Trash left everywhere see maintenance crew but trash is still everywhere and things still don't work I called every week for almost a year to get my ac fixed when the weather was in the triple digits and on top of all of that the rent kept going up I would recommend that no one lives in these apartments”

My apartment floods when it rains, I have cardboard over a whole in my bathroom ceiling that they put up, and my AC doesn't work. I pay for pest control every month; no one has ever come by and of course, we have bugs. I pay for high speed internet that is too slow to be of any use. I pay for ADT services and that also never works. It doesn't matter how often I notify management, nothing ever gets done. And I HAVE to pay for these 'extra services'. It's a dangerous and filthy complex outside as well.”

I was told these were all under construction and would be available soon. It is almost December and NONE of these are available to us. I do not understand why I was not told up front that this would happen and frankly, I feel lied to. A few weeks back we had someone crash into the carport outside my building high on drugs and nothing has been done to fix this or communicate to the residents on when it will be done. ROACHES ARE EVERYWHERE. Two weeks ago my hot water stopped working and I had to stop showering at my place for a WEEK AND A HALF. Luckily the gym membership that I have now purchased because of our non-functional gym, has showers so I could go somewhere. When I moved in the gates were nonfunctional, now they are semifunctional with the issue that the buttons do not work for the security code and that means I am required to have my phone charged at all times to even think about getting back to my apartment. In my lease, it states that I would be entitled to a key fob which would mitigate all of these problems. I feel very heart broken because this is not how things are supposed to be done. You need to treat residents better because they are what you make money off of. I was ready to be a part of a community and now I just don't feel safe due to gunshots going off constantly, thinking I am going to be robbed or my car is going to get destroyed under the carport. I have been waiting on reviewing this place online in hopes that ya'll will get your act together but that time will be coming to an end shortly.”

Im forced to pay for community wifi that doesnt work nor have I ever used since moving in, im forced to pay valet trash service that I also do not use because I can open my front door and see the dumpster so I take my own trash out. That valet crap was added AFTER I renewed my lease which leads me to believe I can get some legal ---- going to have that removed from my monthly charges, especially since the few time I have left my trash out (YES IT WAS TIED) nobody even picked it up. I know management is new and trying to repair what the last management company left in shambles but I dont like it here and I will be moving when my lease is up. Also how yall gonna take away split rent payments, I work 40hr weeks for a ---- check so I know everybody else in the complex is struggling. Flex is not an ideal solution since they accept people based on credit scores, yall out here inconveniencing poor people and calling it improvement. Yall probably wont even read this but yall suck and try to cover it up with anything you can. go to hell”

They never return your call when you leave a message either. Houston has roaches so be prepared especially if you have dirty neighbors. It's not an infestation but they exist.Maintenance is very friendly but slow to fix certain things. Other emergency issues they are good about fixing. They try to keep the place up but some of the kids are destructive. If you mind your business and need a roof over your head you're good. Pool hasn't been opened this year and summer is basically over.”

The charges that are listed on the invoice are misleading in their description or flat out false. Being charged for things that are not provided. Being charged fees for bot relieving rent on time, when I've always paid early. They will not WILL NOT remove any fees that are inaccurate or fraudulent. Instead they will serve you a vacate notice if you complain. They do not respond to emails or phone calls. Major maintenance problems (flooding) are ignored. It's dirty. It's unsafe. This has been one of the biggest regrets of my life. Living here is a daily disappointment.”

