“Marcy goes way and beyond to accommodate the residents. I've heard from other neighbors as well. In my situation she helped me transfer to another location and understood my reasoning for downgrade from a 3 bedroom. With New mgr I have not had a problem with descripencies in rent.”

— 313 SUNNYSIDE ST · HOUSTON“I stayed here with my son and boyfriend here for 6 months during those 6 months we went 2 months without a refrigerator management does not take care of anything maintenance does not take care of anything they will fix your stuff to the bare minimum and overtime I complained more and more about stuff not working properly in the apartment no hot water toilet not flushing refrigerator not getting cold so I have nowhere to store my baby's food and they never came to fix it on May 11th 2022 I came back home and my locks was changed they told me I abandoned the apartment and they couldn't get ahold of me but I talked to them the day before all my valuable was stolen by Francisco which Is maintenance working and Andy is the woman who listen to other residents telling her moved out f** this apartment as a whole”

High Crime & fatalities happen here regularly. Rent increases yearly and heat/air needs repairs often as well as water. It use too better but it's several young teens and adults loitering all times of the day and at night. There are shootings every night.”

Sewer and A/C issues. and on top of that, they are extremely dangerous. Little to no security whatsoever. Car theft/break-ins weekly and shootings almost every weekend. They do not care about you, and will do anything just to get in in a lease. Because once your in a contract, good luck trying to escape their terrible management and unprofessional maintenance staff.”

I literally have been through so many different management teams. (I’ve also had family whose worked for the apts). The apartments are disgusting (no matter how hard they try to topically cover it up). Depending on the building, there will be roaches, bedbugs, rats, or harmful mold (or a combination of these). The apts are dangerous! Car break-ins, shootings, and robberies happen every week. (yes including murders). The pavement of the parking lots are terrible and have holes, and the washateria’s are literally falling apart! (I mean the ceilings are literally caving in). Or the wash machines don’t work properly. Only if you’re lucky enough to know which machines work properly, you will have to re-wash your clothes over again. It gets even worse... the management team (not all) are thieves as well. They have stolen blank money orders turned in by tenants (as early as 2020). They assume you aren’t smart enough to know what they are doing. However, through careful investigation with bank personnel, I was able to determine that the management team for the apartments were stealing money from their residents, including myself. (This happened before under different management years back). I am not surprised at all. Their team are unhelpful and disrespectful as well. There is too much drama here and many residents are drug dealers & thieves. Through a state/city funded program, they allow homeless people to live here as well. Flooding happens here with severe storms. Many people have a lot of maintenance issues that take management too long to “resolve”. I know these apartments are taking in hundreds of thousands of dollars EACH month from residents. There’s no reason they shouldn’t be able to hire professionals to do the best job possible for their residents. I’d rather be homeless than have to ever live here again! Spare yourself the regret and emotional/physical stress and find somewhere else to live (especially if you have kids)! Moving out of these apartments was the best decision my family has ever made. I wouldn’t wish this hell on my worst enemy.”

Building 12 have not had any hot water for the past 3-4 months by now. Crime has been increasing. Either you can pay $25 dlls to reserve a parking spot. During the winter times the heater doesn't work. Some Mail boxes doesn't have key to keep your mail safe.”

It has been a little over a month since I've requested maintenance in my apartment due to a leak and mold in the ceiling of my bedroom. NOTHING HAS BEEN DONE. It's really frustrating trying to get a hold of them, and when you do, they don't know what to tell you. I have a 2 year old that has been sick due to the wet spots that have not been taken care of since June. It is ridiculous. I don't recommend anyone to come live here.”

