Master bathroom mold present and it was just covered with paint.”

BUT. ive had leaks since the day i moved in almost 5 months ago now. every time it rains be prepared to be spending your time worried about how bad your a/c unit is gonna leak and destroy your stuff as well as how am i going to get to my car through these flooded sidewalks. there have been multiple other things that have needed to be fixed since moving in, such as none of my doors close properly, and the bathroom one doesn't close at all, thank god i live alone. but no one has ever come to look at them. when they do fix things, it's not done properly and is only a temporary fix, so be prepared to also continually put work orders in for the exact same thing. BUGS. BUGS. BUGS. the fact they charge a pest control fee BUT NO ONE HAS EVER COME TO EXTERMINATE THE UNIT baffles my mind. there's bugs EVERYWHERE. ALL THE TIME. i decided to keep all my dishes in my dishwasher just to prevent bugs from crawling all over them. and you might just think it's a couple when you first move in, but it's going to be a couple bugs literally every single day. the only time i haven't seen any in the past 5 months was when i was out of town. took over a month for me to get my mailbox key. kept calling and they always said "we're on it. i'll have maintenance make you a new one". days later, nothing. call again and would get the same exact response. also be sure to submit all work orders on paper with signature because you won't be able to get out of your lease for maintenance issues unless you do. the gate is an absolute joke. only one of them will ever be working at a time, so literally anyone can come in whenever they want. but even if both were, they don't do anything because the leasing office parking lot isn't gated off, so anyone can come walk through the complex if they park in that parking lot. have heard stories about multiple cars being broken into and wheels being stolen. 0/10 for security. this management seriously needs to change bc no one (except for tiffany) seems to care about the people paying to live here. it's all just talk. they take your money and don't bother to make sure everything in your unit is fine like a good management would. when i moved here i didn't have a car, and kinda bought one on impulse, unfortunately after the office was closed so i had no way of telling them i needed a parking sticker. my first night of having the car, i got towed. overall, absolutely terrible. the only thing they have going for them is the price and tiffany. nothing else. if you're thinking about moving here, don't. also don't look at the morgan apartments right behind them bc it's ran by the same worthless people. instead look at the huxley at med center. 0/5 stars if could be given”

The complex itself is always littered with trash. 9. Every door in the apt is hung incorrectly so none of the doors close properly 10. There's a leak in the apartment that has been brought to the attention of the staff .. which leads to number 11 11. THE STAFF IS UNRESPONSIVE I could go on, but I think you all get the point. I would suggest anywhere else. I wish I had photos to show you all, but I wasn't planning on doing this review until again we were ignored by staff. Firstly, the members of the staff dress completely unprofessionally and lack what seems a basic understanding of professional communication skills. Secondly, the traffic and access points present a regular problem. Entry and Exit gates frequently are inoperable. Management has not established a defined flow of traffic, which frequently causes near misses in the flow of traffic. Further, access gates for automobiles and foot traffic 1) are frequently broken (especially in the case of automobile gates) and 2) are left open offering no control of traffic, as they are supposed to do (especially with the pedestrian gate that the back of the property). Management does not respond to inquires, presented in writing, in an appropriate time frame. Neither have the ever provided a copy of leasing documentation, though requests have been made for these documents. Management presents misleading information with regard to lease renewals, proposing that renters will receive a better deal than what they actually offer. When presented with these flaws, management makes no effort to abide by what is actually presented on paper, rather they back-pedal and deny that what is written actually holds true. This complex continues to fall short in many areas of professional behavior and decorum. Perhaps the only good thing about this complex is the thoroughness of the maintenance staff.”

I've lived here for two years & I've been ready to move, 6 months ago. When I first came here, the management team was professional, courteous & attended to my concerns/issues immediately. Now, you do good if you can get anyone to even give you an audience, let alone address any issues or complaints. In example, I asked the assistant manager to look into whether or not my lease contained a parking agreement within or as an addendum (which I knew it did not) & 3 months later, she has yet to complete the task; even though, I've asked about it each month. Her response, "I've been so busy, & haven't had a chance to look into it", mind you, until she confirms it, I'm paying $50 extra each month for reserved parking, that may or may not be available when I pull in. If someone's in my spot, I have no recourse. This is because only management can call the towing company they contract with to make violation complaints. These encounters believe it or not happen primarily after hours & we have no access to management after hours. We don't even get responses from after hour emergency maintenance. Next, the maintenence, when they complete the job, it's great, but they are either overworked or a little slow. I had a hole between the floorboard & cabinet in my kitchen, requested repair & they said there was no hole. I had to make the request two additional times & each time was told, there's no hole. I had to tape a sign on the floor with an arrow pointing to the hole & then, they repaired it. The public disturbances this year in the complex have been unbelievable, from drug dealing, drive-by shootings, neighbors having physical altercations, day & night, guns being pulled on residents & trash is consistently sprawled across the complex. The maintenence team picks it up during the week, but on the weekends it looks like a dump yard. When I first moved here, we had on-site security & things were much better. In addition to that, you had immediate support if something kicked off, whereas now you're on your own till the cops show up. There is no peace in this apartment complex & you will have additional stresses to deal with after dealing with stresses of a hard day or night at work. It's ashame because the location is great; hence my lease renewal & two year stay here. Do not move here . . . Keep looking. I wouldn't recommend this complex to my worst enemy.”