The office staff is professional, pleasant, willing to help. The maintenance department has improved in responding to urgent requests and has added preventative maintenance checks. It always dirty back here but they make sure to charge you for valet trash which rarely shows up on times THEY scheduled. There is paint chipping all over bc instead of cleaning or replacing, they believe another coat will fix any issue? base boards here and purely for a bad show.. they are cracked, caked with paint and old dirt that all peels when being scrubbed, bugs love those areas! And let's not forget that I've only seen pest control ONCE !! Yet I'm charged monthly for pest control ?. There are crack in my bed room window that allows for bugs and dirt to come in literally all day, everyday. I wouldn't recommend this place to anyone who needs real peace. This place is for those down and out or drug dealers ! Literally ?? there are no real Apt checks and the rent goes up as if it is worth what they ask !! I have the oldest dishwasher ever and it looks like they pulled it from a 1970s home without cleaning it and then slapped it under the paint caked countertop surrounded by gross cotton pads ? but you can tell from the look of their maintenance men what type of work you're gonna get: rushed, sloppy, & likely, beer encouraged ..”

Can never get my carpet cleaned though I've reported that it's coming up from the seams. Security on site sits in front of the office but never patrols the grounds”

Managment is horrid twice they have messed up our rent and tried to lock us out. Maintnace never gets taken care of and when we moved into our two bed they didnt even bother to clean the apartment, there was still food on the wall from the last tenat. We just recently found out the our A/C is caked with mold on the inside and mold is growing in the wall around it. This mold issue has caused our daughter respitory problems and she has been in and out of the hospital...all they plan on doing is re painting the wall to hide the mold. The surronding area is not nice and is known for crime and drugs. Unless you plan on owning many guns or a protection dog to protect you and your family think twice about moving here!”
— 200 HOLLOW TREE LN · HOUSTON“laundry rooms are often trashed or just plain dirty. many times only half the washers work and it stays this way for weeks. none of the walk-thru security gates works properly so anyone can walk onto our property at anytime. the car entrance gates often get stuck and remain open for weeks at a time, anyone can drive into our property. the grounds are rampant with dog feces from careless pet owners and a poor pet enforcement policy. i have often seen pet owners with their dogs running around without a leash (in front of office staff, no less). there are stray cats all over the property. the central hot water has been out at least four times in the last 6 months. there is an inappropriate amount of loitering in the parking lot at all times of the day and night. illegal drugs being consumed in the common areas on the property. the pool is poorly taken care of (a couple of months ago the maintenance guy mixed two different types of chlorine and caused an explosion that made our windows shake. he is obviously not properly trained to be mixing caustic chemicals into a pool where other human beings swim.) the mailbox area is littered with garbage frequently (often during business hours, which might be tolerable if the mailbox area wasn't four feet from the main entrance to the front office). the landscaping on the property looks like it never gets pruned. there is more mud than grass in areas where one would expect grass. strangers routinely come through our community unchecked to hand out their business flyers and handbills which seems to be what the majority of the flying trash debris consists of over the next few weeks following said handout of said handbills. the maintenance staff is slow to respond and poorly trained. i have had two particular issues i can think of off the top of my head that had been brought to the attention of the front office staff and maintenance from the second month I've lived on this property. maintenance shows up, throws a bandaid on the problem, and I have the same problem three days later. i've had maintenance in my apartment at least a dozen times for both items, yet said items continue to remain a problem. office staff continuously jacks up paper work for applying rent and utility payments. i've had eviction notices on my door for all my neighbors to see making me look like some non rent-paying shmuck when my rent was paid two months in advance. i've been charged three months in a row for cable not included in my lease and each time, brought it up to the front office staff and it still shows up the next month. my first year here when my lease was due to expire, the apartment complex gave me less than the lawfully mandatory amount of notice of a rental increase as outlined in the lease, and then wanted to argue with me about the semantics of the meaning of each individual word in the lease when it stated clearly that i was supposed to have recieved a specific amount of notice and if the apartment complex failed to give me this amount of notice, which it did, the lease would renew on a month to month basis at the current rent amount i was paying. so, they strong-armed me into a new lease by adding on a "month to month" fee of about $250 if I remember the amount correctly. in any case, it was a ridiculous amount no intelligent person would pay and it violated perhaps not any laws but certainly some codes of business ethics. i've watched at least four different families come and go from two different apartments in the span of a year, yet the shortest lease available is a year. this, to me, is indicative of a poor selection process on the part of the front office, the people we pay to take care of our property and our safety while we live here. in short, i guess we get what we pay for. this is a relatively inexpensively priced property as far as rents go, but i wouldn't be surprised if they raise my rent in february. they will. it is a certainty. and i will go complain about it, and they'll tell me it's standard procedure, and i'll tell them they don't deserve another however much more of my money they want because they haven't earned it. god, is this really worth it? whatever you do, just don't live here unless you're poor, handy, a gun owner and have no other option.”
“These apartments are run down. They haven't renovted them. Instead of cleaning the apartments correctly, they spray paint the counters and cabinets. Make sure you see the apartment before you sign the lease or they will try to put you in the worst one. I would not recommend these apartments to anyone that could afford better.”

