“They are very unprofessional! They lie about everything and do not remember the lies they were told! Roach and spider infested, not enough visitor's parking, and they will move you into an apartment sometimes without appliances and are not in a rush to install them either. Worst experience ever.”

“I have been living here for 2 years now.I have had a couple of problems ,but of it all I would and have recommended this property to family and friends.To real where can you live nowadays and not have any problems.My maintence request normally are fill the same day ,so with being said I know Westridge have had some management changes within the year they are only trying to make it a better and safer place to call home..I'm glad I move here.I was in great Southest,now that was scary every nite I couldn't even let my grandbabies out to play without shooting I'm glad I moved.”

“I recently moved out of these apartments when I first moved in it was roaches everywhere they offer pest control but whatever they use is not strong enough to combat the roaches because they literally have an infestation these apartments need a overhaul as I was moving out i was taking my things out and I came across the roach traps my exterminator left they were filled I'm a very clean person bleaching became a daily routine for me. The roaches are in the walls. My air didn't work for months. The security guards are creeps that flirt with you and follow you around the complex. ONLY MOVE HERE IF U HAVE TO THEYRE NOT NICE AT ALL.”

“I have not nor will I be a resident here. I am currently searching for an apt and I called to find out what I needed to bring in to fill out an app and would they have any apts available to move into by the next month. The woman who answered the phone was very unhelpful and, in my opinion, rude! How your front office handles customers, especially over the phone, says alot to me so I wont even be going in to try to move here. Very rude.”

“Yes I read some of the reviews that some people wrote regarding westridge Gardens.They probaly only writing bad reviews because we now got a perfect manager that put his foot down and stick to his word.Over the past year I watched him get rid of residents with pit bulls and noisey residents and just people hanging out for know reason. He walks around every morning picking up trash that residents leave on the ground which he dont have to but he do. He is one of the best Manager that we had in awhile.We hope that he stay here with us for awhile. But some people hate changes and that is understandable but Its all for a good reason. Thanks L&L for a good Manager.Keep up the good work Westridge office staff.”

“I've never had a problem with the apartments, aside from the usual roaches and generally poor state of the buildings. Recently with the Rodeo in town, however, they changed their visitor parking policy without notice to tenants, resulting in two of my friends' cars getting towed. The manager actually came to my apartment 5 minutes before the cars were towed to tell me that the tow trucks were there ready to tow my friends' cars and that they had changed the policy to where visitors must get visitor passes in addition to parking in the visitor designated parking areas. With such late notice, I asked him if there was anything he could do, and he replied that there wasn't so that my friends' cars were towed. Later on when I talked to my neighbor, I was informed that this happens every year, although the management usually notifies the tenants of the policy change each year. Being new, I didn't know about this annual policy change when the Rodeo is in town, especially since they never notified me. Also, the manager has a contract with the towers so, to me, this seems like a scam to get money out of tenants who have not lived at the apartment long enough to know better. To make matters worse, when I asked the manager about this again, he replied that they had notified everyone already, so either they did a very very very poor job of notifying everyone, or that's just some lame excuse for the incident. I'm currently still talking to the manager about all this, but am quite upset that it happened at all to a tenant who's never caused any problems at all like me. So, beware of shady policy changes like this from the management!!”

“Kevin is great person and take good care us when I say us it like family we all look out for each othe in the apartmet and the kevin in office treat u real great when something is broke no problem getting it fits quite and safe place to live. “I love this complex and the people in the office. I have never had a problem with maintenance or the management. Especially with the hiring of Kevin. The management is always friendly and willing to help. The maintenance is always quick to fix your problem and finding new ways to improve the property. I like to think of these apartments as a hidden treasure in not so great neighborhood. I feel safe enough here to do my laundry and walk to my car at two or three in the morning. The security guards are always helpful and roaming around somewhere. As another user said, I have never heard a gunshot in this apartments and out gate is pretty secure. I plan on living here until I buy my house. I have lived here for three years and I love it.”

“THE ONLY PROBLEM THAT I HAVE WITH THESE APTS IS THAT THE APPLIANCES ARE RATHER OLD AND OUT DATED. I DON'T HAVE ANY PROBLEMS WITH NOISE IT IS ALWAYS QUIET EVEN ON WEEKENDS AND HOLIDAYS. I'VE SEEN ROACHES HERE AND THERE BUT NOT MANY. MY APT OR CAR HAVE NOT BEEN BROKEN INTO AND THIS IS SOMETHING THAT HAPPENS OFTEN WHEN LIVING IN APTS. THE GATE IS ALWAYS WORKING AND SECURITY IS ON THE PROPERTY.”

“I now have the longest tenure of any resident living on the property. Yes, in 27 years, you can experience excellent and poor management. You can experience times when the property does not look as clean and fresh, but L&L Management Company takes pride in caring for numerous properties around the Houston Area. Westridge Gardens has experienced several makeovers during my tenure and has won awards through the years. On the whole, especially with the last two managers, we have had excellent management on the property. Maintenance has experienced its ups and downs through the years, but currently we have an excellent maintenance crew. After Hurricane Ike, L&L Management and our Maintenance Crew had the property, roofs, etc. in excellent order sooner than other properties in the area. They worked hard with internal repairs to several apartments, since we had a tornado come through. In years past, we were able to have all HPD as Security. We currently have a Manager who specializes in Security and is upgrading the property in this area to very high standards. Regarding pests and roaches, I use ultrasonics, never the exterminator, and have no problem. I have never experienced gun shots on our property. Our neighboring properties have this problem. Westridge Gardens is known to be the safest in the area. Residents are screened very strictly prior to move-in. Security enforces trespassing and prosecution on our property. As residents, we have the right to complain about noise and other disturbing occurrences any time of the day or night. I have to admit we have had problems with the Answering Service which our current manager is working to resolve. In 27 years, I have lived in three different size apartments and have been pleased with the handling of my maintenance requests. Rarely have I reported any complaints to L&L Management. This has been my home and I feel safe and secure.”

