quota. The roaches problems are really escalating. Last the pools, in the complex are health hazards. we need a health agency to come and summon the office because maintenance does not know how to keep the pools clean. They are dark green for months we are in the summer and should be allow to enjoy the pools and we're not. They have no idea what they're doing. People are coming at night to steel cars and/or tires i personally witness the security guard catching some people steeling tires a few days ago and management did not press charges against the thefts. There is a drug selling problem growing in the complex. That is truly horrible. A concern tenant.”

I investigated, and it was comming from the carpet, the carpet that I reqested be replaced before I moved in (they refused, but agreed to steam clean). They steam cleaned the carpet, but the smell did not go away. Later I found out the carpet was never steam cleaned, because there is no hot water in the washer hose. Well moving in,the nasty office people tell me they are going to fine me for a box in the front yard - I took a minute break, from the summer heat. During my stay, the mouse population gets out of control. The office is unwhilling to do anything about it, except say "we are next fo a field, there is nothing we cand do." The mice here are out of control. After the hurricane the roof leaked so bad, it took 6 months to fix it. this place is horrible.”