Here is the link to just a few of the news articles I found detailing multiple code violations, failed HUD inspections, and numerous lawsuits alleging dangerous living conditions. https:// https:// https://dallasprogress. Rene Campos Jr., President- 46, lives in a $1 million-dollar home in University Park. He owns a $4 million-dollar vacation property Hawaii. He also plays polo, rides a custom motorcycle, and drives a Land Rover. Yet is referred to as a Slumlord more concerned with maximizing his income by holding down expenses selecting the least expensive bids often using unlicensed contractors and necessary permits rather than fulfilling tenants living commitments. On top of the failed inspections, code violations, Rene was also fined for failing to file 3 CONCECUTIVE YEARS of audited financial statements on time blaming "inattentiveness" by his accountants. To consider this companies "Code of Ethics" to be lacking would be modest. The multifamily industry depends on professional staff who routinely enter apartment homes, handle confidential information and carry out financial transactions. Multifamily owners and operators check criminal backgrounds to help protect the safety and security of residents and staff and to reduce the risk of violence, theft and fraud. However, Eureka hires unlicensed contractors to complete construction, renovations, electrical repairs requiring A License Contractor and Permits pulled by the city to approve the work prior to/ in progress/ upon completion. Due to the short cuts and shady business dealings more often than not the project goes incomplete or not meeting standards. That's if the contractor doesn't walk of the job for non-payment. Rene blames delayed repairs, incomplete projects, and non-payment on reluctant insurance carriers for his lack of financial resources. (Reluctant is a mild term… the insurance carriers are fighting fraudulent claims on repairs/damages persisting prior to Hurricane Harvey they are seeking funds for.) I was even able to find reviews from previous employees describing the unprofessional & unsafe work environment. The high turnover could be in part to another unsafe attempt on expenses. I think this is what I found to be the most disturbing of all. Eureka has a 30-day probation period for new hires giving them the status of "Contract Labor". Common practice in Multi-Family Housing right?? WRONG!! "Contract Employee" status DOES NOT REQUIRE A CRIMINAL BACKGROUND CHECK!! Meaning your friendly maintenance team may or may not be a convicted felon. Eureka picked up the unethical practice to cure the constant staff turnover, cost of screening multiples, and only paying "Contract Employee" straight-time for anything exceeding 80 hours avoiding costly overtime expense. Bottom line is this owner continues to make millions despite repeated contract violations, failure to maintain "safe, decent, sanitary living conditions", and continued failure to file required financial statements on time each year. It's no surprise Eureka has come under relentless attacks by critics alleging fraud when it's clear they continue turning a profit by short-changing residents, employees, contractors, etc. The facts are in black in white! Think twice before you engage with this owner or company.”

But, my friend stayed, she had no choice at that time. I left because it was scary to live here. I visited my friend a few months back and the place is completely different. I decided to give casita another chance and I can say I am happy I did. I am super happy, this place is so peaceful, quite and cleanish now (ask for building 11). Not like the crazy it was before. The rent is cheap and just $99 for all the utilities is a deal!”

I don't feel the same way now, it seems that things have gotten a lot better here, I don't see anyone hanging out selling drugs anymore like I used too. I see that they are doing some improvements here, they painted my building- looks prettier now. The grass and trees look nice now (not like before-they were scary and sick looking). My neighbors told my Mom that there was a new manager and that he is a nice guy (I have never met him) but at times I see him by the leasing office after they close talking to some people. I also see a police man at night driving around and walking around during the day too. In December of last year the office people here made a big party and they were giving out presents to the kids, which was nice. We got to meet Poncho Clause who I never heard of but he was nice too (my son was excited). I like what they are doing here, I feel better- so I think we will stay. I am not saying that this place is magical, but it's better and cleaner than all the other apartments around here- I can say that.”

— 313 SUNNYSIDE ST · HOUSTON“My son and I have been here for three months now..The office personnel was very courteous.The price is right with all bills included and low deposit...His apartment was completely reconditioned..all is working properly.Carpet and tiles are new..A/C is cool and smell all new.So far not too much noise..but first day he moved in here was a lot of police cars due to a fight /altercation ...There is not gate here.The laundry room is old and most of the machines are broken conclusion !!!..Is not the greatest but is affordable and close to everything..Bus stops..Stores..washaterias..ect...easy access to I45...We rented here just because is very close to my sons work place...I am a little concern about safety. .If we find a better place with same price, gates and security, we will probably move. I don't think we will find the same price and bills paid, for a nice apartment.”
