“Since signing in April, this apartment has been met with various issues in such a short time. When moving in, you are expected to be ok with a scratch up stove and be told it’s just “wear and tear” Almost all edges of the carpet have nails sticking it, to the point if you walk in some areas you can legit feel the nail. This is crazy to me that this apartment was ready to be moved in with issues like this. A sink caves in due to the aging of the glue/sealant around it. The water smells like ammonia and it’s colored from time to time and I’m expected to just let it run, but I have not had this issue in any other apartment complex. Weed smell has been coming into the vents of the bathroom, when contacting management I have received no response. This apartment is weed friendly i guess. This apartment complex has been depressing, I would advise to look elsewhere before coming here.”

Each building has a laundry room too. I don't know of any other apartment complex that does this. Come check them out!”

The security guard appears to make no difference they need more security officers and cameras because it’s getting out of hand. At least four apartments burglaries these past three months that we know of . one in Building 12 on 12/11/20, one in building 9 on 12/30/20, one in building 11 on 02/26/21 and recently a town house on 03/04/21. Kingsland west website says that this is a gated community. However, one of the entrance gates has been broken since the summer of 2020 and only got fixed toward the end of January 2021. the leasing office Management sent an email on 01/07/21 asking not to allow gate access to people that we do not know. How can we do that if the gate has been broken for all these past months and only got fixed toward the end of January”

I can tell they're always trying to get everyone engaged in activities. Especially during the pandemic, they always send out newsletters to make sure everyone is updated about what is happening. Every problem I had with maintenance such as change battery clicker, light bulbs out, filter change and etc. they always fix it sometimes as soon as the very next day I make a request. The apartment itself is nice, I love the modern lighting that gives out a cool pattern reflection throughout the dining room. I also love the spacious patio that is basically where I hang out a lot in after I've added furniture and plants. The amenities are also very well maintained. I love the bbq sitting area where you could have a little privacy with your group by the pool. I feel pretty safe in the neighborhood since we are close to the police station and I always see cop cars driving in the area and there's almost always a cop car at the gas station across the street so I never worry about getting robbed at the gas station even at night time. And it's my second year living here and I am very pleased to not have my rent go up and that is a HUGE plus for me. I know how apartment management always changes every now and then but I really hope they stay giving out their 5 star service.”

New management, especially this very rude & disrespectful lady Manager! Not helpful, not understanding, very, very rude! Talk to you like you not trustworthy or worth nothing! Kinda feel discriminated! That's the way this so called manager made me feel! Yes I'm very upset at the way she talked to me! Yes I'm upset at the way she handled my not so good situation! Yes I'm upset because she is not very understanding! Then she gave me a notice to vacate Without any concern just like that! Wow! She putting me out because of what? My situation which caused a discrepancy where I didn't have any control of! She never asked me what happened, didn't give me a chance to explain myself! This was my first time this had happened to me! Where are the caring managers these days! Not with this mngr! I've had nothing but issues since this new management took over! Apts are nice, management sucks!”

Faceplates in connections to dryer, washer, refrigerator and many more were uncovered with holes and full access to cockroaches. Since first day we are dealing with cockroaches and pest control came to fumigated but is worse, second time they came to inspected the apartment and they told us not reason for cockroaches because we had everything extremely clean. Their observations plenty of holes easily accessible for cockroaches, and the whole property has to be treated for this. They lived a notification in every apartment about community fumigation for August 7/2018 and that never happened. I already contact HAA and Health Department, i will be calling tomorrow to 311 to open a service ticket to inspect this place. Im getting sick after moving here because the managment doesn't really care about any of this issues. I visited my doctor today after getting so sick coughing, rash, anxiety for this traumatic experience here. I have phobia to cockroaches and living in an apartment with cockroaches is sick and nasty. Every day we found roaches anywhere in the apartment, when we less expected we get the daily visit of cockroaches. I will keep posting this, nobody deserves to be living in a place like this, terrible nightmare, there's not disclosure about cockroaches or unfinished apartments before signing a lease or moving here. I will do everything possible to find a legal way to break this lease, because this is not ethical, fair this is completely ilegal doing all this with people. I completely recommend do not move here, don't make your life horrible or you will be regretting like me after the dishonesty of "Aldeia West". Horrible management and maintenance everything is an excuse from them and they also told me that's not problem in other units with cockroaches but that's a lie because many of tenants has the same problem. This place Has to be inspected because was flooded during harvey and the ground floor like my apartment was in a really bad condition and my husband and i are been fixing and getting everything possible to kill cockroaches , caulking aroun windows, door frames and repaired what they had been unable to do. Be careful check reviews everywhere before moving here. I have pictures and already documented every issue.”