“I lived here for 3 years and had a few problems with them. There is no consistancy for one. Sometimes they are right on a problem...only if it affects them directly though. Other times you have to ask 10 times before a problem is resolved or its just never resolved. Some of the neighbors in the back are quite disrespectful as far as noise goes. It's only quiet during the week, during the school year, from about 10am-2pm, when there is no cunstruction going on (and all of those factors have to be present). The manager, Jessica, is ok. Sometimes she can be a little short. The rest of the staff treat you according to how their day is going. It must usually be a bad day for them because that is often the treatment. The security (if you want to call them that) are too busy trying to talk to the ladies or eat to really secure. They are also nosey gossips that sit around with the staff and talk about people as they walk by. I mean how professional is that? The only consistanly friendly staff member left last year (2008) and I stopped liking my experience shortly there after. The only convenience is the location to the medical center and downtown. Otherwise, only move here if you have no other options. They are not as bad as living on the northside or off of Fondren on the southwest. However, if you can do better, do it!”

“I hated every second living at that place. They have the worst roach infestations and the exterminator didn't help the problem at all. My roof leaked all over my couch and the staff did nothing to fix the issue. The gate was always broken and the parking lot was always trashy. I was a single female living alone and my first week there I was harrassed by male individuals in the complex. My neighbors were nosey, and my complaints to the office went unanswered, not to mention nothing was done about the marijuana stinch coming from their residence. Don't be lured in by the "friendly staff" they don't help you and aren't very friendly when it comes to helping you with renter's issues. BEWARE!!!!!”

“I've lived here for 4 months. I have a 6 month lease, and I hope to leave when it's up. I sleep with ear plugs every night. If I forget them, 80% of the time I wake up to someone yelling outside, someone's car alarm going off, or my upstairs neighbors walking around in their apartment. Sometimes even ear plugs can't save you - Last night at about 1am I woke up to the sound of my upstairs neighbor vacuuming. I called the courtesy service to complain, because quiet hours start at 10. Their answer: "Quiet hours is only for loud music and obscene noise, we can't tell people not to clean their apartment. Sorry. *CLICK*" When the kids are home, the ceiling shakes and noise is abundant. I don't think they're EVER going to re-open the pool, I've asked several times and no dice. So don't plan on swimming! Their laundry provider SUCKS - often when I do my laundry, I come to find that one of the washer's hasn't drained, one of the driers started but didn't dry, etc. There are always 2 or more machines out of order, but they aren't marked. ROACHES. I had the exterminator they hire come in for 3 months in a row and he didn't put a dent in them. EVERYWHERE. I walked away from my frying pan, came back and there was one in there dancing on the food I was cooking, lol they're tenacious. I bought some COMBAT and used a whole tube in my tiny apartment. It's keeping them at bay, but I still see at least 5 a day and now I'm finding dead roaches on my plates, on my floor, etc every day. They're even in the bedroom. Pros: Maintenance guys are really nice, stuff gets fixed pretty promptly. You get to pick your own wallpaper in the living room! The staff in the office during the DAY are all very friendly and accommodating. The answering service at NIGHT, however, is rude.”

“i been here for a year and i have had no problems. I actually feel safe at thses apartments then other . The management is vey friendly and always have a smile on there face. But overall i give these apartments an 8 out of 10”

“1. apartment has a roachs and rats problem.<br>2. my car got broken into and my stereo was stolen.<br>3. they say they have security but their are not security officers ask them what they r.<br>4. manger is hardly in the office.<br>5. the person that lives across from was murdered. <br>6. if u want to pay lots of money and not have any service thats the place to be.<br>7. the ceiling in my apartment leaks water when it rains hard.<br>8. and if you have a problem with anything in the apartment it will take a week to fix.<br>9. the exit gate of the apartment complex was broken for a week and we had to complaine a lot for them to fix it.”

“Close to a lot of things and releativly good pricing for the area and with washer dryer hook-ups. Be prepared to deal with lots of neighbor noise and conpitition with Reliant Center events. Football season is a nightmare, and when the Rodio is in town be prepared fo a lot of messes and rude strangers sneaking in and parking. If you have a nice car don't bother...”

“<br>The apartments are old roaches, mice, rats, parking lot floods when it rains oh and a shooting now and then. Residents leave trash outside, wash rooms are broken into washers broken, they switched to a card system to stop this. Read the police crime report before living here. Get it from HPD!!! I AM SERIOUS!!!! During events at the playing fields or the Rodeo getting home...long wait ahead. Worst of all GANG´S ARE ACTIVE in the area. The most management does is hire a guard to control the gate to the parking lot. To an open community, the front is open. In whole, the slums, in the shadow of the Astrodome. <br> <br>Management, the best thing to say is, you can take them out of the trailer park, but you can not get the trailer park out of them.”