It is a bit ------ in this area...you always see people wandering the complex and standing around at all times of day and night. Maintenance has been pretty quick to come out whenever ive needed something. I havent heard gun shots or anything like that, but i dont leave things out in my car or go walking outside at night. Its an ok place to live if u dont have a lot of money for rent. The one thing i do hate is that they try to make u pay a manditory 38 dollar a month cable fee. They didnt tell me anything about this when i signed my lease, and there is nothing about it in my contract. (they have tried to tell me its in there but the section they show me just says youll pay for all your utility bills and they dont have a leg to stand on) I refused to pay it...ill see where they take it.”
— 200 HOLLOW TREE LN · HOUSTON“we have lived at these apartments for about 6 months, and that was exactly 6 months too long. we had unsolved problems through out the whole time. our a/c sometimes wasn't working at all and the y actually never came and fixed it, it was just on and off (which, i heard, is actually illegal). our dishwasher was broken and they replaced it after long discussions and our oven was broken and after them looking at it about 4 times without replacing it we just gave up. we tried to lower our rent because of all these problems but they wouldn't do that either. when we moved out after 6 months, even though we had a 12 months lease, they told us we had to pay all kinds of fees and gave use a huge fit about moving out early. and even now, 9 months later, they still give us trouble. we are moving in a new home soon and for 3 weeeks they have not faxed back the renters history. we actually had to go there twice and watch them faxing it until that was done. beside the sucky management the area was crappy and the people weren't really the people you want to have in your neighborhood. just an example: i saw a guy hitting his dog with a leather belt... anyways: just don't even think about moving in here!”

The only response i got was the apartment has changed ownership. So they are not responsible for reimbursement I never received any reimbursement, until i told my collegues staying in US to contact the office. After about a year, i receive a meger $50. I dont have any document except some scribble by staff on the final documents, so i am not able to go to the court. So i would advice future resident to be very careful about the financial transaction with this apartment office”

My work orders are completed in a timely manner and the maintenance men take time to check on you when you are just walkin through the beautiful courtyards. We got new gym equiptment and new pool furniture just recently. Managment has implemented activities for us to get to know one another and most of all the grounds are always clean. The gates have never been broken since I've lived here. I would definetly reccommend WB to anyone.”

As a result the management locks the gym on weekends and during weekdays whenever they feel like. And on weekdays they have it open from 8 am til 5 pm. Wonder how many people can use the gym during those timings.<br><br>Never move into this complex. Its a ------ slum. They are advertizing a lot now a days because of low occupancy. I wish they change management or clearly advertise the availability of amenities and the timings and adjust the rent accordingly. <br><br>Some women at office complex are helpful( do their best, because they cannot help or do anything much). One of the women in the office is obnoxious and is not helpful at all.”

If the entrance gate isn't broken and pushed in, the exit gate is. Luckily the entertainment of drug-dealers getting arrested and cars dragging through the '1/4 mile' of parking lot makes for much enjoyment. Just make sure the rent is on time, otherwise you run the risk of having one of the management team entering your apartment while you're at work to leave a nasty note on your counter, and probably helping themselves to god know's what.”