— 18325 KINGSLAND BLVD · Houston“I've been living on this property for the last 6 months now. My experience so far has been good. The property Manager 'Madison Rodriguez' has always been helpful. I was initially allotted a 2 BHK on the 2nd floor as there were none available on the 1st floor. I signed my lease for the same but requested Madison that she let me know once any unit on the 1st floor becomes available, 2 days later, she called me and assigned the one was due to become available a week later. This was really nice. The other thing I wanted was to have daylight bulbs installed in my bedrooms and she got it done. This on top of 2 Months of Free rent and another 500 USD off my 1st rent. I couldn't have asked for more. Now about the apartment, the unit that I moved in to is very spacious, it has 2 bedrooms with 2 large closets (almost as good a bedroom). The appliances are all brand new. I've had very few problems in the past 6 months. The regular maintenance issues are attended to promptly. But as with most of the apartments in Houston area, I would say that I am worried about the safety and security of my valuables in my apartment when I'm not at home. There were few break-ins in the last 6 months but the standard response from the management is always 'You are responsible for your own safety'. They say that it is listed in the leasing agreement which we signed-on. I feel this is unfair, I think the management can really do something about the break-ins, like hiring a 24/7 security personnel who would keep a constant vigil. But alas, this seems to be the case with every other apartment in Houston. Somehow, no management wants to take the responsibility of the security on the apartment. Wish things would improve on this count... I would strongly recommend this property to anyone who wants to move to Katy....”

We selected a 2 bedroom 21/2 bath town home with an attached garage and couldn't be happier! The space is spacious with plenty of storage. Each bedroom has its own bath with a large walk-in closet. We have a 1/2 bath downstairs as well. The transition was easy with the full size stainless steel appliances and the in unit washer and dryer. We have a patio and a yard area behind our house where we enjoy barbecuing and sitting outside with our dogs. The dog park is just around the corner and even has a doggie drinking fountain. There are always plenty of doggie bags and the grounds are beautifully kept. We have enjoyed the workout facilities as they have everything you need to work out and the pool and gazebos are perfect for hanging out with guests. When we have guests they always comment that they forget that they are in an "apartment" because it feels so much like a home. We chose to have a wireless security system installed since we had it in our home and we happy that we were allowed to do that. We have great neighbors and we look out for each other. The surrounding neighborhood is beautiful and we are close to I-10 which makes it easy to get anywhere. The valet trash pickup is a great perk! Just set it out and it gets picked up! We can't say enough about Madison (the property manager) and her team. They are professional, courteous and responsive. They truly care about their residents! We occasionally hear our neighbors when they let their front door slam but that is to be expected. We are so glad that we chose this property as it has exceeded our expectations and has been a great transition space for us.”

I am going on my second year with Aldeia as I just signed my renewal. The only issue I have faced was a result of poor townhome construction to the back private patio area. I had complained to the first manager Ashley before, that it was always muddy and I was unable to fully enjoy the space. When the previous manager went on maternity leave, I had had enough. I went in to speak with Madison who was managing the property while she was gone. She spoke to the owners and her supervisor and the area was fixed and solved within the next 3 weeks, over Christmas holidays. I absolutely love Madison who I feel has always taken care of me. I am very happy that she is now the property manager! I would recommend Aldeia in her very capable hands. She has always shown me respect and kindness. Maintenance has always been responsive and I love Jerry! 5 star maintenance.”