One of the paragraphs reads, "Unfortunately, we cannot guarantee your personal safety and we cannot represent or guarantee that any measures taken by the owner of this apartment community will in any way increase your personal security. We urge you to use caution, awareness of your surroundings, and common sense." Ok, so if I get robbed and shot, it was because I did not have common sense when I was walking from my car to my house? Additionally, there ARE things that can be done. We have gates in and out of the apartment complex, but we DO NOT have gates around the main office building. This means that ANYONE can park in front of the office and night and walk in without obstacles. Additionally, we do NOT have night time security personnel that patrol the parking lot. This is a very cheap and unsafe move on the part of this apartment complex. Other problems I have encountered: 1. I was studying for final exams and was late by 1 day on my payment and received a notification that if they did not receive the payment in 2 days that I would be forced out of the apartment. I have never missed a payment or been late before then. 2. They do NOT have a great way to pay online, it is through an outside web service and your totals are not listed on the website. They mail your water bill out to you every month. One month, I miscalcuated by ~1 dollar and 65 cents. I got a notice on my door that told me if I did not pay the fee within a reasonable time, I would be evicted... over ONE DOLLAR and 65 CENTS. 3. The place is INFESTED with cockroaches. I keep my apartment clean. They offer pest control. I asked for them to come hit my house, they came a day earlier than I was told they would, they didn't spray anything. Oh and the mandatory fee for pest control is 25 dollars 4. The laundromat doesn't work and smells bad 5. Work orders do not get done in a timely manner unless you go in person to the office. 6. You constantly hear the highway from your house. I have to sleep with noise makers on and ear plugs just to drown out the constant highway traffic. IT IS CONSTANT. This apartment complex doesn't really display a sense of respect for it's tenants. And honestly, I cannot wait to get out.”

There has been many other problems but the problem that put the icing not the cake was the day my ceiling in my bed room caved in. No , not a piece of my ceiling , not corner THE WHOLE CEILING ! The walls are paper thin so you will hear everything going on with your neighbors, very unfortunate if you happen to have ones that get into almost daily screaming matches. I had an almost constant roach infestation that the office refused to admit was an issue, had to keep requesting pest control every 2 weeks for 9 of the 12 months I lived there despite daily cleaning and trash taking out. Very little storage room in the apt though lots of floor space, the kitchen drawers are oddly skinny so that standard utensil holders will not fit. The on-site laundry facilities are a joke and require a prepaid card that can only be bought in increments of $5 or $10 and no refunds when you move out. I ended up just going to a laundromat close by as I did not want to give any money to such a bad service. This complex is right around the corner from Reliant stadium so every time there is an event (ie almost every weekend) good luck getting to your apt off Kirby. Pretty much the entire month of March add 30 min onto anywhere you need to go as the rodeo traffic is pretty horrible at almost all times of day. The "fitness center" is pretty sparse and only has a few pieces of cardio equipment and one cable machine and is only open during office hours when most people are at work. The pool was "closed for maintenance" for approximately 10 months of the year though some residents ignored this and used it anyway so I suspect they just had the sign up so they didn't have to clean it. The only good things about this place would be plentiful parking and mostly friendly staff. To add insult to injury they tried to raise the rent by 10% on top of the already overpriced rent if I was going to renew another year and if I wanted to extend just another month it would have been additional $100 or something like that.”

Environment is neat and quiet contrary to location. It is a mixed community; diversified. Ok, so much for good. It is not a fully gated community. Anyone can walk into the property. It is really an affordable old complex for the location, but you get what you pay for. The floor of my unit is falling off and makes annoying noises. First guests are usually scared to walk across the room. Summary is it depends on what you're really looking for, how much you're willing to spend, what is comfort to you, what means a lot to you and what you can do without. As for me, I'm good. When I was there, I was rarely ever comfortable because my apartment had a serious roach infestation. It was gross, and there were a few different types of roaches that infested the place. I was told the whole building had a roach problem. I would find roaches in my bed. It sucked big time. The grounds were maintained, and usually pretty quiet. But my neighbors were another story. Constant domestic violence issues. I had to call the cops after hearing a woman next door being repeatedly slammed into the wall and screamed at by her boyfriend or husband. On top of that craziness, a woman was murdered in the parking lot while I was staying there. After that I would pray every time I walked out into the parking lot. Needless to say, if you are considering staying here, please just...don't. I doubt it's improved much since I was there.”