Numerous letters have been put on the doors regarding break ins and even peeping toms looking in windows. They have done NOTHING about it. When i told them about my truck getting broken into they couldn't have cared less. I had about $2,000 worth of tools taken. This is supposed to be a class A property and trust me i'm paying for it. I pay about 1310 give or take a few dollars every month for a 1 bedroom apartment. That's with all of the ridiculous fees, like $25 a month for a valet trash service that hasn't picked my trash up in 2 nights. Anyways, after all of the break ins we have not gotten cameras, we have not gotten a security guard, also the gate has been stuck open for 3 days welcoming anyone who wants in. The latest letter put on my door about the breaks says "be sure to park in well like areas" REALLY, I NEVER THOUGHT OF THAT! First off, if there are any areas that are not well lit that's their fault. Second, usually we are forced to park in areas that are not well lit because that's the only parking spot available. They claimed to have gotten a towing service yet I've never seen anyone get towed. The tow truck is a guy that lives there and i know that because he lives in my building. You aren't fooling anyone with that parked empty tow truck sitting outside the building. Madison the assistant manager is super nice while she's getting that commission, after that you're not on her radar. Ashley is a real piece of work too. I had an appointment with her once and she left for the day before i got there. Doesn't answer emails, doesn't speak to you when you walk in the door. And there's a new leasing agent every time i go into the office. I could not be more disappointed with my living situation.”

I hear my neighbors talking all the time and dogs are always barking loudly. Moreover, there are spiders all over the place, and they never keep the hallway and stairs clean. And yes, there are break- ins too on this property. Their washing machines never wash my clothes well. The maintenance guy, Jerry, has very little knowledge about how to fix things. They always send somebody else to do the job he came over to do because he (Jerry) was unable to get it done correctly. That assistant manager, Madison Rodriguez, is very bias, rude, and a racist. I've only been here less than 5 months and she has been very unprofessional and even hung up the phone on me when I called about an issue in the apartment. She just doesn't care! This place is not worth the money I'm paying. I can't wait for my lease to be up so I can move out. Until then, I will continue to post my reviews about this complex.”

— 18325 KINGSLAND BLVD · Houston“Pros: layout, parking seems adequate but that may be due to not having 100% occupancy yet. I have not had trouble finding a parking space close to where I live. They do offer unattached garages for a premium. Cons: zero water pressure, lots of spiders, nickel and dime you with the valet trash ($25) pet rent and $25 to live on 1st floor and the water billing company they use. I do trash once a week but pay $25 a month for my one trash pickup for the week, total ripoff. Also, they use a billing company that does not tell you how many gallons of water you use on the bill. You go to the company website and log in, you still cannot get an accounting of your usage and company charges a "service fee" for printing and mailing a statement. How do I know I'm not being "averaged" for my apartment size rather than being billed for just what I use? My water bill is extremely high for a one person apt and doing laundry just once a week (when I don't have to re wash stuff). Don't let the eye candy fool you; there is zero water pressure, toilets barely fill, lots of spiders to deal with. They say they spray (and you are billed monthly for spraying) but I have not had seen evidence they spray as no card left they entered apt and I still have spiders galore. Your clothes and sheets do not get clean in the washer they provide either, as you cannot choose water fill etc, it's some energy efficient crap that actually forces you to redo some loads. Showers take forever just to get shampoo & conditioner out of your hair, but even that's not enough. I find I have to wash my hair more frequently now; at my other place I did not. Even my hairdresser has commented on the condition of my hair. The shower head is a small size head that is just bad, and has a very soft trickle. They have stainless appliances which are hard to keep fingerprint free and a flat cooktop that is hard to cook on and a real bear to clean as well if you want it to look nice. I will not be renewing my lease and will look elsewhere once it's up. Lastly, the flooring was put in crooked so your end and coffee tables and chairs are wobbly. Don't be fooled- if you move here you will be aggravated to no end.”
